Embracing Change

AS THE NEWLY ELECTED PRESIDENT

of the Home Builders & Remodelers Association of Cape Cod, I am deeply honored to stand among the esteemed leaders who have preceded me. The men and women whom I have respected and admired have established a sturdy groundwork upon which we can construct our future endeavors. I am thrilled to have the opportunity to further our mission and elevate the association to new heights.

Cape Cod is a seasonal community and, as a result, faces a unique set of challenges. While the region has long been a sought-after destination for vacationers, in recent years we’ve witnessed a significant increase in individuals choosing to call this region home year-round. Although it’s heartening to see more people embracing this little peninsula, the surge in population brings with it a pressing demand that we’re struggling to keep pace with. This surge is placing strain on many of our limited resources here on the Cape, posing challenges not just for the building industry but for our entire community.

Throughout the Commonwealth, we’re facing a rapid push towards aspirational net-zero energy targets. There needs to be balance between meeting these energy goals and ensuring prospective or current homeowners do not feel the financial burden of increased costs for even simple renovations needed for growing families. While building energy efficient homes is important for our environment, this impending shift, combined with insufficient education and resources, leaves us illprepared to implement the necessary changes and keep building homes affordable to our community.

Year-round housing and affordability stand at the forefront of our current predicament. The combination of high mortgage rates, an essentially zero starter home inventory and the rising cost of living is causing hardworking families to leave Cape Cod every month. This exodus not only depletes our workforce but also takes away essential members of our community. These individuals aren’t just the desperately needed trade workers; they encompass our school teachers, daycare providers, nurses, police officers, firefighters and restaurant workers—key contributors to the fabric of our society. We need to find solutions to retain and support these vital members of our community.

It is crucial for us all to recognize that we inhabit and operate within a delicate environment, and irresponsible development poses a threat to our natural resources. But we also need to take a harder look at outdated building and development restrictions, as well as inadequate infrastructure that further hinder our efforts to address housing needs.

We have been working hard to ensure we remain at the forefront of these pressing issues. Through the establishment of committees and partnerships of like-minded groups, we can amplify our voices to address critical concerns. By nurturing network and collaboration, offering education to our members and the public and participating in volunteer and fundraising opportunities, we can not only raise the bar for our industry’s standards, but embrace a necessary change.

Our association holds a prominent position in an industry that extends far beyond simply constructing buildings; we ignite aspirations and build futures. Together, we play a pivotal role in creating communities that foster growth, opportunity, and fulfillment for all who inhabit them.

I consider myself fortunate to belong to a group united by our shared commitment to shaping the places that businesses, individuals and families not only call home but where they can flourish and thrive.

Touches of Spring for Your Home

To evoke a feeling of spring, the homeowner’s white oak table is set with her mother’s vintage silverware, blue and white Spode dinnerware and blue water glasses and a terracotta pot filled with white hyacinths.

SPRING MEANS NEW BEGINNINGS and awakenings. After a long winter, I adore hearing the birds calling and seeing buds come to life. I love the smell of spring in the air.

In my own home, spring enters in small ways. For example, I add pots of daffodils from the supermarket to baskets and vessels and bowls of green apples and suddenly, I have an unintentional, welcoming seasonal arrangement.

I attribute most of my love for design and style to my mother and my Auntie Ellie. Many of the pieces seen here were given to me by them over the years.

My mom has had a love of blue and white Spode plates, new and old, and for many years, she’s hosted celebrations with these plates and platters. When I use them, any time of the year, it feels like my mom and happy times.

For my table-scape, I’ve used my mother’s plates and added a simple rattan charger to create a contrast and make the space

feel a bit more casual. I’m a huge fan of contrast in design. Contrasts work in any space, room, or home and as a spring addition to a design.

To tie in other areas in my home, I’ve placed small containers of daffodils inside a basket and put this on top of an antique shoe rack; this shares a presence with my vintage weathervane, a gift from my Auntie Ellie.

The open shelving in my kitchen becomes a place for my favorite collections, as well as things that I use all the time.

A vintage platter that I picked up at the Brimfield Antique Market years ago becomes a focal point and acts as art. The vintage terra cotta bowls hold green apples and hellebores and a small glass vase with tiny blue hyacinths makes my glass collection come to life.

All simple and beautiful ways to add a touch of spring to your home.

More Forever Homes Coming to FORWARD at the Rock

AFTER THE SUCCESSFUL COMPLETION

of a specially designed eight-bedroom group home in Dennis in 2020, plans are in the works for a second project on the same property, FORWARD at the Rock.

The projects are the work of FORWARD, a Dennis-based nonprofit whose mission is to build affordable and supportive forever homes where people with autism and related developmental disabilities can thrive. (FORWARD stands for Friends or Relatives with Autism & Related Disabilities.)

“When we did research for Phase I, we found that 81 percent of adults with autism in America live at home with aging parents who eventually won’t be there to care for them,” explained Kathy Ohman, FORWARD’s founder and board president.

Phase I is now fully occupied.

“It was extremely successful,” said David Kaplan, FORWARD’s executive director. He explained that the need for affordable housing on the Cape is particularly pronounced for adults with developmental disabilities.

“We did a market study that showed there’s a real need. This group has been disproportionately impacted by the housing shortage,” said Kaplan.

That need led to Phase II. Both projects

are located on a 4.6-acre lot provided by the Town of Dennis on a 99-year lease. The two projects differ slightly in design as they are geared for tenants with different needs. Phase I is designed with four bedrooms surrounding a common area, and tenants have access to 24/7 care provided by live-in staff from Cape Abilities, who manage the home.

Phase II is about 50 percent bigger that Phase I and will consist of eight independent one-bedroom apartments, with common areas. It differs from Phase I in that residents will have their own apartments, and won’t require 24-hour support.

All eight apartments will be “extremely affordable,” said Kaplan. Rents are low and are subsidized by the Commonwealth.

Total square footage will be about 5,200 square feet. While residents will have their own apartments, they will also be able to enjoy a 1,000-squarefoot common area for small gatherings, movies, training and meetings.

Like Phase I, Phase II is limited to one floor and is wheelchair accessible. There are no thresholds.

“We design everything to allow for the most mobility, so residents can age in place. This can be their forever home,” said Kaplan.

The apartments are designed to be energy efficient, with individual split systems for heating and cooling, and ondemand hot water units.

The exteriors are designed to fit in with the neighborhood and reflect a traditional New England style. According to the website, disruption of the residential neighborhood will be mitigated by the building placement, and modular and panelized construction, as well as landscaping.

The contractor for Phase I was Cape Associates, and the project was completed on time and on budget. A builder for Phase II has not yet been selected. The architect for Phase II

is Union Studios of Providence, who also designed Phase I. Plans are largely complete, said Kaplan, and the necessary building permits have been received.

FORWARD is currently in the final stages of raising the capital required to begin construction. The fundraising effort has been “pretty remarkable,” said Kaplan.

The cost is estimated at $5.3 million, and they have so far raised about $2 million, mostly from Community Preservation Committee funds from eight Cape towns. Some $1.5 million is tentatively expected from the state, and there will be a $1 million mortgage. The remainder will come from private donations, fundraisers and other government sources.

“If everything falls into place, we expect we’ll break ground this summer and open in the summer of 2025.”

All the future tenants are current residents of the Cape. The state’s Department of Developmental Services (DDS) determines who will be offered the housing. Those interested in finding out more should contact DDS.

April Ducott Takes Helm at HBRACC

APRIL DUCOTT,

the newly installed president of the Home Builders & Remodelers Association of Cape Cod, is holding the reins of the organization during what she believes is a pivotal year.

Previous presidents, she notes, had their own hurdles to contend with, such as economic downturns and the emergence of COVID-19.

“This is the year where we put the pandemic fully behind us and look at new challenges—labor shortages for one,” says Ducott, a resident of Harwich and co-owner with her husband, Sean, of the construction firm Monomoy Home. Sean is a master carpenter.

The new president, who began her two-year term in January 2024 after serving for several years on the association’s executive committee, has a degree in construction management from Roger Williams University.

A licensed construction supervisor, she has managed projects across Cape Cod since 2005, focusing on high-end residential properties.

Before launching Monomoy Home nearly two years ago, Ducott was on staff at Cape Associates for 12 years. As a longtime construction industry insider, she has keen insights into the local housing market and the challenges faced by the HBRACC, which represents 300 members, including contractors, suppliers, and others involved in the residential building industry.

Headquartered in West Yarmouth, the trade association advocates for the building industry on a legislative level, works toward assuring home-ownership for Cape Cod residents, acts as a watchdog group and voice of the industry, and provides education and training to members.

Building Boom Continues on Cape

“The building and remodeling industry is really booming here on the Cape. I haven’t seen any slowdown or recession—we’re in our own bubble out here. Even back in 2008 (the Great Recession), it was a quick reset for us. That’s the only blip I’ve ever seen,” says Ducott.

Indeed, the building of new houses and renovations of older ones are common sights throughout the peninsula these days.

“Every road you go down there’s a construction van in a driveway, and there are not enough people to meet those needs,” says Ducott, adding that it’s a situation that has prompted builders to come from off-Cape.

“They all want a piece of the action,” she adds, and there is plenty of it, since the pandemic enabled many work-fromhome professional people to buy property here.

“People flocked here to live full time, and they have money to spend on renovating the homes they bought, or on weatherizing seasonal cottages,” notes Ducott, who adds that the buying spree of the last few years has removed inventory for local buyers and sent prices skyrocketing. Inventory has remained stubbornly low since the pandemic began.

As a result, many local people—some of whom would have added to the local workforce in construction and other industries—have left the Cape in search of affordable communities.

Affordable Housing A Key Concern

At her induction ceremony in late 2023, when she took hold of the president’s gavel, Ducott told attendees she intends to continue to work closely on affordable housing issues with organizations such as Mass Hire, Habitat for Humanity,

Housing Assistance Corp., Housing to Protect Cape Cod, and Cape and Islands Veterans Outreach Center.

She has been active in working toward housing solutions on the Cape, volunteering with Blitz Build events for Habitat for Humanity in 2018 and 2022, for example.

“We need to continue to be involved and strengthen our relationships with these groups because they are making respectable headway. We need to continue to show up to town meetings in numbers and be an advocate for housing, zoning reform, and be aware of local adoption of codes and bylaws,” Ducott told her members.

She believes the association also should explore new ways to reach out to potential female workers, what Ducott calls an untapped workforce. At her induction event, she noted that there were more females in attendance—all working in the construction industry today.

“I look around this room and see more females in roles where very few existed even just 20 years ago. Perhaps it’s time to reconsider the conventional notions surrounding a typical workday or workweek and explore more flexible and innovative approaches that better align with the dynamics of the modern workforce,” she told her colleagues.

The new president even has hopes of starting a sub-chapter of the association just for women builders.

The numbers support Ducott’s observation. According to labor force statistics published in the association’s October 2023 newsletter, the number of women employed in the construction

industry increased to 1.24 million in 2021, as the industry was recovering from the pandemic slowdown.

Currently, women make up 11 percent of the construction workforce, up from 9 percent in 2002, the data showed.

Other Goals For The Trade Group

Ducott plans to add some punch to the association’s digital presence by updating its website and launching a professional communications program. She also embarked on a strategy to personally check in with some of the HBRACC’s long-standing members, as well as new members, in a bid to better understand their needs.

“In the coming months I hope to attract a more diversified group of members and campaign for a creative platform for builders to interact with supportive businesses and subcontractors,” she says.

To say that Ducott is busy would be an understatement. Aside from leading a regional trade association and running the business she owns with her husband, Ducott also is a mom of two children, who keep her on her toes.

So how does she de-stress?

“It’s challenging, balancing the personal and business life. We’re big gardeners, and boating is a big thing for us. In summer we like to jump in our boat and take off to our favorite place—what the business is named for—Monomoy Island, and hang out for the day,” says Ducott.

When it comes time for home decor, it’s easy to go to big box stores or browse online retailers, but buying from local artists and artisans is a great way to personalize your interior spaces and support the local arts community as well.

Steel sculptor Steve Swain received a bachelor’s degree in fine arts from UMass Amherst in 1986. As an accomplished artist, architectural designer, craftsman and boat captain, he is responsible for creating several notable local restaurants and buildings. His last project before switching to art full time was designing and overseeing construction of the restaurant Pearl in Wellfleet and the restoration of Duffy Gardinier’s Tug Boat Shack, saving the last of old clam shacks from the wrecking ball and creating The Frying Pan Gallery on the Wellfleet Harbor Pier. In the fall of 2019, a second Frying Pan gallery was opened in Orleans.

Growing up on a strict diet of surf clams and hand-lined cod and flounder, his exposure to the life aquatic began early. Still the avid waterman, Steve seeks inspiration in nature and credits the great outdoors for his creativity and compositions.

In the spring of 2018, Steve returned from an extended research trip aboard his 41-foot ketch “Flying Fish.” Voyaging down the coast of the US and throughout the Bahamas, Steve—working next to his wife, Sarah, and their three children: Lucy, Jessie, and Stan—conducted ocean microplastics research in cooperation with the 5 Gyres research group, helping to create a worldwide survey of ocean plastics. The realities of this work deeply affected the entire family who has now become dedicated to helping bring awareness to the ocean’s plight.

In his secluded studio, Steve designs and hand builds steely renditions of marine life. Steve and his family (and their dogs, chickens, and goats) live in Harwich within casting range of his grandfather Nuna’s favorite bass fishing hole.

Jo Hay is a contemporary British American portrait painter who currently lives and works in Provincetown.

Born in 1964 in Newcastle upon Tyne, England, she received her bachelor of arts degree from Middlesex University, London, in 1983 and a master’s degree in fine arts from the New York Academy of Art, New York, in 2012. She received the Lillian Orlowsky and William Freed Foundation Grant 2010, sponsored in part by the Provincetown Art Association and Museum, and was the recipient of the New York Academy of Art Portrait Scholarship 2011. Her portrait from the Benders series, titled “Dodger” was a semifinalist in the BP Portrait Award 2015 at the National Gallery in London and was a finalist in Art For Freedom A Global Initiative curated by Madonna.

Hay was a subject of the documentary “She is Juiced” by British director Lois Norman. It was screened at Tate Modern in 2017 as part of the groundbreaking Queer Britain exhibition and the London Pride launch 2017.

In 2017 Hay began the ongoing project “Persisters,” large-scale portrait paintings representing contemporary, trailblazing women in their pursuit of justice. In 2019, a solo exhibition of the Persisters series was shown at The Provincetown Commons. Her portraits of Sen. Elizabeth Warren and Vice President Kamala Harris were exhibited in the Provincetown Art Association and Museum in 2020 and 2021, respectively. In February 2022 Hay was selected as the Arts Foundation of Cape Cod’s inaugural Artist of the Year, which instigated the creation of the Jaqueline Kennedy painting.

“I was intent on finding a female figure of accomplishment, a ‘Persister,’ who resonated with the Cape Cod community,” Hay explains.

Her process involves mixing ample piles of color, then starting with large house-painting brushes, she covers a broad area of the canvas decisively.

“I pace back and forth from the painting to remain relaxed in my paint

application and to regularly view the image from a distance. I frequently rotate the canvas to paint it from all angles, and I use a wide variety of brush sizes to help promote unique characters in my paint marks. “Painting with clean color mixes I rely on accidents occurring to disturb the visual order. If necessary, I will manufacture accidents by adding a second or third color to my brush to make unpredictable color relationships

Originally from Schenectady, N.Y., Paul Schulenburg grew up vacationing on Cape Cod beginning in the early 1960s.

“I have wonderful memories of time spent swimming in Nantucket Sound by our campground in Dennisport, the sunshine and the smell of the salt air,” he recalls. “It was always difficult to go back home to upstate New York after spending two weeks enjoying Cape Cod.”

Growing up, Schulenburg was surrounded by oil paintings created by his grandfather. His parents and teachers encouraged his promising early efforts by supplying him with books of illustrations and cartoons and showing him sites that compelled him to draw and paint. He earned scholarships to the Boston University School of Fine Arts, where he studied with Joseph Ablow, Sidney Hurwitz, and John Wilson. His education at BU emphasized the fundamentals of classical art training: anatomy and form, color, composition, and draftsmanship.

After earning his BFA in painting, Schulenburg worked as a commercial illustrator. For two decades, he created award-winning art for publications worldwide.

Now an internationally collected artist, Schulenburg has had solo shows at the Cape Cod Museum of Art, where he has also been in many juried exhibitions; his work has also been included at the Provincetown Art Association and Museum and the Cahoon Museum of American Art. He moved from Boston to live on the Cape full-time starting in 1993.

Schulenburg’s oil paintings might be considered to be done in a style of “painterly realism,” depicting people and places in a natural way, but occasionally with a hint of impressionism. His work is heavily influenced by the coastline of Cape Cod,

the ocean views, and the nooks and crannies of small towns like Provincetown and Wellfleet.

Schulenburg’s “Waterfront” series of fishermen and women captures the gritty nature of their work under the intensity of summer sunlight. He uses diagonal elements and cast shadows on the boat’s hard-edged architecture, contrasting the vessel with the softness of the water, sky, and shore.

In “By the Pier,” a lone figure sits in broken sunlight. Surrounded by the grays, blues, and earth tones of the boat, he stands out with his orange oilskins and pink flesh. The diamond shape of the deck leads the viewer’s eye back to the waiting man. The light and shadow as well as the edges of the boat’s structure create an apex at which the fisherman sits, looking back out to the sea from which he has recently returned.

“I spend most of my time in Eastham, where I live, or traveling north toward Provincetown or south to Chatham, the Outer Cape,” the artist says. “For over 20 years I have been creating paintings inspired by the commercial fishermen and women working out of Chatham, Wellfleet, and Provincetown. I like figurative work, so this gives me the opportunity to paint people doing something interesting. I get to watch the fishermen and the pier workers at work, doing something so very different from the work that I do—going out into potentially dangerous waters searching for fish that they can sell.”

Is it an offbeat Dutch Colonial or a classic Garrison-style Colonial?

Depending on where you’re standing, Saint Peter’s Cottage evokes these architectural styles and invites imaginative interpretation, yet fits seamlessly into a neighborhood of classic Cape Cod homes.

This eclectic home, designed and built by Polhemus Savery DaSilva (PSD), and winner of a 2023 BRICC Silver Award for New Construction, Single Family Home, replaces an existing home on the property that had two wings. The owners had requested a similar layout in their new house, with both main and guest wings, and PSD delivered.

The 4,050-square-foot, double-wing house connected by a courtyard is hardly a “cottage” in its newly conceived life, although it doesn’t look that expansive from the street. The homeowners kept the former name of the property as a nod to its history.

In conceiving the new design, the PSD team drew inspiration from surrounding houses and historical architectural styles. Many Gothic elements are repeated throughout: the arches in the porch, the copper chimney caps, the family room fireplace mantel, and the interior arches. Traditional Colonial elements include dormers and cupolas. All these elements create a unique and dynamic design.

The shape and character at the back of the house are different from the front’s.

“They liked the idea of informal, playful and fun,” said architect John DaSilva. “Mixing that with functional solutions, site-generated logic, and a touch of whimsy resulted in the completed house.”

The new house is more or less situated on the same spot as the former, said DaSilva.

“We separated the design into two, two-story pavilions; one, facing towards town, is a guest wing with two bedrooms above and family room below; the family wing, facing the view, has three bedrooms and a family room space. A glassed-in entry occurs between.”

There are two separate stairways, one in each wing. Facing the street and ocean, the family wing is a full two stories, while the guest wing is one story from the front.

DaSilva describes the front entry porch as “vestigial,” meaning it appears as a porch, a welcoming entry, yet its actual footprint is small. It shares the connector between the two wings with an entry hall, home office, and laundry room.

“The front façade essentially faces north and in summer when the days are long and the sun sets, it’s infused with a beautiful golden glow,” he said.

The two family rooms have slight variations in design, although both include fireplaces. The larger, main family room has a built-in bookcase on one side of the fireplace, engraved woodwork repeating across the mantel, and a coffered ceiling. The guest family room has smaller shelving flanking the fireplace and a wave shape carved into the mantel.

While the house is not directly on the water, there are water views, thanks to the many large windows.

Interior designer Heather McGrath worked with the homeowners on the interior design, which was essentially informal, executed with comfortable, functional furnishings in a coastal palette of soft grays and blues. The homeowners desired a plan for simple living.

“We didn’t want to fill it completely with furniture,” said McGrath. “In the house, everything was curves and angles and it was fun to fit these quirky spaces.”

Furnishing the quirkier spaces required her to “think like an architect” to understand what would work, McGrath said.

“For that cool eyebrow window in one of the stairwells, I did three different pendants dropping down that didn’t compete with that window,” she said.

The simplicity of the interior design is carried into the open kitchendining area that’s anchored by a center island. A striking visual element is the high tray ceiling. The coastal palette continues with a blue subway tile backsplash that runs from counter to ceiling above white quartz counters. Cabinets are white inset with one section of uppers featuring glass doors for display purposes.

on the several windows provide privacy. The en-suite bathroom features a double vanity and large tiled shower.

The design of the house inside and out was just what the clients had sought.

“John and his team really came up with a beautiful design that works great for the family and, although it’s not that large, can accommodate guests and not feel crowded,” they said. “What we also love most about the house are some things that we only became aware of once we moved in, such as how the house is situated on the lot which maximizes water views, but also is laid out in such a way that you have some private outdoor areas. It also fits into the neighborhood and does not look that big from the street.”

Great Island single-story home gets a grand expansion

The family from Medfield had enjoyed a second home on the Cape for 20 years before deciding it was time to find something bigger.

In 2018, on a weekend visit, a friend showed them the singlestory house on Great Island in West Yarmouth. Described by the owner as a “classic, well-built ranch,” the house had been sitting empty for three years and was dated. As luck would have it, the following Monday their broker called them to say it was for sale. They bought it before it hit the market.

“The stars were aligned,” said the new owner.

Although the house is located on the shores of Lewis Bay, one thing, ironically, was missing: a view. The property needed to be opened up to access a million-dollar vista.

For that, the owners turned to architect Erik Tolley of ERT Architects, and builder Mike Nardone, of MJ Nardone Building & Remodeling, both of Yarmouth.

The owners wanted to capture views of the nearby cove. While the master bedroom had a view, the living spaces did not.

“I’d love to be able to walk into the mudroom entry and see that view,” the owner said he told Tolley. He also wanted to add a private office.

“The house was built in the 1960s when people didn’t put a lot of value on views,” explained Tolley. “We’ve seen a cultural shift.”

To create the spaces and views the owners wanted, the solution was to orient spaces to maximize views, and to go vertical, adding a second and third floor and coming in just under the 35-foot limit.

Tolley’s design called for living space on the ground floor, a master suite on the second, and an office on the third. As luck would have it, the garage, at some point, had gained a second story. That meant that adding floors to the main house wouldn’t be out of balance. In drawing up the plans, Tolley had to be sure the design complied with regulations that govern both building height and construction near wetlands.

To make the design a reality, Tolley and the homeowners turned to builder Mike Nardone.

Nardone and Tolley are no strangers. They did their first job together 20 years ago and have worked on more than 100 projects together. Their offices share the same building in Yarmouth. It makes for an efficient operation.

“I can read his plans flawlessly,” said Nardone. “He says, ‘make it look like the picture,’ and I do!”

Using the existing foundation, Nardone explained that the construction doubled the size of the home, weaving in the old with the new.

“Any time you’re marrying an existing house it’s a challenge. It’s not as cut and dry as a new house. There are a lot of unknowns,” said Nardone, who was able to use much of the existing mechanical systems, with adjustments.

“The homeowner was on site every day. We worked with him to select stains and finishes and achieve what he wanted. It was his vision,” said Nardone.

Set on a property that leads down to a dock on Lewis Bay, the completed house evokes the look of a boathouse, albeit a grand one.

“That look seems to be very popular,” said Tolley, noting the natural wood edge and center bead on the ceiling of the office. “Like shiplap, people associate these finishes with coastal communities,” he said.

The ground floor living area has three large sliders providing access to a patio, which the owner described as a “very entertainment-friendly space.” Though on the water, the layout provides privacy, a quality many waterfront homes lack.

A stairway leads from the master suite on the second floor to the private office on the third, where there’s access to a roof deck. The master suite includes a sitting area with Juliet balcony and a large bathroom, both with stunning views, and a big walk-in closet.

Distinctive finishes include stainless steel cable railing on the balconies and stairs. Like shrouds on a sailboat, they give the house a beachy, open quality.

For the floors, the owner chose an engineered laminate. Nardone said it’s more expensive to purchase, but less costly to install, and requires no finishing. He said it’s “virtually bulletproof,” and perfect for a beach house with dogs.

On the exterior, they selected a 50-year architectural shingle - a thick heavy look that resembles slate, and the siding is made of pre-dipped shingles in lighthouse gray.

Despite the magnitude of the renovation, the owner said the project went very quickly and was finished on schedule. “I think it was a huge advantage that the architect and builder have a close relationship and are both local. That made a big difference,” he said.

The Home Builders and Remodelers Association of Cape Cod were likewise impressed with the project. The home was the recipient of a Silver BRICC Award in 2023 for Excellence in Remodeling - Whole House Remodel or Large Addition ($250,000 to $500,000).

The home at right is a historic property in downtown Chatham on a fairly small corner lot. Taking up the entirety of the side yard is a travertine terrace that flows directly off the home’s side entrances. Tucked behind a privacy fence are a small pool, a gasoperated fire pit and several arrangements of comfortable seating. The home below is on a much more expansive property. A pool house that does double duty is positioned at the far end of the pool. On one side of the pool house, an open-air pavilion shields an outdoor kitchen and entertaining area. McPhee – Boat House

Perched on a steep hill overlooking Arey’s Pond in Orleans is a quaint one-bedroom boathouse. The original structure—in disrepair and not compliant with FEMA flood zone height regulations—was razed and replaced with a new structure. The homeowners, who love boating and being on the water, wanted a multifunctional space apart from the main house that would serve as a private getaway for rest and relaxation and a quiet place to work. Future uses as guest accommodations and a hang-out spot for the kids once they’re older were also design considerations. SV Design –Coastal Barn House

Longtime clients desired a separate space for entertaining and fun away from their main house. Initially a horse barn, this building was restructured after disassembling the second-floor hay loft. The barn still has the original framing, while other features now serve a new purpose. A horse stall was redesigned into a dart board alley, and a horse trough now serves as a copper-lined bathroom sink with original horses’ teeth marks. This barn was decorated with an “Americana” theme and renovated to accommodate a lot of activity within a small space, complete with a shuffleboard table, dart board alley, large cribbage board and comfortable furniture for lounging. What began as a COVID-era basement remodel for their college-aged daughter developed into a custom-crafted entertainment space with something for everyone—including an open-concept, custom kitchen and living room, a home office, bedroom, full bath and a separate game room. The homeowner’s vision for this project was to create a space that blends new with old, modern with classic and formal with casual. This balance was achieved with carefully chosen materials and styles throughout the rooms.

The pièce de résistance for this project is a custom 12-by-14-foot, temperature-controlled wine room, which can hold more than 1,000 bottles. This showpiece is a functional storage space and an artwork of craftsmanship crafted from walnut, with reclaimed barn board for the ceiling sourced from historic Cape Cod buildings. The modern metallic wine bottle storage pegging system adds a contemporary design touch, providing an exquisite blend of the old and the new.

This 4,853-square-foot home was built for an active family of six, plus two grandparents. The homeowners desired a contemporary, clean and uncluttered design, with classic and formal influences and details. A home office was important as was a front, wraparound porch.

The custom kitchen features maple inset, no-bead white cabinets with concealed hinges and flat black pulls. The cabinetry includes an appliance garage to hide away small appliances and appliance panels to create an uncluttered look. The kitchen island features open shelves.

Due to COVID, this renovation of this 1954 ranch-style home was completed in two phases within the footprint of the original home. The home was updated to provide a full-time residence and family home base for grandparents with adult children and grandchildren. Walkable to the beach and harbor, this home was designed to provide a variety of options and experiences tailored to the homeowner’s lifestyle.

The house is also designed with aging in mind, as the primary suite of rooms is located on the first floor, providing privacy while others can also live comfortably in the home. The primary suite comprises several small rooms separate from the main house. The bedroom has a gas fireplace and sliding door to an outdoor patio, a wet bar for morning coffee, a living room for watching TV and relaxing, a changing room and an exquisite primary bathroom with freestanding soaking tub.
