Do I need to replace my T-Lock Roof?

Q: I am seeing a lot of roofs in our neighborhood being replaced and our neighbors have been hearing a lot of talk about T-lock roofs. Is there something wrong with them? The simple answer is No there is nothing actually WRONG with a T-lock roof other than they have become obsolete and the manufactures don’t make them anymore. Basically time has gone by and there is new and better technology. At the time they were developed, T-locks were considered a state of the art roofing shingle, and could better withstand high winds. However, what happens because of them not being manufactured anymore is that if you have some damage on your roof, you can no longer repair it and would have to replace the entire roof. This sometimes causes an issue with getting insurance, as many insurance companies will no longer insure these roofs due to the cost associated with replacing vs. repairing. So, the next question is “What do you need to do if you have a T-lock roof” right? That also depends on what your future plans are. If you are looking to buy a home that has T-lock shingles, either avoid it or ask your Realtor the best way to handle the situation. In many cases my Buyers have been asking the Seller to put a new roof on the home by a professional contractor. Be sure it is done by a professional. We just saw a nearly new roof that was done incorrectly and now the owners are having to do another new roof! Yikes! Some owners may be able to get a new roof partially paid for by their homeowners insurance, or maybe they can pay for the roof out of the proceeds of their closing. These are all things your Realtor should be able to help you negotiate. If you own a home with T-lock shingles and want to sell, you may want to talk to your Real Estate Professional as well as get a professional roof inspection. In many cases if you deal with the situation up front, you will have better luck with the sale of your home. You may have damage and qualify for a new roof, and even if you don’t, you may want to see how you could build that into your selling plans or you will be limiting your Buyer pool. If Buyers can’t get insurance, then it could affect if they can get a mortgage, which limits the Buyers substantially. If you aren’t buying or selling, my recommendation is still to get a roof inspection. If you have damage see if your insurance company will help you replace the roof so that it is taken care of. If not, there are some T-locks that have plenty of years of life left and you just need to plan that at some point down the line, like anything else, you will need to do the home improvement and budget for a roof to be replaced. Having the knowledge in advance that it could be coming can make you more prepared and you can save for the expense when the time comes. Your Real Estate Professional should be able to guide you with the best way to handle it and maybe they even know of roofing professionals in your area that are familiar with the process of working with insurance companies. Founded In: 1884 Population: 6,867 (according to 2000 census) Elevation: 5,357 ft. Median Income: $32,397 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40-feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. You are likely to see bighorn sheep in the area, so keep an eye out. For more information about Sinks Canyon State Park, visit Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards and


vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $31,531 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational pro-

grams. The college is the cultural center for the region. With one of the finest visual and performing arts centers in the area, CWC offers a full slate of cultural activities. Professional touring groups augments concerts, exhibits and theater productions by CWC visual and performing artists. Visit CWC online at Recreation and Lifestyles Tucked in between the Owl Creek and the Wind River Mountains, Riverton offers opportunities for all types of outdoor recreation. There’s hunting and fishing, or hiking and rock climbing all within a few minutes drive. You can boat on Boysen Reservoir, play a round of golf, study Native American petroglyphs at Castle Gardens or fourwheel drive across thousands of acres of state and federal lands. Another great place to take in history is the Wind River Heritage Center. Founded In: 1884 Population: 962 (according to 2000 census) Elevation: 6,917 ft. Median Income: $28,194 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to


Utah, Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides. Just outside our door, high in

the northern Wind River Mountains near Dubois, Wyoming, rise the Fitzpatrick Wilderness and the Shoshone National Forest, one million acres waiting to be studied, explored and enjoyed.
