How many board meetings have you attended in the last year, and how will you encourage others to do so?

WITHIN A FEW DAYS of being elected Board President, approximately five years ago, I was faced with a serious legal issue I wanted to discuss with our legal counsel. The first thing he said to me was: “Congratulations you are now the nonpaid CEO of a multimillion-dollar corporation.” Over the past five years, there have been many legal issues in which I had to seek his advice, that of other attorneys in foreclosure cases and dealt with many issues with the City of North Las Vegas, most of which I have written about in my articles. Without a doubt, the President of the Aliante Master Association is a nonpaid CEO of a multimillion-dollar corporation and doing this job over the past five years has been very demanding, but also very rewarding and fulfilling. As I wrote, in my last From the President article, after being diagnosed with a rare genetic progressive heart disease, I have decided not to run for re-election to the Aliante Master Association Board. Therefore, this is my 30th and final From the President article. When I became President, I vowed that my articles would be educational and not just tell homeowners about important Board decisions, but would also, in important cases, explain why the decision was made. I hope future Presidents continue to inform and educate homeowners. The fact that the Aliante Master Association is a multimillion-dollar corporation will probably come as a surprise to some of you. Well it is, and it is important to understand that you are all equal owners of this corporation. Without you there is no Aliante Homeowners Association. It is my belief that the Aliante Homeowners Association is a “First-Class” Homeowners Association, which is why my wife and I bought our home here. As such, we should have first class amenities such as social events, lush landscaping, private security and a highly skilled, experienced, educated and dedicated management team to manage the day to day affairs of the Association. I can tell you as Board President, who has worked closely with our three-person management team over the past five years, they are all these things and more; and this multi-million-dollar corporation with 6,616 owners has a lot of day to day interactions with the owners and vendors. I also believe, it is the Board’s responsibility to provide these first-class amenities and to protect, preserve and enhance your property values. If you believe as I believe, please let your Board know. I want to thank all of you who have expressed concern about my health and have thanked me for my service. It has been an honor and a privilege to have served you. In conclusion, I want to leave you with what I believe was the most important educational information I shared with you: Four things homeowners can do to avoid or mitigate fines. It was included in my March-April 2018 From the President article. (I have added “Three tips on how to interact with the Board when asking for fine reductions,” not included in the March-April article.)

Four things homeowners can do to avoid or mitigate fines: 1. First and foremost, ensure your home is well maintained and don’t make any exterior changes without first getting approval from the Aliante Master Association and, if you live in one, your Sub Association. 2. If a homeowner receives a violation letter, the best way to avoid fines being levied, is to respond to the violation letter. The second page of the letter is the Homeowner Response Form.
