O
ne of my childhood idols was the late tejano singer selena quintanilla-perez. In the 1997 tribute movie about her life, there’s a scene in which Selena (played by Jennifer Lopez) has a press conference in Mexico where she meets and greets each reporter to make them feel at home. Later in the film, Selena accepts her first Grammy — “I’d like to thank the fans,” she says in her acceptance speech, “because without you, we’d be nothing.” Watching this shaped how I understand such values as dedication to your craft, embracing your community and celebrating the people who help make you who you are. This is our annual Readers’ Choice Awards edition, and all of those values apply here. It’s my first Readers’ Choice Awards as editor of Hawaii Home + Remodeling, but this issue has always been one of my favorites to pick up to learn about the awesome honorees who work tirelessly to provide their services in the home and building industry. W
hen swell design reimagined this project on the east side of oahu, it honed in on the
breathtaking landscape. Taking advantage of the beachy locale, the international design company dedicated nearly two years to a full-scale rebuild, modernizing the home to achieve its full potential. From its grand picture windows to the floor-toceiling glass doors that open onto a sprawling patio, this abode was designed for residents and guests to take in the seascape from any vantage point. “We wanted to gain floor height to maximize the ocean view from the main floor through the master bedroom and kitchen,” explains Daikichi Saito, Swell Design project manager. Once that was achieved, the team got to work to ensure the ocean views from the different rooms in the house were just as good. Those mesmerizing ocean views drew the team to the property and inspired it to bring natural elements into its interiors through details like exposed wood and textured stone. Saito describes the design as a transitional living style, which blends both classic and modern aesthetics. The result is updated and fresh, complementing the Island feel of the Diamond Head neighborhood. Balance is key for transitional style — and was achieved here with the contrast of white wood paneling with natural beams, black fixtures and railings, and statement-making stone accents. The Swell Design team added its signature touch of functional, fluid layouts for ease and entertaining, along with its trademark staircase design.

“We wanted to have a space where homeowners and guests could maximize the open space with the pool deck or even the lanai, and added a spiral staircase to connect the pool to the dining room, which we have done on every project we have built,” shares Saito. The four bedroom, four bathroom open-air abode encourages the eye to wander, whether you are taking in the sights and details from the dining room, pool deck or bathrooms. Swell designer Robert Chang collaborated with Meagan Jensen of Bella Pietra Design on each space, selecting artful tiles that evoke a sense of effortless elegance. They enhanced the foyer with a carpetcut geometric tile that lays framed by the entryway — it’s an innovative feature that Jensen describes as “a built-in marble rug.” As Chang and Jensen moved through the house, they identified ways in which natural stones could playfully add to the aesthetic in each room. “We focused a lot on bathrooms, which are a great place to splurge on something unique and creative,” shares Jensen. For flooring in the private bathroom off the master bedroom, they chose an old-world terrazzo by Artistic Tile, a brand carried exclusively in Hawaii by Bella Pietra Design. The large-format tiles were custom-cut throughout the bathroom floor to flow seamlessly, despite their varying sizes, from the double vanity; these tiles were also used in smaller cuts in the shower. A bold accent wall in the master shower features Billie Ombré marble tile, which is customizable and intricately hand-laid on mesh before installation. The design team chose to trim the edges of the accent wall with black details, ensuring the continuity of open, white shower space while also elongating the walls and expanding the ceiling height. “I really like doing a vertical strip, which they did in both of the two master bathrooms right behind the fixtures, so you’re facing the accent while you shower,” explains Jensen. 16 • JUNE/JULY 2023 • hawaiihomemag.com
Another standout space is a powder room located on the bottom floor of the home. Lilac marble was an unconventional choice here, with gentle violet hues that create a subtle yet stately effect. “I love when people do something cool in spaces like the foyer and powder room to give it that instantaneous wow factor that guests will remember,” says Jensen. “I’ve always wondered if lilac was too specific a color, and I thought the result was so elegant and cool.” The sophistication of this Island oasis is evident in its clean lines and artistic aesthetic. “In this house, every room has its own identity, but with cohesive natural elements that pull it all together,” shares Jensen. Showcasing their elevated approach to transitional style, the partnership between Swell Design and Bella Pietra Design made this home a gem in the heart of Honolulu.

ith sprawling stems, swirling leaves and eye-catching flowers, air plants offer artistic and biophilic benefits for your home. The term “air plants” refers to more than 600 different species in the genus Tillandsia that absorb nutrients from the surrounding environment and don’t rely on roots to grow. These plants are perfect for small spaces like condos, and for folks who love plants but don’t have the time or expertise to maintain them. “They don’t need soil, so they can be displayed in a lot of fun ways,” says Mariko Lau of Mari’s Urban Garden in Kakaako. “Having plants in your home creates a connection to nature, which can lower your stress and anxiety levels while boosting your mood and productivity.” Lau’s shop carries a whimsical assortment of air plants and accessories. She shares these styling ideas:

Air plant terrariums: Place air plants in a glass container, bowl or even a repurposed Mason jar. Get creative with rocks, shells and more — Lau says fairy accessories are some of her favorite additions. If you want your air plants to be happy, figure out whether they are sun species or shade species.” Be consistent with watering: “Although they can draw water in from air, they would still appreciate a good shower.” Feed them with fertilizer regularly: “Just like us, they need water and food.”

Less considered, however, are the longterm implications of the design decisions you make today. It’s key to work with an experienced local design-build firm that can guide you in selecting elements that will keep the value of your abode over time. Our design staff looks for inspiration that has a classic and timeless feel. There are trendy design options that get a little over-exaggerated, and sometimes a more subtle approach works best. … We offer input on what might be a distraction to a potential buyer should this not be your forever home. Ornate tile inlays can be nice at an entry hallway, but that space can be personalized with a beautiful runner or a nice piece of furniture. Often during design, clients are focused on embellishing the “empty” space while forgetting about the decorative factor of items that are not part of what we call the “hardscape.” What kinds of things do you discuss with clients to plan ahead? Investing in products that have a universal appeal and hold up long-term with minimal maintenance is key. … LVT (luxury vinyl tile) flooring is used
in homes at all price points because of that exact reason. But even hardwood floors can be refinished prior to reselling should you be looking to add the appeal of real hardwood flooring. The use of higher-quality materials such as epoxy grout will give you less maintenance while you enjoy the space yourself, and it’s a great selling point for your potential buyer. Share some design tips from your team on elements that are effective in retaining a home’s value in Hawaii. Nonporous materials such as certain marbles and granites can be difficult
to maintain and keep in a like-new condition without constant upkeep. A high-quality paint job is paramount to protecting your home and is often overlooked. … Proper grading with adequate drainage and gutters protect the foundation and footings from any movement, and will prevent cracking of drywall and flooring tile, as well as help avoid seasonally sticky doors. etal roofing is a top pick in the islands. Intended to last for decades with little maintenance, it’s also nonflammable, holds up in inclement weather and can withstand high winds. If a metal roof is washed regularly and kept free of debris, it could be 30 years or more before it needs to be replaced. Brennan Leong, owner and president of Kapili Roofing & Painting, says that metal roofing is also solar reflective, making it a lot more energy-efficient than other pitched-roof options. And, he says, it’s recyclable, it ships more efficiently than other kinds of roofing materials, and “it’s a greener product.” Dee Akasaki, custom metal roofing sales supervisor

A metal roof, she notes, can also be used as part of a rainwater collection system for your home. “There are many rural communities in Hawaii that already use water catchment systems for which a metal roof is perfect,” she says. Simple or sophisticated catchment systems are available to meet any household’s needs. Akasaki says HPM introduced metal roofing to Hawaii in 1963 and still recommends it to local homeowners today. In the Islands’ tropical climate, she says, metal roofing is a major benefit, especially during the summertime. “With a cool metal roof, less heat will

enter the interior space of your home,” which means less energy needed for fans and air conditioning. Leong explains that metal roof panels are custom cut to fit each roof perfectly. After the panels are received by the Kapili Roofing & Painting team, installation takes a week or a week and a half to complete. Once they know the benefits of a metal roof, homeowners should consider the costs before moving forward. “You’ll pay more for a metal roof, but you’ll get a longer service life,” he says. “When you factor in the total cost of ownership of your home and the cost of roofing over the long term, you’re going to pay more for a metal roof upfront,” but the subsequent replacement would be deferred. He says that asphalt shingles, for example, would have to be replaced twice as often as a metal roof. Akasaki agrees that the long-term advantages of metal roofing are worth the investment. “There are multiple benefits to metal roofing for your home,” she says. “When it’s time to re-roof, a custom metal roof offers style, durability, and energy efficiency.”

Local electrical grids are taxed as the weather heats up and everyone cranks up their air conditioners, and more people on vacation means more power being used for entertainment and accommodations. To keep conservation top of mind for homeowners, organizations such as Hawaii Energy and HECO have programs and incentives that can help Island residents make smart energy choices. “Hawaii Energy and Hawaiian Electric have a longstanding collaborative relationship that includes many facets,” says Shayna Doi, marketing and communications manager at Hawaii Energy. “As a key contributor to achieving our state’s goal of 100% clean energy generation by 2045, [Hawaii Energy] works to reduce statewide energy consumption and save residents money through various financial assistance, education and workforce development services.” Homeowners can connect with Hawaii Energy to explore various rebates. Doi says residents can get back between $75 and $1,250 through programs that assist with offsetting the costs of purchasing and installing

“For residents identified as low- to moderate-income or who may face additional challenges with acquiring energy-efficient household items, we offer two primary services. HECO PILOT PROGRAM To alleviate the energy burden in the Islands, HECO will begin a pilot program this summer called Shift and Save. According to Darren Pai, manager of external corporate communications at HECO, Shift and Save aims to incentivize residents and businesses with lower rates during nonpeak hours. “Participants are encouraged to shift energy use to daytime hours when solar energy is abundant on the electrical grid,” notes Pai. “Daytime rates from 9 a.m. to 5 p.m. will be the least expensive. During the evening peak, from 5 to 9 p.m., the rate will be 50% higher than the overnight rate, which is comparable to existing rates. Generating electricity during the evening peak is more expensive, with power plants ramping up to meet demand and burning costly fossil fuels. The overnight rate from 9 p.m. to 9 a.m. will be twice the daytime rate.” Roughly 4% of HECO customers who have had advanced meters for at least six months will be selected randomly to participate. Those who are chosen for the program can opt out at any time. The testing period for this program is expected to run for a year. To identify these pragmatic items and come up with the ideal aesthetics for clients, it’s helpful to explore magazine cutouts and online photos. Practical design elements that are popular among Graham Builders’ clients focus on aging-in-place. Single-story homes with wide hallways and doorways are popular, with universal design features like curbless showers. “Aging-in-place design doesn’t have to feel institutional anymore,” explains Yee, with accessible amenities now available in warmer tones and chic themes.
Revised building codes for energy sustainability and “resiliency” are also informing design decisions for residential builds, notes Fujimoto. Requirements for new homes include increased natural lighting and ventilation, photovoltaic-ready conduits, insulation, and structural design that can withstand inclement weather and disasters. Lastly, Fujimoto notes that multigenerational living is increasingly a determining factor in designing new homes. “Families continue to pool resources and seek ways to make shared living as comfortable, safe and enjoyable as possible,” he says. Home’s history: A property’s value may increase if a famous person lived there before, but notorious incidents can detract from its value. Potential road widening: This allows another party — typically a government agency — to potentially take a portion of a property to widen an adjacent road, which could significantly impact what can be built on the property in the future.

Neighborhoods’ restrictive covenants: Some neighborhoods have rules that could enhance or detract

Are pets allowed: Many condos have limitations on pet ownership. If a condo association does not allow a buyer to have a pet in the unit, it is unlikely that that buyer would purchase the unit at any price. Flood-zone classification: Flood insurance can be expensive. Typically, high-risk flood zone designations lead to higher-cost flood insurance that can affect the desirability and affordability of a property. These are just a few examples of things that should be considered when determining an offer price as a buyer and a list price as a seller.
