We’re excited to welcome you to the ALAND Family.
Your Owner’s Pack
To preserve the quality and value of your apartment, regular maintenance is key. We encourage you to review:
Inside your owner’s pack, you’ll find keys, security swipe passes and a USB with manuals and warranty details, and access instructions for your ALAND Care account. The ALAND Care account is available to assist with all booking schedules for your move and any inquiries after settlement.

For any repairs, upkeep or updates, we recommend working with experienced, licensed professionals to ensure quality workmanship. Staying on top of maintenance and repairs is important, to ensure the long life of fixtures, fittings and finishes in your apartment and to prevent any product warranties being voided. It is your obligation to maintain your apartment and ALAND will not be responsible for issues resulting from missed upkeep or failure to follow recommendations or requirements in the Resident’s Manual or the manuals and warranty details on the USB in your owner’s pack. Get Involved We encourage all owners to actively engage with the Owners Corporation to ensure a proactive maintenance plan for The Edmondson Collection. The Owners Corporation is responsible for maintaining the common areas, and following the warranty and maintenance scheduled is critical. Regular upkeep is essential to preserve your warranties, so it’s important to stay on top of this.
Initial Maintenance Schedule ALAND will prepare a document called an `initial maintenance schedule’ (IMS) and give that to the Owners Corporation before the first AGM of the strata scheme of which your apartment forms part (see Section 4.1). The IMS is required to be given under the Strata Schemes Management Act 2015 and Strata Schemes Management Regulation 2016 and will provide to the Owners Corporation information about the obligations and costs relating to the maintenance of common property within the strata scheme.

ALAND Care is an online building management application that is available to owners and their agents 24 hours a day, seven days a week, and can be used to report repairs and book any maintenance that may be required. For your convenience, it runs in real time and acts as a source of information, not only for your apartment, but the entire development.
To gain access please follow the instructions: Step 1. Go to the following website https://login.mybos.com and you will be directed to the ALAND Care page as shown below.
Step 3. Once you have logged in follow these steps: 3a. Go to “Start Registration” as shown below.

Once you have completed the initial setup and registration process, we highly recommend downloading the ALAND Care (MYBOS) App on your smartphone or device. The app provides easy access to essential services, support, and important updates related to your residence. With the ALAND Care App, you can conveniently submit maintenance requests, booking amenities, move-in/out, access building information, and stay informed about community announcements. To download the app, visit ALAND Care App or simply scan the QR code below, which will direct you to our website with further details and installation instructions. Ensuring you have the app installed will help streamline communication and enhance your living experience.

BOOKING A MOVE-IN
How to book your move Step 1. Click dashboard on the home screen, then go to make booking.
Step 2.

Please note: Move-in bookings must be made 48 hours before you intend to move in. This move-in booking also covers use of the loading dock.
Dear Owners and Occupants, To ensure a smooth transition throughout your move we advise the following: It is mandatory that all bookings for moving in and out, delivery of large furniture and moving of large items MUST BE MADE AT LEAST 48 HOURS IN ADVANCE. • Vehicles under 2.2m in height are to park the vehicle in the residential basement carpark in your allocated car space. • Goods are to be transferred from the vehicle to the appropriate residential lobby. • The Building Manager will allocate a lift for moving items. All goods can be taken to the required residential level by using the designated lift with protective curtains installed. Please ensure that the lift covers have been installed prior to your scheduled booking to ensure that the lift is protected from scratches/damage. If the lift covers have not been installed prior to your scheduled booking, please contact the Building Manager on 0486 105 619. • All rubbish is to be taken to the waste room area and disposed of properly. No rubbish is to be left in the garbage chute rooms on your floor. • Please ensure the instructions and requirements noted in the “Move-in Guide” are provided to the removal company you have selected. Any damage to finishes and breakages will require reimbursement to the Owners Corporation of the costs of the repairs or replacement. The Edmondson Collection is under 24 hour security surveillance. In the event that damage to the lift/ property has occurred and you are found to be at fault, you will be held liable for the cost of the repairs made to rectify the damages. Please be careful when using the lifts as this is common property and we can all enjoy the smooth running of the building with a little care. Any residents not adhering to these terms and conditions may be issued with breach notices and penalties to follow. The first Annual General Meeting (AGM) will be convened following settlement of one third of unit entitlements at which point you will be issued with a meeting package. All owners of Schofield Gardens will form the Owners Corporation and it is at this meeting that the Executive Committee will be appointed. 5 .1
MOVING PROCEDURES
Residents must follow these move-in procedures to ensure adequate access to the building and loading facilities, protection of common property and minimal disruption to other residents. Residents must contact the Building Manager in advance of moving to arrange access to the service area and confirm procedures. Procedures include: • Booking a suitable move-in time: This will ensure loading facilities are available, adequate protection measures are installed in the lift and common property, and other residents are not disturbed. Bookings may be made directly through the ALAND Care system with the available login details. • Insurance: Ensure your removal company has suitable insurance to cover any damage to common property. • Rubbish removal: Please use the waste chute available on your level and ensure suitable disposal.
Note: – Residents are responsible for adequately briefing removal contractors to not lean items against any walls in the lobby and take adequate care to avoid damage. The Building Manager will inspect the lobby for damage prior to and at the completion of the move-in. – Relocations between dwellings must also be booked in. – Many residents will be purchasing new furniture and household items when moving into Schofield Gardens. Please do not leave your large cardboard boxes in the garbage chute located on your floor as it will block others trying to access the chute for general waste and the recycling bins. Please place these items in the bulky waste room located on ground floor.
• Bulky goods/rubbish: Please dispose of bulky packing goods and excess packing waste from your home to recycle bins located in the basement waste room.

The following is recommended to protect the building and your apartment whilst moving-in:
Passenger lift dimensions
Ceilings, walls, and doors Use caution and avoid scuffing or chipping ceiling, walls, and door frames. Ensure that your furniture is kept well away from overhead sprinkler heads, thermal detectors, and smoke detectors located on the ceilings.

Flooring 2100mm (Lift door height)
Do not drag heavy objects across carpets, tiles, and flooring. Use appropriate moving equipment. As part of the acoustic treatment to the apartments, some areas of tiles are laid over an acoustic underlay. As the underlay is flexible, a protective layer of soft fabric and stiff load distribution sheeting (i.e. plywood) should be used when moving heavy furniture and whitegoods over tiles. This will prevent potential damage to the tiles and grout joints. 920mm (Door opening width)
Lifts Book in with the Building Manager who will ensure the lift is covered with protective curtains. The approximate size of the lift carriage internal is 1400mm wide x 1970mm deep x 2400mm high with the door opening 900mm wide x 2100mm high.

This information is being collected by, or on behalf of, the Owners Corporation of The Edmondson Collection.
b.
The Owners Corporation may engage the Strata Manager in the collection, maintenance and use of the information collected.
c.
You can obtain access to the information you provide to the Owners Corporation by request to the Strata Manager or by contacting the Owners Corporation. If the Owners Corporation finds it necessary to not provide access to information to you, it will generally explain its reasons in writing.
d.
The information is being collected to assist in the efficient administration of the Owners Corporation Common Property, enforcement of By‑Laws and the provision of essential maintenance and emergency services.
e.
The information may be provided to the Strata Managing Agent and the providers of essential services under contract to the Owners Corporation, including Fire Service Provider, Fire Brigade, Lift Contractor and Security Service Provider.
f.
If the information is not provided, the Owners Corporation may not be able to efficiently discharge its duties. This may affect you in essential maintenance in relation to water seepage, electrical failure, fire certification and lift breakdown. In some instances, an additional charge may be levied, or cost incurred where you cannot be contacted, or the information is not readily available.
g.
The Owners Corporation will endeavour to keep the information up to date and may conduct an annual audit. You can assist by providing any change of details to the Strata Manager.
h.
You may request that the Owners Corporation deletes your personal information from its records at any time (except for security pass information).
i.
The Owners Corporation will destroy information you request to be deleted or which the Owners Corporation reasonably believes to be out of date.

The Owners Corporation may reconcile information you provide with information it collects for the purpose set out in Item 4.

ESSENTIAL SERVICE CONNECTIONS
Residents are responsible for ensuring service accounts are connected in their name upon settlement of their apartment. This can be done through Energy Trade; a welcome pack is included in your Handover Pack. Energy Locals is an Australian owned and operated company that specialises in energy management. They also specialise in delivering cost-effective energy solutions for all market types. Energy Locals purchases electricity at bulk through large markets to supply at the gate of the embedded network. This enables the embedded network company to sell at a much‑discounted rate to you, therefore delivering you a much cheaper rate than can be achieved through a retailer. The entire development, including your apartment, has been built with an embedded electricity network. This will deliver you unprecedented, low-cost electricity. If you have any questions, please contact Energy Trade on the numbers and email addresses provided in your Handover Pack. More information is available from website www.energylocals.com.au and you may contact them on 1300 001 255.
Electricity & gas Energy Locals will connect this service for you, including a complimentary 12-month free electricity and gas service (excluding gas hot water).

T E L E C O M M U N I C AT I O N S
The Edmondson Collection is an LBN (Local Broadband Network) ready building, meaning it is not connected to the NBN (National Broadband Network). Opticomm is the LBN provider for this building. As a wholesale provider, Opticomm owns and maintains the internet network infrastructure. Opticomm doesn’t directly provide internet to residents. Instead, they sell access to their network to various retail Internet Service Providers (ISPs). Residents can choose their preferred ISP from a range of providers, similar to how the NBN works. LBN fibre (from Opticomm) offers very fast and reliable internet. It’s Fibre to the Premises (FTTP), is generally the fastest connection type available, and it’s not affected by distance, heat, or bad weather. There are five different speed tiers available from Opticomm, so residents can choose the tier that suits their needs. UNITI Internet has provided a complimentary modem and 12 months of free internet access. After this 12-month period, residents will need to arrange for their chosen ISP to connect their services. 5 .1 0 IN SUR ANCE The Owners Corporation is responsible for insuring the building including common property and common property contents. Residents are responsible for insuring their apartment (including home and contents). We recommend residents seek advice from an insurance broker. If you are an investor, discuss the option of a landlord’s insurance policy.
5 .11 MEETINGS The Edmondson Collection will hold an Annual General Meeting each year, immediately followed by an Executive Committee Meeting. Extraordinary General Meetings and Executive Committee Meetings may be held from time to time throughout the year as deemed necessary.
By-Laws The management of The Edmondson Collection is governed by the By-Laws as per the Strata Schemes Management Act 2015 (NSW). The By-Laws set out the rights and obligations of owners and residents in The Edmondson Collection. A copy of the draft By-Laws is included in this manual.
Strata levies As a Lot owner, you will receive quarterly levy notices each year. These levies are set by the Owners Corporation at each Annual General Meeting and are the funds deemed necessary to maintain your common property for all routine repairs, maintenance and operational costs, plus capital replacements and upgrades when required.
Council rates The Edmondson Collection is located in the Liverpool City Council. You will receive a quarterly Rate Notice from Liverpool City Council.
POST PROCEDURES
Regular post will be delivered to the building’s designated mailbox area. Your mailbox is located within the residential lobby. You will be provided a key to your mailbox in your Handover Pack or by your agent. Contact Australia Post on 13 76 78 or visit www.auspost.com.au to arrange to hold or redirect your mail.

6 .1
PEDESTRIAN ENTRY
The Edmondson Collection is electronically secured, which means residents are required to use their security pass to gain access throughout the building. A security pass will provide access at the following points:
Lobby entrance Swipe the security pass across the reader. The reader is mounted adjacent to the lobby entry and is programmed to recognise a pass upon presentation. Once the pass is recognised you will hear a click and the entry door can be pushed/pulled to open.
Lift Push the lift call button. Once inside the lift, swipe the security pass across the reader located on the lift control panel. Once the security pass is recognised, a short beep will sound. Select the required level button to access your apartment.
6.2
PEDESTRIAN VISITORS ACCESS
To maintain security throughout the building, visitor access can only be authorised by a host resident, via the video intercom system. Visitor access is restricted to the residential entry lobby, lifts and level of the host’s apartment. Note:
nsure visitors are identified PRIOR to E providing access to the building.
Identify visitor There is a video intercom at the entrance to The Edmondson Collection. The visitor must enter the host’s apartment number into the intercom touchpad. This calls the intercom within the host’s apartment. By pressing the talk button, the host can speak with the visitor for up to 30 seconds.
Note: – To maintain security, contact the Building Manager immediately to report lost security passes and to purchase replacement and additional passes. If a security pass is lost or misplaced the Building Manager must be advised immediately. Building access will be automatically removed from the pass. If the security pass is found, the Building Manager can reinstate building access. Additional and replacement security passes will have a cost applied and must be ordered via Building Manager. – Security passes should be treated as you treat your mobile phone. Do not store in direct sunlight or heat e.g. do not leave in the car. Do not put them through the washing machine or clothes dryer and do not place near magnets. Do not try to bend them – this will damage the coil.
Authorise entry from lobby To grant access, the host must press the button with the key symbol on their intercom to unlock the lobby door for the visitor and to provide access to the lifts.

Residential parking is located on from the basement level. Entry to the residential car park can be accessed only via Passendale Road for Building A and B. However, Building C basement carpark entry will only be accessed via Soldiers Parade. The car park is protected with a garage roller shutter on the main ground floor level, which is controlled using a remote control/security pass that will automatically open the shutter gate. Residents will need to drive down or up to their level. All residents shall only park in their allocated spots.
The ground floor front entry gate will remain open during the daytime. The basement entry roller shutters will be closed at all times, and will need to be opened by the remote control. There is one basement entry roller shutter to access basements below ground floor, and one entry roller shutter to access the carpark above ground floor. Your remote control will open the shutter that provides access to the level of your allocated car space. After hours (8:00pm – 7:59am) The ground floor front entry gate will remain closed for security purposes after-hours. You will have a separate security remote which will open the ground floor entry gate. Entry to the basement/carpark levels will be the same as daytime entry.
Car park exit To exit the car park, drive to the carpark roller shutter and activate its opening by either remote control or driving up slowly to the loop sensor in the floor located in front of the roller shutter on basement or ground floor. After hours, the front entry gate will be shut and will need to be opened by using the security remote. To maintain security and prevent damage to the roller shutter and other vehicles, ‘tail gating’ is not permitted through the roller shutter or swing gate. • Speed limit is 5km/h.

Consider your neighbours and do not hang washing, bedding or any items on the balcony, courtyard areas or anywhere visible from outside your apartment. Continued non‑compliance will result in a fine being issued by the Owners Corporation of up to $550. Do not install anything on the balcony or courtyard walls without first consulting with the Building Manager. You may be liable to pay to remove and repair any unauthorised works. Furniture should be kept away from the edge of balconies to prevent children climbing or standing on them.
The Edmondson Collection residents have access to storage cages as allocated.

Storage cages
• The Edmondson Collection is pet friendly. Please refer to the permitted pet sizes in the By-Laws.
Each resident has been allocated a storage cage. Please take care when storing items and make sure to follow the manufacturer’s instructions when storing flammable items. Items that are stacked are to remain below the top of the storage cages provided. All storage cages are fixed with a dead latch and can be locked. Note: No items can be left outside of the storage cages or in car spaces.

• All residents and their pets must adhere to the Owners Corporations By‑Laws. • Applications to have a pet are available from the Strata Manager. • Applications will be presented for consideration to the Executive Committee. • Your pet must be registered with the Strata Manager. • Never dispose of pet litter in the toilet. The litter will expand and block drains. This will cause sewage to flood your apartment and that of others. • Pets are not permitted to walk on common property including the hallways, unless they are kept secured.
Access to the lifts from the car park to your apartment is via the residential lifts. Proceed via the lifts located in the basement and push the lift call button. Once inside the lift, swipe the security pass across the reader. When the security pass is recognised, a short beep will sound. Select the lift button to travel to your apartment level.

6 .1 0 FIRE PROCEDURES The Owners Corporation is responsible for the repair, maintenance and annual fire certificate of all building fire services, such as fire doors (including your apartment entry door), fire stairs, sprinklers, audible warning system, fire extinguishers, fire hose reels, fire hydrants, smoke detectors, manual call points, emergency lighting, etc. The Strata Manager or Agent will advise access to each apartment, if necessary, for the annual inspection of these services. Certification on an annual basis must be submitted to the City Council.
What you should take note of as an owner is the following: • Report all fire events immediately to Emergency Services 000. • Note the nearest fire exit to your apartment. • In the event of a fire, do not use the lift, take the fire exit and stairs to exit the building. • Fire doors must always remain closed. • When moving in and moving out take extreme care not to bump, damage or break off the sprinkler heads on the ceiling of the basement, your apartment, and common areas within the building. • There must be no storage items within 50cm of the sprinkler heads within the basement. • Any damage should be reported to the Building Manager. • The fire stairs must always be kept clear and free of any obstacles.

ELECTRICAL SERVICES
Your apartment has a normal domestic 240-volt, single phase power supply. Upon taking up residency you must establish an account with Energy Local. The electrical meters are located in the secured electrical meter cupboards in the common areas on each level. Please contact the Strata Manager for the location of meters if required. Your apartment’s electrical switchboard is located in the cupboards above the fridge cavity. All lighting and power circuits are protected by circuit breakers at the switchboard. For added personal protection, general purpose outlets (GPOs), including those into which appliances are plugged, and lighting circuits have a residual current device safety switch.

Take the faulty appliance to a qualified service centre. For safety reasons, ensure an adequate air space is left around the apartment switchboard. Do not store items in front of or in contact with the switchboard. A licensed electrician must be engaged to locate and repair any fault with the power supply or the switchboard.

GAS
The gas meter and shutoff valve are located in the outside hallway cupboard, and each unit shutoff valve will be labelled. If you smell gas in your property: • Extinguish all naked flames. • Turn off the gas at your shutoff valve, located in the outside hallway cupboard. • Turn off all appliances and lights. • Contact a licensed gas fitter. • Notify the Strata Manager. • Open all doors and windows for ventilation - only if safe to do so.

In the event of a water leak, turn off the water supply to your apartment; use the shutoff tap located in the hallway cupboard, each unit shutoff valve for hot and cold water will be labelled. Should your safety switch trip for any reason, follow these steps: • Isolate/turn off all GPOs and lights and unplug all appliances. • Reset the safety switch. • If the safety switch cannot be reset, contact a licensed electrician as a fault exists with either the wiring or the switch itself.
To aid water conservation, and in accordance with planning regulations, flow control tapware, dual flush toilets, and pressure-controlled shower heads have been installed. To ensure the balance of the building’s hydraulic system is not compromised, a licensed plumber must be engaged to locate and repair any fault with the water supply, or repair or replace any fitting such as a tap or showerhead.
• Turn on the GPOs one at a time or until the safety switch activates. If it activates you have located the faulty outlet and should contact a licensed electrician. If the safety switch does not activate after carrying out the points above, plug your appliances back into GPOs one at a time or until the safety switch activates. When it activates you have determined the cause of the fault.

BUILDING WORKS
Before commencing any form of building works you must consult with the Strata Manager as there may be requirements or restrictions that if not adhered to will make you liable for the cost of returning the area to its original state. If you plan on installing hard flooring, make sure you speak to the Strata Manager first and submit your application to the Strata Manager. Do not install anything on the outside walls or that can be viewed from outside your apartment, such as fly screens, without consulting the Strata Manager first. You will have to apply in writing to the Executive Committee via the Strata Manager before any works in these areas can commence. Do not install a dead latch or peep hole without speaking to the Strata and/or Building Manager. They will provide you with the relevant application forms and documentation for your locksmith. If you fail to meet these requirements you will be liable to pay for a replacement door. Contractors are to remove all waste at their own expense and must clean any areas that may have been affected whilst carrying out any work. Residents are responsible for individual tradesmen, removals, and visitors. Damage caused by them will be the responsibility of the resident and any repair costs will be passed on.

Floor Waste Inspect floor wastes within your apartment every six (6) months, for blockages and debris build up. This includes floor wastes to the internal wet areas, balconies, and external terraces. A licensed plumber should be used to unblock any drains. Pour a bucket of warm water down the floor wastes in the laundry and bathrooms every two (2) months. This will avoid odours occurring within the apartment.
Pest Control An inspection of your apartment by an appropriate pest control services contractor is recommended every 12 months or as required.
Paint Most marks can be removed with a clean damp cloth. Use a diluted sugar soap mix if necessary. Avoid excessive ‘scrubbing’ and the use of scourers of any type, as this may alter the finish of the surface. Many paint varieties, as well as adhesives, carpets and sealants use chemicals called Volatile Organic Compounds (VOC), which are low level toxins. When found in high concentrations, these chemicals can cause adverse health impacts, such as headaches and breathing difficulties. Paints used in your apartment have a low VOC content, which means they have less odour than traditional paints and contribute to better indoor air quality. To further improve indoor air quality, your apartment should be adequately ventilated by opening doors and windows, particularly during and after use and/or installation of products containing VOCs. If you are repainting your apartment, installing carpet, or using products such as sealants and adhesives, look for low or no VOC products, which will improve the air quality in your apartment.

Carpet and Floor Tiles Carpet and floor tiles throughout your apartment have been selected to provide a maintainable, yet durable floor finish. Regular maintenance will increase the life span of all types of flooring. The five basic steps of an adequate maintenance program are: • Protection from damage and prevention of spills. • Regular vacuuming. • Intermediate surface brightening. • Periodic wet cleaning. • Removal of stains and spills. Daily maintenance of a carpet and floor tiles consists of the removal of surface debris and dry particulate soil from the depth of the pile by means of a carpet sweeper or various types of suction machine. Periodically wet cleaning is required to remove soiling which is not removed by daily maintenance (greasy, oily, and other sticky substances, accumulated dirt which discolours and otherwise affects carpet pile). Adequate protection must be provided by residents to prevent damage by legs of furniture or fittings, including castors on office chairs, in order to maintain warranty on carpet.
Joinery and Benchtops The bathroom and kitchen joinery and fitted benchtops are made fit for purpose. Do not stand or sit on them.
Aluminum Doors, Windows, and Hardware Aluminium windows and sliding doors have a powder-coat finish which should be cleaned and maintained regularly to ensure the decorative and protective properties of the coating are retained. Cleaning and maintenance of the product as a whole (glass, aluminium, hardware and all accessories) should be undertaken at a minimum every three (3) months to remove airborne deposits such as salt, atmospheric pollution and dirt. Note: Evidence the above maintenance has been completed must be recorded in detail and in writing progressively as work is carried out or the warranty may be voided.

To Clean Glass • Cleaning should be undertaken at a minimum every three (3) months. • Use only cleaning materials free of grit and grime to avoid scratching and marking of the glass surface. Use detergents and cleaning solutions recommended. Mild detergents are preferred. • Do not use liquids like hydrofluoric acid which will erode the glass. Solvents such as ethanol, ketone, ester etc. will affect adhesion of the PVB in the laminated glass and it could also affect the optical performance of the glass. • Do not use scrapers or scour pads.
To Clean Powder Coated Aluminium Frames • Remove dust with a wet sponge (rather than risk micro scratching by dry dusting). • Remove any marks by using warm water and a mild detergent or mineral turpentine. • Wash and remove powder deposits from the powder coating surface using a soft bristle brush. • Minimise contact time with the cleaning solution and rinse afterwards with fresh water. • Cleaning should be undertaken as a minimum every three (3) months. Do not use abrasive cleaners; harsh solvents (including window cleaner or industrial strength solvents or solvents recommended for the removal of sealant or mastic), scouring pads or other harsh materials such as powder-based cleaning products as these may scratch the finish. Always test a small discrete section of a frame to confirm the suitability of the cleaning agent. This will ensure minimal or no damage to the powder-coat colour or surface.
Any damaged windows and sliding doors can only be replaced by the Owners Corporation in accordance with the originally installed specifications and materials. It is recommended you perform visual checks for scratches, dents, or other damages to glass. If you notice the glass is damaged, report this issue to the Strata Manager immediately. Any failure in glass must be reported immediately to enable the product to be examined to determine cause of failure. If failure of the product is not notified within seven (7) days of failure, the occupant may be deemed to have waived all rights under the warranty.
Internal Glass: Shower Screens, Vanity, and Mirrors To clean glass and mirrors, use clean water with mild soap, diluted methylated spirits, glass cleaner or a slightly acidic (vinegar) cleaning solution on a soft, lint free, damp cloth or chamois. Always apply the cleaner onto the cloth first and not directly onto the glass. Damaged glass and mirrors cannot be repaired and must be replaced by an experienced glazier.
Balustrades To clean powder coated aluminium balustrades: • Remove dust with a wet sponge (rather than risk micro scratching by dry dusting). • Remove any marks with warm water and a mild detergent or mineral turpentine. • Wash and remove powder deposits from the powder coating surface using a soft bristle brush. • Rinse afterwards with fresh water to minimise the contact time with the cleaning solution. • Clean glass monthly.
To Clean Handles and Locks
• To prevent build-up of dirt on the surface, clean glass with warm water and non-abrasive PH neutral detergent solution.
Dirt and grime should be regularly removed with a soft damp cloth. A solution of mild soap and water may be required.
Use a soft cloth, sponge, or soft natural bristle brush.
During cleaning, care should be taken to prevent cleaning solution from entering the cylinder keyway. Surfaces should be dried and lubricated. Note: Window furnishings are not to be mounted on any part of the aluminium door or window frame.

If using a solvent cleaner, care should be taken to avoid contact with the glazing sealant and any other materials which may be affected by the solvent. Avoid using a broom and hose to clean windows as this can result in scratched glass and leaking windows. Note:

Internal Doors and Hardware To maintain a high level of function, door hardware must be free from dust and grit. All components can be cleaned with a soft damp cloth every three to six (3-6) months: • Tighten fixing screws. • Re-align strike plates. • Lubricate internal mechanism with an aerosol lubricant. • Lubricate “sticky” locks with dry powder graphite sprinkled on the key. • Maintenance of all hardware and fittings are to be undertaken by a qualified tradesperson.
Tiles: Floors and Walls. • Clean weekly or as applicable to remove stains and other spills. To clean, use a mixture of warm water with a biodegradable detergent and a cup of methylated spirits. It is important the cleaning detergent is completely removed by a final rinsing with clean water. When dry, buff with a dry mop or woollen cloth.
Due to constant use of shower areas, tiled surfaces need a different cleaning procedure to remove hard water deposits, soap scum and body oils that build up. To avoid extra heavy cleaning, weekly cleaning is advised to maintain a level of hygiene and to remove dirt before it builds up into hard deposits. Hard water deposits can be eliminated by a solution of white vinegar and water. A plastic scouring pad is most useful for this kind of cleaning. With the damp nature of shower recesses, bacteria and mould can develop where there is little ventilation. Mould can be removed by spraying or wiping with chlorine bleach such as White King. This should be allowed to stand for five (5) minutes and later rinsed with clear water. Caution should be used when using bleach and should never be mixed with ammonia. To avoid damage to tiles or discolouration to silicon sealants in wet areas do not use harsh chemicals or abrasive cleaners. Silicon sealants should be cleaned with soapy water only. Steel wool pads should not be used as they may leave steel particles which can rust and leave brown stains. Use protection caps on any furniture items placed on tiles to reduce the likelihood of damages and scratching.
Stainless Steel: Kitchen Sink and Trims etc. Cleaning should occur on a regular basis to prevent tarnishing. To clean wipe with a soft damp slightly soapy cloth, let dry and wipe with a dry cloth. Always wash and wipe with the grain of the stainless steel to avoid scratching. To protect from staining after cleaning with a chemical cleaner or coming into contact with food acid, wash down with fresh water. To brighten, use a non-abrasive cleaner or specialist stainless steel product. Do not use steel wool, abrasive cleaner, or oilbased cleaner.
To clean grouting a plastic bristle brush is recommended. The sooner cleaning is carried out, the easier stains can be removed. Spillage of oil, fat, or material likely to stain or cause slipping hazard, should be removed immediately by using a detergent and hot water. Whatever method is chosen to clean tiles, the three golden rules of cleaning are: • Test a small inconspicuous area first. • Rinse well with clean water afterwards. • Avoid high concentration of cleaners for prolonged periods of time.

Noise & Emissions Owners or Occupiers of a property must not: (i) Create noise that disrupts the peaceful enjoyment of others on the property or common areas.
8. Children Playing on Common Property in Building •
hildren Playing on Common Property: Owners or C Occupiers must not allow children under their control to play on Common Property (except in Recreational Facilities). Children must be accompanied by an adult or be at least 15 years old to be in potentially dangerous areas like car parks, Recreational Facilities, or other hazardous zones.

bstruction of Common Areas: Owners or O Occupiers must not allow children to play in or obstruct lifts, stairs, or access ways.
(ii) Cause emissions that:
a. Include “offensive noise” as defined as the Protection of the Environment Operations Act 1997 (NSW), such as loud music or mechanical equipment.
b. Release harmful gases, vapors, dust odors, or other pollutants that are a nuisance or a health risk to the surrounding environment.

Vehicles • Parking on Common Property: Owners or Occupiers can’t park or allow their invitees to park on Common Property without written approval from the Owners Corporation. They are also prohibited from parking in visitor spaces, as per the Management Statement. • C ar Space Alterations: Owners or Occupiers are not allowed to enclose, alter or build anything in their designated car space. • Vehicle Registration: The Owners Corporation can collect and maintain a register of vehicle registration details for vehicles parked in the building.

9. Depositing rubbish and other material on Common Property An Owner or Occupier must not deposit or throw on Common Property any rubbish, dirt, dust or other material or discarded item other than in: (a) Any garbage chutes provided for that purpose to the floor on which their Apartment is situated; or (b) Any receptacles (other than garbage chutes) placed on Common Property for that purpose, excluding those in any garbage room.

Washing and Curtains: • Washing and Drying Restrictions: Owners or Occupiers cannot hang or display washing, clothing, towels, or similar items on any part of the building, including balconies, or in a way that is visible from the street. • V isible Items: Owners or Occupiers cannot allow rubbish, materials, or equipment to remain in locations visible from outside their lot without consent from the Strata Committee. • W indow and Door Treatments: Owners or Occupiers cannot apply any coverings or treatments to windows or doors facing Common Property or public spaces, except for blinds that are off-white, cream, or approved by the Building Management Committee. All window and door treatments must have a uniform appearance from the outside.

Waste Management and Disposal 1. General Waste Guidelines: All waste must be stored, handled, and disposed of in a way that prevents air pollution, offensive noise, or land and water pollution as per environmental regulations. 2. Obligations for Owners and Occupiers:

Keeping of Animals: 1. Approval for Animals: Owners or Occupiers cannot keep animals on their Lot or Common Property without written approval from the Owners Corporation. However, they can keep up to two animals with a combined weight of less than 20kg without approval, provided they notify the Owners Corporation within 14 days. 2. Application Process: To seek approval, an Owner or Occupier must submit an application with details about the animal (including breed, age, and size) and a photograph. 3.
C onditions and Responsibilities:
– Owners or Occupiers must follow the Companion Animals Act 1998 (NSW) and ensure animals are securely kept on Common Property. – Animals must not disturb other residents, and Owners/Occupiers must clean up any mess made by their pets. – The Owner or Occupier is responsible for any damage caused by the animal and must indemnify the Owners Corporation against any costs or claims.
• Garbage must be disposed of in designated garbage chutes, with recyclables placed in designated bins.
4. Revocation of Approval: The Owners Corporation can revoke approval or terminate the right to keep animals if the Owner or Occupier fails to comply with the By-Law.
• Owners and Occupiers must follow the Owners Corporation’s rules for waste storage and removal and immediately clean up any spills.
5. Exemption for Assistance Animals: Guide dogs or other assistance animals for disabilities are exempt from this By-Law.
• Garbage chutes should not be used for recyclables, large items, or anything that could cause a blockage. • Owners or Occupiers causing a garbage chute blockage will pay a $550 fee for clearing it.

Air Conditioning Owners are responsible for the repair, maintenance, and replacement of the air conditioning system. The Owner is to make appropriate arrangements for access to the equipment with the Strata Manager or Building Manager and must only use licensed and suitably qualified contractors to carry out work.
43. Balconies 1. Allowed Items on Balconies: Owners or Occupiers can keep pot plants, landscaping, and occasional furniture on their balcony, as long as it is approved by the Owners Corporation, of suitable quality, safe, and unlikely to cause damage or be blown off. 2. Prohibited Items: Fitness equipment, spas, jacuzzis, hot tubs, saunas, pools, bathtubs, or similar items are not allowed on the balcony. 3. Temporary Removal for Maintenance: Owners or Occupiers may be required to temporarily remove items from their balcony at their cost if the Owners Corporation needs to inspect, repair, or replace Common Property. 4. Enclosing Balconies: Balconies cannot be enclosed by Owners or Occupiers. 5. Portable Items: Portable items like toys, glassware, or crockery must be removed from the balcony when not in use. 6. Responsibility for Damage: Owners and Occupiers are responsible for any damage or loss caused by items falling, being thrown, or blown off their balcony.

Carpsaces and Storage Spaces: 1. Owner/Occupier Obligations: Owners/Occupiers must:
• Allow access for the Owners Corporation to ensure compliance with the By-Laws. • Keep the spaces clean and tidy, free from vermin, and use them only for lawful purposes. • Not enclose the space without prior written approval. • Clean up any vehicle spills. Vehicles can not be washed in the space. • Avoid storing goods in the car space and ensure items in the storage space are stored properly, including keeping storage 500mm below sprinkler heads. • Be responsible for any damage or loss from the space. • If they install an electric vehicle charger, it must comply with Owners Corporation guidelines. 2. Joint Responsibility: If a storage cage fence is shared, both Owners are equally responsible for its maintenance and repair costs. 3. Non-compliance: The Owner’s Corporation may enter a space at the Owner’s cost to ensure compliance and can charge the Owner for any damage to property caused by non-compliance.
7. Indemnity: Owners and Occupiers indemnify the Owners Corporation for any loss or damage caused by failing to comply with these rules, unless due to the negligence of the Owners Corporation.
