Inspired ideas CABINETRY A CENTRE PIECE… The expert team at Liberty Kitchens can help your cabinetry be the centre piece of every room in your home. Photo: Alicia Niglia.

YOUR home’s cabinetry provides far more than simple practicality. Whether your tastes include classic, vintage elegance or seamless, clean line modern style, Liberty Kitchens are your team of specialists for all forms of cabinetry and can custom create everything from bathroom vanities, ensuite units, study solutions, bedroom tallboys, bedsides and shelves as well as living room accessories and alfresco kitchenettes. Liberty Kitchens Head Sales Person, Dawn Rayner said, “We can virtually do anything. If you have an idea you can bring it to us and we can build it for you. “Some of the more popular items we have been asked to make that are for other areas of the home include vanity units, laundry cabinets, home offices, wardrobes, television units and alfresco cabinets.

“2014 trends are seeing a swing toward clean straight lines, vanity units with a floating effect and another thing that is quite popular and stylish right now, is the lack of use of handles. “People are also leaning more toward using stone for benchtops and under-mounting basins to give a fluid line. “We are also seeing floating shelves being used incorporating concealed fixing. Television units with custom designed access for DVD players and gaming devices are also proving to be popular. “Going back to the kitchen though, we are noticing people opting to include integrated LED lighting in kitchen cabinets to improve lighting conditions on work surfaces,” Dawn said. How do Interest Rates affect you? INTEREST RATE EASE… GMCU can talk with you about the effects of an interest rate rise, which is expected before the end of the year. Pictured, Operations Manager at GMCU, Peter Thomas. Photo: Alicia Niglia.

WITH speculation that interest rates will increase before the end of the year, The Adviser discussed with Peter Thomas, Operations Manager at GMCU, what the effects may be on a local level. Mr Thomas stated that rising interest rates can be the sign of a strengthening economy. They should not stop people from borrowing, but it reminds us all that we should make sure loans are affordable. “When shopping for a new home or car, you should look at the loan repayments at a slightly higher rate. If the loan is still affordable, then you have some confidence should rates increase. “And, if you can start your loan at those higher payments then you are already on the path to pay your loan back sooner. This can save a lot of interest over time. “It can also be a great time to take a look at the higher rates you may be paying on loans for store items or credit cards, and consider alternatives like consolidating them into a personal loan with a lower rate. “Another option is to consider a fixed rate loan. This is particularly good when the budget is tight and you want to guarantee your payments over a period.” GMCU has branches throughout central Victoria, each with experienced bankers who can discuss how interest rates may affect you, including branches in Shepparton, Mooroopna, Kyabram, Echuca and Numurkah. new House&Land Victoria doubles number of medium density homes over five years THE number of medium density home approvals in Victoria has more than doubled over the past five years, according to research from Bankwest. The Bankwest Housing Density Report, the latest addition to the Bankwest Financial Indicator Series, revealed that 23,390 medium density approvals were granted in Victoria in the past 12 months, a staggering 109.5 percent growth rate on the 11,164 approvals five years ago. Despite this substantial increase, neighbouring NSW topped the nation’s charts for the highest proportion of medium density approvals (34.0 percent) followed by Victoria (30.1 percent). This is a reversal on the previous year’s findings when Victoria contained the largest proportion of medium density homes (37.8 percent), with NSW following (31.3 percent).

The Bankwest Housing Density Report also revealed that Victoria has seen a marked increase in medium density dwellings over the long-term, with the proportion of approvals rising to 45.6 percent in 2013. This is well above the 20 year average of 27.4 percent. Neighbouring NSW saw a much less dramatic increase, with the number of medium density housing approvals rising from 47.3 percent 20 years ago to 56.4 percent today. This suggests that Victoria is experiencing a profound change in the composition of its overall housing stock. “NSW overtaking Victoria as the state with the largest proportion of medium density housing approvals in Australia may be deceptive at face value. The recent change masks the dramatic climb in the number of units, townhouses and semi-detached houses across Victoria recorded over the last two decades,” said Bankwest Executive General Manager, Retail, Mark Reid.

INTEREST IS GROWING… With interest in the Kialla Lakes precinct always on the rise, Kavant Nominees are now selling Stage 32 of the Kialla Lakes development, with land development of Stage 33 expected to begin by the end of the year. Pictured, Dolly and David Berwick. Photo: Julie Moore.

Kialla Lakes, a great place to live

KIALLA Lakes, in its infancy, started out as a monumental vision for family living and lifestyle in the region. Over time, the estate’s continued success has secured the precinct as a favourite among new home builders, families and retirees alike. Local couple, David and Dolly Berwick are among the happy residents living in Kialla Lakes. The pair purchased their home in the original Kialla Lakes precinct in 2005. The established home, which had been constructed in the earlier development stages in 1997, offered them all of the lifestyle inclusions that they had been searching for in a home, including the practicality of a north facing aspect as well as beautiful established gardens and natural surrounds. David said, “The location was a big selling point. We love our home and our garden but with so many different block sizes and shapes, there really was something to suit everyone. The best part is that it doesn’t feel like you are living in town, but there are so many shops and facilities close by. “After living here for seven years, Kialla Lakes has exceeded our expectations.” Chairman of Directors for the Developers Kavant Nominees, Lance Woodhouse said, “Similarly to David and Dolly Berwick, the continuation of the original vision which is Kialla Lakes has provided an appealing lifestyle option for many families (including ours) over the years. Take a look at our website at “It has been more than 30 years since we began this journey and we are still continuing to develop and grow on the original concept. Our latest land release, Stage 32 is selling well and we expect to commence construction on a brand new land release planned for the end of the year in Stage 33. “We are particularly excited about Stage 33 as it will see the continuation of the development of Sanctuary Drive, a wide boulevard connecting Archer Road to the Goulburn Valley Highway. Sanctuary Drive will not only provide greater direct access to the estate, but it will also feature as a welcoming entrance and clearly identify Kialla Lakes to visitors in the region. “Stage 33 will also include an exciting new planned display village for our region’s builders to showcase their latest designs. “With our new plans encompassing Stage 33 and beyond we look forward to continuing to grow and develop Kialla Lakes, a better place to be both now and in the future.” For more information or to secure your choice block, contact selling agents, Youngs & Co Real Estate on 5820 8777 or Kevin Hicks Real Estate on 5821 8388.

Red tape cuts to support

building businesses across Victoria MASTER Builders has strongly welcomed cuts to red tape that will help reduce costs for Victorian builders and their clients. Deput y Premier Peter Ryan and Treasurer Michael O’Brien have unveiled a raft of red tape reforms, which has been applauded by Master Builders Association of Victoria CEO, Radley de Silva. “These reforms will save our industry millions of dollars and countless hours of unnecessary paperwork,” said Mr de Silva. “Builders will now have more time to build quality homes, workplaces and infrastructure for Victorians instead of wasting time filling in never-ending bureaucratic paperwork. “Master Builders commends the State Government for acting to support jobs, drive investment and boost productivity in our sector by cutting unnecessary red tape.” Reforms announced that will benefit the building industry include: Removing unnecessary mandatory commercial building defects insurance

requirements, bringing Victoria into line with all other states Ensuring building requirements for wall heights meet today’s best building practices Providing a faster, more cost-effective domestic building consumer disputes process Opening up the construction of metal roofs, ending the monopoly plumbers alone have on this work Reforming prequalification requirements and contracts for companies delivering construction work funded by taxpayers, so they are more consistent across government depar tments and local councils Modernising WorkSafe forms so builders can access them online, print them and save information for use in other forms. “This sensible package will help slash costs and delays in building projects and support housing affordability while upholding rigorous standards for site safety and building quality,” Mr de Silva said.

MODERN AND LUXURIOUS… Hotondo Homes are proud to introduce their new Forever Sanctuary Range, with the Lorne 302 (pictured) expected to spark an instant connection with families looking for a balance between modern everyday living and luxury. Photo: Supplied.

COLIN Mintern and the team at Hotondo Homes Shepparton are proud to introduce their new Forever Sanctuary Range. Featuring an array of new and revamped designs, the Forever Sanctuary Range focuses on the practical needs of families. According to Colin one of the new additions to the range, the Lorne 302 will spark an instant connection with families who are looking for that perfect balance between modern everyday living with an element of luxury. “Like all of the eight new homes that have been added to the range, the double storey Lorne’ is stylish and practical,” says Colin. Named after the Victorian coastal town, the stunning Lorne 302 (32.5sq) is ideal for a block with a 14m frontage. The classic double storey design utilises the ground level for everyday living, including a study, lounge/theatre room, a large corner kitchen with butler’s pantry, open plan family and meals area, and an alfresco - all under the one roof. The second storey features a spacious master bedroom, providing the perfect parent’s retreat with a large walk-in-robe and ensuite. It also houses three spacious bedrooms and ample sized living area. “The stunning modern kitchen will make even the most experienced chef feel at home with the ample bench space for food preparation and storage throughout,” adds Colin. The Forever Sanctuary Range was designed based on extensive research which explored different types of families and what they believed were important features in their homes. The study revealed that the three key zones of the home were the kitchen, master bedroom and alfresco areas. These were found to be essential to the workings of modern Australian families, as their place to interact, entertain guests and retreat to after a long day.
