MCKINNEY MOMENTUM

F

armers who established the town of McKinney in 1848 would be astonished today at one of the nation's fastestgrowing cities. From a population of 38,700 in 1998, growth has spurted 365% to almost 180,000 in 2018. Current plans for the future include a retail development anchored by Costco as well as a nine-acre mixed-use development near downtown called Davis at the Square. Another project, Southgate McKinney, will be located at the interchange of the Sam Rayburn tollway and U.S.75. The city and the McKinney National Airport have acquired about 190 acres at the southeast side of the airport with plans to expand the 775-acre property by some 500 acres to provide for expected growth. The airport has started on a new 40,000-square foot hangar, the largest at the airport, that will store up to four Gulfstream G-550 aircraft, have four office spaces for tenant finish, eight enclosed auto garage spaces, a lounge, locker room, changing rooms, restrooms and onsite Wi-Fi. The $16 million project will also include a state-of-the-art fixed-base-operator (FBO) terminal. McKinney and the airport are nationally recognized in the FBO aviation industry. Citizens remain committed to a community with better access to desirable and affordable jobs, transit, parks and a traditional neighborhood feeling. Owners comprise 68% of the residents, with 32% renters. Median home value is $228,500 compared to the national $184,700. Median rent is $1,176 versus a national $949. The McKinney school district also includes parts of New Hope, Allen, Fairview, Princeton and Lowry Crossing. Currently more than 24,500 students are enrolled in 20 elementary schools, five middle schools, three high schools, two alternative campuses, and one early childhood education center. The District maintains 68 facilities covering more than 4 million square feet on 603 acres.

JEAN LIU DOES 2018 HOLD FOR Q. WHAT INTERIOR?

JEAN LIU IS A MASTER JUGGLER. This busy mom has an insatiable appetite for new challenges, cuttingedge trends and working with clients to express their individual stories at home. She has breathed new life into classic Georgians in Highland Park, designed entire homes around art collections, and she runs Stori Modern, a fresh take on luxury outdoor furniture company.

JL: OK. Here goes... The white kitchen is on its way out. I think people liked the white kitchen because it made the room feel bigger, but it can also feel so sterile. My clients are craving more color these days. You see little pops of color everywhere now—like the Wolf ranges with a pop of red on the knobs. I also feel there was a moment in time when all surfaces were white. We are just over it. I believe kitchens can be more of an opportunity for design and color. And by the way, you’ll soon notice that colored appliances—like colored faucets—are really hot. Right now, we are doing a painted kitchen— dark—with a lacquered wet bar in a sultry, moody color. People in Dallas are just ready for a change. The tech thing is huge, and it’s only gaining momentum. All home technology can be run off a central piece of tech. There are some people who want no switches, and God forbid there should be a cord involved in drawing the drapes. I’m kidding, but there are so many new capabilities, and they’re growing every day.

ARE THE Q. WHAT HOT COLORS? JL: We feel like ultraviolet is hot—it also happens to be the Pantone color of the year. It really jazzes up the space. Right now, we’re working with a client who has some gorgeous artwork with ultraviolet in the palette. And we love taking that beautiful palette and interspersing bits of ultraviolet throughout the room—accents like pillows—but letting the artwork be the main focal point. In this client’s case, base colors are crisp white and gray, so it really works. In the kitchen, the hot colors are navy, Prussian blue and forest green. Even though millennial pink was the color of last year—I’m doing two millennial pink bedrooms as we speak—trend spotters may say that has come and gone, but we’re still in the middle of that.
