At the January 19, 2019 AIA Board meeting, the Board of Directors announced that it is seeking three (3) members for the Election Committee. This committee handles the election of the Board of Directors each year and any other election which requires a vote of the owners.

by Patty Greeves, AIA President The Board of Directors, under the commendable leadership of our former President, Kim Norwood was able to accomplish a great amount of work last year: moving the Forest Refuse Site to AIA common ground, restating the Articles of Incorporation, holding numerous review meetings on the proposed restated and amended Regulations, voting in a new Camping and RV Use Regulation, finalizing employee job descriptions, voting on the 2019 budget and undertaking a comprehensive review of AIA insurance policies. I am blessed to be able to serve alongside my fellow board members who are dedicated, talented and willing to sacrifice personal time away from family and friends to serve this community.

Life at Arrowhead would be very different without them.

We have been working on the proposed restated and amended Regulations for two years. In December, we posted a full draft on the website for owner review. Please take the time to read this document and send your comments to aiaowner1@gmail.com Additionally, during the next several months, members of the board will be holding meetings with owners to get final input, comments and suggestions before a final vote. by Jim Matteson Winter has truly arrived in Arrowhead. We've been getting a good bit of snow so Will has been busy keeping the Alpine Plateau Road and the parking lot cleaned up and Curt has more snow to work with so the filing roads should be in better condition than they were earlier in the season. When you see these folks, please take the time to thank them as they do work hard to make our lives easier All of our snow equipment is running good so we don't anticipate any issues in that area.

Curt has really done a good job of getting things back in shape.

We have also been refreshing our road signs to make them more legible and to repair or replace the ones that have fallen into disrepair.

Just a bit of a reminder; we sometimes need to plow the parking lot so if everyone can be sure to remove their vehicles and snow machines out when that request goes out it would make the clearing task a lot easier. Please be cognizant that we have a Helicopter landing zone where the road into the parking lot meets the Alpine that we must keep clear so when we put out the parking lot clearing request do not park in the landing zone.

As usual, when you encounter equipment working don't assume the operator can see you as they are busy operating and may not know you are near. Make sure the operator acknowledges you and signals that it is okay to approach or pass before proceeding.

When traveling on the Alpine please keep in mind that the shoulders and ditches are soft and your vehicle will be drawn off of the road and can get stuck requiring help to get back on the road. Slow down particularly when approaching other vehicles or blind corners. If you are traveling slower and run off the road it means you won't go so far off the road and your chances of getting out without assistance are a lot better. Remember, the vehicle going uphill has the right of way so if you need to stop to allow them to pass please do so.

The Forest Refuse Site is CLOSED until further notice!

A new location is in the development phase on Arrowhead's own property. While this process has taken more time than we anticipated, all residents and contractors are encouraged to stock pile their forest refuse on their own lots until the new site is completed.

Everyone's patience is appreciated during this transition and relocation period.

Please do NOT attempt to burn your forest refuse in your fire pits nor to haul it up country for disposal. This is strictly prohibited by the Forest Service (USFS) and is punishable by law.

LET’S TALK TRASH Checking and running the trash compactor at the winter parking lot is a task that Patrol shares with Will and Curt. Like the Forest Refuse site, the compactor is not something the Association is required to provide…but it sure is nice to have.

Here are the two signs on the access door that all should read and heed.

The sign to the top left tells you what can go in the compactor. AIA employees have pulled out herbicide containers, paint thinners, lawn chairs, and even a gas grill. The biggest culprit is cardboard which is the first item listed on the sign. Note the (bottom photo on the left), latest pile of forbidden junk that has been pulled out and of what it’s mainly composed.

Getting this stuff out is a pain and can be hazardous.

The sign on the right reminds us that this service costs money, something the Association is trying to stretch. A single family unit, in Montrose, is charged $14.40 a month. So, it seems that Arrowhead property owners are getting a good deal.

But, like Netflix, many use it but few pay. As the sign says, it’s $10 a month no matter how much or little it’s used. Owners are responsible for payment even when their property is being used by renters or guests. Payment should be included with Association dues or can be paid directly to Patrol.

While the compactor is under video surveillance and a fine for misuse can be imposed, I hope it doesn’t come to that. After all, it’s the only Association bulletin board people actually look at. by Earl Fay, DRC Manager We haven’t received any plans for 2019 yet, but our team is planning for a very busy 2019 building season. There’s been many verbal inquiries for a wide variety of property owner-planned projects for 2019. The first formal DRC meeting is scheduled for March 11th, 2019.

A few reminders to help make your projects proceed smoothly: ❖ With the re-write and review of the DRC regulations that have been proposed, please keep in mind until they are approved by the Board of Directors, all projects will be reviewed based on the posted 2015 Revised Regulations. ❖ Your plans can be submitted at any time, but we need them at a minimum one week prior to the scheduled DRC meeting for review. ❖ If your project requires a Gunnison County Building Permit, a Design Review Permit will need to be approved and issued, by the DRC, before the county will issue any permits, except for the installation of an OWTS (septic system). This document will be in addition to any other forms required by the county.

Design Review Members Needed!

The DRC is looking for three (3) volunteers to participate on the committee to keep up with the ever-growing construction projects pending on the mountain.

Meetings are generally scheduled the second Monday of each month from 9:00 AM to Noon.

❖ The DRC uses the center pin to ensure no construction takes place on common ground and all structures are not within the required 10-foot setback of the lot perimeter. It is the owner’s responsibility to locate the lot center pin and flagging the pin prior to DRC site review will speed up the process. Upon construction of a residence, or other structure, where the center survey stake of the site requires removal, or will be covered by a structure or pad, the owner must place four survey stakes equal distance apart on the perimeter of the site. DRC verification prior to construction and will be documented for the property file. Center stakes must be clearly marked and may not be removed without the prior approval of the Design Review Committee. ❖ If a center pin cannot be located or verified, a survey will be required at the owner’s expense before construction may begin.

The DRC is looking forward to a successful and exciting 2019 season and is excited to serve our community property owners!

by Bill Conway, Forest Manager Although I had worked in forest management for over 30 years before buying a lot at Arrowhead, I soon discovered that I had a lot to learn about the high elevation mixed conifer and aspen forest that we live in. Questions from both new owners and not so new owners about trees on their property are to be expected and I encourage you to take advantage of my 13 years of experience at Arrowhead by contacting me for assistance. General areas that I can help you with include Insect and Disease concerns (See MCH pack information below), potential Hazard Trees around structures and parking areas, and Mitigation and Defensible space treatments to reduce the threat of wildland fire. An onsite visit usually takes about an hour to cover these subjects and get owners started on managing their trees.
