The Strength of the Association
DEAR MEMBERS,
Time has gone by quickly, and my term as your president ends later this year. Here are some reflections on nearly 10 years of association membership.
I have known about HBRACC for close to 20 years. Early in my building career I came to a few meetings. It did not seem to be my thing. Then, in 2010, I joined another company that was eager to be part of the Cape Cod building community. So they joined, and I was their primary representative. I quickly realized that I had been missing out on a lot of great information, networking with industry leaders, and community involvement. The association is a fantastic conduit for enabling these activities.

Here are some of the things that have made an impact on me and hopefully on our community of builders and beyond.
• We have a voice and a seat at the table for development and direction of the future of Cape Cod. The events and actions we undertake should highlight this goal.
At one dinner meeting, Habitat for Humanity came and presented the idea of doing a Blitz Build. It was obvious to me that this would be a great way for the association to become involved in a community project. So, along with Gary Souza of Rogers and Marney, we embraced the planning and execution of the first one here. Initially it seemed extremely awkward to work with a competitor to a common goal. But this is the essence of what the association can do as a group, and although we still compete, it is a lot of fun to cooperate with all of you. The blitz has evolved into one of the most rewarding events for me personally and for both HBRACC and Habitat. Not to mention that in doing this we elevate and provide an exceptional opportunity for a few deserving families on Cape Cod.
Following the first blitz, I became a board member. That led to a more involved role in the association, becoming part of the leadership team. I believe that the HBRACC board and leadership has helped me and our business grow significantly. Likewise, the association as a collective is much stronger than our individual companies.
• Residential construction career day, an event we hold in the fall each year is an opportunity to expose high school students to potential opportunities in our industry. We need many careers to build homes: carpentry, electric, plumbing and mechanical trades, machine operators. But we also need engineers, financial support, sales people, insurance, materials, and delivery drivers. Part of the association mission is to make all of this known to our youth and encourage them to consider the home building industry as a lifetime growth option and a means for them to thrive on Cape Cod.
• Establishment of the BRICC awards was a brilliant idea by our past EO. It spotlights the spectacular projects our members and associates create. Our exceptionally talented members are very proud of what we build, and BRICC is a perfect way to highlight those efforts.
It has been an honor to represent all of you, and I look forward to a bright future for the association and our industry. I encourage all of our members to take some extra time to find the one thing you can contribute, and dive in. You will not have regrets, only rewards for getting involved.

The Home Builders & Remodelers Association of Cape Cod (HBRACC) is a 320+ member company, non-profit association representing every facet of the building and trades industry. Our members pride themselves on their integrity, their expertise, their ability to get the job done, and to get it done well!
Members of HBRACC are an invaluable resource to you, the public, the economy, and the construction and housing industries. This past September, member companies and volunteers partnered with Habitat for Humanity Cape Cod for the “Blitz Build,” where we came together to build one home, for one family, in one week. Companies and individuals donated their time, labor, personnel, and materials to this cause so that a fully employed family—who would not be able to purchase a home otherwise—would live in a home for an affordable monthly mortgage payment. After all, homeownership for all on Cape Cod is integral to our mission.


Also, this fall, more than 24 industry experts are participating in “Building Blocks,” which is an informational series geared to the public to help navigate building, remodeling, and design projects, large or small, from start to finish. The workshops are designed and presented in a format to help guide and prepare the homeowner to make educated decisions, to assist in the smooth execution of projects, and to avoid costly mistakes. Our members’ skills and expertise are a resource to you, because they believe in giving back to the public by educating homeowners on the process, to
anticipate what to expect, and to share best practices.
Not only are our members leaders of the building industry here on Cape Cod, known for their mastery of the craft, but their talents are also recognized at both the state and national levels. Recently, a member of HBRACC, Matt Anderson of Anderson Framing and Remodeling, was elected to serve as the President of the Home Builders & Remodelers Association of Massachusetts, our state association, where his leadership will be heavily relied upon. Mike Duffany, of M. Duffany Builders, was also recognized as a “Legend of the Industry,” the highest honor anyone can receive in the building industry.

HBRACC is an association full of talented professionals with companies dedicated to providing topnotch service and exceeding expectations. She recently co-founded a quarterly publication called South Shore Home, Life & Style, which celebrates life in the seaside towns south of Boston.
DAN CUTRONA has been photographing extensively for various publications for more than 15 years. Architectural photography has become his primary subject matter but relates it to shooting people. “Each house has its own personality,” Cutrona says. “Each room has a time of day where it looks best. It’s fun to spend time in a space that has been so carefully designed, and try to showcase all the decisions that brought it to its final form.”
LISA CAVANAUGH grew up in Massachusetts and Connecticut and spent most of her summers on Cape Cod. After college, she moved to Los Angeles where she became a Hollywood story editor, producer and writer. Having since come back, she writes for local non-profits and pens stories about the rich variety of lifestyles, occupations and interests of Cape Codders. She lives with her husband in Yarmouth.

Biennial Blitz Build results in another great home for a deserving family
“ONE
HOME, FOR ONE FAMILY, IN ONE WEEK.”
A pretty simple goal, yes. But it’s a gigantic undertaking, requiring an exquisitely choreographed build with 14 businesses volunteering their crews and another 45 organizations donating materials.
HBRACC has partnered with Habitat for Humanity of Cape Cod since 2013 to build such a house every other year. This year, the labors of the week of Sept. 16 resulted in a two-story three-bedroom Cape in a 14-home subdivision on Paul Hush Way in Brewster, which was purchased with Community Preservation Act funds.
“Habitat treasures the partnership that has been forged with the Home Builders and Remodelers Association of Cape Cod. The contributions by their members is tremendous,” says Habitat executive director Victoria Goldsmith. “We are incredibly appreciative of the talent, generosity and energy of all who were part of Blitz Build 2019. And now, one more local family has a quality-built, very affordably priced, home in our community.”

Construction for housing for autistic adults gets underway in Dennis

Friends Or Relatives With Autism And Related Disabilities (FORWARD), a local 501(c)3 organization that advocates for housing, recently broke ground on a first-of-its-kind project in Dennis.
With the help of local and state funds and generous private donors, the group has raised more than $1.67 million to build a housing complex for autistic adults to live in a safe, affordable, and independent environment. .
The group secured a 99-year lease on the property from the town of Dennis, according to FORWARD president Kathy Ohman. Former selectman Wayne Bergeron has been a champion for this cause.
They enlisted Union Studios, architects of Heritage Sands, to design the homes and Cape Associates, Inc. is in line to contract the building process, according to executive director David Kaplan. They hope to have the homes constructed and ready for occupancy in late spring 2020.

WWhen Connecticut residents Ed and Kathy found a 1980s contemporary house for sale on Stage Island in Chatham five years ago they bought it for the location, the view ~ and the potential. “The old house didn’t really look like anything you’d usually see here,” says Ed “ We knew we would do something extensive to remodel it and make it a more traditional Cape Cod home.”
The couple expected that that they would stay on the same footprint and keep the shell of the original structure, but once the demolition process began, they realized it would almost be a new build. “Ultimately, everything was down to the foundation and one exterior
wall,” says Ed. “I came to the property and thought ‘Oh my gosh, the house is gone!’”
Spending two summers in the old house before they began the remodel proved very helpful. “We were able to see what we wanted, such as needing a mud room here and washer and dryer there,” says Kathy. Also beneficial was bringing their builder Rick Roy of Rick Roy Construction to the house even before they purchased it. The couple had met Roy when they had previously interviewed several builders for a proposed remodel of another property in town. “We were quite impressed with Rick,” says Ed. “His style and approach

resonated with us. So we took him around this property, ran ideas by him and got his reaction and suggestions.”
“A lot of what we are able to produce is contingent upon a client’s desire to do something cool and expend the revenue to accomplish it,’ says Roy. “ We have the staff that is talented enough to take what somebody thinks they want and turn it into reality. That is what you see in Ed and Kathy’s house.”
Roy recommended architect Karen Kempton, and the team got started on an ambitious design and construction project that has resulted in a spectacular yet welcoming, nautically-inspired family home. “We have two teenaged sons, and family all over the country, including lots of nephews, nieces, great nephews and great nieces.” says Ed. “We wanted to turn this home into a destination, family-gathering place for everyone.”
The attention to detail that make for a welcoming stay are evident throughout. Every one of the four bedrooms has its own
bath and views of the water or front gardens. There are built-ins in every room for clever storage solutions, and several beverage stations scattered throughout, including a filtered-water wet bar that straddles the great room. Ed and Kathy have also outfitted an entire garage level room with kayaks, paddleboards, beach chairs and bicycles, for the perfect Cape vacation for anyone who comes to stay. “ We knew we would have a lot of people coming to visit, so we planned how to have amenities and facilities to make it welcoming and easy for our guests.”
Together with interior designer Susan Tuttle of Surroundings in Orleans, the couple worked to imbue the home with an undertone of nautical touches: Sailor’s knot inlay in the foyer floor, a compass rose design on the newel post caps, and sextant shaped sconces, imported from the United Kingdom and retrofitted by Rick Roy’s team to gracefully light the second floor bedroom hallway.
The master bedroom features a fireplace with a unique wave design which is complemented by local artwork by David Witbeck and Jack Dickerson.

“I found of lot of ship salvage and asked Rick’s team to incorporate it,” says Ed, who sourced some old ship hatches and anchor iron pedestals. Roy’s builders turned them into a board game/poker table which sits in the fun and spacious loft. This third floor has several rooms for lounging, sleeping and studying, as well as another full bath and an outdoor porch, all of which harken back to ocean liners and sailing vessels. “We call the bunk room the Crews Quarters,” says Kathy, and indeed the seven extra beds on this level are tucked ingeniously into cosy corners, with plenty of thoughtful extras such as ship’s lantern-lights, USB outlets and under bunk storage.

All of the woodwork was possible because Rick Roy Construction custom builds every home, and can fabricate elements in their own shop, located in Harwich. “These are design elements we’ve used in other houses, and we were comfortable doing them here because they fit into Eds vision,” says Roy. “ We can do a lot of builtins and woodwork because we have the ability to custom make them.”
Ed and Kathy also engaged several local artisans for additional fixtures and finishes, including Cape Cod Lanterns for interior lighting, Cape Cod Cupola for their Stage Harbor Light weather vane and Richie Dulgarian for the masonry throughout the home. “We challenged him to create a flush hearth in the seating nook next to the kitchen, and it came out beautifully,” says Kathy.

The old house had two wood burning fireplaces, that were more hidden, but the homeowners wanted to showcase the chimneys and hearths both inside and out. The great room is now bookended with two magnificent fireplaces (gas in the seating nook and wood burning in the living area) with natural stonework that is replicated both on the retaining wall on the outside terrace and in the basement wine storage/dart room. “We couldn’t be happier,” says Ed “ the stone work is amazing and really does anchor the entire house.”
The twin chimneys lend an aura of warmth and solidity to the airy and soothing home. The spacious great room, with its wall of windows, incorporates the sunken living room and a large dining area



with seating for 12. This leads to a terraced patio, with several separate exterior areas for relaxation, lounging and outdoor cooking. The property has a path that meanders down to the harbor, where a low-tide beach allows for water access.
The house boasts a total of six full baths and one half bath, a rustic-inspired second floor home office, plus a first floor study that can serve as overflow sleeping quarters. The study’s bath leads to a luxurious outdoor shower with teak flooring.
The kitchen includes an oversized island and separate butler’s pantry, a recycling station and a pass through counter to the seating nook, which has four upholstered chairs grouped in front of the hearth. These thoughtfully constructed areas throughout the home offer both the family and their guests numerous spots for a relaxing morning coffee, afternoon reading or more social evening gatherings.
Ed and Kathy also wanted to add exterior elements to their home that would make it a more traditional-feeling house. “There was no front porch to speak of in the old house, “ says Kathy. “So we added one with a bow roof, to give it the sense of a grand entrance.”

move into their newly remolded home, Ed and Kathy feel the long process was worth it. They both love the house, especially since they helped bring it to life, and throughout the process added ideas and suggestions to the builders. “Rick’s team was always very responsive to whatever we wanted, says Kathy. “ They were a great team to work with.”
“Really this was almost like a new build,” says Roy. “We used some of the old structure, but had to create an entirely new scheme for the mechanicals, heating systems and lighting, plus all the new woodworking and cabinetry. It can be painstaking, but it was a situation where we were fortunate to work with client who had a vision of what they wanted to have.”

TThe Cape Cod weekly vacation dynamic has always been a stalwart. Even as more people can afford a second home for themselves to enjoy and Airbnb is making it easier to rent properties for shorter, or more flexible, lengths of time, the heralded weekly rental—Saturday checkout at 10; check-in at 2—is still the going tradition, even if it does make for chaos on the bridges that day.
York Construction builder Matt York knows this dynamic well. Growing up and presently living and working in Sandwich, he has seen it firsthand all of his life. And when we spoke for this article, coincidentally he was traveling north to Drake’s Island in Maine, as he has on a few occasions, for a family vacation, in which 10 adults, 2 children, and 2 dogs cohabitate in an 8-bedroom house in a bucolic setting.
Seven Boston-area families have invested in the ownership of this home off 6A in Brewster, with dramatic views of Cape Cod Bay. When York began the project, he admits he was hesitant of what it might be like with so many cooks in the kitchen when it came to making preferential decisions. But he was pleasantly surprised by how smoothly the entire process unfolded.

The house is expected to be a multi-family summer rental for the foreseeable future, with the owners enjoying it if they can on the unrented weeks, so it was designed and outfitted accordingly.
In addition to building the house, York’s business is handling property management going forward. Because they knew this would be the case, they wanted it to be easy to clean and relatively maintenance-free. The choice of faucets, lighting fixtures, even the carpet in the basement’s theater room, were all chosen with this in mind. As far as aesthetic choices went, many of those were left to York and his team because they perhaps had a better idea of what renters would expect in a Cape rental.
“They relied on us to make some of those important decisions,” says York.
The biggest challenge was the timeframe. The owners came to York and said they wanted to have it ready by this past summer. “We did it in 10 months,” says York. “It wasn’t easy, but we got it done. His crew worked throughout the winter and spring, and were finishing up some outdoor features merely days before the first rental.
It was originally supposed to be a remodel, but when the owners and York priced out what they wanted, it was easier to tear down the existing structure, keeping some of the foundation. “For a relatively modest increase in their investment, they got exactly what they wanted,” said York.
Even thought it is meant for many families to enjoy, the décor on the shelves of the built-ins give it a homey feel.

It is built for multiple families gathering and entertaining, but one can find privacy in many spots in and outside of the house. The kitchen is open to the dining and great rooms. The floor space between the counters and the island is designed more for multiple people working together in the kitchen than it is for one individual going back and forth from the appliances to a chore on the island.
Upon approach, there is no grand entrance. The front door is located at a corner of the home and the mass of the house is broken up in two ways: It faces askew from the approach and gables and eves minimize the height of the second floor. (It also helps that the garage is a separate structure.) From this angle, it is difficult to imagine that the home could possibly house 10 bedrooms.

A second family room is located on the second floor, complete with a wet bar, for another lounging spot and great views. Windows of different sizes and various rooflines give character to each of the second floor spaces and bedrooms.
The outdoor spaces, from the front porch and many balconies to the outdoor kitchen/patio/fire pit to the pool area, are all additional places to congregate. Because the house sits on a promontory into marshland, everyone gets a view—whether you are inside or out—of the quiet setting surrounding it.
The same families that bought this house have purchased another home up the driveway on 6A and hope to remodel that one to be a rental as well. The ultimate vision, he says is to make he barn at the beginning of the drive way into another entertainment/game area for the renters at both homes to utilize.
York looks forward to the future collaboration with these clients, and being part of an effort that will allow multiple families to enjoy this little place in Brewster for generations to come.

RRaised in a seaside community peppered with ship captain’s homes, Duxbury natives Michael Rest and Lara BryanRest have always had an affinity for New England-style architecture. When the couple decided to relocate from New Haven, Connecticut, to Cape Cod, they set out to find a modern home rooted in tradition. With two young children and plans for a third, the Rests also needed space to accommodate their growing family. A contemporary colonial in Sandwich checked all of the boxes.
“We were looking for a five-bedroom home because we wanted to have enough space for family and friends to stay,” says Lara. “Coming from a smaller, older home that needed a lot of TLC, we were ready for an upgrade.”
Situated at the end of a long shell driveway, the 4,500-square foot residence takes cues from its historic neighbors while incorporating unique design details. The front façade features a portico with two sets of white columns and an elegant balustrade. Extending off the main section of the house is a Cape-style addition with a farmer’s porch and beside that is a two-story garage with a red
cedar roof and an in-law apartment. Decorative stonework adorns the porch wall and anchors a set of columns on either side of the garage doors.
The home was designed by Chris Dougherty, president of Structures Building & Remodeling in Sandwich. A master woodworker who grew up in town, Dougherty has been building custom homes for more than 15 years and is dedicated to maintaining the highest standards of craftsmanship on all of his projects. Dougherty began learning carpentry as a kid, helping out his dad in the family cabinetry business. He honed his skills over the years, launching his own interior carpentry company when he was 18 years old and getting into home construction in his early 20s. Dougherty continues to put his woodworking expertise to good use by offering his custom home clients everything from built-in bookcases and closet systems to wainscoting and wine cellars.
“We do all of our custom millwork in-house, right down to the window trim and casings,” says Dougherty.

personal residence, so everything from the layout to the light fixtures were chosen to suit his taste. Dougherty had Sandwich architect Anne Michniewicz help draw up the plans and then he set to work making his dream a reality.
Much like the Rests, Dougherty has a thing for stately old homes and this influenced his design decisions. The symmetrical, boxy shape of the main house and its pedimented dormers are reminiscent of classic colonials, but a closer look inside the home reveals creative craftsmanship and unexpected elements that make the home unique.
One room where this is apparent is the kitchen. A large, handcrafted kitchen island serves as the focal point. “I wanted it to look like an old piece of furniture,” says Dougherty, who built the island from antique alder, which he stained and topped with a dark soapstone countertop. In addition to providing a substantial amount of food preparation space, the color and shape of the piece provides a lovely contrast to the surrounding sleek white subway tile and beaded inset cabinetry.
A mix of metal finishes adds depth to the design. Oilrubbed bronze was chosen for much of the interior hardware, including that on the kitchen cabinets. For the kitchen island, however, Dougherty opted for a brushed nickel faucet and he hung an antique brass pendant light overhead.
Just beyond the kitchen is a cozy breakfast nook where the family often eats meals overlooking the property’s gardens. A rustic farm table was custom-made for the space using antique barn boards. “We tear down a lot of old structures and I like to repurpose the old wood into new houses in a decorative way,” says Dougherty.
Dramatic coffered ceilings, detailed moldings, and sweeping arches between rooms create a sense of grandeur throughout the home while an open-concept layout provides an easy flow. “We love the open floor plan,” says Rest. “I like that I can be standing in the kitchen preparing dinner and still keep an eye on the kids playing in the other room.”

while cabinets easily stow toys and art supplies out of sight.
“You can really tell that Chris has a background in woodworking,” says Michael Rest. “He did a great job designing the home so it would be family friendly but also seamlessly transition into a formal space for entertaining.”
When the Rests host summer gatherings, they swing open a set of French doors off the main room so guests can easily walk out onto the patio to enjoy a glass of wine by the firepit.
Large windows and neutral paint colors maintain a bright and airy feel throughout much of the home. However, the mudroom is one exception to the rule. In this space, Dougherty painted the doors bright cayenne, which picks up the warm red and orange hues in the stone tiles. The color pops against the white wainscoting and the gray wall above.
In the formal dining room, gold damask wallpaper and decorative wall paneling elevates the feeling of opulence while making the room look timeless. “Wallpaper is making a comeback,” says Dougherty. “It’s interesting how styles come full circle.”
The home is outfitted with a gas fireplace topped by an elegant mantle and also a more rustic wood stove with a brick footing and stone surround topped with decorative trim. “The wood stove is aesthetically nice and it also produces a lot of heat,” says Lara. This cozy feature comes in handy on chilly Cape Cod nights.

home’s oversized two-car garage. Extra high ceilings make it possible to hang their kayaks in the garage and still have plenty of space for their vehicles. Upstairs, a comfortable in-law apartment provides convenient accommodations for grandparents when they come for a visit.
Now a family of five, the Rests are thankful to have found a home that suits their family’s needs by marrying old-fashioned formality with modern-day functionality. They’re also happy to be raising their children in an historic New England town.
The unique wood and stone columns extend to the two-car garage, tying the two spaces together.
“We love the Sandwich community,” says Michael Rest. “One of our favorite things is to bring the kids to ride on the carousel at Heritage Museum & Gardens, which is just down the street.” When Lara Rest thinks back to their life before the move, she remembers how excited she and her husband would get at the thought of leaving their old home to go on vacation. “These days other people come to visit us,” she says, “and we’re happy to just stay home.”

How Cape Cod municipalities can utilize new tax revenue to invest in infrastructure and housing

Since the recent passage of the statewide short-term rental tax legislation, some Cape Cod municipalities are grappling with increasing the local option excise tax from 4 to 6 percent this year. This local option tax increase not only applies to hotels, motels, and bed and breakfasts, but also short-term rentals of secondary homes. Should a municipality choose to enact the local option tax increase, it automatically goes into the municipality’s general fund for any use. However, that’s only if the municipality leaves the tax revenue undesignated. The state’s legislation enables municipalities to use the increase of tax revenue to be used for infrastructure needs, such as wastewater, broadband,
purposes. Future Cape Cod, a group of coalition partners comprised of the Association to Preserve Cape Cod, Housing Assistance Corporation, the Cape Cod Chamber of Commerce, and the Cape Cod and Islands Association of Realtors, all advocate for creation of a stabilization fund at Town Meetings across the Cape, and have even drafted a model bylaw for towns to possibly consider at Town Meeting.
