President’s Message Everyone knows that! ... but did you know ... ? In order to help you be aware of what you NEED TO KNOW I am going to contrast AIA truths to some ludicrously crazy, and sometimes even humorous ‘truths.’ (It’s a summer re-run)  You should not try to stop a chainsaw with your hands! Huh? It takes brains! But, did you know that all roads in the Arrowhead development have a speed limit - 20 mph all year round? AND, you could get fined for exceeding that!

 Your computer screen says, ‘Keyboard not detected. Press any key to continue.’ Huh? Knowing that is like not knowing that! But, did you know that at ARROWHEAD you can only have an outdoor fire in an approved fire ring, and when not prohibited by government agencies?

 You should not use your wheelbarrow when the temperature exceeds 140º Fahrenheit. Huh? That what the manufacturer says! I say, 85º! But, did you know that all contemplated changes to your Arrowhead property should be in consultation with the Design Review Committee?

 Never iron your clothes while on your body. Huh? Everyone who has ever tried that knows that! But, did you know that all Arrowhead owner vehicles (and their guests) need to display an Arrowhead sticker (or pass)?

 Remote controls for your electronics are not dishwasher safe! Huh? Clothes washer? But, did you know that by state law you have to deal with ‘noxious weeds’ on your property?

 Babies should not operate heavy machinery or other vehicles after taking medications. Huh? How do they know that!? But, did you know that feeding wildlife can be dangerous, if not illegal?

 If a mower is running you should not attempt to remove the blade - especially if it is a push mower! Huh? Probably the ones that know that didn’t write about it! But, did you know that if you use the trash dumpster it cost $10 per month (or any days of a month)? Do not insert items listed on the sign?

 Rain gauges are suitable for outdoor use. Huh? Dry people know that! But, did you know that Arrowhead has a Forest Refuse Site (not a Stump Dump since stumps are prohibited)?

 Hershey’s Almond Bar may contain traces of nuts. Huh? That’s nuts! But, did you know that the Arrowhead Regulations could save you frustration or even money?

 You should not use a blow dryer while asleep. Huh? How would you turn it on? But, did you know that Patrol and Board members can help you with Arrowhead answers?

 Coconuts kill more people each year than sharks do. Huh? But, how many sharks are killed by coconuts? But, did you know that Hwy 50 construction will cause you inconvenience all this summer?

 In the 1830s catsup was sold as medicine. Huh? Is anyone old enough to remember that? But, did you know that reflective signs with your property address are on the right side of the driveway to assist emergency access? DO NOT MOVE OR ALTER!

 At any given time 0.7% of the world’s population is drunk. Huh? That few? But, did you know that pets are to be leashed or otherwise controlled all the time?

 You should not take aspirin if allergic to aspirin. Huh? But, then how would you know? Well, did you know that many regulations have non-compliant fines? (see regs sect. 9)

 Improper packing of parachute may result in serious injury to the user. Huh? Jumpers know that! But, did you know that owners are accountable for their guest’s noncompliance to regulations. (Sign on selling board: Slightly used parachute - never opened!) Thanks! Good to know these things. Hopefully everybody knows that! My hope is that this will facilitate everyone in having good living on our mountain whether for only for a few days, or if Arrowhead is your everyday home. More information on these, or other things, may be found on our Association website www.arrowhead1.org - or ask! Sharing in an Association simply means we are in this together. Be considerate of each other and the rules we all have agreed to follow. That will put the ‘us’ back in fun! You do know that, huh? But did you know that only female mosquitoes bite? Oh, and if you are traveling west it is good to know that some things, things that you might even use every day, may cause cancer in California!! Keep happy!!

AIA Election Committee News At the May 21th, 2022 AIA Board meeting, the Election Committee BOD Liaison, Keith Dalton announced it’s time to seek candidates for the 2022 Board of Directors’ election. There are three (3) positions, each 3-year terms to be filled. The terms begin in January 2023. If you are interested in serving your Arrowhead community as a Board Member, please send a Letter of Intent to the AIA Elections Committee, at: aia.electionscommittee@gmail.com Your letter must be received no later than Friday, August 19th, by 5:00PM MDT. This is the day before the Annual Owners Meeting on Saturday the 20th. It is customary for the candidates to introduce themselves to the assembled owners at that meeting. Ballots for the 2022 election will be mailed Thursday, October 13th and must be returned, postmarked by Tuesday November 29th, 2022. Property owners' dues and/or assessments must be current by Saturday September 24th, 2022 in order to receive a ballot. If you have moved or changed addresses, please make sure the AIA office has a current address on file. According to the AIA Covenants, owners shall be entitled to one vote for each site owned. When more than one person or entity (Trust, LLC, Partnership or other form of legal entity) owns a site, the owners must designate, in writing, the individual who will exercise their vote. The designated voter's name must be on file in the AIA office by Saturday September 24th, 2022. Please include the lot, block and filing of the property as well as the designated voter's current address. If this designation is already on file, and no changes have been made, it is not necessary to send in one for this year. Design Review Message With the warmer weather, the building season starts in Arrowhead. I know DRC Meeting Schedule: many property owners are hoping to make some property improvements this 2022 Meeting Dates and Times - All coming season. If you are wanting to start a project this summer, please send meetings start at 9am and are at the me your questions and/or plans and I can help get your permit application firehouse, unless the filing roads are moving forward. Also, be sure your contractors are aware of the Hwy 50 construction project and the long delays possible in the canyon. Updates can be found on the AIA website. With that being said, a couple of reminders: • When you are planning a property improvement, you need to have the Construction Agreement, Plot Plan, and ALL PLANS sent to me (jthompsonaia.drc@gmail.com) and the $100 permit fee needs to be sent to the highlighted address on the Construction Agreement. This is the new address to our NEW management group. • You need to flag your property PER AIA REGULATIONS: ➢ You need to locate your center pin and flag several points on the property boundary. ➢ Flag several points on the adjacent properties, as well. ➢ Flag any site of improvements -- driveway, shed perimeter, trees you think need removed, etc. • Once this is done, contact the DRC Manager at jthompsonaia.drc@gmail.com and a DRC committee member will schedule a time to do a site visit with you. • Depending on the project, a Fire Mitigation Plan may be required by Gunnison County. We can help with that if needed. (new 2021). • Please refer to this document for many of the different project types done in Arrowhead. • Here is the link to the DRC webpage where you can find the Regulations and more information. • DRC members are happy to assist you in this process but as the property owner, you are responsible for the accuracy of the center pin. A professional site survey is the best way to be positive of an accurate center pin. Please remember that all property improvements need to go through the DRC. Most require a permit. Some just get the go ahead “OK” because they are considered maintenance. It is better to ask than be in violation of the Arrowhead Regulations. We have a lot of new contractors up here and they do not know our Regulations. It is the property owner who is responsible for educating themselves and their contractors about the rules. ** Utilities** - Many owners have been asking about putting in utilities. Please note that this MUST be approved by the Design Review Committee. You are not required to pay for a permit, but we must approve the location of your plans and issue a permit. Failure to notify the Design Review Committee could result in up to $1000 in fines. **Shed Regulations** • All Sheds MUST be approved by the Arrowhead Design Review Committee • If you have an approved Gunnison Co septic system, you do not need a Gunnison Co building permit as long as your shed is no larger than 200sf. If the shed is larger than 200sf you are required to apply for a building permit through Gunnison Co. • If you do not have an approved Gunnison Co septic system, you are required to get a building permit from Gunnison Co no matter what the size. Please continue to follow the requirements set forth for improvements in the 2020 AIA Regulations . This helps the committee move forward for you more quickly. Forestry Message The Arrowhead Forest was in pretty good shape when I left last fall. However, several wind events over the winter have created a general mess of blowdown throughout Arrowhead. As I write this article, I am trying to develop a plan to deal with the situation. Below is a list of things that are either in the works or are being considered. ➢ Residents have already started moving a large amount of material to the Forest Refuse Site. ➢ Contractors are busy working for owners removing blowdown. ➢ Clean up days will be able to remove most of the debris along the filing roads. ➢ I am working with contractors on options for removing trees from common land and possibly private lots. The BLOWDOWN AND BEETLE connection. Douglas fir and spruce beetles will go into the blowdown trees at about 10 times the rate that they do on standing trees. The blowdown trees have the moist area under the bark that the beetles need to reproduce but the tree is no longer able to produce pitch to kill or push the beetles out. If the blowdown is left in place, the beetles will produce a new brood and those beetles will emerge next year and attack the adjacent trees. Because there will be so many beetles, they may overwhelm the protection of the MCH packs. Bottom line is blowdown events are frequently cause a surge in beetle problems. Therefore, treatment of the Douglas fir and spruce blowdown is a priority this summer. Every Douglas fir and spruce will have beetles by the end of June. This blowdown should not be left in place past this summer. (Treatment of Balsam and Aspen blowdown is much less important). Following are the options for treating the blowdown ranked from best to least effective but still workable. ➢ ➢ ➢ ➢

Remove the tree from Arrowhead to a place that has few if any Douglas fir and spruce. Cut into fire wood lengths and split into firewood. Spread out to dry for about a month. Cut into fire wood lengths and stand on end in the sun to dry for two months. Cut into fire wood lengths and cover with heavy plastic for several months in the sun. This will kill the beetles if you can prevent wind and animal damage to the plastic.

MCH PACKS are available for pickup at winter parking lot on Wednesdays and Saturdays from 1:00 to 2:00 until June 18. If you did not order, there are a few still available for purchase. If you cannot make those times, let me know and we can work something out. CLEAN UP DAYS to remove forest debris from common land and along filing roads are held the 4th Saturday of each month in the summer. The first cleanup day will be May 28. Meet at the firehouse at 0900 with pickups, trailers, and gloves. If you don’t have a pickup or trailer, we can pair you up with someone else. If you bring a chainsaw, please plan to also use saw chaps, hearing protection and gloves. This will be my last summer as Forest Manager. Bonnie and I will be moving on to spend more time working on our bucket list. Working as Forest Manager has been a wonderful experience and has given me the opportunity meet many great people at Arrowhead. The board will be advertising for a replacement in the near future. The person selected will work with me part time this summer to learn the job and take over on October 1. The FOREST REFUSED SITE (commonly called the NO STUMP Dump), has a very specific list of prohibited items. The items are not allowed by the Smoke Permit that has to be obtained from the State of Colorado Air Pollution Control Division. If residents violate those rules then Arrowhead can no longer obtain a Smoke Permit and there will no longer be a Forest Refuse Site. Three stumps were placed in the site this week. If you are caught putting prohibited items in the site; your right to use the site will be terminated. 2022 Community Clean Up Days Saturdays: 5/28, 6/25, 7/23, 8/27, 9/10 Come and lend a hand with your friends and neighbors to help keep our mountain beautiful and safe!! Everyone meets at the Firehouse at 9:00AM and pitches in until 12 noon. Bring gloves, rakes, chainsaws, safety gear, trailers, water, smiles & lots of energy!! These dates are subject to change.

The Obnoxious....

Arrowhead has been a leader in Gunnison County for its program for noxious weed eradication. Again, this year we all need to continue to preserve the grasses and wildlife in our community. Please remember that it is each property owner’s responsibility to control noxious weeds on their own lot…it is Colorado law. To learn about identifying noxious weeds on your property, CLICK HERE. Herbicide can be purchased at Home Depot or the Coop. We do have a sprayer we can loan out if requested. Depending on the weather, we will begin spraying towards the end of July. We may also need to do a second spraying in September. The AIA hires a commercial licensed company to spray the large areas of common ground. Maintenance & Improvements Well, we have made it through mud season and well into the dust season, which reminds me to ask everyone to please slow down. Don’t dust your neighbors or someone walking on the roads. Thanks to Will and his guys, the equipment is in fairly good condition. The tire chains have come off and we have started grading the roads. Please watch out for the grader and water truck. Also, in the near future we will be putting gravel on some of our filing roads, one more reason to slow down. Our compactor has had a few minor problems this Spring and has been shut down for a couple days at a time. When we put a sign on the compactor or if we lock it, Please don’t leave your trash outside of dumpster. Take it home, or back to your cabin until we get the dumpster repaired. The bears are out and they will make a mess of your trash and they will keep coming back for more. Also, I will remind you that only household goods are allowed in the dumpster. Rules for the trash compactor are listed below.

Many owners have asked about Mag chloride on the roads in front of their cabins again this year, to help keep the dust down. While it is too costly for the AIA to have all the filing roads treated, Brad Fowler and Leonard Wasilewski are working with an independent company to apply the mag. We still don’t have a firm price because of fuel prices and road construction on highway 50, but ballpark prices are $375.00 to $400.00 for a minimum of 100 yds ( 300 ft ). Message from Patrol Welcome to summer. This is a very busy time of year for Patrol. We will be out checking fire pits, giving out “A and B stickers “, fishing passes, patrolling filing roads, and just helping owners when needed. Please keep in mind, although we have 5 officers, there is only ONE (1 ) on at time. Please be patient. The bears are coming out. Though not as ravenous as in the fall, you should still bring in any bird or dog food at night. It’s fawning season – A doe will do her best to kill any animal that threatens her fawn. That especially includes the family dog. (Which shouldn’t be left unattended anyway.) Please be careful and stay alert. It’s also the beginning of tick season so take proper precautions for you and your pets. It would be a shame to survive COVID but then come down with tick fever. I mentioned our officers will be out inspecting firepits. Just a reminder that your firepit has to be inspected every year. Call patrol at 970-209-6335 and they will be glad to come out during normal hours to inspect your firepit. If you are building a new firepit, they have a list of what is needed.

Lastly, if you have not heard, Dave Reddish has retired from Patrol. I would like to take this opportunity to thank him for his years of service on Patrol. As Lead Patrol, he started bringing patrol into the 21 Century with putting our info on the computer. We still have some work to do, but he gave us a great start. Thank you Dave, You will be missed on Patrol. Enjoy your time on the mountain. Fishing at Arrowhead! Our first stocking is being scheduled for Friday, June 3rd and will be in the lower Flint Lake only. The Second stocking is tentatively scheduled for Friday, July 1st, and depending on the lake level of the Upper Flint Lake, will be split between the upper and lower lakes. Remember, we close the Lakes to all fishing for three (3) days after stocking to give the fish time to acclimate. Here’s a few important reminders when fishing at Flint Lakes... 1. Only dogs of Owners will be allowed to be brought down to the Lakes and they must remain on leash at ALL TIMES! No longer will the dogs of guests or friends be allowed to be brought down to the Flint Lakes! 2. Also, Folks using Flint Lakes need a fishing pass from Patrol. Please remember to remove any trash you find near or around the lake and park only in the designated parking area, with no motor vehicles allowed past that point. We have provided a disposal canister for any used fishing lines or hooks you might find or collect, so please let's keep the area clear of all such debris! Also, please do not return any sucker fish you might catch to the Lake and take them with you when you leave and properly dispose of them! Once again fishing is permitted on Evergreen Lake, but please remember that all pets must be on leash at all times, and no fishing or hiking is permitted on the stream above the lake and since this is private property, please respect that and confine your walking or hiking to just the area within 20 feet around the Lake. The summer is for horses The AIA Horse Corrals are located behind the heavy equipment building, in the winter parking lot. The corrals are available for use by owners and their guests on a first come, first serve basis. Before a horse can be left at the corrals, it is necessary for the owner to complete the Boarding FacilityUse Agreement which is available on the website under Forms or click here to upload the form directly. This Agreement must be given to Patrol before a horse can be left at the corral. Patrol can be reached at 970-209-6335 or at arrowheadpatrol@gmail.com No reservations are taken but owners can check with Patrol for availability. Each horse owner is responsible for the care of their horse and for cleaning of the corral. Water is available but feed must be provided by the owner and stored in a secure place, like inside a trailer. A horse trailer parked at the corral will need a vehicle sticker from Patrol. No trucks may be parked overnight at the corral area or in the winter parking lot. Please observe all of the posted rules. Message from Dave Reddish, AIA Patrol Lead, retired... From page 17 - Patrol Message. It’s been a great ride but all good things must come to an end. About eight years ago, my first day on the job was the day the roads closed. Jim Gelsomini took me out on snowmobiles to show me the routes to and by all the cabins. We squeezed through trees and under swing sets. By the end of the day, I was totally lost. Counting the rookie, there were 3 of us on Patrol then. A month later, there was just one…me. Thankfully Toby recovered from his operation quickly and rejoined Patrol. For quite a while, there was just the 2 of us. One day I made a work calendar and that was enough of a qualification to be offered the Lead position by the Board. I was cautioned against taking it but, with a couple of exceptions, my experiences have been satisfying. I can say that boredom was rare. There were events such as the gentleman who tried drive his BMW down the mountain side to the creek or the trucker who’s GPS said he could take his semi over the Alpine to Highway 149 and avoid the construction. (Neither event occurred on my watch.) Then there was the time I ended up in the emergency room thanks to a squirrelly snowmobile. Ahhh, good times! So, it has come to pass that I will be moving on and Patrol will be moving forward. Converting the massive paper documents to a digital format will continue under the expertise of Todd and Harold who’s experience with PCs is greater than mine. As Arrowhead continues to grow and change, the time may come that an actual law enforcement entity will be required on the mountain. Not an hour away from Gunnison. I also foresee the need for a permanent building for Patrol. Something not too large but located in a visible location probably the winter parking lot. Many thanks to the Board for their support. In particular, to Brad and Millie for their encouragement and several wonderful meals. Bill, Will and Jim, you guys have been terrific. Replacing me will be easier than replacing any of you. Jim, Earl, Curtis, Harold, and Leonard, best of luck and have a great summer. I look forward to harassing Patrol as a simple property owner.

Board of Directors 2022 Schedule of Meetings All Regular Board Meetings are scheduled for the third Saturday of the month and will begin at 1:00pm. If an Executive Session is required, it will be held at 9:00AM on the same dates with a break for lunch between the morning Executive Session and afternoon Open Session. Due to winter snow, the January 2022 meeting (and possibly the May meeting), will be held at the Arrowhead Mountain Lodge. The other meetings listed will be at the Arrowhead Firehouse.

The AIA Board of Directors is please to introduce the Association's new Business Office & HOA Mgmt firm, Assurance HOA Management. Tina is a Montrose native. After graduating from Montrose High School, she moved to Denver to further her education. She earned several degrees including but not limited to, a BSW in Social Work, which she did for many years. In 2014, Tina decided it was time for a career change and found herself drawn to HOA Management after sitting on her own HOA Board of Directors for over 10 years. Now, after 36 years in the Denver area, Tina has moved back to Montrose. Over the past years of visiting and performing a market analysis, she saw a need for Community Association Managers here in Montrose. Along with her extensive training and experience in the field, she has brought with her a great sense of what Client/Homeowner Services and HOA Management needs are in the industry. Through not only consulting with homeowners, other property managers and business owners, she exels at helping them find solutions through consistent communication, education, and focused events. So, with the support of her sister and business partner, Barbara Fauscette, they formed Assurance HOA Management L.L.C. Outside of work, Tina enjoys spending time with her family, golfing, hiking, biking, sailing, skiing, snowshoeing and all the other great outdoor activities Colorado has to offer. After graduating from Montrose High School, Barbara attended Colorado Mountain Collage to obtain a degree in Commercial Art & Advertising. She then went on to work in the Offset Printing business for over a decade before opening her first business, Colorado Creations in 1996. She then expanded that into Colorado Gift and Shirt Company while also owning and running a large Horse Boarding Ranch just south of Montrose, CO; Pahgre Ranch L.L.C.. In 2010, Barbara decided to sell her gift & shirt company to spend more time with family and to focus on her horse boarding business and furthering her education. She has earned many different certifications in Business Development, Accounting and Bookkeeping as well as a degree in Forensic Handwriting Analysis and Document Examination. She has also earned many different certifications in Equine and Animal Health and Nutrition. Barbara retired from the Horse Boarding business, after decades in the field, on Jan. 1, 2020, she sold the property and moved into a very nice HOA with her husband, Beau. After her sister, Tina McFarlin, moved back from Denver in July of 2021 after spending 36+ years there, and brought with her, her years of experience and certifications in the HOA Management Field, they combined their expertise and knowledge to create Assurance HOA Management L.L.C..
