Choosing a MORTGAGE STRATEGY

Exploring Your Options

Purchasing a home and committing to a mortgage is likely one of the most significant financial decisions you’ll ever make. It’s a major step, with a lot at stake, and it’s important to be well-informed, as your mortgage could shape your finances for many years to come.

Even the most confident buyers can find themselves uncertain during the home-buying process. However, by thoroughly researching and understanding your options before applying for a mortgage, you’ll be better equipped to make an informed decision. Here are some key considerations and strategies for paying off your mortgage sooner.

Opportunities for first-time home buyers

If you’re a first-time home buyer, but don’t have enough for a 20% down payment, you may qualify for a high-ratio mortgage from Canada Mortgage and Housing Corporation (CMHC). With a high-ratio mortgage, mortgage loan insurance is required, and the premium is calculated as a percentage of the loan and is based on the amount of your down payment.

The federal government also offers incentives and savings plans for first-time homebuyers:

• The First-Time Home Buyers’ (FTHB) Tax Credit is a nonrefundable tax credit based on $10,000 of the home purchase amount. It provides up to $1,500 in federal tax relief to help

offset costs associated with purchasing a home, such as legal fees, inspections, and land transfer taxes.

• The Home Buyers’ Plan (HBP) allows buyers who haven’t owned a home in five years to use RRSP funds to buy a home. The HBP withdrawal limit is $60,000.

• The First Home Savings Account (FHSA) allows Canadians to save for their first home through a registered plan, similar to an RRSP or TFSA. This plan permits tax-deductible annual contributions of up to $8,000 for up to 15 years, with a lifetime contribution limit of $40,000.

Understand how interest is compounded

Compound interest on a mortgage refers to the interest you pay on the interest that is owing on your mortgage. The more frequently the interest is compounded, the more you will pay. Generally a fixed rate mortgage is compounded semi-annually and a variable rate mortgage is compounded monthly. When discussing your mortgage with your lender, be sure to ask how frequently the compounding occurs. If the mortgage you are considering compounds more often than what is commonly available you will end up paying more than you need to.

Choose your rate of comfort – variable or fixed

In most cases, a variable-rate mortgage offers a lower interest rate compared to a fixed-rate mortgage. If you’re someone who feels comfortable monitoring interest rates and accepting the potential fluctuations, a variable-rate mortgage could be a good option for you. Since the payments are typically fixed, the amount applied to your principal varies with the interest rate. If you’re open to some risk, you might save money with a variable rate.

On the other hand, if you’d prefer not to track interest rates and value the certainty of a consistent payment, regardless of rate changes, a fixed-rate mortgage might be a better fit. While you may forgo the potential savings, you’ll gain the stability and peace of mind that comes with a fixed rate. It is best to speak with a Financial Advisor to determine which option makes the most sense for you.

Check your prepayment options

Whether you opt for a ten, five or one year mortgage term, find out what the prepayment options are. Why? You may want to adjust the terms of the loan during the contracted period, especially if rates change, you have excess cash flow or you

sell your home. Prepayment options include annual lump sum payments or accelerated bi-weekly or weekly payments to pay off the principal faster.

Get pre-approved before you start house hunting

You can hold the current rate for up to 120 days while looking a suitable property. Whether you are in the market for a new home or are looking to upgrade, talk to a financial advisor at BlueShore Financial today about all your mortgage options.

ROUDAKI ORCHESTRA a new chapter in Persian music

In 2020, Rohani founded the Roudaki Orchestra, bringing his vision of sharing the musical heritage of Iran to Southern California. As the artistic director, he has redefined the cultural landscape of the region by creating a platform for under-represented talents and celebrating the legacy of Persian composers. In his own words, “It is my great pleasure to introduce the newly formed Roudaki Orchestra to Southern California.”

Named after the legendary Persian poet and musician Roudaki, the orchestra aims to honour the father of Persian poetry and his cultural legacy while honouring the tradition of classical Persian music.

“My vision for the Roudaki Orchestra is to celebrate the rich musical traditions of Iran by performing works from both past and contemporary Iranian composers,” Rohani shares. “Additionally, we aim to educate and inspire a new generation of musicians by introducing them to classical music and providing opportunities for under-represented communities and individuals to play in a professional ensemble.”

The Roudaki Orchestra is more than just a musical ensemble—it is a bridge between cultures, bringing the classical sounds of Persia to a new audience while preserving the roots of a rich musical heritage.

For Kazem Khorasani, letters have always been more than just symbols of communication—they are the essence of his artistic expression, the very fabric of his creative identity. Over nearly three decades, he has mastered the art of calligraphic painting, pushing its boundaries and cementing his place as one of Iran’s leading figures in the field. But his influence extends far beyond

traditional calligraphy. With over 290 logo designs for major brands, 310 large-scale graphic and sculptural works, and the creation of his own signature style—“Contemporary Kufi”— Khorasani has continuously redefined the visual language of Persian art.

A Dialogue Between East and West

What sets Khorasani apart is his ability to seamlessly merge the artistic traditions of the East with the expressive energy of the West. His work is not just a preservation of Persian calligraphy; it is a bold reinvention, a meeting point between heritage and modernity.

In 2015, Khorasani was selected by the Tehran Museum of Contemporary Art for an artist residency at the Cité Internationale des Arts in Paris—a city that has long been a crucible for artistic exploration. In the world of fencing, every duel is a battle of precision, speed, and resilience. For Mahsa Pourrahmati, however, the fight has always extended beyond the strip. Born in March 1992 in Tabriz, Iran, Mahsa shattered barriers in a country where women’s rights—especially in sports—are constantly challenged. Against all odds, she pursued fencing, a sport that demands both physical and mental strength, and carved her name in history as one of Iran’s most accomplished female athletes.

“Fencing is about precision, discipline, and strength—all qualities that women in Iran are often discouraged from embracing,” Mahsa explains.

Breaking Barriers in Iranian Sports

For 16 years, Mahsa captained Iran’s national fencing team, a remarkable achievement in a system that often overlooks female athletes. She became the first Iranian woman to secure a historic medal at the Asian Championships, paving the way for future generations of female fencers. With 16 international medals from prestigious tournaments—including the Asian University Games, world club championships, and other international competitions—alongside nearly 40 national medals, Mahsa demonstrated that talent and determination can triumph even in the face of societal restrictions.

Yet, her success in Iran was never just about skill—it was about defying limitations imposed on women in every aspect of life.

“Fencing is about precision, discipline, and strength—all qualities that women in Iran are often discouraged from embracing,” Mahsa explains. “But I fought, not just for medals, but to prove that women belong in this sport and anywhere we choose to be.”

A Difficult Choice

Beyond her illustrious athletic career, Mahsa was a university professor in sports management and a respected national fencing coach while pursuing a Ph.D. in sports management. Her journey took a dramatic turn when she made the difficult decision to leave Iran in search of new opportunities. On November 11, 2023, she immigrated to Canada, leaving behind her top ranking in Iran to step into a future where she could continue her passion for fencing—free from the restrictions that once held her back.

It’s dawn on the Harrison River, and I’m out on a forest trail listening to the piercing chorus of bald eagles perched in the tall cottonwood trees around me. The majestic raptors soar above the treetops, filling the air with their eerie, high-pitched song. They’ve come in the thousands from Alaska because in mid-November the Chehalis flats on the river are writhing with spawning salmon. As light breaks across the densely forested mountains, they perch in pairs, watching and waiting for the perfect moment to swoop in for an easy breakfast.

Look over the water...

... at the whitecaps created by thrashing fish in their last throes of life, and at the birds waiting to consume them, and you get to witness a primeval cycle of wildlife that inspires stillness, awe and respect.

I’m on the cusp of one of British Columbia’s wildest regions, steps from the foothills of the mountains, flanked by forests and steep vertical rockfaces. But my home base for this weekend of eagle viewing is anything but wild: a woodland cabin at Sandpiper Resort in Harrison Mills. The 160-acre property, formerly the home of the Pretty family, has been an inn since 1995, but its woodland cabins were added in 2022. Each one is a microhome with a kitchenette, a living room with vaulted ceiling

and gas fireplace and a large bedroom where a king bed overlooks a glass shower and an oval tub. Refined but understated, the cabins deliver seclusion with fine linens and soft robes.

Their most unique feature is the ofuro, a deep, outdoor Japanese bathtub filled with steaming water. Located on the private, secluded patio of the cabin, the ofuro is steps from the forest, the river, a tumbling creek and the soaring eagles. I sprinkle the water with lavender bath salts and sink into the delicious warmth of the ofuro before bedtime and first thing in the morning, wondering if there could possibly be a more serene way to start and end the day.

... an eagle viewing platform that overlooks the Chehalis Flats, but to get a closer look, I book a boat ride with Harrison Eco Tours, departing from the dock outside Harrison Hot Springs Resort. With Frank Kozel at the steering wheel, the jet boat whizzes along Harrison Lake’s flat water, past harbour seals that have swum 50 miles from the ocean to pursue the salmon run and their next meal.

Before long we enter the river and begin to see trees speckled with white eagle heads and gravel sandbars filled with the large birds. Salmon carcasses litter the banks of the lake and around us, large salmon flip their bodies into the air before splashing back in the water.

Their somersaults are all the more amazing considering that the fish are in the final days and weeks of their lives.

“It’s going to smell pretty bad around here in the next few weeks,” warns Kozel, as he gazes over the hundreds of

rotting salmon carcasses. On our way back he maneuvers the boat close to a rock wall where First Nations have carved a petroglyph and painted pictographs. “They could be hundreds or even thousands of years old, but no-one has carbon dated them, so we don’t know how old they really are,” he says.

Back in the town of Harrison Hot Springs, the cold winter months have chased families from the beach and the driving rain keeps outdoor recreation to a minimum. We walk through town to the public hot springs mineral pool, change into swimsuits and warm up in the 29-degree Celsius water. Built in the 70s, the indoor pool offers a vintage but comfortable soaking experience for locals and visitors who aren’t staying at the hot springs resort, where the mineral pools are exclusively for guests.

Later, with tingling, puckered skin,...

... we drive through Agassiz, stopping at farm stands to purchase beets, squash, garlic and other vegetables from the late Fall harvest. The valley is home to two superb creameries that should be on every foodie’s list. At Farmhouse Cheese we savour the smooth, light texture of goat gouda, while at Creekside Creamery we sample La Belle Vallee, a Gruyere-style cheese with a rich, nutty flavour, and Garlic Raclette, which was awarded one of the top three in Canada’s Royal Cheese Competition last year. Before leaving we head to the milk dispenser, where visitors can dispense liters of full-cream milk straight from the dairy. It tastes a hundred times better than anything we’re used to from the grocery store.

At our last stop, Kilby Historic Site, we visit the general store and hotel of the community that lived at Harrison Mills from the 1920s until the 70s. The store is a time capsule that delivers a vivid glimpse of living history and a sense of the lives and shopping habits of the people that lived there during those 50 years.

The Kilby family sold everything from hardware to hats, groceries to drugs, and many of those original items remain on its shelves. Open the cheese case and you can still inhale the aroma of cheddar. In the cupboards, packages still contain baking powder and spices, while jars of pickled vegetables and jam are labeled with the year 1934. In the hotel rooms, chamber pots remain beneath the beds to avoid guests having to walk to the outhouse in the middle of the night.

With renewed gratitude for indoor plumbing, we return to Sandpiper Resort in time for a downpour that leaves the 100-year-old trees on the property dripping with moisture and the mountains hidden behind heavy mist. Retreating to the ofuro, we run a new tub of steaming water and clamber inside, the patter of rain like soft music around us. There’s no question that a weekend in the verdant Harrison Valley, surrounded by the cry of eagles and the replenishing virtues of hot water, is the perfect tonic to winter.
