Urban high-rise residential projects also typically incorporate mixed-used programs such as office and professional floors, retail facilities, underground garages, and resident amenity spaces such as indoor pools and fitness rooms, children’s spaces. These additions typically require independent capabilities and metering, which can be challenging for the design team. We excel in finding innovative solutions to these challenges while still maintaining the aesthetics of the building, the functionality of the spaces, and the vision of the owners. Increasingly, AKF designs its multi-family projects with sustainable design in mind. Examples include an urban high-rise condominium project that included standing column geothermal heat pumps, heat recovery, improved filtration and ventilation, and other features designed to limit the impact of the building on its surrounding neighborhood while providing the occupants with the finest of indoor environments. 520 West 28th Street by Zaha Hadid New York, NY
Located in Manhattan’s West Chelsea neighborhood, 520W28 by Zaha Hadid brings an iconic design to the High Line. The first building in NYC designed by Pritzker Prize-winning Architect Zaha Hadid, 520 West 28th Street features 39 ultra-luxury condominiums. Amenities include a spa, indoor pool, IMAX Theatre, fitness area, event suite, and a fully automated underground parking garage. Designed for as LEED Gold, the building includes significant energy efficiency measures.
261 Hudson Street: New Luxury Rental Apartment Building Location: New York, NY Size: 202,000 SF Related Companies’ new luxury apartment building is one piece of the single largest private real estate development in United States history. The brand new, West-side neighborhood that Related calls the “new heart of New York City” boasts a much sought after live-work-play lifestyle. AKF’s engineering leadership helped realize Related’s vision and position the building to this target market. The building includes 160 residential units, 41 of which are affordable housing units.
70 Charlton Street: New Residential Development Location: New York, NY Size: 222,000 SF AKF provided multiple design services for a two tower residential development in SoHo. The 247-foot-tall North Tower has 21 occupied stories. There is also a 250-foot-tall South Tower of 22 occupied stories, fronting on Vandam Street. An enclosed walkway connects the two building towers at the ground level. The building cellar occupies the entire site and connects both the North and South towers below grade. The overall accommodates 114 condominium and inclusionary housing residential units.
PR OJ EC T EX PE RIEN C E Nic on Fifth Residences: Luxury High Rise Apartment Location: Minneapolis, MN Size: 580,000 SF AKF provided pre-design, mechanical, electrical, Design Building engineering consulting, energy modeling, and LEED® commissioning for the 27-story luxury rental high rise. The LEED® Silver building provides the city of Minneapolis with luxury rental apartments and suites incorporating amenities such as a rooftop pool and spa, outdoor firepits, a grilling lounge, and an entertainment kitchen.
The Wharf: New Mixed-use Building Location: Washington DC Size: 386,000 SF

The Wharf is a new mixed-use development located on the National Harbor along the Potomac River in Washington, D.C. AKF provided MEP / FP design services, for Phase II Parcel 8, which consists of apartments, hotel rooms, and retail space. Additionally, we performed Fire Alarm and BMS coordination and Lightcraft, AKF’s Architectural Lighting Design division, provided lighting design for back-of-house lighting.
Lantera at Boston Landing: Mixed-use High Rise Residential Landing Location: Brighton, MA Size: 295,000 SF MEP / FP Engineering, Technology Design, Lighting Design, and Energy Modeling services for the new Boston Landing development, an urban, mixed-used complex, which includes: 293 residential units, a 175-room hotel, a 290,000 SF sports complex, and 80,000 SF of retail, entertainment, and restaurant space. © Evan Joseph Photography
West End Yards: New Residential Development Location: Portsmouth, NH Size: 235,000 SF

Nestled on the shores of Hodgson Brook, West End Yards is a mecca for work and play in the Portsmouth area. The new mixeduse community features 250 apartments, retail and office spaces focused on environmentally conscious and green living. AKF provided MEP / FP Engineering, Code Consulting, Technology Design, and Energy + Performance for the residential portions of the project.
