A Legacy of Trust

As Barton Wyatt approaches its centenary, James and Rupert Wyatt reflect on a family legacy shaped by property, personal relationships and a tradition of trusted advice passed down through generations.

2027 marks the 100th anniversary of our family business. The story, however, goes back even further, to 1869.

It was the year Sainsbury’s opened its first store in Drury Lane, the Cutty Sark was launched, Heinz began selling horseradish, and Goldman Sachs started trading from a one bedroom basement office in New York. Meanwhile, in Teddington, Middlesex, an estate agency opened its doors at the Bushey Park Estate Office, opposite the station. Some years later, in 1927, two employees of the firm, Clifford Barton and Stanley Wyatt, bought the business. Barton & Wyatt was born. It is difficult now to imagine the manner in which they ran the firm. The only motorised transport was Stanley’s motorbike and sidecar, in which he would take prospective buyers to view properties. He would also transport the bookkeeper, Miss Starmers, on her rounds collecting rents, a task that occupied two and a half days of every week.

Fortunately, there was a two-bedroom flat above the office, so he moved in with his wife. Both were just 22 years old, with their six month old son, James, in tow. Over the years, the business has evolved into Barton Wyatt, but its history remains very much part of who we are. Quite remarkably, we still meet people now who remember our grandfather. Today, the next generation is already in training. What has never changed is a simple desire to build professional, lasting relationships with our clients, giving them sound and honest advice, even when that advice might not necessarily suit us. It has, just about always, paid off. So, as we celebrate a century of the family business, we raise a glass to all those who came before us, and to everything still to come.

Fast forward to 1965, when Barton & Wyatt bought the business of Gosling & Milner in Virginia Water, something of a dozy backwater in those days. Our father, Hugh Wyatt, was dispatched from the Twickenham office to run the new venture, despite not being entirely sure where Virginia Water actually was.

Private Schooling: is it worth the cost? Wentworth is not only close to some famous golf courses, but also within easy reach of a range of top independent schools, both senior and junior. But given the ever-rising cost of private schooling, parents may wonder whether they really justify the financial sacrifice.

Alastair Graham, Principal of Hall Grove, a prep and senior school located between Bagshot and Windlesham, is in no doubt. “A good school provides a foundation for adult life,” he says. “Academic attainment is one measure of success, but there is so much more. Sport, Drama, Music, Art and outdoor learning are all part of the mix. More than anything, we believe in the value

of a natural childhood and our aim is to support good parenting.” All good schools may be judged by their values; “Well-mannered pupils who have the confidence to take on a challenge will succeed in later life,” says Alastair. “We would wish our alumni to look back on their schooling with pride and affection. James and Rupert Wyatt of Barton Wyatt certainly enjoyed their time at Hall Grove in the 1970s. So much so that, like many other former pupils, they sent their own children to the school a generation later. Hall Grove is a school with a difference. It remains privately owned and entirely independent, free to innovate and adjust to an ever changing

education scene. Founded in 1957 by David Graham, an educational visionary, it will shortly pass to the third generation of Graham headmasters when Alastair’s son, Hamish, moves from Lambrook in 2027 with his young family. At its heart, Hall Grove is a family home; a fine Georgian house set in open parkland that has been carefully expanded over the years to accommodate 450 boys and girls in attractive purpose-built classrooms. As the current owner, Alastair explains how Hall Grove has adapted to the post VAT era: “We could see that the old prep school model, preparing children for public school entry at 13, was on its last legs. There is a strong move now away from traditional boarding, and high fees are increasingly forcing families to look for flexible, lower cost options. We therefore decided in 2025 that we would extend our curriculum through to GCSE and offer an academic programme at the

same cost for a pupil of sixteen as that for a ten-year-old. It was immediately popular with our families”. Flexibility is the key, with additional childcare available when required. Boarding nights can be booked as required to suit family social and work requirements. The Hall Grove boarding model is extremely popular with the boys and girls who badger their parents to let them stay for sleepovers with their friends at school. Set in stunning grounds of over 30 acres of open countryside, Hall Grove adjoins Windlesham Golf Course to which there are close links. It is not entirely surprising that golf should feature strongly in this school’s many achievements. Former pupils include the children of a number of professional golfers, amongst them are the names of Chapman, Lane, Faldo, Rafferty, Torrance, Johnstone and Goosen. Other sports played to a high level on the school’s expansive sports fields are the major team sports (Football, Rugby, Hockey, Netball, Cricket) as well as Judo, Tennis and Swimming. Outdoor learning is a strong feature at all ages from 3 – 16, with a wide range of wildlife habitats to study, a school farm of breeding sheep, a riding school with adorable ponies, and a beautiful walled garden where the pupils learn about plant propagation and help grow food for the school’s kitchens. The gardens, open twice a year under the National Garden Scheme, are considered to be amongst the finest in Surrey. As with many schools, Hall Grove aims to ease the cost for parents. Says

All valuations are completed in accordance with the RICS Red Book and cover a wide variety of purposes including market valuation, tax requirements, legal matters, Help to Buy redemption, matrimonial cases and insurance reinstatement. Market Valuation A Market Valuation provides an objective and independent assessment of a property’s current open market value. These valuations are required for many purposes, including property purchase, sale, matrimonial proceedings, legal disputes, Capital Gains Tax and Inheritance Tax. All valuations are carried out in accordance with the RICS Valuation – Global Standards (Red Book) and the UK National Supplement and are undertaken by a RICS Registered Valuer. A Market Valuation can also be added as an appendix to Level 2 and Level 3 Home Surveys where required, providing a compliant Red Book valuation alongside the building inspection.

Inheritance Tax (IHT) / Probate Valuation An IHT valuation is a formal valuation required following a death to calculate the tax liability of an estate. These valuations are prepared in accordance with UKGN 3 and must follow the statutory basis set out in Section 160 of the Inheritance Tax Act 1984. This definition differs from standard market value, including the treatment of “special purchaser.” The valuation must reflect the value at the date of death. Estate agent appraisals are not acceptable for probate purposes.

Capital Gains Tax (CGT) Valuation CGT valuations are required when calculating taxable gains upon the disposal of a property. These are formal valuations prepared in line with UKGN 3, using the valuation basis defined in Section 272 of the Taxation of Chargeable Gains Act 1992. CGT valuations are often retrospective and may require valuation at several past dates, sometimes involving changes in condition, layout or occupancy at those times. These instructions are frequently complex and benefit from experienced professional input.

The valuation must follow strict criteria set by Target HCA, who administer the scheme. The property must be valued at prevailing open market value, and Homes England will not release its charge for a sale below that value. Green Oak Surveyors meets Target’s independence requirements and has extensive experience in Help to Buy valuations across the country.

Matrimonial Valuation A matrimonial valuation is required in divorce proceedings or financial settlement discussions where an impartial assessment of a property’s value is needed. These valuations are prepared in accordance with Red Book standards and can form part of mediation, negotiation, or Expert Witness instructions where mandated by the court.

Legal Dispute Valuation These valuations are required where the value of a property forms part of a legal disagreement. This may include boundary issues, professional negligence cases, contractual disputes, or other litigation. Reports are fully Red Book compliant and can be prepared for a single party or jointly between parties.

Insurance Reinstatement Valuation A reinstatement valuation establishes the cost of rebuilding a property for insurance purposes. This figure frequently exceeds the property’s market value and includes demolition, professional fees, construction costs, external works, drainage, and site-specific factors. Underinsurance is common and can lead to significant shortfalls in the event of a claim, making a professional reinstatement assessment essential.

Help to Buy: Equity Loan Valuation When owners wish to repay (or “staircase out” of) their Help to Buy Equity Loan, or when selling a property purchased under the scheme, an independent RICS valuation is required. This valuation determines the current open market value used to calculate the redemption amount due to Homes England.

Don’t let insurance get in the way of purchasing your dream property In our experience, buyers often leave insurance to the last minute when purchasing a new home, as they assume arranging it will be easy. And often, they aren’t aware that risk typically passes at the exchange of contracts, and this is when insurance should be in place. There are also all sorts of things that can trip you up and leave you without the right level of cover that you need, when you need it.

COVER AT POINT OF EXCHANGE

PLANNED BUILDING WORKS

There are lots of potential insurance complications that can derail what seems like a straightforward sale, from a non-standard property to a property with an adverse prior history of subsidence or flooding, to an indemnity issue causing problems.

If you’re planning to renovate, convert or extend your new property, remember to let your insurance company know. Insurance policies have a building works condition written into the wording, and if you break this condition, you could find yourself without any cover. Larger scale works, especially if you’re not living at the property, may require an additional specialist policy.

And if you can’t find cover, it may adversely affect the property purchase. By speaking to a specialist insurance broker like Howden as early as possible in the buying process, you can make sure that insurance is not a barrier to purchase and that you’re all set to go on the date of exchange.

CONTENTS INSURANCE

Building works insurance can be a minefield and it’s easy to find yourself lost in a myriad of terms and conditions. That’s why you should speak to a specialist broker like Howden. We’ll translate policy wordings, explain any detail you might be unsure of and, most importantly, make sure that you have the right level of cover in place. Remember that once you’ve finished the works, you’ll need to review your sums insured. Failure to increase them upon completion of the building work could result in your home being significantly underinsured.

One thing that is easy to overlook is your contents insurance during the move. Most policies will provide some level of cover but there could be limits, such as restricting the total value of items covered or what is covered – for example jewellery might be excluded. There may also be a time limit or complete exclusion for contents being kept in storage.

INSURANCE WITH HOWDEN

Alternatively, if you’re using a removals company you may be tempted to rely on their cover. However, check the small print as it may be limited, and should you wish to top up, it could prove expensive.
