A LOT OF CHANGES AND FEELINGS

Aquest 2017 ha estat un any complex, tant des del punt de vista personal com professional.

This 2017 has been a complicated year, both from a personal and professional point of view.

Last September our mother, Concepció Amigó, past away. We dedicated this memory to her, who we owe everything we are -as we have always explained. A brave woman, committed to her family, the company and the country. Without her great effort and perseverance Amat would not exist. A mother who supported us in everything, both private and professional life, a mother-entrepreneur who trusted in us, who let us take the company from a very young age and who supported us in all the decisions we were making. His opinion was fundamental when deciding which way to go.

A STAGE HAS BEEN CLOSED AND ANOTHER STARTS IN THE FAMILY AND THE COMPANY

For her always our esteem, recognition and remembrance.

A stage has been closed and another stage has begun, both in the family and in the company: From January 1st of this year, the management of Amat Immobiliaris is led by Guifre Homedes Amat, who was already incorporated to the company as Director of Barcelona office from 2011 and has been assuming more and more responsibilities. We have become President and Vice President alternately. These changes are the result of years of working this transfer, which has made it easier and very well accepted internally and externally.

2017 has also been a year of opening a much larger office in Sant Cugat del Vallés in downtown (Av. Rius i Taulet, 17). It has been a very important investment, since we fell in love with the premises of an old carpentry shop. It has taken a lot of work to design it as we wanted. We invite you to visit us, our team will be happy to host you!

It has been also the year in which we found the place where installing our corporate headquarters in Barcelona Via Augusta/Diagonal, and keeping the Sant Just office in its dimension and activity.

From a business point of view it has been a good year. We have grown in all areas as the wake of the improvement of the economy.

It has been a year in which we received the Personality Award from the CECOT, an award that we collected in the emotional act of the Night of the Entrepreneur and that we will keep in our memory.

In short, 2017 has been a year of many different feelings: sadness, joy, motivation, recognition, doubts,... a very intense year!

During the last semester of 2017 the fiscal, legal and investment departments have been implemented within the “CONSULTANCY” department. The main aim is to coordinate actions and workload of all these departments from both the point of view of customer services and external advice.

In 2017 turnover goals have been achieved.

Even so, there is a perception of achievement of goals because three of the most relevant operations planned have not been completed within the year.

Polarization in the market of large budget mainly corporate products, for SOCIMIS and investment funds-, and for small budget -for private investment- is noticed.

The main industrial operations, for developers, are very rare. Development rotation and land adcquisition without financing is difficult to prove.

The minority of stakeholders produce the majority of units.

2017 has been the consolidation of diversifying real estate investment known as “alternative invesments”. This is mainly logistical, hospitality, students housing, ...

Similarly, investment starts to professionalizing increasing societary structures such as office

The other main trend is the shortage of finalist or prime product. This continues, although with a strong boost of upward rents, in a situation of yields compression that expel from the market the classic investors who continue to pursue product with higher returns.

The market will need an intensive managing in order to add value. The speculative investment seems over.

SECURITY, CONFIDENTIALITY, INFORMATION Logistics The logistics market has grown in the last year (1st quarter has hired 200,000 sqm) in a very important way and, in fact, the operators agree that there is no supply of land to meet the demand. This has the need to find industrial premises where the sqm (between 2,000 - 4,000) are distributed mainly on ground floor with height. The demand is so strong that projects are executed at risk (without an operator). The average impact was € 6.75 / sqm in the first quarter of the year. In prime areas (BCN) impact of € 8 / sqm has been achieved, and decreases radially from Barcelona with an average of € 0.5 / sqm every 20 km.

The lack of offer has provoked a rotation of 8.5%. New contracts have an average

of 5 years. Users are very demanding about industrial premises being within regulation and normaly 2 or 3 months of preamortisation period are given.

According to the main operators, bank financing for logistics projects is still difficult to achieve since the risk departments do not know enough about the market or the operators.

Industrial Most of the park of industrial buildings is obsolete in regulations and typology (excess of floors, deficit of loading docks, height) Few operations are done and most are for rent. Sale is complicated by the high capex at the time of adjusting to the needs of the new operators.

URBAN PLANNING CONSULTANCY _ Different plans in progress, some in already very advanced phase. Others will start now. _ Nany things are changing in the market, like urbanistic approaches that stand still. _ There are councils that are already thinking about new developments. _ The sector needs above all to generate confidence, vitality to the system and legal security.

CHALLENGES FOR 2018 But the challenges for 2018 don’t end here due to the market is moving forward in a positive cycle but with huge social challenges related to housing that it is necessary for Amat to work on it with its knowledge to help for finding solutions.

Being more a coincidence than a plan, this year 2018 has had 3 challenges for Amat Immobiliaris.

On one hand, it has been a generational succession in the General Management since January.

Meanwhile, we have to be able to not lose the rythm in the digital transformation and keep business ethics and social awareness.

On the other hand, we have a new headquarters in Barcelona located inVia Augusta/Diagonal, in the heart of Barcelona.

And besides, it is our 70st Anniversary. In May of 1948 Joan Amat founded Amat Immobiliaris in Sant Just Desvern.

THE 70TH ANNIVERSARY STARTED WITH THE GENERACIONAL SUCCESSION AND THE OPENING OF THE NEW HEADQUARTERS IN BARCELONA

All these 3 events celebrated in the first semester of 2018 mean lot of work and emotions concentrated in a few months.
