Blitz Build Kicks Off Cape Builders Rally to Tackle Housing Crisis with One-Week Habitat Home Build

Breaking ground for the fall 2026 Blitz Build are, from, left HBRACC President Todd Duffany, Habitat President Peter Kimball, Habitat’s Tara Cronin and Wendy Cullinan, HBRACC’s Stefanie Coxe, Project Manager Sam Duffany, and Habitat’s Dan Allen.

BY CAROL K . DUMAS | JASON GOLDSTEIN PHOTOGR APHY THIS FALL, HUNDREDS of Cape Cod builders, subcontractors, suppliers and small businesses will set aside their busy workloads and donate labor and materials to build a three-bedroom home in just one week for Habitat for Humanity of Cape Cod. A groundbreaking ceremony took place April 28 at 805 Gifford Street Extension in Falmouth, marking the start of preparations for the September 21–25, 2026 Home Builders Blitz Build. During the five-day build, Home Builders and Remodelers Association of Cape Cod (HBRACC) members will construct a Cape-style home, one of four affordable homes being built behind the Falmouth ReStore as part of Habitat’s continued effort to address Cape Cod’s housing crisis. “The Blitz Build underscores the critical role the local building industry plays in addressing Cape Cod’s housing shortage,” explained HBRACC Executive Director Stefanie Coxe. “While long-term solutions require policy reform and zoning changes, projects like the Blitz demonstrate what is possible when skilled tradespeople, suppliers, and community partners work together.” The Home Builders Blitz partnership between Habitat and HBRACC began in 2013 and continues every two years, with successful builds in Orleans, Harwich, Brewster, Dennis and Falmouth, highlighting the urgent need for affordable homeownership for local families and the commitment of the home building industry to supporting that goal. Tara Cronin, Director of Resource Development at Habitat for Humanity of Cape Cod, said, “We also want people to cheer

on and support all the builders, electricians, plumbers, painters, suppliers, project managers, and small businesses who donate their time and materials to make the Blitz happen. We encourage you to hire one of them when you need help.” One of those businesses, QXO, formerly known as Shepley Wood Products, has long been involved. Sales Manager Josh Jalbert said, “I’ve been fortunate to participate in several Habitat Blitz Builds over the years, and they represent the very best of our industry—people coming together to build something bigger than themselves. As QXO moves forward, we’re proud to continue our support of Habitat for Humanity and the Home Builders & Remodelers Association of Cape Cod. Our name may have changed, but our commitment to the Cape community and the families who call it home has not.” The 2026 Blitz leadership committee includes Daniel Allen, Mary Campbell, Tara Cronin, Wendy Cullinan, Kathy Glynn, Sandra Harrison, and Michele O’Brien from Habitat for Humanity of Cape Cod; Stefanie Coxe and Katie Minehart of HBRACC; Sam Duffany of M. Duffany Builders as Project Lead; Peter Kimball of M. Duffany Builders as Committee Chair; Anton Emelianov of White Wood Kitchens; Joshua Jalbert, Mary Moniz, and Dan Whiting of Shepley Wood Products; Michelle Meagher of KAM Appliances; Andrew Philbrook of Philbrook Construction; Fallon Rice Everman of MidCape Home Centers; and Andrea Baerenwald of Sandy Neck Media. POLIC Y & REGUL ATIONS

Understanding the Energy Code What Cape Cod homeowners should know before renovating or building

ENERGY CODES DON’T USUALLY MAKE DINNER-TABLE CONVERSATION, but across

Cape Cod, they increasingly shape renovation plans, heating choices and construction budgets. Massachusetts’ building energy code sets minimum standards for insulation, windows, air sealing, ventilation and heating systems. These standards are updated periodically as the Commonwealth adopts newer versions of the International Energy Conservation Code (IECC) with Massachusetts-specific amendments. The practical takeaway is Towns can opt into one of three energy codes: the base code, stretch code, or specialized code. simple: the code evolves over time. Today, Cape Cod communities have Heating systems and ongoing costs adopted at least the Stretch Energy Code, which is more In Specialized opt-in towns, new homes are typically required to use electric heat pump systems. Because Massachusetts already has stringent than the statewide Base Code. A smaller number of some of the highest electricity rates in the country, ongoing heating Lower Cape towns have adopted the Specialized (Municipal costs are often part of the broader energy-code conversation. Opt-In) Energy Code, which goes further—generally requiring “Heat pump adoption had been ramping up in the past all-electric new construction and enhanced performance several years thanks to the Mass Save rebates but now we’re compliance pathways. seeing things trending backwards, with these rebates going away REEF Builders’ Matt Teague explains, “Under the Stretch and the skyrocketing electric rates in Massachusetts,” said Jared and Municipal Opt-In codes, permitting can trigger more than Greer, president of Cape Cod Heat Pumps. “Heat pumps remain homeowners expect—including whole-house energy modeling, more than 100 percent energy efficient, but with these additional added documentation, and potential electrical upgrades, especially in older Cape homes. The challenge for many projects factors, homeowners looking to replace their heating systems is predictability. Requirements vary by town and continue to have to weigh the pros and cons. It depends on the consumer and evolve, so confirming the code tier early and coordinating with the scenario: is it about saving money or the planet?” your builder and local officials is essential to avoid delays and If a homeowner needs to upgrade their furnace and they are unexpected costs.” not going to stay in the home longer than seven years, they often decide to install a gas or oil furnace, which are less expensive Why this matters to homeowners than a heat pump. Even if you’re not building a new home, the energy code can Homeowners should also consider long-term equipment affect renovation projects. costs. Heat pump systems can involve higher repair or Under current rules, certain larger additions and major replacement costs than traditional systems, particularly when renovations may require energy modeling that evaluates electronic components or refrigerant-related issues arise— the home’s overall performance, not just the new space. For making it important to budget not only for installation, but for older Cape homes, that can change project scope and costs— lifecycle ownership. Heat pumps typically last about 15 years, sometimes involving insulation improvements, ventilation compared to a natural gas or oil fired furnace, which can run 20 systems, or electrical service upgrades. to 25 years before needing replacement, Greer said.

POLIC Y & REGUL ATIONS Heat pumps can be very efficient in moderate temperatures, and modern coldclimate systems have improved significantly in recent years. However, efficiency and heating capacity generally decline as outdoor temperatures fall, and some systems rely on supplemental electric resistance heat during periods of extreme cold. As a result, many homeowners continue to use hybrid systems or retain traditional gas or oil heat as backup during the coldest winter periods. The U.S. Department of Energy has long noted that conventional air-source heat pump capacity and efficiency drop as outdoor temperatures fall, and that supplemental electric resistance heat may be used in cold conditions. As for performance during harsh weather conditions, Greer added, “Our heat pump installs performed exceptionally well during this past winter.” But there are nuances with the systems. Factors such as system sizing, insulation quality, power outages, maintenance, and exposure to snow, ice, wind, and extreme weather conditions can all affect real-world performance, efficiency, and homeowner experience during severe winter events.

Timing is critical

For homeowners planning a significant renovation, it’s worth discussing code triggers early—before design decisions are finalized and if phased permitting could be applicable to the project. If rebates are a critical economic factor, homeowners need to work with their contractor on the timing of the installation as well as when they apply for state rebates. Massachusetts offers rebates for electric heat pumps for installations and it’s important to understand the timelines associated with those rebates. The rebates are initiated as the equipment is installed and an application should follow as soon as possible to MassSave. Matt McTeirnan, Project Manager at E.B. Norris & Son, Inc, said “If the project isn’t turned over right away after the equipment is installed, and the rebate clock is running, a property owner can lose out on those rebates.”

The grid is part of the conversation

ISO New England, the region’s grid operator, projects substantial growth in winter electricity demand as heating electrifies—enough to shift New England toward higher winter peaks in the 2030s. Infrastructure upgrades are underway, but how quickly grid capacity expands alongside electrification remains a key regional planning question.

The code isn’t fixed

One important reality: adopting higher tiers of the code doesn’t lock in a permanent “rulebook.” As Massachusetts updates underlying standards and regulators refine requirements, those updates can flow through to opt-in communities. For homeowners planning phased renovations or future additions, it’s wise to confirm the applicable requirements at the time you design—not just when you file a permit.

What to ask before you start

If you’re considering a renovation, addition, or new home: • Which energy code tier does my town follow? • Will my project trigger whole-house modeling or additional documentation and should I consider a phased approach? • Will I need an electrical service or panel upgrade? • How might my heating choice affect winter comfort and ongoing costs? Early conversations with your builder, architect, and local building department can prevent costly revisions later. Home Builders & Remodelers Association of Cape Cod

Twice-built guest house worth the wait for homeowners

CHANCE

BY CAROL K . DUMAS PHOTOGR APHY BY RYAN MAHEU

AT HOME ON CAPE COD • SUMMER 2026

A 60,000-SQUARE-FOOT WOODED LOT on a Cape Cod lake was the ideal location for a guest house for the property owners who owned a summer home nearby. A tiny cottage that was basically “uninhabitable” would be razed and replaced with a larger, new build. “We initially discussed replacing the cottage within its existing footprint,” said SV Design architect Katelyn Manfredo. “However, the home sat only about 25 feet from the water, which would have made the Conservation Commission approval process more challenging. After reviewing options with the clients, we decided to move the new house further up the hill. This shift not only aligned with the commission’s recommended 100-foot buffer, but also allowed the design to capture the best views of the lake.” Construction began in fall 2020, with the home nearing completion by early 2022. However, in March of that year, just weeks before the homeowners were scheduled to move in, the project experienced a significant setback when a fire caused extensive damage to the nearly finished house.

The hilltop location gives a commanding view of the pond for this home designed by SV Design.

29

“Much of the home was impacted,” recalled Manfredo. “The fire didn’t burn everything, but there was significant smoke and water damage throughout. It was a disheartening time for everyone involved. “The clients were overwhelmingly positive and patient as the team put together a plan to rebuild as quickly as possible.” The garage and the back deck were salvageable, but the main portion of the house had to be rebuilt from foundation up. It would be spring 2024 before Treasure Cove would see its first guests. SITE CHALLENGES The hilltop location presented some challenges for Mather & Page Landscape Architects, who designed the site plan. Although the waterfront setback was easily addressed, the property sloped to the water and drainage was an issue. During construction, washout was a constant problem. “The house was located mid-slope and the garage and driveway were below, so we had both uphill and downhill drainage and grading issues,” explained Charlie Page, a landscape architect with Mather & Page. 30

Vaulted ceilings and clean lines define this living room, allowing natural light and stunning views to take center stage.

Above: The woodsy setting inspired the design for the home, which is a departure from a typical Cape Cod summer home with its dark exterior. At Right: The back of the house features a spacious porch that stretches across the entire length, providing an inviting outdoor space perfect for relaxation and taking in the beautiful surroundings.

The drainage issues were addressed mainly through grading and the use of traditional catch basins, but Page said careful engineering was done in the event of a worstcase scenario where the catch basins failed, directing water into the garage and driveway. “We were able to achieve enough pitch so the water drained around the garage and driveway,” Page said. The homeowners, he said, wanted the landscaping to be low maintenance, simple and rustic while still maintaining an aesthetically pleasing look. The lake front house is surrounded by trees and native plantings, including grasses, fitting effortlessly into the hillside. DESIGN SCOPE In terms of the design, the clients sought a house that was a departure from their traditional Cape Cod coastal summer home. Inspiration was taken from the woodsy, lakeside setting for a moodier feel. To achieve this, a semi-solid stain in Jamaican Pepper was chosen for the exterior siding, and the windows were bronze metal with an exterior trim to match. 32

Inside, the one-story home contains two master suites, a kitchen-dining area, family room with sweeping view of the pond, and a bunk room above a two-car garage. Additionally, a loft space sits atop the front entryway, serving as a cozy hideaway and a feeling that you are perched within the trees. Cathedral ceilings add drama to the modern interior, particularly in the family room, where a massive chandelier anchors two simple white sofas and a large sliding glass window that drinks in the beautiful view. White oak floors flow throughout the house and the decor is intentionally understated and neutral in keeping with the contemporary design. The hilltop location affords sweeping views of the lake from every room. The homeowner’s friend was an interior designer and worked closely with her on the interior design. The kitchen was designed by Classic Kitchens & Interiors, which strived for a “clean” look from cabinetry to countertops. The devastating fire created an opportunity for a few changes from the original design. “We went with flat slab maple cabinet fronts painted Sail White, instead of the original Shaker-style, to give a more modern look,” noted designer Ishelle Collins. “Previously, there were floating shelves, replaced with upper cabinets with glass-front doors.”

Other details include a white oak island, paneled appliances and Caesarstone quartz countertops, which are a soft white with an earthy veining. Textured white subway tile forms the backsplash. “It’s a nice functional kitchen, very clean and modern, that goes with the style of the house,” Collins added. “And with the views of the pond, it was key not to take away from that view. Despite all the delays, the homeowners were pleased with the results. “We had the pleasure of working with Katelyn and the SV Design team at our lakefront home, and the experience from start to finish was terrific. From the very beginning, Katelyn took the time to understand our vision and needs, and it showed in every aspect of the design process. “Throughout the project, Katelyn was very responsive to our questions and ideas and always made herself available when any issues came up. She was meticulous and her attention to detail was evident from start to finish. Nothing fell through the cracks and we felt well-supported every step of the way. “We are very happy with the outcome and would highly recommend SV Design to anyone looking for a thoughtful, talented, and professional architect.” Home Builders & Remodelers Association of Cape Cod

NESTLED WITHIN THE DELICATE DUNE LANDSCAPE OF TRURO, Cape Associates’ “The Artists’ Retreat” represents a thoughtful balance of contemporary architecture, sustainability and site-sensitive design. The new single family home, which reflects a Mid-Century Modern aesthetic with a nod to the Cape Cod vernacular, was honored with a 2025 Gold BRICC Award for Best New Single Family Home ($2.5 million-$5 million). “This net-positive energy residence was conceived not simply as a house, but as a working and living environment that treads lightly on its environment,” said Rich Bryant, executive vice president of Cape Associates. “Every decision—from siting and structure to finishes and systems—was guided by a commitment to efficiency, resilience and craft.” The homeowners envisioned a house that could juggle the demands of two full-time artists while treading lightly on the planet. They imagined twin studios bathed in natural light, an open living space that could morph from quiet retreat to lively gathering place, and, someday, the effortless transformation into a threebedroom family beach house. Above all, the home had to fit into the Truro dunes like it had grown there, leaving only the lightest touch on its surroundings. Studio For was hired by the client as the architect and interior designer for the project.

“We had previously worked with this client on a previous project so we came to the Artists’ Retreat project with deep knowledge of and experience with the client which was helpful,” noted Fauzia Khanani, founding principal of Studio For, based in New York City. Fulfilling that vision required a team that could balance practicality with creativity. From day one, every design move asked, “Does it belong here?” “We also worked closely with the landscape architect to be sure the outside environment adjacent to the home blended with the architectural design,” added Khanani. The design team opted for a low-impact footprint, employing panelized wall construction fabricated off-site. This approach minimized disturbance to the surrounding environment, reduced material waste, and allowed for highly precise framing. The resulting structure sits comfortably within the contours of the land, with a form and scale that echo its natural surroundings. Large expanses of glass capture views of the dunes and invite daylight deep into the interior, reducing the need for artificial lighting while strengthening the connection between indoors and out. CHALLENGES Perched near the shoreline and located on conserved wetland with unobstructed views, the site presented a challenge: how to create a modern, functional space without overwhelming the natural beauty of the dunes. Khanani said one of the biggest challenges was designing a space that accommodated modern living luxuries as well as two separate studios for the artists, all within the same

footprint of the original structure, as was mandated by zoning regulations. A series of interlocking and staggered volumes nestled in the landscape create a cascading effect while shed roofs maximize views and natural light. In classic Cape style, steps and paths surrounded by native foliage connect various walkout spaces inspiring communion with nature. “The overall landscape design draws inspiration from principles such as austerity, asymmetry, and simplicity that guide zen gardening,” Khanani explained. “Raw materials are celebrated with exterior charred wood cladding and interior details in white oak. Sustainable materials and building practices were seamlessly integrated into the overall project addressing natural ventilation, solar heat gain, and renewable energy and products.” One of the most demanding tasks was the installation of the large pre-mulled stairwell window units. These expansive units needed to be maneuvered into place without compromising their integrity or the surrounding structure, a process that required detailed planning, specialized equipment, and exacting teamwork.

The screened porch, tucked between the living and lower level studio volumes, offers the sights and sounds of nature while still providing protection from the Cape Cod elements.

INTERIOR DESIGN Equally challenging was achieving the flawless detailing that defines the home’s interiors. An open floor plan for the main living areas, which includes the kitchen, dining, and living spaces, adds airiness. Flanking both east and west ends of the space are custom

kitchen and living room millwork. Exposed slanted beams and expansive windows frame views, create openness, and further lend to the blurring of indoor and outdoor spaces. Operable clerestory windows on the north and south walls invite cross ventilation and help regulate the temperature. The wood ceiling panels in the bedrooms had to align perfectly, with precise reveals along all edges. This level of craftsmanship carried through to the exposed roof beams, where small pieces of wood ceiling were meticulously fitted between beams, each maintaining a consistent quarter-inch reveal. Even minor deviations would have disrupted the minimalist lines central to the design. Lighting layout also required careful execution. Recessed fixtures were positioned so that the trim aligned exactly with the architectural plans, ensuring the clean, intentional look that modern design demands. In the kitchen, the team faced a unique obstacle: the ceiling height exceeded the standard length of the exhaust hood’s manufactured chimney. To preserve the seamless aesthetic, they fabricated a custom stainless steel “chimney” to fully conceal the inner ductwork. Each of these challenges underscored the home’s design priorities—precision, craftsmanship, and uncompromising attention to detail. Overcoming them required close coordination between architects, engineers and builders, resulting in a finished product that not only met technical demands but also upheld the home’s architectural integrity and the owners’ vision. With a mostly minimal and neutral palette throughout, pops of color and pattern in the bathrooms’ concrete tiles bring a sense of whimsy as does the mint green, Mid-Century

The modular kitchen cabinets in wood and accent blue finishes provide warmth and a playful pop of color. The openness of the kitchen creates a fluid living space that extends to the adjacent screened porch area and surrounding landscape via expansive, glazed windows and doors.

The primary bathroom finishes reflect light and provide a calm environment while the patterned tile flooring with green accents and organic shaped lights nod to the stunning landscape just outside.

Modern Malm fireplace in the living room, its sculptural form providing a focal point and delivering efficient, all-directional warmth. Loewen windows and doors were specified for their superior thermal performance, durability, and ability to frame sweeping views of the surrounding landscape. A design highlight that catches the eye from both inside and outside the house is the floating stair enclosed by glass with cloud-like pendant lights cascading from above. The stairs connect the upper level studio space and lower level primary bedroom suite to the rest of the home. ENERGY EFFICIENCY The Artists’ Retreat has a 12 kW solar photovoltaic array that generates enough electricity to power the entire house. In fact, it produces a bit more than needed, sending extra energy back to the grid and earning the home an impressive HERS index rating of minus one. Mitsubishi air handlers with wifi-enabled thermostats provide precise climate control and the flexibility of remote operation. Energy Recovery Ventilation (ERV) maintains optimal indoor air quality while minimizing energy loss, and integrated humidification and dehumidification systems create a stable, healthy environment year-round. “The secret behind this smart home’s energy efficiency starts with the walls,” adds Bryant. “Using panelized construction, the walls were built off-site with precision, then assembled on location, resulting in a tight, well-insulated envelope that keeps heat where it belongs, inside in winter and outside in summer.”

The property also includes an electric vehicle charging station, encouraging the use of clean transportation and further reducing the home’s environmental footprint. DETAILS MATTER, INSIDE AND OUT The home’s unique exterior was achieved with an extraordinary application of IKIGAI shou sugi ban charred Accoya® wood siding by reSawn Timber Co. Shou sugi ban is an ancient Japanese technique of charring wood. Accoya® is a sustainably sourced, FSC-certified modified wood known for its exceptional durability. The charring process not only creates a strikingly rich, textured surface but also naturally protects the siding from weathering, pests, and decay, which is critical for a home exposed to Truro’s harsh coastal elements. The exterior siding treatment also creates a dramatic yet sophisticated façade that blends seamlessly with the natural tones of the surrounding dunes. It echoes the landscape’s raw beauty and adds depth and warmth to the home’s modern lines, balancing contemporary design with timeless craftsmanship. IKIGAI shou sugi ban charred FSC-Certified Accoya® wood by reSawn Timber Co. provides a striking, textured façade that resists weathering and pests while requiring minimal maintenance. Complementing this are Nichiha fiber cement panels, selected for their durability and contribution to the home’s clean, modern aesthetic. The home is equipped with a state-of-the-art lightning protection system, ensuring the

safety of its occupants and preserving the integrity of its electrical systems in a region prone to seasonal storms. All structural and material decisions were made with longevity in mind, ensuring the residence will maintain its performance and aesthetic quality for decades. FUNCTIONAL DESIGN While each studio was tailored to meet the needs of the working artists, the spaces can easily become future bedrooms. The open, airy layout makes the home just as comfortable for a solo creative session as it is for a lively family dinner. Smart climate systems keep air fresh, the temperatures even, and the energy bills low. The open-plan living area fosters connection, while the layout anticipates future adaptation into a three-bedroom family home. Perhaps the greatest achievement of “The Artists’ Retreat” lies in its ability to exist quietly within its environment. The home does not compete with the surrounding landscape; it complements it. Its contemporary form, understated palette, and deliberate siting allow it to merge with the shifting dunes, reflecting an ethos of environmental stewardship. “All these features combine to create a home that saves energy, cuts costs, and makes a positive impact on the planet without compromising style or comfort,” adds Bryant.

At dusk, the interior staircase glows through its double-height, energy efficient glass enclosure, becoming a beacon as the sun sets.

GOLD WINNER BEST LANDSCAPE/GARDEN PROJECT UNDER $500,000

History in the Heart of Chatham Executive Landscaping

Set at the end of a long, winding, crushed clamshell driveway is an historic house and its stunning landscape. Built in 1880 and within walking distance of downtown, the house retains its deliciously vintage appeal. While the landscaping is extensive, it isn’t overly showy which is in keeping with the unadorned “good bones” of the house. The rustic look to one side of the driveway was necessitated by the presence of conservation land, which required involvement with the town’s conservation commission. The other side has a tailored Cape Cod look to it with a variety of mature trees screening the front yard entirely from the neighboring house. A fenced-in vegetable garden was also part of the project. Low-to-the-ground wooden decks create a transition between the house and the backyard, which has a pool with an adjacent spa. The pool is positioned in the western portion of the backyard with a densely arranged row of arborvitae providing complete privacy. Its spacious stone surround is arranged with a row of chaise lounge chairs. The backyard was thoughtfully designed and constructed to provide a haven of complete privacy in this bustling Chatham neighborhood.

The clients’ property boasted sweeping views of East Bay and a strong connection to its surrounding natural elements. The challenge was to preserve that connection while crafting a functional, beautiful and enduring extension of the main home. The scope included a fully equipped cabana and kitchen (named the “East Bay Pavilion”), custom pool and spa, firepit, covered breezeway, bluestone paths, integrated hardscape, native landscaping and regraded guest access paths. The goal wasn’t just to create a backyard, but to deliver an effortless outdoor lifestyle. The pool and spa together serve as the visual and social centerpiece of the space. Because the backyard borders protected conservation land, stormwater mitigation, material choice, and planting schemes were planned to avoid environmental disruption. Native and drought-tolerant plantings were used throughout, minimizing water consumption and supporting local biodiversity.

Perched atop Spindrift Hill with expansive views of Buzzards Bay, Bold View transforms a technically challenging site into a sequence of refined outdoor living spaces. The landscape balances natural ruggedness with clean architectural lines, achieving what landscape architect Bernice Wahler describes as “a modern coastal calm rooted in the land itself.” The owner’s desire for strong water views shaped every decision. By subtly raising grades and reimagining the driveway approach, the team preserved a traditional entry sequence while opening the home dramatically to the Bay. “We wanted a house that stayed quiet from the street but unfolded with depth and clarity once inside,” Bernice explains. Across the site, concrete walls, layered plantings, and sculptural boulders define intimate outdoor rooms. Salvaged stones—unearthed during construction—were repurposed as seating, shower ledges, and sculptural accents. “Those boulders allowed the architecture and landscape to speak the same language,” Bernice says. Sustainable materials and planting strategies reinforce the project’s understated luxury, including recycled‑content turf at the pool terrace and native plantings that stabilize reshaped slopes. The result is a landscape that feels effortless yet deeply intentional. As Bernice puts it, “Bold View reveals its complexity quietly—exactly the way the site deserved.”

A Seamless Blend of Old and New in Chatham Executive Landscaping, Mulcahy Design Group

The homeowners wanted a Cape Cod look befitting their historic home in North Chatham, infused with modern elements; a yin and yang of the Cape Cod vernacular. The overall look, from traditional materials used in disparate ways, to old-fashioned Cape Cod roses alongside sleek silver fescue feels like a cheeky take on Old Cape Cod. New brick walkways set in a herringbone pattern complement the historic home as do the traditional cedar lampposts and 6-foot tall privacy fencing. A large swimming pool is surrounded with a modern wood deck which is interspersed with strips of traditional bluestone. A walkway of the same materials leads to an adjacent dining area. Beyond the pool and dining deck is a regulation size tennis court. Home Builders & Remodelers Association of Cape Cod

FIVE THINGS TO KNOW

Tips for Creating an Outdoor Kitchen

CAPE COD OUTDOOR LIVING is one of the best parts of owning a home here—you get the ocean breeze, summer grilling, fall fireside gatherings and everything in between. The lifestyle is year-round in theory, but in practice, most outdoor kitchens sit unused most of the year. Harsh winters, salt air, high humidity and coastal storms turn standard setups into short-season luxuries. Clients invest serious money in beautiful designs, only to cover them up or let them weather poorly outside the peak season. O’Neill Bowes Building Company and KAM Appliances are focused on maximizing their clients’ enjoyment of the outdoors in spite of the elements. Here are a few of their tips, from design to material selections to choosing appliances, to make your outdoor kitchen a functional, stylish and enjoyable oasis all year long.

58

Make your outdoor kitchen usable year-round. Tim O’Neill recommends using covered/ heated structures (pergolas, cabanas, fireplaces), durable marine-grade materials (rust-proof, warp-resistant), smart layouts/ appliances, adaptable coastal aesthetics, and multi-functional features. “Fire pits/woodburning fireplaces, seating/lounging, outdoor showers, custom storage, sauna/spa/cold plunge—create full lifestyle retreats for entertaining, relaxation.” When it comes to evaluating an outdoor kitchen proposal on Cape Cod, what specific details should a homeowner prioritize to ensure long-term enjoyment and durability? “Marine-grade powder-coated metal/ composite cabinetry, weathered/honed granite counters (e.g., Absolute Black, beware of heat), rust-proof/warp-proof products are your best bet, says Nick Bowes. “Choose longevity over aesthetics to avoid frequent replacements.” AT HOME ON CAPE COD • SUMMER 2026

Design a layout for year-round entertaining. O’Neill Bowes works with clients and architects to design and build layouts with deliberate flow, which includes a cooking zone at the core (grill, hood, prep counter); an adjacent serving/ dining zone; and an eating and lounging zone nearby (which could include fire pit, heaters, comfortable chairs for yearround gatherings). “We spend a lot of time considering the sun path and angle, property views, and privacy—maximizing patio square footage while keeping the space livable. Smart features integrate effortlessly, says O’Neill. “Don’t forget to build in storage for tools, trash, and serving items,” notes Erin Cox of KAM. “Modular cabinetry and freestanding island units are great for customizing a layout that works for your space and style. Want to keep things flexible? A rolling cart or compact prep station can be a great addition.”

CHRISTOPHER RUNINSKI

An outdoor kitchen from E.J. Jaxtimer’s “Social Garden.”

Consider how you cook. Your outdoor space should reflect how you cook, Cox says. “Whether you’re searing steaks, boiling lobsters, slow-smoking ribs or hosting pizza nights, make sure your layout and appliance choices match your entertaining style. You can also consider a side burner for pots and pans, a rotisserie or smoker to extend your options. “Not every space needs a full kitchen,” she adds. “From compact, portable grills for beach days and tailgates to full builtin suites with high-end finishes, there’s a setup that suits your lifestyle. Think about how often you’ll cook outdoors, how many people you entertain, and how much space you have—and plan accordingly.”

Choose a seamless design that works with your home. An outdoor kitchen on Cape Cod has to do more than function—it has to belong. The region’s homes can be defined by a coastal aesthetic: weathered shingles, New England field stone and materials that echo the natural landscape. A sleek, modern metal-and-glass setup is beautiful but some may say it’s an outlier next to a classic Cape or Gambrel. No matter the design, we work to be sure it blends seamlessly, looking like they were always part of the property rather than a recent add-on.

Think beyond the grill. Modern outdoor kitchens include everything from prep sinks and trash stations to beverage coolers, warming drawers, and even dishwashers. One creative option? Cox recommends using a built-in basin sink as an ice bath for drinks when you’re hosting—then convert it back to a prep or clean-up station post-party.

O’Neill Bowes Building Company, based in Osterville, offers a comprehensive suite of services tailored to meet the diverse needs of its clients in the high-end residential construction market, including pre-construction services, new construction, additions and remodeling and historic renovation. O’Neill and Bowes recommend New England stone framing/veneer, granite counters, beachy neutrals, subtle details that echo home (shingles, trim) for natural integration. Home Builders & Remodelers Association of Cape Cod

BEST ENGINEERING PROJECT Harbormaster Facility Improves Efficiency, Reflects Maritime Heritage

BY CAROL K DUMAS | PHOTO BY CATHERINE BRODERICK PHOTOGR APHY

T

he Town of Marion and its Harbormaster Department were in desperate need of a proper harbormaster facility to replace its ageing and inadequate building on Sippican Harbor. “They envisioned a modern purpose-built maritime facility which embodied the historic character of Marion and would act as maritime presence on the harbor for both local and transient boaters,” explained Tim Sawyer, architect and project manager for Catalyst Architecture & Interiors of Yarmouthport, which designed the project. “The new maritime facility would be the center of Harbormaster operations with a commanding view over the adjacent town beach, docks, and morning fields.”

62

In addition to vital Harbormaster operations, the new building would also support maritime-related training, permitting and natural resources. Working in close collaboration with the harbormaster and the town, the design team overcame significant challenges presented by the waterfront location and developed a facility that blends into the historic fabric of the Marion waterfront. The new 1,800-square-foot maritime/ harbormaster facility replaces an outdated and undersized structure located within a FEMA high hazard flood zone. The project was honored with a 2025 Gold BRICC Award from the Home Builders & Remodelers Association of Cape Cod for Best Engineering Project.

The project team saw “opportunity” in the building needing to be elevated for flood zone compliance. The vast understroy area was utilized for storage of marina related equipment and vehicles that would otherwise be scattered around the site. In a velocity flood zone solid walls and fully enclosed spaces are not permitted. Horizontal spaced boarding served to secure and visually screen stored materials below the building.

65

With a structure elevated to this extent, maintaining public access presented significant challenges. A series of stairs, ramps, and a HC lift were seamlessly integrated as part of the architecture rather than being left as an after thought simply tacked on at the end.

SPECIAL/ADDITIONAL FEATURES While flood resilience was a driving factor, the design also incorporated energy-efficient systems, high-performance building envelope components, and durable, low-maintenance materials suited for a marine environment. Windows were impact rated and strategically placed to maximize natural daylighting, reducing artificial lighting demands while maximizing views over the harbor for staff. The building’s elevated position causes it to be exposed and subjected to high winds with driven rain and snow. The use of closed cell spray foam insulation throughout provides superior R-Value and helps to seal the building against any air or water intrusion. Fully adhered flashings with durable, long lasting, and low maintenance exterior materials will ensure the building stands up to this punishing environment for years to come. With a building elevated above grade to such extremes, access was a significant concern and a design challenge. “The project team felt it was important to ensure complete accessibility for all to this vitally important public asset, so we

66

provided three separate pathways for building access,” Sawyer said. The primary public access was via a grand staircase up to an elevated observation deck from which visitors could take in panoramic views of the harbor and town or access the harbormaster office and service counter. A second more discreet stair wrapped around the rear of the building providing staff with quick access to and from the docks without navigating the potentially congested grand stairs. Lastly, an ADA compliant lift provides full access to those with disabilities. To protect the lift from minor flooding events it was set 3 feet above grade with ramp access. Sawyer feels the new Marion Maritime Facility is more than an operational base—it represents a resilient civic landmark. “By uniting heritage and innovation, it delivers a facility that is operationally efficient, environmentally conscious and deeply rooted in place. As a model for future coastal civic architecture, it demonstrates how technical excellence, community engagement, and respect for tradition can produce a lasting public asset that will serve the Town of Marion well into the future.”

Excavator Beware

Dig safely around natural gas lines Whether you operate heavy equipment or use handheld tools, when you dig, you risk contacting natural gas pipelines. Use these tips to stay safe: • Notify 811 well in advance of digging or moving earth in any way – even for small jobs. • Respect the locate marks and follow them when digging. • Dig with care in the vicinity of underground natural gas pipelines. • If you find an unmarked or mismarked line, stop digging and notify 811. • Report any suspicious activity near a natural gas pipeline marker. • Don’t rely on your nose alone. Be alert for the many warning signs of a natural gas leak. • Know what to do if your equipment contacts a natural gas pipeline.

To report a gas emergency, call 911 and National Grid immediately. Massachusetts 911 and 1-800-233-5325 New York Long Island and the Rockaways: 911 and 1-800-490-0045 Metro New York: 911 and 1-718-643-4050 Upstate New York: 911 and 1-800-892-2345
