“At the Melbourne Road/Goulburn Valley Highway end of the estate, we have traffic lights installed for easy and safe access into and out of the estate.

“People can access Kialla Lakes from both the Goulburn Valley Highway and Archer Street, which makes it very convenient for residents to access arterial roads to the south and to the north.

“Our extensive wetlands precinct, provides for treatment of waters before they are released into the Waterbird Creek. The treatment drains, sedimentation and fauna have been carefully and deliberately designed to create a wetlands sanctuary, which we’re really proud of. Damien Preston from Preston’s Turf and Garden has created the landscaping around that entire area which is wonderful and we’re looking forward to the next couple of months seeing that whole area really develop

nicely.”

Graham continued, “The new school in the precinct has also really solidified the interest of local families in the precinct and we are seeing this being a real drawcard to particularly stage 45.

The greatest display home show in the Goulburn Valley

The makings of an exceptional estate ALL beginning as farmland south of the Broken River, but Kavant Nominees Pty Ltd’s directors saw it as potential, which sparked the idea for the premier estate that is now known as Kialla Lakes.

They sought the advice of Graeme Shaw who was responsible for the development of Patterson Lakes in Melbourne. Graeme plastered the walls of the council chamber of the Shire of Shepparton, as it was known then, with his proposal, which he envisaged would be home to lakes that led to the creation of the estate’s name. The idea behind the lakes was that in the event

of a flood, the water would travel faster over the bodies of water than it would land.

The council agreed with his basic ideas and so began the first stage of Kialla Lakes Estate. Graeme’s concept has been followed throughout the estate with some variations. Sadly, Graeme passed away before any work had commenced.

Because the first two lakes (Lake Kialla and Lake Amaroo) were constructed in the anabranch of the Broken River, which passes through the property, the board resolved to make Kialla Lakes Estate an outstanding residential housing development. That resulted in the estate receiving an award from the Urban Development Association of Victoria as the most

A third lake (Lowanna Waters) was created in the southern part of the estate and at the most southern part, Waterbird Park and the attractive stormwater retention basin were developed.

With the next three stages currently up for grabs, the dream of Kialla Lakes Estate has almost been completely realised, and for directors, Lance Woodhouse, Chris Baldwin, David Fordyce, Graham Hofmeyer and Will Van Zeist it has exceeded expectations. Previous directors have been Max Brown, Peter Ross-Edwards and Norm McArthur, all of whom are now deceased.

Exciting school expansion THE future is looking even brighter for Kialla Lakes, with the new St Anne’s College taking its first steps into education early in 2019. Foundation and Year 7 students are currently enrolled in classes, with the school’s vision is to educate students from age six through to Year 12.

The new school is situated at the south west end of Kialla Lakes, right near stages 38 and 39 and right alongside stage 45.

A multi-award winning estate Estate takes out prestigious awards THE success of Kialla Lakes Estate was recently recognised when Kavant Nominees were awarded runner-up for the Urban Development Institute of Australia (UDIA) Award of Excellence for Victorian Branches.

Each year, UDIA appoints judges to inspect the quality of various forms of land and building development in Victoria.

This covers everything from high-rise developments to community and ecological developments.

As the developer of Kialla Lakes Estate, Kavant Nominees received special nomination in the category of Residential Development for the quality and amenity of the estate.

Judges took into consideration the playgrounds and parks, the three lakes, the 12km (approximate) of walking and cycling paths and a large retention basin to help cope with future rain events.

Kavant Nominees chairman, David Fordyce explained,

“This is the second time that Kialla Lakes Estate has won an award, having previously won a state award for masterplanned development.

“Kialla Lakes Estate has attracted home builders, shops, a retirement village, a child-minding business and a school being built on adjoining land.

“Currently, over 1,400 lots have been sold with many further developments taking place.”

Mr Fordyce said that the judges’ award gave the board a lot of satisfaction and was a recognition of the valuable work of everyone involved.
