When Jenny and I founded moores and Country & Equestrian in 2005, our aim was simple. We wanted to create an estate agency built around personal service, honest advice and a genuine understanding of the people and places we represent. More than twenty years later, those principles remain at the heart of everything we do.
Long before establishing moores, I spent many years working in the country homes market across the Thames Valley and the Cotswolds. During that time, I saw first hand how many buyers were choosing to leave London in search of more space, character and a better quality of life. It also made me realise that the area where I grew up offered every bit as much appeal, beautiful stone built homes, rolling countryside, thriving market towns and excellent connections back to the capital.
That understanding became one of the driving forces behind moores. From the very beginning, Jenny and I have been passionate about introducing buyers to this remarkable part of the country and helping them discover that they do not have to compromise. Here, they can enjoy all the benefits of rural living while remaining within easy reach of London whenever business or family commitments require it.
Over the years, we've had the privilege of helping hundreds of buyers and sellers move across Rutland, Stamford, Melton Mowbray, Grantham and the surrounding villages.
We've seen families put down roots, businesses relocate and people discover a completely different way of life in this remarkable part of the country.
One of the things I enjoy most about the job is that no two homes, and no two clients, are ever the same. One day we might be helping a local family downsize, the next we could be introducing a buyer from London to

Property is, of course, an important part of what we do. But I have always believed that people buy far more than bricks and mortar. Set at the heart of Rutland, Oakham is a town that feels both grounded in its past and entirely relevant today. Its origins stretch back to the Domesday Book, yet history here is part of the backdrop rather than the headline. Honeyed stone buildings line the streets, anchored by the striking presence of Oakham Castle, one of the finest surviving Norman great halls in the country. Inside, an extraordinary collection of ceremonial horseshoes, gifted by visiting royalty and nobility, speaks to traditions that have endured for centuries.
Oakham remains every inch the county town, but what defines it is how easily it works for modern life. The high street and surrounding lanes offer a thoughtful mix of independent shops, delis and galleries, creating a sense of character that feels authentic rather than curated.
It is a place where daily routines unfold at a more considered pace, without ever feeling removed or disconnected.
Food and drink are central to that rhythm. At Hambleton Hall, overlooking the water, dining is elevated without becoming formal, with menus shaped by the seasons and the surrounding landscape. In the centre of town, The Admiral Hornblower offers a more relaxed alternative, its timbered interiors and generous cooking making it a reliable favourite. For something lighter, Fika brings a contemporary feel, with good coffee, simple dishes and an easy atmosphere.
Beyond the town, Rutland Water opens up the landscape. Big skies, open space and miles of shoreline provide a natural counterpoint to the town itself, shaping how people spend their time as much as where they live.
It is this balance that gives Oakham its appeal. Historic, but not stuck in the past. Well connected, yet never overwhelmed. A place that feels established, comfortable in its own identity, and genuinely easy to call home.

Beef is grass fed, dairy herds are carefully managed, and the rhythm of the seasons still dictates what appears and when.
Spend any time here and you begin to notice the difference. Produce tastes as it should, not because it has been engineered to, but because it has been allowed to. There’s a clarity to it, a sense that nothing has been hurried along.
In England’s smallest county, food feels refreshingly grounded. Here, it’s less about trends and more about tradition, where good produce speaks for itself and quality is quietly assured.

Rutland Red has become something of a quiet emblem for the county. Deep in colour, rich in flavour and matured with care, it reflects a wider mindset, one that values time, skill and a refusal to cut corners.
Cut into it and you’ll find a texture that is firm yet crumbly, with a depth of flavour that lingers. It’s the sort of cheese that doesn’t need embellishment, just good bread and perhaps something sharp alongside it.
That same approach is evident across the local food landscape. Traditional pork pies, still hand raised, their pastry gently bowing around seasoned meat. Ales brewed with balance and restraint rather than excess. Preserves made in small batches, often from fruit grown just a few fields away.
Nothing feels hurried. There’s a quiet confidence in letting things take the time they need.

One of the defining pleasures of Rutland is how close everything feels. Farm shops are not styled experiences designed for visitors, they are part of the working countryside. Step inside and you’re met with the smell of fresh bread, the low hum of conversation and shelves that reflect the surrounding landscape. Meat comes from nearby fields, eggs are often collected that morning, and cheeses are sourced from within the county or just beyond it.
Counters are tended by people who know the produce. Ask for a recommendation and you’re likely to get a considered answer, perhaps even a suggestion for how best to cook it. There’s an ease to it, a sense that food is something to be shared and discussed rather than simply purchased.
That same sense of place carries through to Rutland’s pubs and cafés. Menus tend to follow the lead of what’s available rather than what’s expected, resulting in food that feels both familiar and quietly distinctive.
You might find slow cooked beef that reflects the surrounding pasture, game dishes in the colder months, or simple plates that allow good ingredients to speak for themselves. There’s rarely a need for elaborate presentation, the quality does the work.
Dining here is less about occasion and more about consistency. It’s understated, but all the more enjoyable for it.

One of Rutland’s best known independent breweries, Grainstore has been crafting traditional ales since 1995. Brewing from converted farm buildings just outside Oakham, it balances heritage with consistency, producing well kept, approachable beers that reflect the county’s grounded character and enduring appreciation for proper, unhurried brewing.

There is a reason Stamford is so often described as one of England’s most desirable market towns. Built on centuries of prosperity and framed by handsome limestone streets, it manages to feel both remarkably preserved and entirely liveable.
