Welcome to Warren Powell Richards!

Since our founding in Alton in 2008, we’ve expanded across the Surrey–Hampshire borders with offices in Farnham, Godalming, Haslemere and Grayshott – but one thing that hasn’t changed is our commitment to the communities we serve.

At WPR, estate agency is fundamentally a people business. That’s why our growing team, made up of trainees and industry veterans alike, shares a set of core values above all else: decency, honesty, professionalism, and a relentless focus on doing the very best for our clients.

Whether you’re buying, selling, letting or renting, you can expect a warm, welcoming and knowledgeable team who work tirelessly on your behalf.

countryside living without compromise

Our patch of the world is a very special one. Nestled between the Surrey Hills and South Downs National Parks, our towns and villages are blessed with natural beauty, historic charm and an enviable quality of life.

From the bustling high streets of Farnham and Godalming, full of independent shops and cafés, to the rolling commons and woodland walks around Haslemere and Grayshott, there is always something to discover.

Families are drawn here for the excellent schools and sense of community, while commuters love the fast train links to London. It’s the best of both worlds – countryside living without compromise.

Our approach is simple but powerful: we pair a robust high-street presence with effective digital reach, ensuring that your home appears in front of the largest possible and most relevant audience.

We’re driven not just by property, but by people. We’re proud to support local schools, charities and businesses, and by choosing WPR you’re backing a company that genuinely cares about its neighbourhoods.

five reasons to invest in a property survey

When purchasing a property, it’s easy to get swept up in the excitement. However, making an informed decision is vital to avoid any unwelcome surprises down the line. Here are five key reasons why investing in a property survey is a wise choice:

UNCOVER HIDDEN ISSUES

A property may appear perfect at first glance, but there could be underlying problems that are not immediately visible, such as structural damage, damp, or faulty wiring. A survey helps you identify these issues, giving you the full picture of what you’re really buying.

NEGOTIATE WITH CONFIDENCE

If a survey reveals significant issues, you can use the findings to negotiate a better price or request the seller to carry out necessary repairs before you move forward. It’s an opportunity to protect your financial interests.

PEACE OF MIND

A property survey provides peace of mind by offering a thorough, independent assessment of a property’s condition. Knowing that you’ve taken the right steps to assess the property can help you feel more confident in your decision.

AVOID UNEXPECTED COSTS

Properties can come with hidden costs that can catch you off guard later, such as roof repairs or foundation issues.

A survey helps you avoid these financial surprises by giving you a clear idea of what needs attention.

PROTECT YOUR INVESTMENT

Whether you’re buying a home or an investment property, your investment deserves protection. A survey ensures that you’re not inheriting costly issues that may affect the property’s value over time, helping you make a sound financial decision.

Don’t leave it to chance – contact Vospers today to book your property survey and ensure your next purchase is a wise investment.

“With historic charm, a creative buzz and countryside on tap, Alton is the sort of town that quietly wins you over –one market, coffee, or country walk at a time.”

Alton

Packed with historic charm and nestled on the edge of the South Downs National Park, Alton offers a laidback lifestyle with great connections. From literary links to market town bustle, it’s a Hampshire gem that’s easy to call home.

HISTORY

Alton has been a lively settlement since Roman times, and it hasn’t slowed down since. The town’s market charter dates back to the 13th century, and today it still holds weekly markets full of local produce and handmade goods. Alton also has a proud literary connection – nearby Chawton was home to Jane Austen, and you can still visit her house and wander the lanes she knew so well.

COMMUNITY

It may be steeped in history, but Alton is anything but

old-fashioned. There’s a thriving local scene here, with community events, farmers’ markets, and an active arts centre offering theatre, music, and film. The town is also big on sport, with local clubs for cricket, rugby, and tennis, plus a modern leisure centre that keeps everyone moving.

OUTDOORS

Right on the doorstep is the South Downs National Park, offering a playground of walking trails, cycling routes and picnic spots. The nearby Watercress Line heritage railway also

makes for a great day out, especially when the steam trains are running. Whether you’re stretching your legs or simply taking in the view, Alton’s got green space in spades.

FOOD & DRINK

From cosy coffee shops to lively pubs, Alton’s food scene is full of local flavour. Grab brunch at a café on the high street, stop by the regular food market, or enjoy a relaxed dinner at one of the town’s welcoming gastropubs – there’s something here to suit every taste.

WHEN IT’S TIME FOR A DRINK...

Well, as a brewery town, Alton is home to an array of pubs and bars that suit a wide range of tastes. The Swan , in the town centre, is nice to pop in for a drink.

However, there are lots of pretty villages surrounding Alton that are worth a visit too. The Three Horseshoes , in East Worldham, does good food and has a great beer garden.

Holybourne, which is right next to Alton, is a lovely little traditional village with a small post office. There you can find The White Hart , which is where I like to visit for a drink after a long walk with Peppa, my chocolate Labrador.

Khao So by Chariya is owned and run by the 2023 MasterChef winner Chariya Khattiyot, serving cuisine from North Thailand, this place is certainly worth a visit. As is Heavens Kitchen , which is a great steakhouse set within a grade 2 listed building. For those who prefer more casual dining, then Hermanos Mexican serves delicious food. It started as a taco truck but has grown to include restaurants in Alton and Farnham. And if you’re looking for something hearty, then The Sun Inn , in nearby Bentworth, serves great pies. It’s also a great spot in winter for its traditional log fire.

WHEN IT’S TIME FOR FRESH AIR...

Alton itself has a traditional town feel, but it’s surrounded by countryside whatever way you approach it. Anstey Park , for example, is ideal for families – and even has a skate park for teenagers. There’s also a gym there with an independent café, so you can grab a coffee mid-walk.

The Hangers Way , which includes steep-sided hills known as The Hangers, provides a 21-mile walking route that begins at Alton Railway Station and ends at Queen Elizabeth Park for those who have the energy to complete the entire route. If you’re looking for something shorter, then the Zig Zag path in Selbourne is a two-mile walk up one of the highest hills in Hampshire.

ALTON’S HIDDEN GEMS ARE...

There are a few! Goldfinch Books is a wonderful bookshop that includes a wine bar, and also hosts live music and events. Pies Farm , a family-run dairy farm within the South Downs National Park, sells fresh milk, milkshakes and cheese from a vending machine, which I particularly like. Their cheese selection is fantastic and their milkshakes are very good (my favourite is their chocolate). For wine lovers, Hattingley Valley Wine , in Lower Wield, is a vineyard that was set up in 2008 and is now one of the leading wineries in the UK. You can book tastings, tours and there’s even a restaurant on site. And whilst it’s not so hidden, Jane Austen’s house and gardens in Chawton, where she wrote her novels, is unmissable.

WHEN IT’S TIME FOR A PINT...

If it’s summer, then we’ll go to The Barley Mow in Tilford. It’s a quintessentially English pub overlooking the village’s picturesque cricket green, with a garden that backs on to the River Wey, and is a great place to spend a Sunday afternoon. Momi’s Pizzas , part of the pub’s food offering, is fantastic too.

There isn’t anything better than whiling away the hours on a weekend watching the cricket with a pint in one hand and a slice of pizza in the other.

In winter, it’s The Bat and Ball – a freehouse in Wrecclesham. It’s a rustic pub with a great outdoor space, perfect for the warmer months.

Luckily for me, Sybil, my Fox Terrier, can quite easily make her way there from our house via the country lanes and pathways that criss-cross the area.

THE BEST PLACE TO EAT OUT IS...

For a recent milestone birthday, we went to Daniele Sicilian in Lower Hale and everyone was really impressed with the food. It’s a lovely independent and traditional Sicilian restaurant that serves nothing but authentic food – and all within an intimate setting.

ABOUT FRENSHAM PONDS

Frensham Little Pond and Great Pond were originally created in the 13th century, to supply fish to the Bishop of Winchester and his court, whilst visiting Farnham Castle. Today the pond and surrounding area is a sanctuary for wildlife with always something new to see.

Around the pond you can spot many common and rare birds, such as reed bunting, sedge warbler and great crested grebe, as well as nightjars and woodlarks. There are damselflies and dragonflies darting over the glistening water in warmer months, and the banks of the pond are fringed with a multitude of yellow iris, purple loose-strife and common reeds.

The heathland is a colourful mosaic of purple heathers, fragrant, bright yellow gorse and rich green bracken. There are ancient gnarled oaks and pines to be found scattered across the site, and many footpaths to explore. Find out more at www.nationaltrust.org.uk

IN THE KNOW... FARNHAM

For something less formal, such as if I just want to grab a drink and a snack, I’ll head to GAIL’s on Castle Street; you can’t go wrong, there, not least of all because it’s on Farnham’s landmark street. If you’ve just finished walking the dog around Farnham Park then it’s great to reward yourself with one of their cakes and a coffee.

THE GREAT OUTDOORS...

One of the most appealing things about Farnham, particularly if you have a family or are an outdoorsy person, is that there’s an abundance of outdoor recreational areas to choose from. From the sandy splendour of Frensham Ponds and the wild and often windswept Hankley Common, to the beauty of Bourne Wood, there’s so much outdoor space on offer in and around Farnham.

If you’re lucky, you may even get to see the filming of the next Hollywood blockbuster in either Bourne Wood or Hankley Common; both are now regular filming locations for some of the recent blockbuster movies and TV series. As an alternative, when the kids were young, we’d often venture to Alice Holt for

The Wine Yard , a lovely little wine bar at the bottom of the Lion and Lamb, is a great place to visit for a nice glass of wine. The atmosphere is really chilled and convivial and it feels grown up, too. A great place to go with friends.

Reel Cinema , which has recently opened in Farnham, provides a nice addition to the town. It has a boutique feel to it and the seats are really comfortable. My wife is a regular visitor and it’s great to not have to be packed into a large multiplex.

Finally, as someone who’s always liked “nice clobber”, John Goodridge Menswear provides a great selection. It was founded in 1927, so has been there for a long time. I don’t always buy something when I visit – I’m a good window shopper – but it’s great to have the option to buy something nice on your doorstep.

WHEN IT’S TIME FOR A DRINK...

There are two very strong options. The Fox and Pelican is a great community pub, which really gets behind the village’s numerous community events. The staff at the pub often work with the Parish Council, so community events form a big part of the pub’s activities in addition to live music and quizzes. From local bands and other performances of all types, to craft-based events for children, there’s always something going on.

The Hop & Vine is a new cocktail bar which is proving to be very popular. It’s the latest offering from the owner of The Bay Leaf , a very good Indian restaurant next door, and The Dilli in Haslemere. The drinks are fantastic and come with all the flair that you would expect to see in a London cocktail bar.

THE BEST PLACE TO EAT OUT IS...

Aside from The Bay Leaf, we have a great Nepalese restaurant called Gurkha Garden . I find the cuisine slightly more refined than what you might find on a traditional Indian restaurant’s menu.

When it comes to lunches, the Red Rose Tea Room is right in the centre of the village and run by a Polish lady. It serves a wide range of breakfasts and lunches, teas and incredible homemade cakes.

Applegarth Farm is also well worth a visit. It’s a family-run restaurant and farm shop. I had a delicious goat’s cheese and fig salad there the other day, and the deli is well worth a visit, selling a lot of local produce and a selection of homemade savoury snacks made daily in their own kitchen.

THE GRAYSHOTT PHONE BOOK

WHEN IT’S TIME FOR FRESH AIR...

I live directly opposite Ludshott Commons , a large expanse of heathland owned by the National Trust. In fact, my garden gate opens directly onto it, so you’ll often find me – and Pickle, my 10-year-old Cockapoo – walking in and around there.

Waggoners Wells , a series of man-made ponds, is also nearby. If you’re lucky, you might even see large fish swimming about in one of them. People travel from all over to visit the ponds, so they’re definitely worth a visit. It’s very peaceful around here, so if you’re looking to get away from it all, then either of these two locations are ideal.

Not far away is the Devil’s Punch Bowl , which, although much busier, still offers a beautiful collection of trails that allow you to walk for miles and miles.

GRAYSHOTT’S HIDDEN GEMS ARE...

Aside from the network of walks, some of which are hidden gems in themselves, Grayshott Pottery , one of Southern England’s last remaining working potteries, is a wonderful place to visit. It has an abundance of history, and visitors can buy pottery that’s made on-site. And for those who need a break, there’s a good café there, too.

For me, I think that the strong sense of community the village provides is one of Grayshott’s gems. We’re very lucky. This sense of community is highlighted every two years on May bank holiday, when around 30 or so homeowners open their

gardens up to the public as part of the Hidden Gardens of Grayshott event. From sprawling grounds to bijou landscapes, it’s a unique opportunity to see some of the most breath-taking gardens in the village. Some of the residents even provide tea and cake, so it’s a really lovely two-day event. Warren Powell-Richards are proud to be regular sponsors of the event.

Other hidden gems include Kaighin and Daughter , a family-run butchers that has been serving the community for decades, and Cabbage Patch , a greengrocer that offers very high-quality fruit and vegetables.

Of course, Grayshott itself is a gem. It’s a thriving area that’s five minutes from the deepest countryside, which probably explains why I’ve been here for 17 years!

LUDSHOTT COMMONS & WAGGONERS WELLS

Covering around 285 hectares, Ludshott Common is one of East Hampshire’s largest lowland heath reserves. Managed by the National Trust since 1908, it’s a designated SSSI and SPA, home to rare wildlife like nightjars, woodlarks, Dartford warblers, reptiles and butterflies. Seasonal blooms –yellow gorse in spring and purple heather in summer – colour the landscape.

To the south-west lie the historic 17th - century Waggoners Wells ponds, originally created possibly for ironwork or fishing. Surrounded by mature beech woodland, they host rich lichen life and plenty of wild birds. A charming wishing well and the site of a Fleetwood Mac album photo add extra character.

A popular 5.4-mile circular trail links heath and ponds, accessible by car from Waggoners Wells Lane with free parking and dog - friendly routes

WHERE TO FIND US

47 High Street, Godalming, Surrey, GU7 1AU 01483 478200 | godalming@wpr.co.uk

Godalming combines Surrey charm with easy London links, a bustling town centre, and a riverside setting that makes it as picturesque as it is practical. A strong community spirit and bags of history seal the deal.

HISTORY

Godalming has a past worth shouting about. It was the first town in the world to have a public electricity supply and boasts a heritage of wool, paper, and coaching inns. The cobbled streets, characterful buildings, and the beautiful 18th-century Pepperpot all hint at a town with plenty of stories to tell.

COMMUNITY

There’s a genuine community vibe here. The town plays host to

Godalming

IN THE KNOW WHEN IT’S TIME FOR A PINT...

There’s an abundance of places to visit in Godalming. It just depends on what you’re looking for. From a town centre accessibility perspective, it comes down to two main pubs: The Star on Church Street and Fox & Finch on Mill Lane. The Star has a great feel to it, serves good food and has a beer garden in the back. The Fox and Finch has a stylish interior, also serves good food, has an enclosed garden with additional seating to the front and a quiz night every Monday.

If I’m venturing further out then The Stag on the River, in nearby Eashing, is set in a great location and the food never fails to deliver.

THE BEST PLACE TO EAT OUT IS...

I ’m partial to pub food, so where I like to drink also happens to be where I like to eat. I often hear very good things about the food at The Cricketers , which is just down the road in Farncombe. And there are a number of pizza restaurants that are popular.

Piazza Firenze is an independent Italian restaurant that offers an authentic menu. Those looking for more casual dining won’t be disappointed with The Pavillion , an independent café in Busbridge, or The Journalist on Godalming High Street, which has just won the Award for Best Coffee House in Godalming. Lastly, Acorn Restaurant and Oyster Bar , which is tucked away on Godalming’s Wharf Street, is a popular choice.

A VINEYARD WITH VISION

Established in 2010 by Professor Martin Cook, Blackdown Ridge Vineyard emerged from a passion for fine wine and the unique potential of the Sussex Weald. Inspired by the region’s resemblance to France’s Champagne terroir, the vineyard was planted with classic varietals like Pinot Noir, Pinot Meunier, and Chardonnay, as well as aromatic Bacchus for still wines.

SCENIC SERENITY

Perched at 440 feet above sea level, the vineyard offers sweeping views of the South Downs National Park. Visitors can stroll through the south-facing slopes, enjoying the tranquil landscape that contributes to the vineyard’s distinctive wines.

TASTINGS AND TOURS

Blackdown Ridge welcomes guests for guided tours and tastings, providing insights into viticulture and the winemaking process. Knowledgeable hosts share the estate’s story and offer samples of their award-winning wines.

FACILITIES AND EVENTS

The estate features a tasting room and offers exclusive use for events, including weddings. Guests can purchase wines directly from the cellar door or online.

Whether you’re a wine enthusiast or seeking a picturesque outing, Blackdown Ridge Vineyard provides a delightful experience in the heart of the Sussex countryside.
