Colorful Life Here’s a look back at my stepmom’s accomplishments.

I have spent most of my life with two moms. I am saddened to share that my stepmom, Nancy Nierman-Baker, died recently.

It doesn’t come as a complete surprise because she has spent the last year at Ohio Living Rockynol in West Akron. This is an unofficial tribute. She has had a profound impact on my life.

Many people in the Akron community knew Nancy well. She was very accomplished, and looking back, it seems like she had multiple full lives. It was always a joke among us kids that we could be at a rest stop in Kalamazoo, Michigan, and she would run into an old friend. We moved very slowly because she stopped to talk with everyone.

She was a hippie in the true sense. She came of age in the ’60s and drove around in a ’70s Volkswagen bus. It feels like I spent half my childhood riding around in the back seat of a VW bus. It was a fitting car for her. She was also an artist and a longtime member of the Akron Society of Artists. There was always a group of colorful artists around the house, and I saw life from a different perspective.

Although I am not an artist, I have had plenty of opportunities. I used to take classes from her friend, Jack Richard, but not even he could help me draw.

It seemed like she was in school during most of my life. Nancy received her bachelor’s degree in fine arts from Kent State University, which took her many years to finish. I understand now when you are raising kids, it’s very hard to get that degree completed.

Once she finished that, she gravitated toward psychology. She wanted to mix in her art background, so she pursued a master’s degree

in art therapy at Ursuline College and later a master’s degree in counseling from Walsh University. She was very passionate about art therapy, and it was always a joke among us kids to not let her see your drawings or she would analyze your artwork.

With her art therapy and counseling degrees, she spent the rest of her working life at Cleveland Clinic Akron General in the partial hospitalization department as an art therapist and also taught at Ursuline College. Many of the art therapists in the area were trained by her or had her as a teacher.

Nancy also really enjoyed writing for Akron Life and was always pitching story ideas. Most of what she wrote about was art, and the last piece she wrote was in February 2020, about the grief of losing a spouse. I always appreciate extra helping hands at the magazine, but she was such a perfectionist about her story that she had draft after draft. For a monthly magazine, it took her almost too long to finish. Before my dad died in 2018, he was encouraging her to write a book about art

therapy, and as far as I know, there wasn’t a more knowledgeable person around when it came to the subject.

Not long after my dad died, she started having memory issues, which concerned all of us. The thing about dementia is that it can be easy to fall into denial by saying, Well, she has always kind of been that way, or, Grief has been very hard on her. But the signs were becoming clearer, and last year we moved her to Rockynol. Not too long after that, she was placed in the memory care unit.

It’s almost impossible to wrap up someone’s life in one page, and I am sure I missed tons.

But what I do know is she is deeply loved by our family and friends, and she is missed by all.

In the new book “The Beginning Was the End” (The University of Akron Press, $35.95), acclaimed Akron author David Giffels and Florida art gallery director Jade Dellinger make the argument that the industrial Midwest surroundings, the May 4, 1970, Kent State University shootings and more shaped the protopunk “Whip It” band that got its name from the concept of de-evolution. Red curtains opened to blue-hued kaleidoscopic patterns as a chicken walked across a light projection on a wall at the Cultural Center for the Arts in Canton. A hand inserted a cassette into a magenta-outlined boom box as black and purple squares pulsed. Asteroids flew at the audience through a purple, pink and blue galactic sky as a black cat peeked into the picture. These images completely immersed me as I sat on the floor engrossed in the digital installation from Massillonbased Comet Wanderer Studios at the 2021 Illumination: Canton Light Festival. It was one of the first times I was encompassed in digital art, and it made me see Canton in a way I never had before.

I have enjoyed browsing Cantonology, which sells primarily handmade Canton and local pride items like prints, jewelry and more, and I got a “Home is Where the Heart Is” magnet. In our feature, owner Barb Resch shares a story about how her mother would bring cameras and take her on tours of the community. It’s such a wonderful idea to be a tourist in your backyard.

I’d love to do that with my toddler, Izzy. It makes me think, How can we all explore our community with that curiosity?

Perhaps there’s a local destination you’ve never been to. A few years back I visited the Pro Football Hall of Fame in Canton for the first time. It was fascinating to see Harry Robb’s 1920s red Canton Bulldogs warmup jacket, Paul Brown’s football with Brownie, “Browns” written out and a crown on it that was awarded to him for the team’s 1955 championship win, Jim Brown’s jersey and more. There is a reverence about taking in the bronze busts of inductees in the Hall of Fame Gallery that prompts everyone to go silent. My husband, Tony, is a Pennsylvania native and a huge Philadelphia Eagles fan, so watching the film about their stunning underdog Super Bowl victory was

emotional, and I remember getting mistyeyed at the sheer show of grit and joy. I was blown away by the multisensory “A Game for Life” presentation that had holograms of former quarterback Joe Namath and other legends. That was my first time seeing a hologram like that, and it amazed me.

First Fridays are an excellent way to check out city shops and spots you’ve never visited in one night. At a Canton First Friday, I saw ice sculptures all over downtown. It was cool to watch someone working on the printing press at Print & Press Shop & Studios, and we enjoyed the witty cards and Tony got a fun sticker for his beer fridge.

Miss Larana’s Alchemical Apothecary was giving away free bath bombs too, and you can read about her interesting journey and products in our Canton feature.

Another way to see our community in a different light is to volunteer. I’ve found that it’s always rewarding. Our new philanthropy guide on pg. 42 connects you with some local options and gives you a picture of what to expect. I’ve cooked and served meals at the Ronald McDonald House, and people were so thankful. I assisted kids with disabilities in riding horses at Camp Cheerful, and their smiles made it worth it.

I’ve served homeless people food in downtown Cleveland, and seeing them get a hot meal meant everything.

I hope our guide helps you be a tourist in Canton, appreciate the community and find surprising delights at every stop.

Hometown Tour When Barb Resch was growing up in Canton, her late mother, Freeda Hennis, used to take her on tours.

“We’d have cameras around our neck and … she would teach us everything about our community,” Resch says. “That was ingrained in me, that love of community.”

Find some of those photos — featuring places like the Canton Palace Theatre and Meyers Lake — on wooden blocks and canvases and in charm jewelry at Cantonology, a store with Canton-centered products that Resch opened in November 2015 with her daughter, Mandy Morckel.

The mother-daughter pair makes many of the store’s products. Resch crafts jewelry featuring vintage bus tokens ($15) from the Canton City Lines buses.

Morckel etches glassware ($10-$30) such as mugs, wine glasses and football-shaped cups with phrases like “Canton Est. 1805,” “McKinley Bulldogs” and “Fawcett Stadium Forever.” They also make bead stretch bracelets ($3) that say “Canton Girl,” “Ohio Girl” and “I Love Canton” and car decals ($5) with phrases like “Canton Ohio: The Birthplace of Pro Football” and “I Willy Love Canton,” which features the whale from the former Mother Goose Land amusement park.

“If you were a child in Canton between 1958 and 1989, you’ve got fond memories of going to Mother Goose Land,” says Resch. “We focus on happy memory kind of things.”

Resch also illustrates her love for Canton and her mother with the “Freeda’s Footsteps” collection featuring a journal, books and free downloadable coloring pages that star a drawing she created of her mother depicted as a kid. The character visits Canton spots like the “Reintegration of Pro Football, 1946” mural and the McKinley Monument.

“It is a way for my mom to continue her process of showing kids, in a fun way, the things that are in their community,” Resch says. “We’re all about celebrating things that make you feel good about Canton.”

Artistry on Display Lori Weaver inspired women with her Pink Goose Boutique graphic T-shirts featuring slogans like “She is Strong” and “I Run on Coffee & Grace” and celebrated newborns with her Lil’ Pink Goose Boutique tutus and photo props. She was selling both lines online when she opened Blended in Belden Village Mall in 2020 to showcase not only her creations but other artisans’ works too.

“We want to help local artisans realize their dream of selling their items in a brick-and-mortar store,” says Melissa Riffle, the operations manager and human resources director at Blended.

It has expanded to other locations in the Toledo and Strongsville malls. Positive Vibes Denise “Larana” Cerreta lived across the country, but her spiritual awakening led her to open Miss Larana’s Alchemical Apothecary in her hometown of Canton in 2020 to help locals capture their inner beauty on the outside. In Salt Lake City, she had a successful acupuncture practice and the pay-what-you-can One World Cafe, which led to her accepting a James Beard Humanitarian of the Year award on behalf of the One World Everybody Eats nonprofit and movement she helped pioneer. But she was called home and later started Miss Larana’s with a focus on her handmade organic bath and body products and spiritual tools.

“Everything is so people can live their most authentic life,” she says. “It starts with good organic products and not putting toxins on our skin.”

Blown Away A sea of leaves including pothos and sword ferns surround glass ornaments and seasonal glassworks in the Glass Garden. Owner Jack Baker, who is also the owner of Akron Glass Works and Architectural Greenery, created the Canton store to combine his different passions.

“Cool plants, hot glass,” says retail manager Nicole Rasmussen, “it’s like two extremes that get put together.”

Browse household plants and tropical exotic plants including money trees, ficus, air plants, African milk trees and pink princess philodendrons. Also find stunning handblown glassworks like vases, ornaments, cups and decorations made in-store by glassblower Sebastian Shepherd, who has been practicing the art for 13 years.

His process starts with heating clear glass in a 2,100-degree furnace. When the molten glass becomes a honey-like consistency, he attaches it to a steel rod to mold the glass. He adds color by rolling the glass in crushed pieces of colored glass. To stabilize and mold the glass, he uses equipment like a marver, and to manipulate the glass to take different shapes and styles, he uses sheers, jacks and tweezers. Some pieces take several hours to craft.

See the art of glassblowing for yourself when Shepherd does it and answers questions during Thursday demo nights. He also does weekend workshops where he demonstrates how to make seasonal-focused projects, which are ornaments and candy canes for November and December, and assists participants with making their own handblown glassworks.

“It’s fun. It’s something you got to do and see to understand,” Shepherd says. “Everybody who comes in here has a great time doing it.”

Light Show Comet Wanderer Studios wows with projection art.

On the usually plain walls of Court Avenue in Canton, the “Wonder Windows” light projection installation made it look like within windows, whimsical scenes were playing out, like a kid jumping, a unicorn walking, a fish swimming and optical illusions spinning.

“I wanted to … show how cool projection mapping can be, with making a flat surface that otherwise has nothing to it come to life,” says Nick Nonno, a co-owner of the Massillon-based Comet Wanderer Studios who created “Wonder Windows” for Wonder: Canton Light Festival in April 2022. “You’re looking deep into this window that doesn’t exist.”

“What I really like about working with projections is you can’t miss it. It’s bright. It’s in your face,” says Megan Wanderer, a coowner of the studio that opened in 2017 and specializes in projection mapping to create immersive installations.

During Wonder, Comet Wanderer Studios used seven projectors ranging between 5,000 and 15,000 lumens each to create multiple engaging installations, including one projected on the popular “Mother of Invention” mural by Canton artist Thomas Morgan, which features two painted panels of industrial scenes surrounded by gears. Wanderer digitally traced over an existing image of the mural before putting it into a projection mapping program, animating it to make elements appear to be moving, including the water, smoke and many gears.

“It looked like there were real gears, threedimensionally on there,” Wanderer says. “I hand drew every single one and made them move.”

“We’re hearing people be like, I’ve lived here my entire life, and this has never looked so cool,” Nonno says.

The pair has also done projection mapping of a holiday light show on a Canton building for Light Up Downtown in 2021 and collaborations with other artists like adding

engaging visual elements to the walls behind live music and theater performances.

At Illumination: Canton Light Festival in 2021, Nonno’s “Forest Fire” projected different scenes, including those of a forest and a fire, onto and around an abstract sculpture of a tree on a wall. The projections were set to a woodwind quintet piece Nonno wrote to comment on the destruction of nature.

On a wall at the Cultural Center for the Arts, a moving mosaic, neon outlined shapes, an interstellar scene and bubbles rising through water all appeared during an installation Wanderer created. She says she likes crafting these interactive installations because she has seen families and people of all ages enjoy them.

“Adults look at it, and they’re entertained.

They think this is something cool to look at, all the way down to the smallest of kiddos,” she says. “It’s a fun combination of interacting with the art and interacting with each other.” cometwandererstudios.com // AS

Chef Frank Hill has cooked a $62 prime filet mignon and a $46 Bronzino sea bass at fine dining restaurants, but he wanted his high-quality food to reach the masses at affordable prices. So this summer he opened Burrata Italian Kitchen as a carryout-only spot in Canton with generous portions for mostly under $20.

“You’re getting higher-end dining in a box,” says the executive chef and co-owner. “It’s all made in house. We have our own flavor profiles.”

Hill, who has Italian heritage, wants the food to evoke the comforting feel of Sunday dinners. He took some inspiration from his mom, who was in catering and who he began cooking beside at 6 years old. Hill tweaked her pasta salad recipe that uses cheese tortellini. His version has Italian meats, cheeses, black olives, giardiniera pickled vegetables and house-made Italian dressing. The menu has fresh pizzas and pastas with build-your-own options, as well as sandwiches and salads. The distinct taste in items like pizzas and sandwiches partly comes from a top-secret oregano-based house seasoning.

“It’s familiar to Italian seasoning but has a little more flavor,” he says.

The house seasoning also finishes the lasagna ($12) that has the house red sauce. That’s made with San Marzano tomatoes, fresh garlic, onion, basil and a secret ingredient for a sauce that’s a tad sweeter without adding sugar and has less acidity. The time-consuming lasagna consists of five layers of fresh lasagna sheets, red sauce, whipped New York-style ricotta with seasonings and herbs, mozzarella and provolone. The lasagna is so popular that they make pans upon pans, and some people have said it’s the best they ever had.

It takes a few hours to make gnocchi by hand, ricing the potatoes and rolling out and forming the dough. A baked gnocchi dish ($14) comes with red sauce and handmade meatballs, which Hill crafts with a beef and pork blend, fresh herbs, and instead of breadcrumbs, he uses the old-school Italian method of adding Italian bread soaked in cream for a denser, moister texture.

“A lady said she’s very picky about her gnocchi.

She was glad she chose it,” he says. “They’re perfect little pillows.”

While most menu items are Italian classics, you will be rewarded if you try unfamiliar dishes with expert culinary touches like a wedgie, which is a pizza shop specialty Hill discovered while in culinary school in Pittsburgh. Hill got hooked on them and has a steak wedgie ($12) about once a week. To make that one, he stuffs fresh pizza dough with smoked provolone and sliced Italian beef that’s dipped in rosemary au jus and slowly braised. Hill then folds it over and bakes it. When it comes out, Hill brushes it with a house-made garlic oil and finishes it with house seasoning. He adds shredded lettuce, Roma tomatoes, sliced onions and mayo and cuts it into triangles for a refined casual bite.

“The flavor profile, Italian seasoning, the tender beef, the melted cheese and the dough,” he says, “it’s heavenly.”

Good Buzz Between Melinda Lee’s North Canton backyard and her parents’ Canton property there are six beehives and under half a million honeybees. The Lees Bees beekeeper wears a bee suit and uses smoke to calm the bees while removing frames of honey from the hives and extracting the honey for her skin care and honey products.

After reading books and learning about the declining bee population due to pests, mites and the use of pesticides, Lee felt drawn to beekeeping to do her part, beginning with two hives in 2016.

“The process of keeping bees starts with a personal interest and a desire to want to help the bees,” Lee says.

She harvests honey, beeswax and propolis, which is a substance bees produce from saliva, tree products and plant saps. Lee creates handmade beeswax candles, lotion bars, sugar scrubs, honey-infused lip gloss and more items that are free of harsh parabens, dyes and phthalates. To hydrate her skin daily without leaving oil behind, she 38

Warm Greeting There are 450-plus teas at Ohio Tea Co., and co-owners Kurt Gibbins and Terry Gabet can tell you tasting notes for each, along with how tea is grown, how it’s processed, how to brew the best cup and more.

Their shared love for tea started 26 years ago when Gibbins started dating his now-wife, who is Gabet’s daughter.

“We both looked at each other and said, Do you want a cup of tea?”

Gibbins says. “That’s how Terry and I bonded.”

Time Share Volunteer to help make an impact.

A mom raising a daughter was on welfare and in search of help for basic needs 20 years ago. She went to Haven of Rest Ministries in Akron and received meals and clothing.

“Now she’s a successful health care professional and nurse practitioner and has got her life totally turned around,” says Michael Solosky, who is in donor relations and is a development officer at Haven of Rest.

“She said it made a big difference for her.”

Solosky started as a volunteer at Haven of Rest 20 years ago and has heard several impactful stories like this one. One of the largest private social service agencies in Northeast Ohio, the faith-based nonprofit provides help and shelter for men, women and children with a wide range of services like helping homeless people and offering rehabilitation, education, career development, emergency services and youth programs.

“We give hope to the hopeless,” Solosky says. “Some of the folks that are coming here for help, they’re at the end of their rope. We’re helping them to get back on their feet — that’s our goal.”

Volunteers sort canned food and clothing, serve meals, clean dishes, pick up donations from partner agencies, do office work, lead devotions and do other jobs. No matter age or ability, Haven of Rest can tailor tasks to an individual volunteer.

“They can make a difference, and somebody’s gonna be blessed,” Solosky says.

In 2022, the charity provided 120,620 meals and 45,036 nights of shelter.

Each Christmas, the ministry adopts families, and last Christmas it adopted and gave gifts to 229 families and 886 individuals. It also provided several

people with warm meals, clothing and items they might need for the holidays and cold weather. Solosky says volunteers are critical to Haven of Rest, as it is funded by donations.

“There’s thousands of people that help us,” he says. “We’re very grateful to them. We couldn’t operate without all their help.”

“I volunteered in the men’s stay room. … I would just help wherever I could,” Solosky says.

Whether you want to support the arts, education, animals, a demographic in need, a specific community or the next generation, there are myriad nonprofits to donate to in Greater Akron. Incorporating planned giving into your financial plan is one way to contribute to the organizations and causes you care about.

“They’ve raised their family and they’ve made their money, and now they want to be able to give back in a meaningful way,” says Laura Lederer, the vice president and chief development officer at Akron Community Foundation. “There’s a bunch of different ideas that will lend permanence to the community.”

Akron Community Foundation provides the opportunity to give to a charity or to multiple charities through a fund or to the Akron Community Foundation board discretionary fund instead of just writing a check to an individual charity. In the past year, it gave to nearly 750 area nonprofits, and it highlights how powerful individuals’ donations can be.

“We distribute between $13 and $15 million back out to the community annually, and the majority of that giving is from our individuals,” Lederer says. “You can have a great impact.”

She provides some insights into different kinds of gifts you can give.

Bequests What the Gift is: One of the easiest ways to incorporate planned giving into your financial plan is through a bequest, which is a gift that can be given through a will, living trust or estate plan. You can name Akron Community Foundation as a beneficiary.

“It’s always good to think of your charitable giving in terms of a percentage of your estate instead of a specific dollar amount because you don’t know how long you’re going to live and how much it’s going to cost,” Lederer says. An example is planning to give 50 percent of your estate to Akron Community Foundation to start a fund that benefits three of your favorite charities.

Why Choose It: Bequests can have a big impact.

Lederer mentioned an example from this year of a longtime donor to Millennium Fund for Children who gave Akron Community Foundation a $7 million bequest. No matter how much you leave, you can benefit both your kin and charity through your estate plan by designating portions for each. “You can take care of your family within those plans, but then also leave a percentage in there for your favorite charities,” Lederer says. “You’ll have peace of mind knowing that the organizations that you love during your lifetime will be taken care of.”

Life Insurance What the Gift is: To give through a life insurance policy, you can transfer ownership of an existing policy to a charity, get a new policy and make a charity the owner, designate a charity as a beneficiary or donate a paid-up policy.

Why Choose It: Benefits of this kind of gift include tax advantages. By donating, you can receive a tax deduction for the annual premium payments or a tax deduction equal to the cash value of the policy. This is also a way to get started on planned giving while you’re still alive. If you’re young and healthy, you might qualify for a new policy and can name Akron Community Foundation as the owner and beneficiary, and the gift can go into a donor-advised fund in which your loved ones are named as successor advisers or to a designated fund where the beneficiaries are named up front. “One of the greatest things about Akron Community Foundation is it combines what they can do while they’re living and then extend into what happens to their money after they pass,” Lederer says. “There’s this legacy of giving.”

Qualified Charitable Distribution What the Gift is: If you’re 73 or older, you have to make a required minimum distribution out of your individual retirement account before Dec. 31, and one way to do that is through a qualified charitable distribution.

Why Choose It: You can choose to gift through an IRA because of the tax benefits, and it isn’t the best asset to leave to your children. If you keep the money from your required minimum distribution, it counts as income and will cost you or your beneficiary income taxes. If you donate it, up to a $100,000 donation will be tax-free. “They don’t want to get that income tax level,” says Tracy Burt, the vice president of marketing and communications at Akron Community Foundation. “By just transferring it directly to a charity, they’re going to save on the cost-benefit and make a much larger gift than they would probably be able to just writing a check.”

Stocks What the Gift is: Gifting stocks can allow you to donate to charity in a way that is easy and won’t put a dent in your bank account like a cash donation would. “You can give appreciated and depreciated stock to charity,” Burt says. “It helps you give more significant gifts while you’re living.”

Why Choose It: When gifting a stock, you can receive a deduction for the fair market value and also avoid capital gains taxes, which are taxes on the profits of stocks when they’re sold. “A lot of people have stocks that have greatly appreciated in value since when they purchased them. And so they’re going to be a capital gains issue,” Lederer says. “There’s a tremendous tax advantage to gifting stock. … Gifting the stock is a really great opportunity for them to give charitably without even blinking.” akroncf.org

The Winery at Versailles Versailles | Ohio

Mike and Carol Williams founded their first winery in 1994 in Wilcox, Pennsylvania, and in 2002 they started the Winery at Versailles.

What began as an interest in visiting various German wineries has grown into three wineries in two states producing over 200,000 gallons of wine a year.

The Winery at Versailles is in Versailles, Ohio, just north of Dayton. It uses grapes under vine from its own acreage and sources grapes from over a dozen local growers in the surrounding Darke County. The winery

predominately uses local varietals such as Catawba and Concord grapes.

It offers a full tasting room, tours of the winery and a restaurant. The winery has also received multiple awards, including being voted best winery in Ohio by Sip Magazine’s readers’ poll. Here are some standouts to uncork.

RODEO RED The No. 1 seller in the winery’s lineup, this wine ($10.99) released its millionth bottle in 2019. It’s a Concord blend that is sweet and lush on the palate.

CRANBERRY WINTRY NIGHTS Fully sweet, this wine ($13.99) features cranberry and apple blended with spices. Warm it up and enjoy it on chilly nights.

The City of Euclid also provides opportunities to make homebuying in the community more affordable and convenient for individuals and families. The Euclid Development Corporation (EDCOR) offers a first-time homebuyer down payment assistance loan program for eligible

owner-occupant purchases. In addition, EDCOR administers a low interest home improvement loan program. Programs like those help hopeful homebuyers -— firsttime buyers as well as second or third-time buyers — get the keys to their new home.

WHAT ARE THE BARRIERS TO HOMEOWNERSHIP?

A number of barriers exist that can create roadblocks for potential homebuyers, including credit and financial issues. In a recent survey, 47% of millennials considered high interest rates to be obstacles to

homeownership. For others, the high price of homes these days also seems like a brick wall. (First-time buyers currently make up make up 26% of all homebuyers — a decrease from 34% in 2022, according to the National Association of REALTORS® (NAR), of which ACAR is an affiliate.)

Obstacles also include the current low inventory of existing homes on the market, according to Gaebelein. In addition, not enough new construction is being completed by builders valiantly trying to keep up with the housing demand, but who are hampered by lack of skilled workers, some vital materials shortages and high costs.

But one barrier in particular looms large for many buyers — the lack of a sufficient down payment. According to NAR, about three-fourths of all potential homebuyers say they are planning to save for a down payment and most say it will take between six months and three years to save. But millennials are worried. Four in 10 people in that age group said they didn’t think they could save enough for a down payment.

ACAR is working with communities, lenders and homebuyers to ensure that barrier is lessened.

“The percentage of a down payment isn’t necessarily higher than it has been in the past. But the value of homes has gone up, so the amount of money has increased,” says ACAR Board Member Jeannet Wright, a REALTOR® with FASS Real Estate Services in Cleveland, who says that down payment percentage (depending on the loan type) can usually range from 3 to 3 ½% of the purchase price.

ACAR recently commissioned the Akron Housing Affordability Study, a spotlight on the largest city in Summit County, but which is also a reflection of what is happening in many other cities. The study was created by Anderson Economic Group, a research and consulting firm in Chicago.

“The more barriers associated with homeownership that can be eliminated the better,” emphasizes ACAR President-Elect Mark Vittardi, a REALTOR® with Century 21 DePiero and Associates in Parma. “And the way we do that is through our association’s leadership.

“That way if a city or town has a real estate issue, it can look to ACAR to get the information they need before they make a decision that might have a negative effect.”

THERE IS DOWN PAYMENT HELP OUT THERE

Ali Whitley is a REALTOR® and director of education and training for RE/MAX Crossroads Properties in Fairlawn. Whitley sees more initiatives at the local, state and national levels.

“Sometimes people come out of school with serious college debt. They have excellent earning potential, but they haven’t had the opportunity to build up that down payment yet,” says Whitley. “Down payment assistance would be the perfect opportunity for them.

It would be fantastic if all communities had some sort of down payment assistance.”

In addition to a down payment, Wright reminds homebuyers that they are generally responsible for closing costs (about

—Mark Vittardi 3 to 6% of the loan amount), home inspections, appraisals and insurance. She also debunks the misconception that a 20% down payment is mandatory to buy a home. It can be a lot less if government programs, community economic-development assistance and/or lenders’ programs are utilized by eligible applicants, she says.

Some loans, including several from the VA and USDA, require no down payment.

Wright also says more buyers should tap into overlooked personal resources that may be underutilized for down payment funds. Those can include significant funds from income tax returns or money saved that once was earmarked for a car payment.

HOMEOWNERSHIP PROVIDES BENEFITS FOR HOMEOWNERS AND COMMUNITIES

Numerous studies over the past decades have suggested that people reap many benefits as homeowners — financially, socially, emotionally and health wise. Homeowners can build strong credit histories and wealth over time and benefit from tax incentives.

Communities also benefit from homeowners who are more civically engaged and who make more property improvements. Neighborhoods of homeowners have a lower crime rate than those of renters because there are more ties to the area and more incentive to deter crime.

“Homeowners put down roots. They stay in communities longer than renters,” according to Whitley. “Homeowners are able

to start increasing equity and building a life in their community that benefits their community in many ways. Communities that offer homebuyer education and some financial assistance can have an advantage attracting homebuyers.”

WHAT HOMEBUYERS WANT

Understanding the homebuying process and “demystifying” it goes a long way to helping homebuyers overcome real or perceived barriers. Legal and financial concerns, and, even in some cases, discrimination, can be complex issues that require professional expertise.

“The biggest misconception for consumers is that they don’t need REALTOR® representation. And I think that falls squarely on us as REALTORS® to educate the consumer about the benefits they have working with us,” says Vittardi.

“Buyers need to have their own advocate,” says Whitley. “Hiring a buyer’s agent to make sure they have someone in their corner will help them throughout the whole process.”

Whitley notes that the state of homebuying is “a seller’s market,” with transactions favoring the seller, not necessarily the buyer. Most real estate professionals and housing economists say it will be seller’s market vs. a buyer’s market for several years.

“So that means there are multiple buyers looking at one particular house. And when that happens, we have all kinds of competition. If a buyer is just waiting to see something online, it may be too late,” warns Whitley. “It’s much better together with a REALTOR® who is searching for properties they can afford and will be interested in.

We can often get our buyers over to a house before we are in a multiple offer situation.”

REASONS FOR OPTIMISM

Barriers to homebuying for some consumers are real, but not universal and not insurmountable, according to Wright. She cites reports that show new construction is increasing, “if ever so slightly, but still increasing,” providing more homes on the market. The REALTOR® also points to the on-going and innovative conversions of buildings that were former warehouses,

factories, schools and churches into single-family or multi-family units.

And although this trend also can have a slight negative connotation, Wright says the competition to buy a house may be lessened because “some buyers are getting out of the market.”

“These former buyers may face some new financial changes or problems that cause them to drop out. Or sometimes they are just fatigued after looking for a house for so long,” Wright says.

And as more communities get on the bandwagon to provide down payment assistance and other financial help to home buyers, ACAR members have reason to celebrate their buyers’ success stories.

We want many different things in our neighborhoods, but most of us want walkability. The Community and Transportation Preference Survey is a NAR national poll every three years. The 2023 survey showed that 70% of those surveyed in America’s 50 largest metropolitan areas say “being within an easy walk of other places and things, such as shops and parks, is very/somewhat important.” Also, 85% gave a thumbs up to sidewalks.

Whitley says communities need to promote their assets and work with REALTORS® to get that information to potential homebuyers. Amenities that many buyers want, including good schools, access to public transportation, major vehicle routes and good city services, also encourage residents to remain in their communities when it’s time to be moveup buyers.

Sometimes outdated zoning regulations or unenlightened zoning boards also can be barriers to homeownership. That can especially be true when it comes to affordable housing or non-conventional housing, including the transformation of shipping containers into homes, as well as allowing houseboats, tiny house, earthbermed houses or barndominiums.

“One example is that we are seeing some communities where zoning laws don’t allow for high density housing,” says Gaebelein. “There is a community in Northeast Ohio with an issue on the ballot to ban townhomes. Townhomes are standard entry-level housing in our country.”

Overcoming HOMEBUYING OBSTACLES ACAR REALTORS® can help potential homeowners find programs and incentives from many different sources to help with the home buying process. Here is a sampling:

AKRON

According the City of Akron, tax abatement has impact because new home construction and renovation increases the value of surrounding properties and fills vacant lots. New construction creates population growth and demand for small businesses, schools and community services.

CLEVELAND HEIGHTS

The City of Cleveland Heights offers its Down Payment Assistance Loan Program for eligible owner-occupant homes. The program provides up to $10,000 down payment assistance for a single-family home with a maximum sales price not exceeding $166,000. A $10,000 down payment assistance loan is also available for

a two-family home with a maximum sales price that does not exceed $213,000.

All applicants must meet HUD Gross Income Limits. In addition, applicants must: • Receive certification of completion of pre-purchase and home maintenance counseling from a HUD-approved agency • Contribute a minimum 3.5% of the sales price toward the home purchase • Receive approval and first mortgage commitment for the purchase of the house from a mortgage lender.

Eligible properties must be occupied by the seller or vacant for a minimum of 90 days. The property will be inspected for health and safety code violations and defective paint.

Akron’s Community Reinvestment Area Residential Tax Abatement Program allows homeowners to pay taxes solely on the pre-improvement assessed value of the residential property for 15 years after improvements are completed. New construction of single-family homes or multi-family investor-owned properties are eligible. So are existing single-family and multiple family housing rehabilitation projects with a minimum cost of $5,000. After 15 years, the property is taxed at its total post-improvement assessed value. Properties must meet zoning requirements.

Major improvements that may qualify for a homeowner’s tax abatement include: new construction, additions, new additional bathroom, new or enlargement of a garage, and the remodel of basement or attic into living space.

In addition, several new home developments in the community feature tax abatement. New construction can be found in these neighborhoods: Bluestone — 79 loft flats and 31 cluster homes, 7-year, 100% tax abatement and special financing available; 500 Severance Place — 39 luxury condo flats, 7-year, 100% tax abatement; lease purchase option available; and Kenilworth Mews — 17 townhomes at the top of Cedar Hill.

EUCLID

The Euclid Development Corporation (EDCOR) Down Payment Assistance Program helps first-time homebuyers purchase a single-family home, an attached single-family home or a condominium. The purchase price of an existing home may not be greater than $166,000 or $269,000 for a newly constructed home. The loan is deferred, interest free and half is forgiven after five years of owner occupancy.

Loan amount is based upon household income — 17% of the purchase price with a maximum of $10,000. Funding is on a first-come, first-serve basis. Additional

requirements include:

• Completion of HUD-approved pre-purchase and home maintenance counseling • Contribution of 3.5% of the purchase price for a down payment • Approval and first mortgage commitment for the purchase of a house from a mortgage lender • Federal income limitations for household size • No more than 30% of a homebuyer’s gross monthly income can go to monthly payments for principal, interest, taxes and insurance.

EDCOR also offers a Low Interest Home Improvement Program. This program, made available with HUD funding, provides a 3% low-interest, home-improvement loan to income-eligible residents unable to afford conventional loans for home improvement. EDCOR will also assist with wiring, HVAC and plumbing corrections and updates, structural issues, foundations and driveways and more.

NEWBURGH HEIGHTS

The Student Loan Assistance Grant Program allows homebuyers in Newburgh Heights to obtain grants for 50% of student loan debt, up to $50,000. Grants are

awarded in two installments. The first is given upon 10 years of residency in a qualifying home. The residence must be a single-family home sold for $50,000 or more, If all requirements are met, the grantees receive 80% of their award amount. After 15 years of residency, the balance is paid as a second installment.

The student debt, incurred upon the completion of a bachelor’s or more advanced degree, must be completed within 10 years prior to applying. Additional requirements include proof of student loan, being current on student loan obligations and being current with all taxes associated with the property.

The Student Loan Assistance Grant Program, established in 2019, is funded by local income taxes and administered by the Newburgh Heights Community Improvement Corporation.

OHIO HOUSING FINANCE AGENCY

Since 1983, the Ohio Housing Finance Agency (OHFA) has provided more than 150,000 Ohio homebuyers with more than $11 billion in affordable mortgage loans.

The OHFA is not a direct mortgage lender, but purchases qualified mortgages originated through its private sector lending partner. (Participating Ohio lenders include: First Ohio Home Finance, US Bank Home Mortgage, First Federal Lakewood, Portage Community Bank, CrossCountry Mortgage and more in 600 plus locations.)

Ohioans are eligible for an OHFA firsttime homebuyer program if: they have not owned their primary residence in the past three years; they are a honorably discharged veteran; purchase a house in a target area.

Grants for Grads provides grants to borrowers who have graduated within the past 48 months with an associate’s bachelor’s master’s, doctorate or other post-graduate degree from an accredited school. Additional requirements are also necessary, including income and purchase price limits.

The OHFA Ohio Heroes program is geared toward homebuyers who are veterans, active duty military members or members of reserve components, including surviving spouses; police; firefighters; EMTS and paramedics; physicians and nurses; and K-12 teachers, administrators and counselors.

The National Association of REALTORS® 2022 Profile of Home Buyers and Sellers analyzed the demographics, preferences and experiences of buyers and sellers across America.

For the Children’s Concert Society’s 75th anniversary, the Freedom Brass Band performed for kindergartners through third graders. Pointing at the ceiling in wonder as they walked through the Akron Civic Theatre lobby, students exclaimed, “Wow!” “Look at it in here!” “It’s fancy!” “It’s so pretty!”

“The kids are fascinated by coming into the Civic,” says Renee Pinsky of the Children’s Concert Society board.

“They get a real cultural experience.”

The Children’s Concert Society has been bringing the joy of live musical performances to children in the Summit County area since 1948. Its all-volunteer board curates professional Ohio ensembles to enrich the musical education of preschoolers through 12th graders in public, private, parochial and home schools, offering a diverse blend of artistic experiences to thousands of students.

The nonprofit offers three main programs: the Concert Hall Series of live concerts twice a year reaching kindergartners through eighth graders, the free In-school Concert Series for preschoolers through 12th graders, and the free Scholastic Composers Contest open to kindergartners through 12th graders.

The Children’s Concert Society began as a part of the Women’s Educational Committee of the Akron Symphony Orchestra and was founded by Betty King and Francia Albrecht. When the orchestra temporarily shut down, the committee remained passionate about providing musical opportunities to students, so they created the Children’s Concert Society in 1948.

The Concert Hall Series was the first program offered, with the inaugural performance of the Cleveland Orchestra at the Akron Armory. Some examples of past concerts featuring professional, local and well-known performers include the Akron Symphony Orchestra, the Cleveland Jazz Orchestra, The University of Akron Steel Drum Band and Verb, “Ohio Contemporary Ballet.” The concerts for the 2023-24 school year at the Akron Civic Theatre included the Dayton Contemporary Dance Co. performing “Black History Mosaic” for fourth through eighth graders and the Nightingale Opera Theatre presenting “Alice in Wonderland” for kindergartners through third graders.

One of about 2,000 students who attended that concert was Dominic Miller, a Voris Community Learning Center second grader. He said he was excited to see the concert because he has an older brother who plays percussion, and he’d like to follow in his footsteps.

“I like instruments,” Miller said, adding that his favorite class is music, and he’s hoping to see another concert like this one soon. “If it wasn’t for Children’s Concert Society, no one would be enjoying this music that the awesome people up there played.”

In 1954, the Children’s Concert Society introduced the In-school Concert Series that continues to expand today. Professional instrumental, vocal and dance performers visit schools in Summit County and surrounding areas for informal, up-close performances for 200 or fewer students, followed by a question-and-answer session. After an opera group from The University of Akron performed at one Akron public school, a second grader raised her hand and shared that she was crying happy tears.

The Children’s Concert Society also offers opportunities for students to participate in musical composition.

Students enter their original compositions under the auspices of their schools or private music teachers.

All compositions are reviewed by a panel of judges, and the first-place winners premiere their works at a recital at the Akron Woman’s City Club. Some winners have gone on to compose professionally.

Donations and grants from the Ohio Arts Council, local foundations, organizations and individual donors support the Children’s Concert Society, and it also receives volunteer support. The University of Akron’s School of Music has been supportive and involved in the Children’s Concert Society through judging and providing performing groups for both concert hall and in-school concerts.

The Children’s Concert Society board works year-round to provide highquality concerts that expand the hearts and minds of children. The impact has been widespread.

“Since 1948, the Children’s Concert Society has created over 2,000,000 musical memories for area children.

We are trying to build a cultural community that has shared experiences,” says Pinsky. “That’s why we do it. We love children. We love music.”

Beginning in about 1847, canal workers and travelers frequented the Mustill Store, which is located on the Ohio & Erie Canal at Lock 15, is pictured here to the right and is one of the oldest buildings in Akron. The Mustill Store and neighboring Greek Revival-style Mustill House were owned by English immigrants Joseph and Sarah Mustill, and until the late 1880s, three additional Mustill generations stayed there. With signs reading “Groceries & Provisions” and “Meat Market,” the store sold goods to about 75 boats daily passing through the high-traffic staircase lock at its peak. Commerce ceased and preservation started on the lock area in 1989. Today, the restored store is a seasonal museum and visitor center run by the Cascade Locks Park Association where people can learn about the canal’s history and shop for souvenirs, snacks and locally made goods in an old-timey setting with historical photographs from back when the lock bustled.
