PRESIDENTS’ CORNER

HBRACC Raises the Bar The Home Builders & Remodelers Association of Cape Cod (HBRACC) honored the region’s most exceptional builders, designers, and trade professionals at its seventh Building & Remodeling Industry of Cape Cod (BRICC) Awards on Oct. 9, 2025 (see story, page 34) at the Wychmere Beach Club in Harwich Port. The sold-out gala brought together hundreds of industry leaders to celebrate excellence, innovation, and the shared mission of building a stronger Cape Cod. The biennial awards program—independently judged by industry experts—showcased the finest achievements in residential construction, design and remodeling. With nearly 200 submissions across 38 categories, this year’s BRICC Awards reflected both the creative range and technical mastery of the region’s builders and craftspeople. Whether they took home an award or not, everyone left the gala proud, motivated, and ready to build what’s next. The gala capped a landmark year for HBRACC—one defined by new partnerships, expanding workforce programs, and record-setting community engagement. In July, the association’s 24th Annual Nail Bangers’ Golf Tournament raised nearly $8,000 to fully fund the launch of Skilled Purpose, a new pilot program by The Michael English House that provides second-chance carpentry training for individuals reentering the workforce after incarceration or recovery. HBRACC and The Michael English House entered into a memorandum

of understanding to promote Skilled Purpose to its membership. Also in October HBRACC and the Cape & Islands Workforce Board hosted the most successful Residential Construction Career Day in the event’s history, connecting hundreds of area high school students with Cape employers in a hands-on, careerlaunching experience. It has been my honor to lead HBRACC these last two years, navigating challenges, finding our new Executive Officer, Stefanie Coxe, revitalizing our committees, overhauling our bylaws, and leaving the organization in a stronger position than it’s been in years. These milestones represent the direction we’re heading— stronger partnerships, deeper purpose, and greater visibility for an industry that shapes every community on Cape Cod.

pril Ducott, Monomoy Home, Inc. A Outgoing President Home Builders & Remodelers Association of Cape Cod, Inc.

Championing Our Priorities DEAR FRIENDS,

It is a true honor to step into the role of President of the Home Builders & Remodelers Association of Cape Cod, Inc. While this is a meaningful milestone for me personally, it is also a reflection of the strength, commitment, and reputation of our Cape Cod membership. Our association continues to play an essential role in representing the interests of builders, remodelers, and industry partners throughout our region, and I am committed to carrying that work forward. My experience serving on the executive committee over the past several years has given me a deep appreciation for the critical advocacy happening across the Cape and Islands. This work is more important than ever if we are to preserve an environment where home building and remodeling can thrive without unnecessary regulatory burdens or government overreach.

6

As president, I will remain steadfast in championing the priorities of our industry—a common-sense energy code policy, smart growth zoning, increased access to sewer, and any issue that affects our ability to build quality housing and support homeowners across Cape Cod and the Commonwealth. Our voice matters, and I intend to ensure it remains strong. I look forward to the important work we will accomplish together in the year ahead. Warm regards,

Todd Duffany, M. Duffany Builders Incoming President Home Builders & Remodelers Association of Cape Cod, Inc.

Bill Marsh Honored as a Legend in the Industry Home Builders and Remodelers Association of Cape Cod and co-owner of Monomoy Home Inc., as she introduced Marsh at the banquet, “Little did Bill know he wasn’t just offering a job—he was indirectly giving us a chance to build a life in a place I once thought was out of reach for a young family with no generational support. We felt like family. His support along with many others like him helped make Cape Cod our home.”

Philanthropic efforts

Bill Marsh

THERE ARE MANY STORIES, FONDLY TOLD, of Bill Marsh’s investment in community, support of employees and professionalism. Marsh, founder of Eastward Companies in 1972, was honored in November 2025 by the Home Builders and Remodelers Association of Massachusetts (HBRAMA) as a Legend of the Industry, at HBRAMA’s annual Installation and Awards Banquet. A Chatham resident, Marsh has been a leader in building residential communities, custom homes and completing renovation projects of distinction, dozens of which include historical renovations and additions, and more recently, municipal projects, in the five towns within the Lower Cape Cod area. He is often described as a leader who puts “people first.” “I’ve always admired the way my Dad puts his employees first,” notes his son John Marsh, Eastward Company’s Project Manager. “He rises to the challenges and never looks back and always has his eye on the future. Bill is of the mindset that you never stop learning.” “Over 20 years ago he gave my husband his first job on Cape,” recalled April Pond Ducott, outgoing president of the

For more than 50 years, Marsh and Eastward Companies have participated in many fundraising efforts which give back to the community: skilled trade education programs, support of local agencies working toward housing, health care, family services, and personal recovery, as well as family support services for working families and individuals with counseling, childcare, youth enrichment programs, and the arts. Over the last 25 to 30 years, he has contributed in excess of $750,000 toward the construction of affordable housing in Chatham. The company has also participated in a number of other philanthropic and charitable causes, including HBRACC golf tournaments; Chatham’s Art in the Park; the Shepley

His nickname in the office is the ‘Rainmaker,’ I have been through the ups and downs of the building industry with Bill through the 2008 recession and height of selling. I have been amazed at his fortitude and ability to keep this company successful for 50 years.” He has also been involved with Housing Assistance Corporation, Habitat for Humanity; and supports the Chatham A’s, the Chatham Chorale, Chatham Dollars for Scholars, Monomoy Community Services, Eldredge Public Library, the Family Pantry of Cape Cod, Lower Cape Outreach, and the Chatham and Harwich Chambers of Commerce, to name a few. “Bill is a community leader in the truest sense of the word,” Ducott says. He has built a team that creates beautiful homes and nurtures long-lasting relationships with clients, suppliers, tradesmen and with local communities. “Working with family poses its own challenges, but it also has given me a unique perspective,” adds his son John. “Working for him has been a pleasure and honor. Cape & Coast Bank Remains Committed to Building Industry

OVER THE PAST CENTURY, local banks on Cape Cod have come and gone. Cape & Coast Bank, formerly The Cooperative Bank of Cape Cod, has been the region’s trusted community financial partner since 1921 and with more than $1.6 billion in assets, the independent institution is poised to become even more ingrained in the fabric of our dynamic and hard-working community. Through the decades, the focus on community for the bank has been unwavering and constantly evolving to meet the changing and ever-complex financial needs of the Cape. Today, Cape & Coast Bank is a one-stop provider of financial products and services for the local construction and building trades industries, offering highly personalized customer service every step of the way. New Name, Same Community Commitment

In September 2025, The Cooperative Bank of Cape Cod officially became Cape & Coast Bank. The name change was many years in the making and was not a decision that was taken lightly. According to Erik Porter, the bank’s newly appointed president and CEO, the new name and updated look reflect the bank’s commitment to serving Cape Cod and

nearby communities with a continued focus on innovation and investment in the local economy. “Cape & Coast Bank is a true community bank,” said Porter. “We know our clients by name. We build real relationships. And we use our expertise to help neighbors and local businesses succeed. That personal connection defines Cape & Coast Bank. We’re proud of our past, but we’re even more excited about what’s ahead. We’re investing in new technology to make banking simpler, faster, and more convenient, while keeping the personal touch our clients count

RENOVATE, OR TEAR IT DOWN and start over. Those were the choices RESOURCES Chris Orszulak and his wife, Gina Builder: Pantuosco, knew they faced when they Laplante Construction bought a 1950s-era home on a corner Chatham lot in Chatham in March 2018 after it laplanteconstruction.com lingered on the market for 400 days. Architect: While the home was large enough at Oak Hill Architects about 3,400-square-feet, the original bones Weston oakhillarchitects.com were much smaller and set back on the lot. Several esoteric additions in front of it obliterated views to the shore and made the flow inside awkward. The two second-floor spaces on either side of the house didn’t readily connect; to get from one to the other, you had to go downstairs, walk across the house, and climb a separate staircase. “It wasn’t functional,” Orszulak recalls. “There was a good chunk of the house we literally didn’t use at all. Probably a third of the space was completely wasted.” The couple spent the summers of 2018 and 2019 in their house, thinking and planning, and then launched a transformation after Labor Day 2020, opting to start from the ground up. A major renovation may have been more cost effective, but the family wanted to be sure they could take advantage of their unique lot. “We wanted to optimize the views and get exactly what we wanted,” Orszulak says. “That was ultimately the deciding factor in rebuilding.” Two years later, in 2022, the couple, their four children and two dogs left their primary home in Longmeadow, Massachusetts, and

moved into a brand new, bright, airy summer space with views of the water from most every window. The four-bedroom home, designed by Oak Hill Architects and built by Laplante Construction, both of Chatham, has a grand first-floor family gathering spot with a kitchen complete with Vartanian Custom Cabinets, a living room with fireplace and built-in shelving, and a dining room that faces the sea. A large, bright landing on the second floor gives way to a spacious family area with a deck—facing the water, of course— and accessed by sliders. “We wanted a very functional home, and a lot of natural light was important to us,” Orszulak says. “The house is everything we hoped it would be. We’ve been able to spend a lot of good family time in that whole first floor area. It’s really perfect. It’s our happy place.”

Gathering a team

After the couple committed to a rebuild, a friend sent Pantuosco some photos of a project designed by Oak Hill Architects, which is headquartered in Weston, and the images captured the vision she saw in her mind. She and her husband met with Andrew Reck, a registered architect with the American Institute of Architects, and a leader at Oak Hill. Turns out, Reck was also the couple’s neighbor, one street over. “It was a meant-to-be kind of thing,” he says.

After Reck had a solid grasp on the project goals and vision, Orszulak and Pantuosco drew in Bill Laplante, president of Laplante Construction in Chatham. With the firm’s home base nearby in East Longmeadow, the couple was familiar with the stellar Laplante reputation; Laplante had also built Pantuosco’s sister’s home next door to them. After the couple and Bill met in person, they were pleased to learn Laplante owned a home on the Cape and had a satellite office there. Oddly enough, Laplante also lives within a mile of them in Longmeadow. In an initial meeting, Laplante met in the couple’s Longmeadow home to review Oak Hill’s preliminary drawings and specifications so he could begin to craft a project budget. Later, Reck visited Western Mass and met with the couple and Laplante in the Laplante offices. The group toured some of the Laplante homes in the region, including a stunning reproduction of Monticello built for the founder of Friendly’s ice cream in Somers, Connecticut. Orszulak and Pantuosco had faith in their architect and builder, and the team was complete.

Drafting a plan

In addition to taking advantage of the water views from all sides and creating light and an open flow, Orszulak said he and his wife wanted a home their kids would want to come back to as adults,

so each bedroom needed a bathroom, for future privacy. “They were very tuned into the quality of the space. All the rooms had to have a purpose, and the flow had to make sense,” Reck says. “They also wanted something Cape-y that felt like a vacation home, and they’re very active and have a big extended family so it had to be a place where a lot of people could gather and be comfortable.” Part of the job for Reck and his team was pairing these aesthetics with the technical limitations. Town zoning restrictions dictated, for instance, that while they could modify the footprint of the original home, they could not make it much larger.

28

“We ended up raising the elevation of the first floor slightly and rotating the house slightly and did a lot of upfront studying to see how the views would be maximized from other points of the house,” Reck explains. Laplante applauds the design. “The window and door placement was fantastic, and the orientation on the site was very nice,” he says. “Andrew took advantage of the views, and the amount of glass in the house looking out to the water is pretty neat.” To plan for future expansion, Reck and Laplante recommended nine-foot ceilings in the basement, which is not finished at this time, but it’s ready. “It could very easily become an addition to the house, and we anticipate that in the next couple

of years,” Orszulak says. “It would be a really nice space despite being in the basement.” In addition to designing the overall home, Reck’s team also helped the couple select all the materials— from the cabinetry by Vartanian Custom Cabinets in Palmer to the white oak flooring, crown moldings, nickel-gap finishes, tile, and stone. He also helped select appliances, bathroom vanities, plumbing fixtures, lighting—and even paint colors. “That was one of the nice parts of working with Andrew. He’s all-encompassing in terms of what he does,” Orszulak says.

The front of the home, which boasts a patio that spans the breadth of the home, is landscaped with electric pink, blue, and purple hydrangea that continue around to the backyard, which has been tailored to the family of athletes. (The kids, who range in age from 12 to 18, play hockey, soccer, and lacrosse. Pantuosco, a teacher in the Longmeadow public schools, is the girls’ varsity soccer coach at the high school, and Orszulak coaches hockey.) An ample paved space in the back of the home hosts a goal, a basketball hoop, and a large training screen one could slap hockey pucks against all day long. “Our kids spend as much time out there as they can,” Orszulak says. When they can, they relax and cool off on the beach that’s less than a quarter-mile away.

Listening, collaborating, refining

A second-story balcony with an ocean view and the downstairs master bedroom and bath offer luxurious living.

Noting their home was being built without them, 180 miles away, Orszulak says communication was essential, and it happens to be one key tenet for both Laplante Construction and Oak Hill Architects. “Bill is an easy guy to work with. He listens,” Orszulak says. “He’s not stubborn with his own views. He’s honest. Those are such important things.” The couple also had a good deal of ongoing dialogue

with Rich Walz, the Laplante foreman on the Cape, and Laplante says there was a lot of good, close collaboration between his firm and Oak Hill Architects that helped ensure the intended vision. The tight connection led to certain refinements, such as the addition of shiplap walls with the nickel gap finish. Laplante says, “We went over to the house with Andrew and planned out where the handsome places were for the nickel gap wall finish and together presented our thoughts to Chris and Gina.” He adds, “Andrew and I had an easy working relationship, and one of our goals was making the process as smooth as possible for both Chris and Gina.”

The beginning of ongoing partnerships

Orszulak, who works in the finance industry, has transitioned from a client of Bill Laplante’s to a colleague. Since his home was built, Orszulak and Laplante have collaborated to develop three coworking facilities, each carrying the name Modern Workspace, with one in Longmeadow, East Longmeadow, and the recently completed space in Chatham. Laplante and Reck have also kept in touch and have endeavored to pass business to one another and partner on projects. “The home was the start of something—a catalyst,” Orszulak says. “It’s been great.” Home Builders & Remodelers Association of Cape Cod

BEST NEW SINGLE FAMILY HOME: Over $5M

AT HOME ON CAPE COD • WINTER 2025

COPYRIGHT GREG PREMRU

GOLD: Hutker Architects – Project: Nauset Cove SILVER: Sea-Dar Construction, Boston – Project: Harbor Retreat GOLD: What sets Hutker’s Nauset Cove project apart is the unique site: a unique 270-degree panorama of Nauset Harbor and marshland that changes throughout the day with the shifting tides and light. The architectural response was to celebrate these views through intentional framing and thoughtful spatial progression. The 4,344-square-foot home is composed of two distinct yet complementary two-story volumes. Together, the two buildings frame the outdoor living area while preserving openness to the surrounding views, offering both connectedness and retreat across the site. This is a project grounded in both ambition and restraint, a spacious home designed with clarity, purpose and deep respect for its extraordinary setting, drawn directly from the lichen, mosses, and dunes that characterize the region.

35

BEST NEW SINGLE FAMILY HOME: $2.5 – $5M

GOLD: The Artists’ Retreat represents a thoughtful balance of contemporary architecture, sustainability and site-sensitive design. This net-positive energy residence was conceived for two artists not simply as a house, but as a working and living environment that treads lightly on its environment. The design team opted for a low-impact footprint, employing panelized wall construction fabricated off-site. This approach minimized disturbance to the surrounding environment, reduced material waste, and allowed for highly precise framing. The resulting structure sits comfortably within the contours of the land, with a form and scale that echo its natural surroundings. Large expanses of glass capture views of the dunes and invite daylight deep into the interior, reducing the need for artificial lighting while strengthening the connection between indoors and out.

BEST NEW SINGLE FAMILY HOME: $1–$2.5M

GOLD: Plymouth Waterfront is a study in how architecture can heighten its surroundings while serving the rhythms of daily life. Perched on a stunning waterfront parcel overlooking Plymouth Harbor, the new-construction home was designed to both capture and celebrate the site’s most remarkable feature: its endlessly shifting ocean views. The design process centered on finding a balance between openness and comfort. The main living space is intentionally vast, its vaulted ceilings drawing the eye upward, but the furnishings, natural finishes and warm wood floors ground it in livability. Outdoor living is an equally important part of the narrative. A pool with integrated spa, pergola and broad terraces create a layered outdoor environment where the family can swim, entertain or simply sit and watch the tide roll in.

GOLD: Beautifully sited on both the waterfront and the golf course, the existing house (to the far right in photo) was in good condition when the clients purchased the property, but they sought to improve its orientation to the street and expand its living spaces. The new entrance provides the true “wow” factor in this renovation and addition. The central facade, defined by its large flat columns and flanking octagonal towers, establishes a strong architectural presence that transforms the home’s identity and commands attention. These elements not only give the house the stature it deserves within the neighborhood but also create a sense of arrival, setting the tone for the experience of the spaces beyond.

BEST REMODEL: HOUSE OR LARGE ADDITION, $500 K – $1M

GOLD: Built in 1978, the home’s interior was outdated, with dark wood beams and a large brick fireplace that obstructed views and natural light from the front of the home. The owner’s vision was to update and modernize the home with a design that provided more natural light. Building a new home on the property wasn’t practical as the house lay within a flood zone and would require conforming to substantial building code regulations and flood insurance. The home was also non-conforming and already larger than allowed by current zoning requirements. The solution was a whole-home renovation, rebuilding the house on the exact foundation/footprint.

GOLD: Philbrook Construction Services Group, Inc., Dennis – Project: A Year-Round Home on the Namequoit River SILVER: George Davis, Inc., Yarmouth – Project: Harwich Hideaway

AT HOME ON CAPE COD • WINTER 2025

GOLD: This property was a gem, but the existing home also did nothing to capitalize on the extraordinary view of the Namequoit River, which flows by and provides a picturesque backyard view. The primary goals of the clients were a more usable and open first-floor main living area and enhancing the view of the river throughout the home. To accomplish this vision, interior walls were removed on the first floor to create the open-concept space the clients desired. With a somewhat low ceiling, the large space, which includes the kitchen and living and dining area, feels open and airy, but not remotely cavernous. By utilizing flush beams to reinforce the entire rear of the house, a system of sliders and windows that span the river-facing side of the space were installed. Along the back of the house, overlooking the Namequoit River, are oversized full-light sliders that provide the interior to exterior view and transition for entertaining between the kitchen and living room.

GOLD: ERT Architects, Inc./ MJ Nardone Building and Remodeling, Yarmouth – Project: Rescuing a Chatham Sea Captain’s Home Also shown on front cover! SILVER: LaBarge Homes, Harwich – Project: Tide’s End

GOLD: Located just off Main Street in Chatham, this home had a significant historic pedigree. Built in 1877 as the home of a sea captain, the house has long been known as the Cyrus Kent House. Research reveals that the name appears to have been created merely as the brand name of the inn that operated at the site for much of the 20th century. While the homeowners envisioned a total renovation, everyone involved with the project understood that the home’s history was worthy of being protected. With this in mind, the design for the renovation preserved the integrity of the original structure, with exterior alterations limited to several small additions and a new outdoor living area.

GOLD: The Long Barn is a newly constructed, three-story guest house on a riverfront estate overlooking Bumps River in Osterville, designed to evoke the timeless charm of a restored New England barn, blending nostalgic architecture with the craftsmanship, technology and precision of high-end modern construction. The client, who has a strong equestrian background, wanted her barn rooted in the architecture and character of the spaces that shaped her upbringing. The exterior architecture follows classic barn proportions, starting with steep roof pitches, oversized dormers, and a working barn door that opens to the outdoors. Inside, the main level is intentionally open and dramatic, with soaring vaulted ceilings accented by faux ridge beams that mimic traditional timber framing.

MICHAEL STAVARIDIS

GOLD: Set within a quiet tundra-scrub forest on Nantucket, this 2,000-square-foot pool house was conceived as an amenity-rich oasis for a longtime island family. Located across from their oceanfront home and bordered by protected conservation land, the structure integrates seamlessly with its surroundings while delivering a refined and highly functional plan tailored to seasonal living. At the heart of the home, the Great Room serves as the hub for entertainment, with a smaller lifestyle kitchen, dining space and living room. COPYRIGHT GREG PREMRU

GOLD: Part of a larger custom home build, the finished basement of Bayside Cape Retreat continues the home’s guiding vision: a modern coastal retreat designed for connection, relaxation, and creating lasting family memories. The owner’s vision was to create a modern coastal retreat where he and his three sons could gather, relax, and make lasting memories. The team fulfilled that vision by designing and building a bright, multifunctional lower level that elevates the typical basement experience. With a media lounge, sleek kitchenette, custom bunkroom, and a state-of-the-art golf simulator, the space blends coastal charm with modern comfort, offering everything needed for connection, entertainment, and easy hosting. Light-filled and multifunctional, the lower level offers a casual yet refined setting where the family can gather for relaxation and recreation.

BEST SPECIALTY ROOM/BUILDING: Under $250 K GOLD: McPhee Associates of Cape Cod, Dennis – Project: True Haven SILVER: Clancy Construction, Falmouth – Project: Seaside Harmony GOLD: After eight summers in their 1960s Cape-style home, the homeowners had a clear vision for a rebuild. They envisioned a garage that would function as both a fully equipped fishing station and a social hub to complement their waterfront lifestyle. McPhee Associates of Cape Cod created a yacht-inspired space with spar-varnished fir beadboard, custom cabinetry and durable herringbone brick flooring. Outfitted with a wet bar, commercial ice maker, refrigerated drawers, and a long heart pine workbench, it’s as practical for cleaning the day’s catch as it is for entertaining. Custom arched carriage doors open front and back to frame harbor views and provide effortless flow to the outdoor kitchen, fire pit, and lounge—perfectly blending utility, style, and connection to the water. Clad in spar-varnished fir beadboard reminiscent of a boat interior, the garage is tailored to their hobbies. 42

GOLD: Nautical Nook was a transformative project that elevated a once ordinary bathroom into a stunning coastal retreat, deeply rooted in the personal history and lifelong passions of a retired oceanographic couple from Falmouth. The original space was a small, somewhat outdated bathroom with a confined layout. The new design is a thoughtfully reimagined space that feels serene, timeless and deeply personal. It’s a place where the homeowners can slow down, breathe deeply and feel reconnected to the coastal environment that has shaped so much of their lives. Without expanding the footprint, the new layout brings openness, ease of movement, and thoughtful storage, all while honoring the couple’s personal history and passion for marine life.

BEST OUTDOOR LIVING SPACE: Over $500 K GOLD: Sea View Builders, Osterville – Project: East Bay Pavilion SILVER: Polhemus Savery DaSilva, Harwich – Project: Chasing Lo Tyde GOLD: Nestled between Dowses Beach and the heart of Osterville Village, East Bay Pavilion presented a rare opportunity to design and build a resort-quality outdoor living space that felt both expansive and intimate. The clients’ property boasted sweeping views of East Bay and a strong connection to the surrounding conservation land. Sea View Builders’ mission was to preserve that connection while crafting a functional, beautiful, and enduring extension of the main home. The scope included a full-property outdoor transformation: a fully equipped cabana and kitchen, custom pool and spa, firepit, covered breezeway, bluestone paths, integrated hardscape, native landscaping, and regraded guest access paths. Shade, natural ventilation, and open sightlines allow the space to feel breezy and connected without ever losing focus on the surrounding views. Multiple seating areas were designed to allow small gatherings to feel as special as larger ones. Every square foot of the yard was considered for purpose, comfort, and ease.

GOLD: Set at the end of a long, winding crushed clamshell driveway, History in the Heart of Chatham is everything a Chatham home should be, stately yet with a New England sensibility. Built in 1880 and within walking distance of downtown, the house retains its vintage appeal. The client wished to open up the rear yard while maintaining a mature, “grown-in” look and to create a new driveway. The rustic look to one side of the driveway was necessitated by the presence of conservation land. The other side has a tailored Cape Cod look to it with a variety of mature trees screening the front yard entirely from the neighboring house. Like much of the front yard, the back yard is screened by mature trees planted several rows deep. BEST IN INTERIOR DESIGN: COMMERCIAL & RESIDENTIAL

GOLD: This “Modern Federal Home” is one of 28 “floaters” ferried across Provincetown Harbor in the 1850s from the abandoned Long Point settlement and has weathered two centuries of change while preserving its early 1800s Federal-style character. The owners sought to give their long-loved beach house a new chapter that celebrated its origins without turning it into a museum piece. The approach to the renovation of the interior of the home aimed to restore its architectural integrity while integrating modern comforts with a light touch. There are a number of wow factors, including a new coffered ceiling for the first floor of the home. The ceiling truly transformed the first floor—what had felt like a low sheetrock ceiling without character became a beautiful feature that provided a real grounding of the space in the home’s architectural history and that felt more open and airy. The custom hand-woven rugs and beautiful wallcoverings transform what had been simple spaces into richly engaging rooms grounded in history.

BEST ENGINEERING PROJECT GOLD: Catalyst Architecture & Interiors, Yarmouth/Tigne & Bond – Project: Resilience in New England Maritime Heritage GOLD: Located on Sippican Harbor within a FEMA high-hazard flood zone, this new 1,800-square-foot maritime/harbormaster facility for the Town of Marion, replaces an outdated and undersized structure. While flood resilience was a driving factor, the design also incorporated energy-efficient systems, high-performance building envelope components, and durable, lowmaintenance materials suited for a marine environment. In addition to the significant challenges of reconciling flood zone design and resilience, the historic coastal vernacular of Marion needed to be taken into account. By uniting heritage and innovation, the new facility is operationally efficient, environmentally conscious and deeply rooted in place.

GOLD: The Beach Club in Centerville has been a fixture on Nantucket Sound since 1927, cherished by generations of members for its understated elegance and strong traditions. After nearly a century of service, the club leadership recognized the need to modernize the facility while preserving the building’s historic character and emotional significance to its membership. Lineal Architects + Builders’ design-build model offered a seamless approach—combining architectural vision and construction execution under one umbrella to ensure alignment from planning through completion. The video features Clancy’s Selections and Interior Design Manager Erika walking viewers through one of the company’s favorite kitchens—a renovation that called for balance between old and new. As she moves through the space, she explains why she loved certain choices. Her personal tone made the video feel less like a presentation and more like a designer sharing something she’s genuinely proud of. instagram.com/p/C7wsZBNMWqY/

GOLD: The Mid-Cape team embraced humor and pop culture as tools to showcase vendor products in a way that was engaging, memorable and impossible to scroll past. Their campaign not only delivered laughs but also national industry recognition and measurable growth across every platform. The campaign set out to achieve three goals: boost engagement, build awareness for vendor partners and reinforce Mid-Cape’s reputation as an approachable, forward-thinking brand. The results were an average of 25,000 to 30,000 views and 415 engagements monthly across Instagram, Facebook and YouTube. Videos included parodies of well-known songs with lyrics changed to reflect Mid-Cape products, such as “Our Beach House Shakes Bring the Boys to the Yard.” These videos quickly became talking points across the market and were praised by customers, vendor partners and even competitors. Other videos showcased products featuring Azek Salesperson Marc Merusi, Mid-Cape VP of Sales Dale Simmons and even President Jack Stevenson. 54

GOLD: Launched in early 2025, The Designer Series is a thoughtfully curated program designed to inspire, educate, and connect New England’s design community. A collaboration between Yale Appliance and Monogram, the series delivers three high-caliber events annually, each blending valuable content, elevated hospitality and opportunities for authentic connection. The inaugural event, held at Yale’s Hanover showroom, featured a design talk and book signing with celebrated interior designer Jean Stoffer, paired with an elegant brunch. The objective was to provide designers with meaningful professional insight and to create a memorable, design-forward brand experience that positioned Yale and Monogram as trusted, engaged partners to the trade.

Duffany Builders. His drive, adaptability, and broad knowledge base has positioned him as a rising leader in the homebuilding industry. He now plays a key role on M. Duffany’s estimating team, where his strong grasp of the financial side of construction has made him an invaluable asset.

He is best known for his sales of Feeney Cable Rail, Koma, and Kebony decking—he even has a custom wrap on his truck showing those items and the SBS One Source logo so everyone knows when Jason is on site. He regularly helps make deliveries in his truck, even after hours. He is the first person to volunteer, works well with others, always remembers everyone’s birthday, brings the office back a token after every vacation, supplies snacks to boost morale, and he is always ready with a joke and a smile.

AWARD-WINNING KITCHENS Our 2025 Gold and Silver BRICC Award winners in the new and remodeled kitchen category feature unique designs, innovative technology and beautiful cabinetry and other details that truly make the kitchen the heart of these homes. BEST NEW CONSTRUCTION: KITCHEN GOLD: Clancy Construction, Falmouth—Project: Sea Breeze Cove The kitchen at Sea Breeze Cove was designed to combine timeless elegance with modern functionality. Crafted by Clancy Construction in collaboration with Clancy Cabinetry, the space exemplifies meticulous attention to detail, from custom cabinetry and high-end appliances to clever storage solutions that elevate both form and function. The clients sought a kitchen that felt timeless yet inviting, reflecting their desire for a “Nancy Meyers aesthetic” that evoked warmth, sophistication and comfort. They also valued thoughtful details, from custom cabinetry and hardware to carefully integrated accents, to ensure that the space would be functional, visually stunning, and in harmony with the overall home design. The resulting space not only meets their day-to-day needs but also creates a memorable environment where family and friends can gather, cook, and celebrate together. A standout feature is the hidden pantry, a spacious and light-filled area tucked discreetly out of view. This thoughtful design provides abundant storage while keeping the kitchen’s clean, open aesthetic intact, allowing the main cooking and gathering areas to remain uncluttered and visually striking. The kitchen also demonstrates a commitment to energy efficiency and environmentally conscious design without compromising style or functionality.

GOLD: George Davis, Inc., Yarmouth Project: Perfect Coffee Kitchen in Sandwich The client sought a much larger, brighter kitchen with a coffee bar incorporating their essentially unused formal dining room into the space. They love to cook and entertain at home and found they never used their formal dining room. The wall between the kitchen and dining room was removed and the door relocated to the mudroom to create a

longer stove wall. A coffee station and banquette were added in the old dining room with a custom glass front cabinet. To add more light in the kitchen, the window was enlarged and flush LED lights and pendants were added. The coffee station has a Thermador TCM24PS coffee machine that satisfies all coffee drinkers. The clients can make coffee and sit at the banquette for a relaxing morning treat. It also has fridge and freezer drawers for other drink necessities within easy reach for younger guests. Blue ceramic tile surrounding the large window creates a warm, friendly environment. The pendant light above the banquette seating was a beloved find from Italy and was reincorporated in the new kitchen.

BEST REMODEL: KITCHEN, $200 K and over SILVER: McPhee Associates of Cape Cod, Dennis—Project: Custom Crafted Kitchen The original kitchen was small, dark, and cramped, with poor traffic flow, limited storage, and inadequate space for appliances. Collaborating with the homeowners and Plymouth Rock Kitchens, they addressed these challenges by adding a 92-square-foot rear addition, repurposing space from a covered porch. This expansion allowed for a complete kitchen reconfiguration, creating a more open and functional layout. It also made room for custom features, including a coffee bar station located just beyond the existing breakfast nook.

GOLD: Cape Home Kitchen & Bath, Cataumet—Project: Coastal Classic at Ballymeade When this Ballymeade couple purchased their home in 2020, they saw long-term potential, but the kitchen didn’t reflect how they truly lived. As a nutritionist who prepares meals from scratch daily, the wife needed a space that could support both her passion and her profession. The original layout, with its corner pantry, awkward island and limited prep space, made daily cooking feel more like a chore than a joy. Her vision was for a clean, coastal, and traditional kitchen that was not only beautiful, but genuinely functional. The new open-concept design creates a spacious, airy environment that seamlessly connects the kitchen to adjacent living areas, fostering a sense of community and effortless flow, an inspiring feature for modern living and entertaining. The most impactful design decision was reworking the layout for flow without majorly altering the footprint. The oversized corner pantry was removed, opening up space for a long, streamlined wall of cabinetry. This run now houses 60

the range, deep drawers, spice pullouts, and overhead display cabinets that blend storage with softness. With better balance and smarter zoning, the room feels calm and cohesive. Crisp white cabinetry paired with natural wood accents, complemented by abundant natural light from expansive windows, creates a bright, welcoming atmosphere. Thoughtful details, highend appliances, and tasteful lighting fixtures enhance the room’s sophisticated yet cozy vibe.

BEST REMODEL: KITCHEN, Under $100 K

Every element, from the furniture-style cabinetry details to the curated lighting, works in harmony to create a kitchen that balances beauty, comfort, and function. Harbor Haven’s wow factor lies in this thoughtful layering: a peaceful coastal retreat where family and friends naturally gather and reconnect. The existing kitchen contained generic, builder-grade cabinetry and an outdated layout that disrupted movement and made everyday tasks feel disconnected. A built-in desk along one wall, once useful, had become unnecessary in a home meant for retreat. It no longer fit the way the family lived. The vision was to create a timeless, functional, and emotionally calming space that could serve as the anchor of the home. The old island was replaced with a generously scaled single-level island that provides ample prep space, concealed storage and seating without interruption. Gone are the strange angles and the former desk wall now houses a beautifully integrated wet bar that serves dual functions: espresso in the morning, cocktails by night. Its floating wood shelves near the dining area offer storage and display space for drinkware, cookbooks and collected objects. The cabinetry, in a soft, warm white finish, feels fresh yet classic. To bring depth and texture to the upper plane of the room, the existing ceiling beams were wrapped in natural wood. Appliance selections support both performance and peace of mind.

BEST IN REMODELING WHOLE HOUSE REMODEL OR LARGE ADDITION: OVER $1 MILLION (TIE)

BURST PIPES. WOOD ROT. LACK OF INSULATION. DAMP BASEMENT. That was just the beginning of the many challenges The Valle Group of East Falmouth was faced with in renovating a Woods Hole property overlooking Buzzards Bay into a contemporary home while preserving the original cottage’s 1950s-era cottage charm. The new owners’ vision for the project included transforming the dated Cape Cod cottage into a relaxing retreat away from their home in the Boston suburbs. They loved the location, on a rocky cliff overlooking the bay and intended to maintain the modest footprint of the existing 1950s-era structure while renovating it in a way that suited their modern lifestyle and their personal design AT HOME ON CAPE COD • WINTER 2025

sensibilities. The design style would preserve the feel of “old Cape Cod” blended with noticeably modern architectural design features. The acoustic qualities of the finished dwelling would need to provide an exceptionally quiet environment. Their new home would also incorporate state-of-theart technology and mechanical systems that improved energy efficiency. The Valle Group was selected to handle the whole house renovation while Epstein Joslin + Picardy Architects was chosen to design the home. This project was honored with a 2025 Gold BRICC Award for Best Remodel: Home & Large Addition Over $1 million (tie with PSD, Angels Too). Epstein Joslin + Picardy is an awardwinning, Somerville-based architectural firm well known for its high profile work in the cultural and performing arts space including the expansion of Boston Symphony Hall,

Seiji Ozawa Hall at Tanglewood, the Baltimore Symphony Orchestra’s Strathmore Music Center and many others. They also take-on select residential projects. The entire interior was demolished down to the studs, the CMU block foundation was sealed with foam and the basement floor epoxied (to correct and prevent further basement water issues) among other measures. “Whole house renovations of aged homes often present a host of inherent challenges due to existing conditions,” noted Christian Valle, president of The Valle Group. “This 75-year-old house was no exception. It had been somewhat neglected and had experienced additional damage from burst pipes. Considerable work was required to correct existing problems (water damage, wood rot, total lack of insulation in exterior walls, damp basement, etc.) before new work could commence.”

Bold design choices

This bold and distinctive design element not only signals from the outside that this is not your standard Cape cottage, it is also responsible for the sense of awe one experiences upon stepping through the large, richly-hued mahogany front door into the main foyer. Visitors are bathed in

natural light that streams through in gentle shafts as if in some kind of modern, minimalist cathedral. Calm white walls open up the expanse while light oak handrails and stair treads lead the eye up to study the curious geometry of the glass pyramid above and further up to the sky beyond it. Coming back to earth, guests are drawn into the living space itself, through the wide hallway, past the living room to the large banks of glass that open up to the blue of the sky and the ocean, providing panoramic views of Buzzards Bay. The architectural and interior design of the living room establishes an aesthetic that persists throughout the entire home: simple, meditative spaces defined by pleasing geometry, and strong lines. The use of glass wherever possible serves to blur the lines between outdoors and indoors and encourages a feeling of connectedness to nature. There is a harmonious blend of Asian and Scandinavian influences. The interior finishes are predominantly of mahogany trim set against neutral wall colors. Custom built-ins match the lighter tones of the white oak floors. The furnishings bring a Mid-Century Modern feel while framed original art and a curious collection of 3D pieces are tastefully displayed in gallery style throughout the home. A primary suite that opens directly onto a bluff overlooking the ocean, plus an additional three new bedrooms and baths were added. A large upstairs office space was created for the couple

who work mostly from home. The footprint of the open kitchen and glass enclosed dining space were left mostly unchanged from the original but were refreshed with new paint on the walls and trim and new polyurethane finish on the mahogany cabinets.

The challenging foyer

The most complex part of the project was the construction of the central foyer tower. “This required the roof to be opened (during a winter nor’easter) and four substantial structural steel beams to be precisely lowered through three floors and onto footings in the basement,” explained Site Manager Rob Oberton. “This was a complex operation that relied on the expertise of the Valle team, the project engineer and Valle’s trusted subcontractors.” Careful attention was paid to the exterior of the home and the grounds of the property as well. This included new, solid body stained cedar shingle siding on four sides, new roof and new windows. Creative landscape features were added with water features and coastally appropriate plantings. One of the most interesting components of the landscape design is an impressively large coral-like stone that stands like a modern art sculpture beside the home. The slab stone patio on the ocean side, with its grand pergola, were also refreshed as part of the project.

The new primary suite opens directly into a view of a bluff overlooking the ocean.

BEST HISTORIC RENOVATION OR RESTORATION: UNDER $500,000

Salt Mill Restoration NEW LIFE INTO AN 1860 CLASSIC

Clancy Construction Inc. THE SALT MILL IS A CLASSIC NEW East Falmouth ENGLAND HOME built in Falmouth in 1860, clancyconstruction.com that’s full of character and history. Its welcoming farmers’ porch, supported by traditional columns and a small rear barn hint at its past as a working property, yet years of wear had left both the exterior and interior in need of careful restoration. The homeowners, who purchased The Salt Mill in 2019, envisioned a summer retreat that would serve as a peaceful oasis while honoring the home’s historic roots. From the exterior, they wanted the property to retain its classic 19thcentury charm, a visual nod to Falmouth’s architectural heritage. Inside, however, they sought a more contemporary feel—an open, airy layout that could accommodate family gatherings and entertaining, with modern finishes that reflected their relaxed, coastal lifestyle. The goal of the renovation by Clancy Construction was to honor the home’s original charm while adapting it to modern living. Achieving this balance required thoughtful planning BEFORE and creative problem-solving. “Our team carefully preserved

defining historic features, such as the farmer’s porch and overall architectural proportions, while modernizing the interior layout to improve flow and function,” explains Greg Clancy, owner of Clancy Construction. “The first floor was opened up, connecting the kitchen, living, and dining areas into a cohesive space designed for daily living and summer entertaining.” Salt Mill was selected as the 2025 Gold BRICC winner for Best Historic Renovation or Restoration: Under $500,000. The first floor was opened up to create a light-filled, functional layout centered on a new kitchen and entertaining spaces, while bedrooms, bathrooms, and the entryway were fully renovated to balance comfort with timeless style. Restoring the exterior required thoughtful attention. New wood siding was installed and stained to complement the home’s historic look, bringing a refreshed vibrancy without losing its classic appeal. Energy efficiency was also a priority: insulation was upgraded to modern standards, and new windows were carefully chosen to improve performance while maintaining the home’s original character. Custom craftsmanship throughout the house adds personality and function. The kitchen and pantry showcase bespoke cabinetry, including a playful seafoam-colored pantry that blends charm A modern refresh brings new life to the dining area and entryway, where contemporary finishes are softened by coastal-inspired details.

with utility. A built-in entryway bench maximizes space while maintaining seamless integration with the home’s traditional lines. Bathrooms were transformed into serene retreats, blending modern comfort with understated elegance. Throughout the process, the team remained flexible, navigating challenges such as updating insulation, integrating energy-efficient windows, and respecting the home’s historic character. By listening closely to the homeowners’ goals and carefully balancing preservation with modern living, the project successfully transformed The Salt Mill into a summer oasis that celebrates both its heritage and its new life as a welcoming, functional retreat. One of the greatest challenges was updating the structure for modern living without compromising its historic charm. Opening the first floor to create an open layout required careful planning to preserve the integrity of the home’s frame while achieving the homeowners’ vision for a connected living, dining, and kitchen space. Upgrading insulation and installing energy-efficient windows posed another hurdle, as these improvements needed to integrate seamlessly with the original design. Additionally, outdated and hazardous materials, including lead paint, required safe removal. Soft seafoam blue custom cabinetry by Clancy Cabinetry elevates the pantry, with tailored storage solutions designed for both beauty and efficiency.

Modern updates and an open layout allow the kitchen to flow into the dining area, anchored by custom built-ins from the Clancy Cabinetry division.

Throughout the Salt Mill renovation, sustainability and modern efficiency were prioritized alongside historic preservation. The team upgraded insulation throughout the home, ensuring it meets contemporary standards while maintaining the structure’s integrity. New, energy-efficient windows were carefully selected to complement the home’s historic character while delivering the functionality and lifestyle desired by today’s homeowners. Heating and cooling systems were modernized to optimize energy use, providing consistent climate control throughout the house. LED lighting was installed throughout, reducing energy consumption without compromising aesthetic appeal. Outdated or hazardous materials, such as any lead paint was safely removed in compliance with modern safety standards. Additional updates across electrical, plumbing, and mechanical systems further enhanced both efficiency and safety, allowing the home to perform at a high standard for years to come. By combining these eco-friendly and energy-conscious upgrades with thoughtful design, The Salt Mill demonstrates that historic homes can achieve modern sustainability goals without sacrificing charm or craftsmanship. Every system and detail was carefully considered to support both a comfortable lifestyle and long-term efficiency, making this renovation a model of thoughtful, environmentally aware historic preservation. 80

The Salt Mill’s most striking feature is its open floor plan, a transformative update that reimagines the historic interior for modern living. By thoughtfully removing walls and reconfiguring the first floor, the kitchen, dining and living areas now flow seamlessly, creating a cohesive space designed for both daily life and entertaining. The kitchen serves as the heart of the home, anchored by custom cabinetry and a layout that encourages gathering and interaction. Its connection to the dining and living spaces allows for effortless conversation and movement, making the home feel expansive and inviting without compromising the historic charm of the structure. This open, airy design creates a sense of continuity and light throughout the first floor, highlighting both the craftsmanship of the renovations and the home’s enduring character. It demonstrates how thoughtful planning and creative design can honor a historic home’s integrity The Salt Mill is the result of a thoughtful balance between preservation and innovation. Every decision, from structural upgrades to custom details, reflects a dedication to craftsmanship and design, creating a home that celebrates its heritage while embracing contemporary living in Falmouth.
