Benalla Road’s golden mile

BENALLA road is currently in the midst of substantial growth, with the latest sale of a hotly in-demand $4M+ commercial site accelerating the corridor’s exponential advancement.

The 82-88 Benalla Rd Midland Hwy site beholds four retail establishments, totalling 2183 sq m with 80m of highway frontage, on one title.

T & M Batteries, Konnect Fastening Systems, Stihl and CA Group occupy the site, which yields an annual net income of $183,179 pa + GST.

“It was sold by tender through expressions of interest and came down to a competition between two investors, one local and one not. A local developer/ investor versus a pretty big national company went head-to-head,” said selling agent Rocky Gagliardi, of Gagliardi Scott Real Estate.

“We fielded over 120 enquiries Australia wide, with five serious tenders. It was only for sale for four weeks, and was a record yield, 4.44 percent.”

$4.125M was the final sold price, with the proximity to Bunnings Warehouse and potential for future development rendering

it an attractive investment for tenders both locally and nationally.

Rocky spoke of increasing interest from national and multinational companies investing in Greater Shepparton, in particular the “golden mile” along Benalla Road where a number of commercial developments are progressing.

“Shepparton is a prime location commercial-wise, it has been for a number of years, even through Covid,” explained Rocky.

“This sale was a brilliant opportunity for the local buyer, considering it is increasingly harder to invest here given Australia-wide interest in these types of properties.”

Finding beauty to inspire

DRAWN to capturing documentary style, natural moments that seize the essence of beauty in people’s lives and the stories held within, local photographer Nicole Peters is pleased to present her latest exhibition, The Beauty Within a Disaster opening at Milestone Café in Kialla, on June 17.

Picking up the camera seven years ago, Nicole has focussed her professional career to date on family-oriented photography but has always been captivated by landscapes as a subject.

Stepping completely out of her comfort zone, the subject of The Beauty Within a Disaster is the October 2022 floods which heartbreakingly impacted many in the region, including Nicole’s own family.

“When the floods happened, I wanted to document it in an editorial way, but we were completely flooded in our court with nowhere to go. So, I decided on a different approach and photographed it in a way that showed the beauty,” Nicole said.

Believing that it is the province of photographers to see beauty in the world where others may only see the literal or the banal, Nicole said, “I believe we see the world differently, we can look at the spot on the side of the road and see the way the light filters through the trees, highlighting the grass and can picture exactly how that would look in a photograph.”

Commonwealth Games to leave a lasting legacy

ON Wednesday, June 7, Greater Shepparton City Council Mayor Cr Shane Sali and CEO Peter Harriot were joined by world champion BMX rider Leigh Egan and Olympic and Commonwealth Games gold medallist Brett Lancaster OAM to launch Regional Cities Victoria’s (RCV) Commonwealth Games legacy document "The Winning Formula for Regional Victoria". The document outlines the need for measures that ensure all regional cities benefit from the stream of athletes, visitors, and publicity the Games will bring.

Music to illuminate local talent

REHEARSED, polished and ready to captivate audiences once again with scintillating music, showcasing a blend of musical styles as well as celebrating newly commissioned works by talented local composers, The Goulburn Valley Concert Orchestra (GVCO) is set to present its Annual Concert on Saturday, June 17.

A concert to enthral music lovers of all ages, the GVCO Annual Concert, entitled Local Luminaries, will unveil a diverse repertoire ranging from the symphonic mastery of Dmitri Shostakovich to the cinematic excellence of Ennio Morricone and Erich Korngold, and will finish with the master of American popular melody, George Gershwin. Under the guidance of music director Steven Sargant, the GVCO has dedicated months of weekly rehearsals to prepare for the concert, cultivating new collaborations between local artists and musicians to create not just an afternoon of exceptional music but an immersive, multimedia experience.

Inspiring youths strive for positive change

GOOD habits formed at youth make all the difference. Shepparton’s own youths are proving this to be true with the Rotaract Club of Goulburn Murray bringing together like-minded individuals who are dedicated to making positive change in their community.

Previously operating as the Mooroopna Rotary Satellite Club, once enough members accumulated, the community youth group transitioned to the Rotaract Club of Goulburn Murray, another avenue of Rotary Clubs.

The Rotaract Club is all about youth empowerment and giving young people the tools they need to make a difference.

“Providing a platform is really important,” said presidentelect Alison White, “...there aren't too many opportunities where young people get to have their voice heard and bring their ideas to life.”

Speaking to the aim of the Rotaract Club, Alison said, “We want to be a central point where new people coming to the region can come and form their groundings, we aim to be a welcoming and inviting space that can also encourage people to make a difference in their community.”

3, the Goulburn Murray Rotaract Charter Night marked the official recognition of the club by Rotary International.

The night was attended by 60 guests, from local and nonlocal members, organisations, and the Rotary district governor for the region David McPherson.

“It was an amazing event. We had lots of past Rotaract members come along- they were bursting with excitement with what is to come for us. It was a really great night,” said Alison.

With a rapidly expanding membership base, the local youth organisation still welcomes anyone who is interested in joining- no matter your age.

“Come and join us! Everyone is welcome,” said Alison, “...as long as someone has the passion, drive, and energy and really wants to leverage those youth voices, we’re happy for them to be involved.”

Detailed report highlights the pros and cons in flood response

THE Committee for Greater Shepparton (C4GS) has recently published a report that captures the experiences of over 60 member businesses, agencies, and nonprofit organisations during the October 2022 floods.

C4GS CEO Lindy Nieuwenhuizen stated that the report was compiled based on the feedback received from nine member roundtables held between February and March 2023. An independent consultant, engaged by C4GS, collected and analysed the information to produce the report.

“At each of the roundtables we asked our members three key questions – what worked,

what could have been done better and what would we do differently in the future?” said Lindy.

Detailing the strength of the community response to the floods, Lindy said, “We heard some extremely proud and positive feedback. The incredible spirit, generosity and cooperation demonstrated by our local community, business, and agencies including the SES, police and council; the accuracy of the GBCMA’s flood mapping; the success of council’s planning controls in recent housing developments; the many ways apps and social media connected industry and community; and the leadership

demonstrated by individuals and organisations.”

Acknowledging the strengths of the community's response to the October floods the report robustly identified several challenges with four stand outs:

1. The need for a second river crossing critical to the regional workforce and national freight.

2. A call for locals to strengthen district emergency management.

3. A Requirement to build energy resilience vital to emergency response and business continuity.

4. A continuance for accurate flood mapping and planning underpinning smarter and safer

housing.

Following the extensive and collated feedback, the Committee will share its report findings as part of the local review and recovery processes.

“The report will also inform our advocacy on behalf of members including our submission to the Victorian Parliamentary inquiry early next month,” said Lindy, adding,

It’s a long journey for many in our community and the support has been vital.”

GV Stars Game Day this weekend

THE GV stars are one of five teams that constitute the FIDA northern conference, the rest of the cohort includes the Echuca Rockets, Wangaratta Magpies, Wodonga Jets and new team, the North Albury Hoppers.

The GV Stars have been affiliated with the Shepparton East Football Netball club over the last two years, granting them access to great facilities and the opportunity to train with their senior teams on occasions and enjoy everything that comes with being part of a club. The GV Stars take great delight in joining in Thursday night teas with the club and having their names read out before match days as regular teams do.

They train every Thursday night from 5:30-6:30, and leading up to a carnival, Tuesdays and Thursdays, to sharpen up

their skills and improve their fitness.

All five teams across the league play a round robin competition five times a year hosted once by each team. The games are played in 10-minute halves with a 5-minute break in between halves, and for game changeovers.

Player Sam Cook shared with us what he loves about being a part of the team, “I get to play football like my brothers and celebrate when I kick goals, mum pays me $10.”

The next carnival game day will be this Sunday June 18, so head down to Central Park Recreation Reserve in Shepparton East from 10am to show your support. FIDA is open to players from any gender identity with ages ranging from 14 to 40 years, with a doctor's permission required if older.

Mountain Pygmy Possum Project Success

Between 2018 and 2023, the Goulburn-Broken Catchment Management Authority (GB CMA) coordinated a project to support the endangered Mountain Pygmy Possum, through the Australian Government’s Regional Land Partnership Program. Throughout the project, the GB CMA and Alpine Resorts Victoria - Mt Buller and Mt Sterling have been focused on engaging with the broader community and creating opportunities for Taungurung Traditional Owners to care for Country.

Taungurung crews planted thousands of plants over 18 hectares, to provide food and shelter for the possum.

The project delivered more than 34 hectares of intensive weed control, targeting problematic species such as Musk Monkeyflower. Predators such as feral cats and foxes were monitored and trapped over a 1000 hectare area. At the end of the five year project, numbers of both male and female possums were on the rise.

CELEBRATING a triumphant 26 years of recognising the region’s premiere Business Excellence Awards run by Greater Shepparton Business Network (GSBN), formerly the Chamber of Commerce, now gearing up for another consequential year with the launch of the awards on Wednesday, June 14.

LAST year, local woman Bianca Moulton received a huge boost when she won the GMCU’s giveaway grand prize of $5000.

Having won from shopping at Fairley’s SUPA IGA, the stunned Bianca said upon winning the grand sum, “That is amazing, awesome, fantastic. I just had my tonsils out so I can’t yell. I bought a lot of ice cream over the past week. I can’t believe it, I’ve won $5,000!

“It was a complete shock – You never think you will win and when the call came, I thought I had just won a $100 voucher, not the big prize,” said Bianca.

Putting most of the money towards upgrading household items that were well overdue, Bianca also spent some of her fortune on a couple of little pampering treats for herself and her family.

“It helped so much being able to replace things

SHEPPARTON UNITED V ROCHESTER

This is a golden opportunity for both these teams to chalk up win number 2 for 2023. Both are struggling and sitting at 1-8 and in the bottom two. United last won on Good Friday against Shepparton while the Tigers won a month ago against Tatura. Sheldon Bogdan, Adam Pigatto, Lewis Stanton (four goals), Brodie Telford, Harry Smith and Jayden Magro (22 goals from his 9 games) will be important as the Demons try to end a run of 8 losses in a row. Joseph Atley, Mitch Cricelli, Blake Evans, Reid Gordon and Bailey Wileman will be important as the Tigers look for a four-quarter performance that will ultimately lead to a win. This is a real toss of the coin game and I going to go with the home team in a low-scoring arm wrestle. Tip: United.

SEYMOUR V ECHUCA

What a game of football this promises to be. Echuca undefeated. Seymour – one of the challengers and sitting at 8-1 in second spot on the ladder. The Lions have tuned up for this contest with a strong win over Shepparton and a grinding win over the improving Tatura. Coach Ben Davey knows his team will need to do everything right to crack open the game plan of Echuca. He will look to Huw Jones, Jack O’Sullivan, Ben Rigoni and Ben Cooney to lead the way and the Lions should welcome back Nathan Fowler while the availability of Angus Murray (four goals) will depend on whether he is required for the Coates TAC Cup U18 competition. Echuca was outstanding in pushing past the Cats after a first half grind. Co-coach Samuel Reid has been in outstanding form while Cameron Valentine was brilliant in the defensive third for the Murray Bombers. The Murray Bombers will welcome back Matthew Lias from suspension, which will be important given his good form to date in 2023. Again, until they are beaten, I’m not picking against them. Tip: Echuca.

MANSFIELD V KYABRAM

This will be an intriguing match-up for a variety of reasons, but it will mostly likely tell us more about where Mansfield is in the premiership pecking order. The Eagles have lost three games in 2023 – all to teams above them while the Bombers have been very consistent in 2023, only losing to Echuca but having had wins against three teams inside the top six.

Rhys Clark, Zachary Norris, Kaine Herbert, Archie Watt, Lachlan Smith, Kyle Mueller (five goals last week) and Brad Mangan (five goals last week and 22 goals from six games in 2023) will be important players as the Bombers look to continue that winning form Dirk Koenen, Cameron Arnold (nine goals), Jack Tomanovits, Lachlan Murphy-Dale, Lachie Christopher, Jack Hutchins and Brett Mahoney will be important as the home team will be desperate to reverse the trend against the top half-a-dozen teams in the competition. Tip: Kyabram.

EUROA V MOOROOPNA

This is a massive game in the context of the season of these two teams and

where they want to land at the end of the home-and-away season.

Jack McKernan, Jayden Gleeson, Nate Trotter, Andrew Smith, Max Gleeson and the returning Will Hayes will be important for the home team as they look to inflict a second straight defeat to the visiting Cats They will take solace from kicking 7.6 in the last quarter so they will look to start the game strongly, especially knowing the Cats aren’t fast starters.

Keelin Betson, Liam Betson, Jack Johnston, Bryce Rutherford, Chris Nield and Jed Woods will be important for the Cats. If they can continue their good form, then the visitors are a strong chance of claiming the win. The Cats will need play the game right out, especially after giving up 10 of the last 13 goals against Echuca last weekend. Tip: Euroa

SHEPPARTON SWANS V BENALLA

This is a massive opportunity for these teams to chalk up a rare win for the two of them. The Swans haven’t won since defeating United in round two while Benalla last won in round eight.

Tom Bennett, Wade King, James Martiniello, Colby Mathieson and Christopher Welsh were good for the Saints in their 10-goal loss to Shepparton.

Josh Marchbank and Nick Mellington returning to the line-up made a huge difference to give the young Saints some bigger and experienced bodies in around the contest. If Jarrod Waite is available that is likely to tip the scales in the favour of the Saints. He missed last weekend’s loss to the Bears to give his body a rest after playing three consecutive games for the Saints.

Nathan Hrovat, Bowen Calogero, Tom Preece, Rylen Damianopoulos and Ben Gilberto will be important for the young Swans while the experience Jamie McMillan and Sam Wright could prove decisive if the Swans are to get a win. Tip: Benalla if Waite plays. Swans if he misses.

TATURA V SHEPPARTON

This is going to be an evenly contested match with the winner to assume bragging rights as the best of the teams outside the top six. Both sit at 3-6, with Tatura in seventh, ahead of Shepparton on percentage.

Tyron Baden, Trent Herbert (six goals and 13 from his 5 games for 2023), Lewis McShane (four goals and 13 in the past month), Jayden Dhosi and Adam De Cicco will be important for the visitors.The Bears will welcome back co-coach Ted Lindon who missed the game due to a one game ban for a round 8 incident against Seymour.

Harley McCarthy, Sean McAllister and James Bennett were outstanding for the Dogs in their defeat to Seymour. Ethan Penrith, Brodie Meyers and Chris Ryan will be others that will be important for the Dogs as they look to continue their good form of 2023.

Nick Allan will play his 350th game for the Bears.

Allan has been outstanding one club player and very durable. He played in the club’s historic 2018 premiership and should be commended for staying with the club through the tough times. With that milestone and the run and dare of the young Bears, I think they can break down strong defensive structures of the Bulldogs to kick enough goals to be in front at the end. Tip: Shepparton.

Brothers make history in go-kart racing

TEARING up the Wanneroo International Kartway in Perth, WA during round two of the Australian Kart Championships, two brothers from Shepparton have resoundingly made go-kart racing history.

Zack Thompson, 17, and his brother Will, 15, put pedal to the metal during the nation’s pinnacle karting event in April this year, defying more than 50 competitors in each of their fixtures, prevailing over drivers of both national and international renown.

One of the youngest contenders in the TaG 125 division, Zack victoriously staved off professional driver, Nick Percat of Walkinshaw Andretti fame, while his younger brother triumphed in the KA3 Juniors.

Acknowledging that kart and motor racing are very much in his sons’ DNA, proud dad Jarrod Thompson said, “Go-karting is something Zack and Will really enjoy, but it also takes great commitment. The boy's race three out of four weekends a month, competing both in Victoria and interstate.”

Looking up to F1 greats, Oscar Piastri and Max Verstappen, Jarrod said his boys definitely dream big when it comes to their racing future, but for now it is the balance between sport and school that is key.

No doubt with many checkered flags on the horizon for both his boys, Jarrod said, “You’ve got to be physically strong in this sport but also mentally very tough. Racing creates a lot of highs and lows. When you win it’s great but when you crash or something goes wrong with the kart, you’ve got to pick yourself up and be able to say, ‘I’m gonna go out and really give it everything in the next heat.’

“There’s a lot of tactics involved with so many karts all going into the first corner at once, and the level of concentration is high, but it builds character, it builds you mentally for life,” Jarrod said.

KYABRAM legend Mick Simpson embarked on a walk to parliament on Friday, all in the name of raising awareness of dementia.

On Friday morning, the Kyabram Lions Club put on a free BBQ breakfast and Mick was farewelled by members of the community. He will arrive at Parliament house on Wednesday June 21.

This walk’s raised funds will support childhood dementia research in addition to local support for people living with dementia and their carers within Campaspe and Greater Shepparton council areas.
