A
s a renter, i couldn’t do too many upgrades, but I did paint my bedroom walls and buy window treatments that I felt were within my price range. I didn’t earn enough money working as a newspaper reporter to afford my interiordecorator and social lifestyle, so I took on a second job as a beauty adviser at a department store. I eventually realized that I was working long days every week to pay for a beautifully decorated apartment that I was hardly ever around to enjoy. So, like many early20-somethings, I moved back in with my parents. It was lovely! They had recently renovated their kitchen and something about cooking on their gas stove with their nice pots and pans made food taste better. I enjoyed spending the extra time with them and their dog, plus it allowed me to save money to splurge on my next apartment. I love the multigenerational lifestyle that is so accepted and common in Hawaii homes. Even now, I live in a family-owned condo, which has given me the opportunity to save money for a down payment on my first home,

Living Coral Taking a deep dive into Pantone’s 2019 Color of the Year. BY STEPHANIE KIM
he wave of earthy, natural tones for 2019 continues on as Pantone releases its highly anticipated color of the year: Living Coral — a bright burst of color that’s found under the sea, right in nature. Described as “an animating and life-affirming shade of orange with a golden undertone,” Pantone 16-1546 Living Coral is all about connection. “Color is an equalizing lens through which we experience our natural and digital realities and this is particularly true for Living Coral,” says Leatrice Eiseman of the Pantone Color Institute. “With consumers craving human interaction and social connection, the humanizing and heartening qualities displayed by the convivial Pantone Living Coral hit a responsive chord.” In the kitchen, where we often spend the most time connecting with our family, this color can play a part in enhancing the heart of the home with loud accents against cabinetry or on the wall, as well as adding warmth to the room through décor and furnishings.

icture yourself waking up each morning beside the water, cooking breakfast in a bright and airy kitchen, enjoying coffee on a covered lanai and strolling across a dock to board a boat to set out for a day on the water. This is the daily lifestyle Vivian and Larry Grasse envisioned when they decided to buy a home on Hawaii Kai’s Spinnaker Isle, a small community of mostly single-story houses built in the late 1960s. It was an opportunity to retire to the waterfront lifestyle they had always loved, one they had enjoyed as newlyweds in California. Now in a new chapter of life and with their adult children and young grandchildren living nearby, this retreat seemed to be an ideal fit. “The reason we bought the house is because we liked the setting,” Vivian says. The house they purchased was turnkey, but not reflective of their taste. The house had been renovated since it was first built in 1968. When they bought it, there were three entry doors, one each leading directly into a bedroom, kitchen and living room. The kitchen had dark cherry-color cabinets, uba tuba granite countertops and a peninsula cutting it off from the dining room. Closets on one side of the kitchen took up much of its floor space, making it feel very small.

The kitchen and dining room are joined in an open concept. Homeworks Construction removed a peninsula that previously divided the space, and designed an island to fit within the kitchen. Closets were removed from the outer wall to create space for cabinetry and appliances.

Despite those issues, the Grasses decided to live in the home for a couple of years to get a sense of their flow within the house. That would help determine what they wanted to improve upon through a renovation. They considered adding a second floor, but decided against it as they wanted the house to retain its 1960s waterfront-cottage feel, and they did not want to block neighbors’ views or alter the character of the neighborhood. Most of the homes on Spinnaker Isle remain single level, even after renovations. Plus, it’s easier to age in place in a singlestory home. They took their time researching local

contractors for the job, attending home shows and interviewing builders. They chose Homeworks Construction, an award-winning design-build firm, for its excellent reputation. “It’s a job we are very proud of,” says Marshall Hickox, who is at the helm of Homeworks Construction. “Many times clients are concerned they will not get the time and attention of our full design staff unless their project is a new home or large addition. Our approach has always been full service for all clients, no matter the size, scope or cost of a project.” Homeworks Construction designed a renovation that would give the Grasses

a better flow into the home and united spaces in an open concept while also creating some separation for areas to be used as they are intended. The main entry to the home now leads to the living room, with a view of the marina straight ahead through a slidingglass door. A 16-foot vaulted ceiling provides a very open, airy feel in this space. A partial wall separates it from the kitchen and dining room on the other side. “I didn’t want to have the living room and my kitchen-great room area all one big great room because we’re on the water and there’s a lot of noise,” Vivian explains. While entertaining, company can sit and talk in the living room for some privacy, without leaving the party. “It’s a different setting in the same house,” she says. The door to the powder room, which is beside the main entry, previously opened directly into a toilet. Homeworks Construction swapped its placement with the sink and vanity, the new focal points of the room. The geometric pattern of the porcelain square floor tiles complements the angular lines in the vanity, explains selections specialist Elyse Grable. Vivian loved the color of the paint – soft blue – on the living room wall when she and Larry bought the house, so Homeworks Construction did a custom color match and used that color throughout. “Vivian and Larry wanted their home to have a comfortable, open, calm and beachy design,” Grable says. “Vivian already knew what she wanted and had finishes selected so I helped guide her in reassuring her design decisions. She had a lot of great ideas so we talked it through and went with the finishes that would cohesively work the best in her space and overall design of the renovation.” The most dramatic transformation was the kitchen, from dark and masculine to light and beachy. redesigned the heart of the home to be much more open and functional than it was previously. By removing the exterior door and relocating two closets, Bradshaw had more room to design usable space. These two walls now house the white shakerstyle cabinets, Thermador appliances and Cambria quartz countertops in Montgomery, designed to represent the relationship between sea and shore. A kitchen island gives the Grasses the space they need to prepare meals and gather with friends and family while entertaining. The dining table and a sitting area are both close by, making hosting a breeze. Wood plank tiles unify the spaces. Vivian is very pleased with the renovation, and especially adores her kitchen. “I love the way my tile and the paint on my wall kind of blend together and it’s just kind of a discrete change in surface and texture from the wall to my tile in my kitchen,” she says. The dishwasher and refrigerator/freezer are paneled in the cabinetry, which help to create the clean, blended look. “I wanted to have a very subtle, calming, soothing effect, like when you walk in you feel like you are at the ocean, that this is a nice place to be,” Vivian says. “It feels so happy, peaceful, bright and relaxing.” As much as they love the house, the Grasses enjoy spending much of their time outside. They restored the pool that is on the marina side of their home but found it to be very hot on the patio without any shade. Homeworks Construction transformed it into a covered lanai, which is easily accessible through sliding-glass doors in the dining area. The ceiling of the lanai is painted navy blue, which deflects the sun’s glare reflecting from the canal and allows the silver ceiling fan and white lights to stand out. “It’s like there’s another room,” Vivian says. “We use it all the time. The original property, which was purchased by Baba’s grandparents in 1932 for just $6,300, had grown weary and, after nearly 85 years, was beginning to show its age. “The roof went out and the piping underneath went out,” Angela Akiona says. “We assessed it, tried figuring out the best way to do it, but you know it was just so old. We decided it was best to start new.” Being that the previous home was a hub for the family, the Akionas just knew that their new home would need to be one, too. It had to be a space that connected family members spanning three generations, while also being partitioned well enough to give each person the privacy they required. The Akionas researched a variety of customizable home packages and met with one local business, only to discover that their plans would require more revisions than they could afford. “The person who was helping us really just dropped the ball and we felt so defeated,” Angela says. But in a turn of events, the Akionas were referred to Results Design + Planning and Results Construction, family-operated sister companies specializing in multigenerational homes. “They worked with us and our budget and they really gave the best value for our dollar,” she continues. “Some of the things were just priceless. They gave us ideas on what would be affordable and better ways to do things.”

“The hardest part is you have three generations that you’re working with,” explains Maile Shimabukuro-Pascual, chief operating officer of the two Results companies. “It’s getting everybody’s wishes and wants into the house within the budget.” Over time, the team at Results Design + Planning guided the Akiona family in shaping their new home, gathering input and implementing it to reach a final layout. The family members also brought ideas to the table, gleaning inspiration from visiting past projects that the Results team had completed. The kitchen, which is the connecting point for the entire home, is the family’s most used area. The spacious and efficient floor plan makes it the ideal spot for hosting guests, doing homework, preparing food or talking story. The front portion of the home features a three-bedroom, two-bathroom living area to accommodate Angela’s eldest son and daughter-in-law and two grandchildren. The clean, white kitchenette mixes well into the living room and has plenty of space for storage while still housing all of the necessary appliances. “Every adult was able to design their own bathroom,” Angela says, as she laughs. “It was somewhat of a competition, you know? When guests walk through the house, ‘Which one is your favorite bathroom?’” The master bathroom, which Angela and Baba designed together, is connected to the main bedroom and walk-in closet for accessibility. Various shades of blue decorate the interior, with splashes of white to break up the tones. “I loved loved loved her bathroom choices – her tile, the looks that she did – it came out really nice. She was one of the first people who did that kind of color palette. So, it was different,” says Shimabukuro-Pascual, crediting the color coordination and material choices to Angela. The shower features a step-in design that complements the clean aesthetic of the surrounding design. Due to the mold that eventually collects at the bottom, “I have a hard time with shower curtains; they kind of disgust me,” Angela says and laughs. “I was looking at glass doors in every bathroom.” But the team at Results Design + Planning proposed a cost-saving alternative: Create an open shower. “We could have definitely put in a glass door, but the shower is big enough where we don’t actually need one,” she continues. Her son’s shower also features a curtainless shower but with a slightly different design. “We installed a half wall in there to give

The theater room, which is one of Baba’s favorite places in the house, is another spot for the family to come together and enjoy movies on the big screen. “We got [the Akionas] close enough to where it would be useable and functional (as a theater), and then they could add on pieces as they lived,”

The Akiona family is thrilled with their new home, and glow when asked about their journey here. “We are so grateful for Results,” Angela says. “They were such a blessing to us.”

In a place where we value ohana, an openconcept kitchen seems like a no-brainer. Converting a home’s shared common spaces into a great room allows family and friends to come together in one large shared area. Many local homes were built long before these kinds of spaces began trending, but the team at Homeowners Design Center has the knowledge and know-how to design these conversions and provide you with the open-concept kitchen you want. “Whether you’re building or renovating a home, an open-concept kitchen is a great return on your investment,” says sales manager Randall Omoto. In this Mililani home, says project manager and design consultant Jessica Omoto, “They wanted to open up the space to create a great 40 • FEBRUARY 2019 • hawaiihomemag.com
room to entertain a lot of people.” She figured out a way to create this new kitchen by opening two walls and working around a support beam that could not be removed. Keeping the beam and incorporating everything around it to make it seem as though it’s part of the design was no easy task, but Jessica Omoto made it happen. Everything — including appliances and plumbing — had to be moved and reconfigured. But in the end, the happy homeowners had the completely revamped open-concept kitchen of their dreams. Prep Sinks Jessica Omoto recommends incorporating a prep sink into open-concept kitchens. It’s helpful to have a secondary sink, especially with multigenerational families. MIDCENTURY MODERN DESIGN is nothing new and it’s not going away anytime soon. “I think this trend is evolving and is constantly being reintroduced through different colors, furnishings, fi nishes and materials that are less fussy and informal,” says Hinano Nahinu of Pacifi c Source. “I think we will continue to see a lot of combinations of design elements, such as form, texture, color and shape, being introduced into spaces that create a more midcentury modern and collaborative feel,” she says. “It’s a style that is popular because it’s less restricting and gives you more design freedom rather than some of the other design styles, but still remains timeless.” Along with modern design is modern markings, where geometric and dynamic patterns take center stage, creating a sense of movement in a room.

BRUSHED & BRASS AMONG THE BIGGEST CHANGES that Brenton Liu of Design Trends Construction forecasts are brushed tones, like brushed rose gold or brass, in appliance and fixture finishes. “We’re looking at more slate finishes and brushed, black and stainless (styles),” shares Liu. With past years’ influx of rose gold and copper accents, this boom comes as no surprise. In fact, the combination of brass tones mixed with classic design has been coined by Ferguson Bath, Kitchen & Lighting Gallery as “Brassic.”
