Alpine Mountain Ranch & Club is bordered by Steamboat Ski Resort, National Forest, and is connected by cart path to Catamount golf club. Alpine Mountain Ranch & Club is a 1,216-acre land preservation community in Steamboat Springs, Colorado. The ranch features 63, five-acre homesites, 900 acres of open space, and a wildlife preserve, yet is located only 10 minutes to downtown Steamboat and 5 minutes to the ski area.

LAND & ACREAGE HISTORY Alpine Mountain Ranch & Club is a place, not just a project. It is a complete environment with unique historical and natural roots. Historically, the property was used for ranching and agriculture, and has not been developed until now.

SCENIC ATTRIBUTES / TOPOGRAPHY Alpine Mountain Ranch & Club embraces a diverse topography, with an 800-foot elevation gain from west to east. This incline provides excellent views of the south valley and Flat Top mountains, while remaining at a comfortable altitude that keeps residents breathing easy. Priest Creek, Walton Creek and Pine Springs Gulch riparian corridors traverse the property.

CONSERVATION From conception forward, Alpine Mountain Ranch & Club was envisioned as a low-density community, where homesites and family living combine privacy, views and minimal impact on the land—and its indigenous wildlife. Nearly every homesite borders either the wildlife or Upland Preserve on at least one side.

WILDLIFE PRESERVE Life at Alpine Mountain Ranch & Club is one abundant with nature. Close at hand, you are warmly aware of the presence of primal inhabitants—fox, deer, elk, moose, bear and many others.

HOMESITES BUILDING ENVELOPES To ensure the preservation of the native forests, meadows and wetlands for the enjoyment of all residents, a building envelope has been established for each homesite, within which all development activity must take place. The natural features of each site shall be incorporated into the site design, including existing terrain, vegetation, solar orientation and views.

LOT SPECS Each homesite is allowed one primary residence with a minimum size of 4,000 to 5,500 square feet, depending on its location. Maximum square footage varies from lot to lot, with the maximum ranging from 9,000 to 12,500 square feet.

ROADS AND UTILITIES The main entryway to Alpine Mountain Ranch & Club is located off Highway 40, just a 10-minute drive south of downtown Steamboat Springs. High quality paved and private roads run throughout the development, which is served by a community water system. Electric, phone and water services are available to lot lines through buried cables and pipes. Propane heating is provided through buried gas tanks.

The ranch is home to stunning wood-post fenced pastures housing ranch horses, available for trail rides for owners and their guests, as well as to house residents’ own horses.

LONECAST LAKE Alpine Mountain Ranch & Club owners enjoy premium access to Lonecast Lake, the ranch’s onsite, fishing lake with dock.

HERMITAGE The Hermitage is a private backcountry retreat, built for the enjoyment of Alpine Mountain Ranch & Club owners and their guests.

Framed in timber, with vaulted ceilings, a Great Room and a fully equipped kitchen, the Owners’ Lodge features sweeping views of the surrounding mountains, ski area, barn and Lonecast Lake, offering a welcome respite for owners to gather or entertain guests outside of their home.
