Welcome I fell in love with South Devon more than 20 years ago, and all these years later, I still feel incredibly lucky to call it home. It’s not just the beautiful coastline and countryside, but the wonderful sense of community and way of life that make it so special. When we first started looking for a home here, I discovered that so much of what made a property special seemed to get lost in the way it was marketed. Coming from a background in editorial and lifestyle photography, I felt there had to be a better way – and that experience ultimately helped inspire The Coastal House Agency. I’ve always believed that a home is about so much more than bricks and mortar. It’s the people, the memories and the little details that give somewhere its character. Every home has a story, and it’s our job to understand what makes it special and tell that story beautifully. Today, I’m incredibly proud of the team we’ve built around that belief. We genuinely care about the people we work with, taking time to listen and understand their needs. We also pride ourselves on communication, keeping our clients informed and supported throughout their journey. About us
“Every home has a story – it’s our job to tell it well.” From a career behind the camera to building one of South Devon’s most distinctive estate agencies, founder Julie Hill shares how a passion for storytelling, beautiful marketing and exceptional service has shaped The Coastal House. What inspired you to start The Coastal House – what was your original vision? I don’t think anyone grows up wanting to work in estate agency! My background is in editorial and lifestyle photography, so I’ve always approached things from a creative and marketing perspective. After moving to South Devon in 2003, my husband and I found our own house-buying experience a little challenging. The marketing rarely captured what made a home special and the whole process felt far more difficult than it needed to be. That inspired me to create an agency that tells the story of a home, presents it beautifully and makes buying and selling a far more enjoyable experience. The Coastal House has earned a reputation for doing things differently. What do you think makes the business stand out in today’s property market? We’ve always focused on storytelling rather than simply selling property. Every home has its own personality, and our job is to help buyers connect with it emotionally before they even step through the front door. From the photography and styling to the brochures and marketing, everything is carefully considered. We’re also very selective about the homes we represent because they need to fit our brand. Clients often come to us because they’ve seen our marketing and appreciate that more thoughtful, lifestyle-led approach.
Tell us more about how your previous career has influenced the way you present homes? Photography taught me that presentation is everything. Before estate agency, I worked on editorial shoots, recipe books, catalogues and commercial projects, so I naturally see homes through a creative lens. I’m always thinking about composition, light and how to create images that make people stop and look. That experience has shaped the way we photograph and style every property. Great marketing isn’t about making a home look different – it’s about capturing what makes it unique and showing it at its very best. When you’re marketing a home, how important is it to capture the lifestyle that comes with it, as well as the property itself? It’s absolutely essential because people aren’t just buying bricks and mortar – they’re buying a way of life. We want buyers to imagine themselves living there, whether that’s walking along the coast, entertaining friends in the garden or waking up to a beautiful view. Good marketing should create an emotional connection. If you can help someone picture the life they could have in that home, you’ve already taken the first step towards helping them fall in love with it.

“Sometimes it’s those small acts of reassurance that make the biggest difference.” South Devon is an incredibly special place to live. What is it about this part of the country that continues to capture people’s hearts?
Is there one property or client story that has stayed with you over the years? What made it so memorable?
For me, it’s the combination of coastline, countryside and community. We moved here because we wanted to be by the sea and enjoy the lifestyle that comes with it. Every area has its own character, whether it’s Dartmouth, Kingswear or the surrounding villages, and there’s a real sense of belonging that’s hard to describe until you’ve experienced it. People come here for the scenery, but they stay because of the quality of life. It’s a wonderful place to live, work and bring up a family.
When I opened my first office in Dartmouth, I was working on my own and had just two properties in the window. A couple came in to ask about selling their £1.5 million Georgian home, which had been on the market with another agent for over a year. They asked me, “What do you do differently?” and, despite the fact I’d never sold a property like that before, they took a punt on me. I went in, styled the house myself and even left my mum’s 60th birthday party to do a viewing. I sold it in about six weeks. They’ve since trusted me to sell two more homes and have been wonderful advocates for the business ever since.
Buying or selling a home is one of life’s biggest decisions. How do you make that experience feel more personal and less stressful for your clients? Communication is everything. We spend a lot of time with our clients, listening to what they need and explaining every stage of the process, because buying or selling a home can feel overwhelming. Many people haven’t moved for decades, so even simple things like paperwork or online systems can feel daunting. We recently helped a lady who hadn’t moved for over 40 years following the loss of her husband. Her family lived miles away, so we sat down with her, completed the paperwork together and guided her through every step. Sometimes it’s those small acts of reassurance that make the biggest difference.
The Coastal House has a close-knit team. What qualities do you look for in the people who represent your brand? Empathy is probably the most important quality because we’re dealing with people, not just property. I also look for excellent communication skills, attention to detail and a genuine passion for homes. Local knowledge is invaluable too. Buyers rely on us for insight they won’t find online, whether that’s advice on a neighbourhood, a coastal walk or the community itself. We invest a lot of time in training, so I want people who are committed, curious and genuinely care about delivering the very best experience for every client.

A few of my favourite things Favourite place? Lighthouse Beach in Kingswear. It’s a bit of a hidden gem because getting there is not easy. It’s always worth the effort. Favourite beach? Looking ahead, what’s next for The Coastal House? Our focus is on continually improving what we do. We’ve recently brought the whole team together in our Kingswear HQ after previously working across two sites, which has strengthened collaboration and communication. Geographically, we’re deliberately selective. We occasionally take on an exceptional property outside our core area, but our priority is continuing to market the very best homes across South Devon. I remember selling a beautiful Georgian house we’d loved. The buyers purchased it fully furnished, but I’d accidentally left a few bags of clothes behind. I went back the following day to collect them and, although the furniture was still there and the house looked exactly the same, it didn’t feel like home anymore. All our personal belongings, photographs and the little things that made it ours had gone. That’s when it really struck me that a home isn’t defined by a building – it’s the life you create inside it. You take those memories with you and then begin making new ones in your next home.
Dartmouth Castle Tea Rooms. You can sit overlooking the River Dart and watch all the boats coming and going – it’s one of the best spots. Favourite hidden gem? The little coves along the South West Coast Path. Many people never discover them, but if you’re prepared to walk a little further – or arrive by kayak or paddleboard – you’ll find some wonderfully peaceful places. One word to describe South Devon? Escape. Favourite season? Spring. Everything comes back to life and there’s a real sense of anticipation knowing summer is just around the corner. One home feature you couldn’t live without? An open-plan kitchen and living space. It’s the heart of the home and where everyone naturally comes together. Sunrise swim or coastal walk? Sunrise swim. I love wild swimming. Describe your perfect Sunday. It would start with coffee by the water in Kingswear, followed by a walk or cycle ride. Then I’d head to The Creek at Galmpton for a Sunday roast overlooking the river. In the summer, I’d probably finish the day at the yacht club, while in winter I’d be at home in front of the fire with a cuppa watching a good film.

Lou Hodgson Team & Property Coordinator As Team & Property Coordinator, Lou enjoys the variety of a role where no two days are the same. Working behind the scenes, she supports the team and helps keep everything organised, ensuring the property journey runs smoothly for everyone involved. Having visited Dartmouth regularly since 2021, Lou bought a property in the area in January 2026 before making the move permanent in August. She now enjoys calling this beautiful part of South Devon home.
A Terrace Above the Dart The partially covered terrace at Hillside Cottage in Kingswear is a space that has really stayed with me. With breathtaking views across the River Dart towards Dartmouth, it’s somewhere you can immediately imagine yourself sitting and enjoying the surroundings. The whole house has been carefully renovated, yet it feels as though it has always been this way – comfortable, natural and wonderfully homely. For me, that’s what makes a space memorable: how it makes you feel and how easily you can picture yourself living there. Of course, when the outlook is this special, that helps too.

JJ Gregory O’Brien Client Executive With a background in psychology and a career spent in premium, customer-focused environments, JJ brings warmth, energy and empathy to her role. She spent more than a decade in Australia, working with leading photography studios before becoming resident photographer on a luxury private island in the Whitsundays. Since returning to the UK, property renovations and investment have given her first-hand experience of the industry, while numerous moves with her Royal Navy family mean she understands just how much home matters. Now settled in Dartmouth, JJ loves adventures with her two children, paddleboarding and tending her allotment.

The incredibly bright and open living space offers beautifully framed, uncompromised views and makes you instantly pause to take it all in. The balcony is my favourite feature, with rolling countryside offering a visual calendar of the changing seasons. Your gaze then sweeps down the valley to Dartmouth, the river and the sea beyond. It is pure joy to open the door for viewers and watch their reaction – that same instant pause to take it all in.

Katie Egan Operations Manager Having worked in the property industry for more than 12 years and lived in Brixham for the past 14, Katie brings a wealth of experience to The Coastal House. No two days are ever the same – from keeping the office running smoothly to negotiating multi-million-pound property sales. Passionate about delivering exceptional service, Katie enjoys refining processes, solving problems and helping buyers and sellers navigate every stage of the sales journey. Away from work, she loves travelling as well as taekwondo and trips to the theatre.
Where Inside Meets Out The open-plan kitchen and dining space at a beautiful home in Manor Court, Stoke Fleming, perfectly balances contemporary design with effortless practicality. A large peninsula, walk-in pantry and integrated wine fridge make it ideal for entertaining, while the striking glass extension draws the beautifully planted wraparound garden into the heart of the home. I still remember the first couple I showed around pausing in the doorway, amazed by the sense of space and light. It’s the kind of room that works just as beautifully for lively gatherings as quiet evenings with a book.

Julie Hill Owner & Creative Director After training as an advertising and editorial photographer, and running a successful London photography studio, Julie spent many years working on magazines and book projects, developing a keen eye for visual storytelling. She moved to South Devon with her young family in 2003, drawn by the coastline and a different pace of life, before founding The Coastal House in 2006. Today, she combines her background in photography, interiors and marketing with first-hand experience of moving home to help clients find properties that truly suit their lifestyle. Behind the Garden Wall One of my favourite spaces is the beautifully landscaped walled garden at Hill House, a period home just moments from the River Dart. Stepping through the original stone arch into such a private, tranquil setting was a wonderful surprise. There were original stone walls, mature trees, terraced seating and a productive kitchen garden. It oozed timeless South Hams character blended with contemporary outdoor living. Gardens have a unique way of bringing together architecture, nature and the everyday moments that make a house feel like home.

The Seahorse Where Dartmouth Meets the Med At The Seahorse in Dartmouth, exceptional seafood, generous hospitality and an enduring connection to the coast come together beside the River Dart. Closer to nature One of the greatest pleasures of spending time outdoors in Devon is never knowing what you might discover next. From the haunting call of curlews across the moor to the sight of dolphins playing offshore, nature has a way of turning even the simplest walk into something memorable. Dartmoor is famous for its freeroaming ponies, while Exmoor is home to one of England’s largest wild red deer populations. Along the coast, seals can often be spotted basking on secluded beaches, and boat trips from Ilfracombe offer the chance to encounter a variety of marine life, from porpoises to occasional whales. Birdwatchers are equally well served, with the Exe Estuary attracting thousands of migratory birds each winter and Lundy Island providing a sanctuary for puffins, seabirds and rare marine life.

Finding a home where it’s always ‘Devon Time’ People often ask what makes South Devon such a special place to live. The coastline and countryside are an obvious part of it, but for me, it’s the way they become woven into everyday life. When we first moved here, people told us it wouldn’t feel like being on holiday once we were working and bringing up a family – and of course they were right. But you can still finish work and go for a swim, head out on the water or spend an evening on the beach. When our children were young, we’d sometimes pick them up from school and have a barbecue on the beach simply because we could. You notice the seasons more here too. Spring brings a real sense of anticipation as everything comes back to life and the boats return to the water. Life moves at a slightly different pace – there’s even a local expression for it, ‘Devon Time’. It’s this way of life, as much as the landscape itself, that makes South Devon such a special place to call home.
