The flooring in your new home will feature porcelain tiles, finished with white lacquered skirting boards that match the interior carpentry in all main rooms and hallways, creating a cohesive aesthetic throughout.

The walls will have a smooth, light-coloured plastic paint finish. A false ceiling made of laminated plasterboard will be installed throughout the home.

Kitchen

Preparing your favourite meals will be even easier in this space designed for you. Here are the features and finishes that your new kitchen in Ribamar will offer:

› Porcelain tile flooring matching the rest of the home, along with lacquered skirting boards where needed. The vertical walls will be finished with smooth plastic paint on moisture-resistant laminated plasterboard.

› A laminated plasterboard false ceiling with smooth plastic paint.

› The kitchen will come fully furnished with a modern design featuring spacious high and low cabinets.

Bathrooms

The walls of the main bathrooms will feature moisture-resistant plasterboard and will be finished with top-quality stoneware tiles. The ceilings will also consist of moisture-resistant plasterboard finished with plastic paint.

In the main bathroom, you will find a ceramic washbasin under a countertop, mounted on a wall-hung unit. The toilet will be wall-mounted with a concealed cistern system to enhance the overall design.

The secondary bathrooms have been designed with meticulous attention to detail, with fully tiled walls featuring top-quality ceramic tiles. The wall-mounted washbasins will include integrated cabinets, and a resin shower tray will be installed. The toilets will be compact with a white finish, providing a contemporary look.

The cloakroom will feature a ceramic washbasin under the counter and a wall-mounted toilet with a concealed cistern to maintain a cohesive design across the spaces.

All bathrooms will include white sanitary ware with a modern design. The taps in the main bathroom are thermostatic, while those in the secondary bathrooms are single lever, both finished in chrome. Each bathroom will also have a mirror above the washbasin and a glass screen in the shower area.

Terraces

The terraces at Ribamar are a key feature of the project, providing stunning views of the sea and the beautiful Da Rocha beach.

They will include a drainage system, false ceilings and lighting in the covered areas.

To ensure maximum safety, these outdoor spaces will be paved with high-quality non-slip stoneware, with skirting boards of the same material where necessary. Elevated areas will be safeguarded by railings that feature a solid lower section and a glass upper third.

Interior partitioning and insulation

The use of drywall in your new home offers significant advantages. It minimises the need for grooves and eliminates acoustic bridges by routing installations through the space between the partitions. This method also ensures an excellent exterior finish for applying smooth paint.

› Interior room divisions: these will be built using drywall, providing effective thermal and acoustic insulation.

› Divisions between homes: to enhance security, a reinforced core will be installed, finished on both sides with cladding made from a metal profile substructure and insulation, conforming to current regulations.

Interior carpentry

We have carefully designed the interior carpentry to ensure you can enjoy every detail of your new home.

› The entrance door will be reinforced and finished in white lacquer, complete with a security viewer.

› The interior doors will also feature a white lacquered finish and matte stainless steel handles, giving the home an elegant and contemporary appearance. Generally, these doors will be hinged, although sliding doors may be recommended in certain situations to optimise space in the rooms they access.

› Hinged wardrobes will be designed to maximise space, finished in white lacquer to match the rest of the carpentry.

Stairs, hallways and private lift

The stairs and hallways on each floor will feature porcelain tile finishes, complemented by matching skirting boards and plastic paint on the walls.

For your comfort, the development will include lifts with stainless steel cabin doors and a modern interior design.

Installations

Plumbing and sanitation

Your home will be equipped with a main shut-off valve and separate shut-off valves in each wet room. The plumbing installation will provide water connections for all sanitary appliances in the bathrooms and kitchens, as well as for electrical appliances.

Domestic hot water (DHW) will be supplied by individual aerothermal units, which operate independently of the air conditioning system. These units harness energy from the outside air to heat the water efficiently, significantly reducing electricity consumption.

All sanitary appliances will connect to the sewerage system, with PVC downpipes running through the service areas adjacent to the home.

Heating and air conditioning

To ensure your comfort in your new home, an air conditioning system will be installed with split units in each main room, allowing for independent temperature control in every area. This system optimises energy consumption while providing fast and efficient cooling or heating, adapting to your needs throughout the year.

Both the bathrooms and toilets in your home will feature electric underfloor heating for maximum comfort.

Electricity/telecommunications

Your home in Ribamar will include all the necessary electrical and telecommunications outlets as per regulations. You will find telephone and TV/FM outlets in the living room, kitchen and bedrooms, as well as power sockets on the terrace.

Light fixtures will be positioned in the false ceiling, with recessed lighting in the hall, hallways, bathrooms and kitchen using LED technology. Other areas will also have light points in compliance with current regulations.

A video intercom system will connect you to the pedestrian entrance door, and the garage will be pre-installed for electric vehicle charging.

Ventilation

Your home will feature a ventilation system designed to ensure healthy indoor air quality and compliance with current regulations.

Ribamar will renew the indoor air using single-flow ventilation, meaning you won't need to open the windows for ventilation. This will lead to significant energy savings and reduce outside noise entering your home.

Common features

Façade and roof

You’ll be able to appreciate your new home even before moving in, as the façades have been crafted to present an attractive and contemporary appearance.

The façade will include thermal and acoustic insulation, while the interior will utilise drywall and thermal insulation, both of which will contribute to significant energy savings and enhanced comfort inside your home.

The roofs will be flat, designed for easy maintenance of installations, with thermal insulation and a waterproof membrane to ensure they remain completely watertight and resistant to leaks and damp.

Exterior carpentry and glazing

All exterior carpentry and glazing will comply with current regulations, ensuring a high level of comfort inside your home.

Ribamar will feature:

› Aluminium carpentry with thermal break profiles, featuring various types of openings based on location.

› Double glazing with a dehydrated air chamber.

› Aluminium roller blinds with injected insulation and manual operation, except in the living room and bedrooms, which will have motorised operation. The colour will match that of the exterior carpentry.

Structure and foundations

The structure of your new home will be made of reinforced concrete, designed in accordance with current regulations and the Technical Building Code. The foundations will be developed based on the Geotechnical Study.

Communal garage

The garage entrance and exit doors will be automatic, equipped with a security device and remote control.

The communal garage will feature continuous flooring and painted walls. The parking spaces will be suitably sized to allow you to park your vehicle with complete ease.
