While still wood, the floors are a lighter color than displayed in past mountain homes. The trim around the windows is minimal black, but the kitchen and great room still feature an exposed wooden cross-beam that adds texture and warmth. The lighting is simple yet artistic. For instance, the kitchen’s overhead light fixture was custom designed and locally fabricated as an artistic geometric centerpiece, featuring rectangular metal cross-pieces and inset LED strips. A new look for Steamboat: With its best December snow in years, resort shows a very contemporary custom home

W
ith its best snow in years, Steamboat is luring a new cast of prospective buyers this winter: well-heeled, searching for a different ski experience than they’re getting in Aspen, Jackson or Tahoe. Steamboat offers that, along with trendy new dining and custom homes that show a more contemporary vision of mountain resort living — as in a new custom home you can tour during your Steamboat stay this weekend. “This past week, we’ve seen visitor numbers that are some of the best days ever,” says broker Chris Paoli with The Paoli Group, listing a sleek, lavishly appointed resort home opening this weekend at Alpine Mountain Ranch & Club, six minutes from Steamboat’s base mountain. Helping lure that visitor is the Ikon Pass, a newly introduced passport that draws skiers who’ve frequented other premium mountains, wanting to try something new. “We’re seeing buyers who wouldn’t have discovered Steamboat without it,” says Paoli, just back from hosting a California couple that have been regulars at Squaw Valley. At Alpine Mountain Ranch & Club, that buyer sees a perfect match to the mountain and to Steamboat’s cowboychic downtown: custom homes on acreage sites, in a scenic, 1,217-acre gated community with 900 acres of open space, set between the ski area and Catamount golf club. “We’re getting two kinds of buyers now,” adds director of sales Suzanne Schlicht. “Some are already sold on Steamboat and only want to buy here; while others are touring a number of resort communities. The latter tell us we compare well, that Steamboat has a more genuine feel and is a better value.” Finding more contemporary architecture is a rarity, not just in Steamboat, but in other areas as well, says Schlicht, noting that Alpine Mountain Ranch has been proactive in updating its covenants from the dated timberbeam look that’s omnipresent in resort communities.

You’ll see a wide-open layout with 30foot ceilings and high windows that bring in the mountainside surrounding its 5-acre site, along with Lutron lighting, custom builtins and a centerpiece, two-sided natural gas fireplace. The design scheme is light-n- bright, a de- cided change of direction from older homes in resort areas. When residents return for Steamboat’s mountain summer, they enjoy a stocked lake, equestrian center, groomed trails and a backcountry retreat — along with miles-long access to a private, goldmedal trout reserve on the Yampa River. teamboat, long coveted for its rolling ski mountain and laidback ambiance, is seeing a new class of buyer arriving now from Silicon Valley, L.A. and Seattle. They’ve explored pricey resorts like Aspen and Jackson Hole, and they’re sensing value in Steamboat’s one-of-a-kind mix of skiing, scenery and chic shopping and dining. Five minutes from downtown, you can tour a new home at Alpine Mountain Ranch & Club this weekend that shows the appeal: $4.495 million for five bedrooms, 5,700 square feet, in a lavishly appointed, custom walk- out ranch on 5 scenic acres. You could be in by Thanksgiving, becoming part of a 1,200-acre enclave that adjoins the ski resort and Catamount Golf Club. “Steamboat is at the tipping point now,” says broker Chris Paoli with The Paoli Group, who has watched the market here for 16 years. A high-end buyer who came for the famous slopes in those days didn’t see Aspen-quality dining. “Now, 16 restaurants have opened over the last five years,” says Paoli — Aurum, Cloverdale, and Table 79 among others. Steamboat’s cowboy-chic downtown is showing major capital improvements, just as the ski resort has been acquired by Alterra Mountain Company.
Those are matched to a private 1.5-mile angler’s lease for owners along the Yampa, and by an owner’s ski club at the base of Steamboat’s Christie lifts — six minutes away, closer than downtown. Director of sales Suzanne Schlicht says buyers particularly like the contemporary feel of architecture expressed by builders here. “Buyers in this price range show a marked preference for modern design, while a lot of resort areas are restricted to the dated mountain look,” she noted. That’s giving a whole new way of looking at Alpine Mountain Ranch & Club to monied buyers from California, who’ve already shopped pricey resorts farther west.
“You can’t find this in comparable markets for that pricing,” says Paoli, noting that with direct flights to Steamboat from SFO and other tech capitals now, Colorado buyers are seeing competition here. “Pricing, I hate to say, is going to go up.”
“They come here and are im- pressed by the quality of home and the attractions,” says Alpine Mountain director of development Bob Dapper, pointing to a 31⁄2-acre catch-n-release lake flanking the Ranch’s equestrian center, where I joined visiting brokers for a trail ride.

TEAMBOAT SPRINGS — If the newest house at Alpine Mountain Ranch wanted to distract you from cabinets and furnishings that actually make a home function, it’s working. Traditional log and heavy wood structures are giving way to stunning steel and glass homes that are inviting Mother Nature in for drinks by the fireplace. “The primary idea behind it is bringing the outside in and the inside out,” said construction manager Jamie Curcio, of the newly completed home on Meadow Creek Road in Alpine Mountain Ranch. Standing in the main level great room, the floor-to-ceiling windows, with a 16-foot-wide sliding door, give the impression of being completely in the woods. The only distractions from nature come from a staggering two-story fireplace wrapped in steel. But even its firebox is see through, kind of like having a campfire in the living room but with shiny glass pebbles instead of wood.
“Our goal is to build these homes that have four to five bedrooms, lavishly appointed but aren’t super large, because we’re finding families want to be closer together and don’t necessarily want a 10,000- or 12,000-square-foot home,” Schlicht said.
Realtor Chris Paoli, with Colorado Group Realty’s Paoli Group, said it took awhile for Steamboat Springs to catch up to modern mountain architecture.
The modern mountain homes built around steel and glass aren’t just limited to vacation homes. Hans Berend, of Gerber Berend Design Build in Steamboat, said almost all their current designs incorporate steel and glass.
“In general, Steamboat lags in design compared to the Aspen and Jackson Holes (sic),” Paoli said. “Current trends tend to more modern, clean lines.” In fact, Alpine Mountain Ranch needed to update its design guidelines to allow for more contemporary structures. The Moonlight Run home on Meadow Creek Road is the first new construction since 2011, said Director of Sales Suzanne Schlicht. And she said Alpine Mountain Ranch is following another important trend for vacation homes.
“It’s fresh and interesting and clean and functional,” Berend said. “It gets old seeing wood and rock all the time.” He also said Steamboat is becoming home to some talented metal fabricators. “The designers are coming up with neat designs, and the fabricators are becoming more and more like artisans,” Berend said.
A good example is back at the Moonlight Run home in Alpine Mountain Ranch, where the amazing steel fireplace surround was fabricated and installed by local Vito Taverna and finished by Rick Knowles of Steamboat Metal Finishes. Both Berend and construction manager Jamie Curcio stress steel and glass structures have to be insulated properly because steel transfers cold and “glass isn’t the most thermally sound material.” Without getting too technical, both said a combination of spray foam and BAT insulation, along with thermal breaks, will keep the home properly ventilated without moisture or drafts sweeping in. And double-paned windows filled with non-toxic gas are more efficient than years past, they said. Curcio, a Steamboat native, said while steel and glass allow homeowners to admire the natural beauty of the Yampa Valley, stone and wood will always be a part of mountain architecture. “Stone is still important,” Curcio said. “It gives you a natural tie to the ground, connecting the home with its natural surroundings and offering a transition to the glass and other exterior materials.” To see one of Steamboat’s best examples of the steel and glass design trend, Alpine Mountain Ranch is hosting an open house at Moonlight Run, 33825 Meadow Creek Road, from 4 to 6 p.m. Tuesday, Jan. 15.
