Council show benefits of going solar
E
ARLIER this year, Greater Shepparton City Council installed solar panels at the Mooroopna Hub and Doyles Road Complex (DRC) buildings, and the new sites are already showing the benefits of going solar. Since installing 170 solar panels at the Mooroopna Hub there has been an energy consumption decrease of approximately 42 percent between the months of March and April this year, while the 302 solar panels at the DRC has seen a decrease of approximately 32 percent. Council endorsed an energy reduction plan in 2015 that set a target for reducing energy use and greenhouse gas emissions by 20 percent by 2020. The introduction of hybrid and low fuel cars, and low
energy globes in street lights have been some of the actions completed, alongside solar installations, creating a more sustainable environment. “By creating a community that embraces sustainable energy, solutions would provide benefits not only today, but for many generations to come,” Greater Shepparton CEO, Peter Harriott said. Greater Shepparton has more than 400 local businesses currently using solar within the town, reducing power bills and assisting to reduce the impacts of climate change. Council also has solar panels at the Welsford Street offices and Sport Stadium complex and have proposed future installations for solar panels at Aquamoves and the Shepparton Saleyards.
Forecasting residential development The 2016 census showed that there was an increasing skills gap between regional and city jobs, with regional areas often topping youth unemployment lists. The government has paid attention to these startling figures, choosing the Building Better Regions Fund (BBRF) to inject much-needed money in to smaller towns, in an effort to help alleviate stress on important services, like health and transport. Almost $650 million has been allocated as part of the Australian Government’s commitment to create jobs, drive economic growth and build stronger regional communities into the future. As a result of the funding, regional cities are on the rise, with Shepparton’s recent and forecast continued growth an exemplar for regional Victoria. According to forecasts prepared by .id, City of Greater Shepparton will steadily increase dwellings by approximately 376 per annum every year up to a 2036. The areas forecast to increase the most in terms of overall dwelling numbers over the next twenty years are Shepparton North East and Kialla. Shepparton North East is currently forecast to increase total number of dwellings by 94.8 percent, with Kialla’s number expected to increase by 76.7 percent. Other areas with notable increase include Shepparton South East (predicted 56 percent increase), Tatura (predicted 26.2 percent increase) and Mooroopna (predicted 22.9 percent increase).

Warm up those green thumbs in the garden WINTER is an incredibly useful time for gardeners to use the cooler weather to tackle some bigger jobs. There’s lots you can be working on in your garden throughout the cooler months to ensure you and your garden are prepared for all that glorious sun and heat in spring. SITE CHECK With your garden at its barest state, winter is the best time to assess your garden and figure out how to improve it. An empty garden is useful for taking photos for future plans or to start a bigger build. PRUNE AND WEED With less foliage in shrubs and trees, it’s easier to get to the root of many problems. Use the cooler weather to get down and dirty to try and remove any weeds taking over your garden. July is also traditionally the best time of year for pruning roses. OUTDOOR BUILDS Nobody wants to be soaked in sweat building that outdoor verandah or paving by the pool and with the colder weather, it’s recommended to get stuck into those bigger jobs too hot to handle in summer. MULCH! In winter, while there is less plant growth, it’s easier to spread mulch, compost or other organic matter over bare areas in the garden. This helps keep soil warm during colder months and gives plants a good kick-start for spring. WINTER TREES Now is the best time to plant large, deciduous trees. In winter, deciduous trees become dormant and this makes it the perfect time for transporting or replanting them. Also, winter in the nursery usually means glorious deliveries of citrus like oranges, limes and lemons.

Increased high density dwelling in the region D etermining dwelling type popularity for Greater Shepparton can give an interesting and useful snapshot as to the types of houses being built in the area.
A greater concentration of high-density dwellings, such as units or apartment buildings, are likely to attract smaller households and younger adults, often renting. Medium density housing and large dwellings, such as a separate house, are more likely to attract families or potential families. According to the Australian Bureau of Statistics (ABS) 2016 population and housing census, the City of Greater Shepparton has a rising percentage of high-density housing. Although the percentage of high-density dwelling is only minor when compared to the rest of regional Victoria, this is a significant snapshot of the changing shape of the Shepparton region, especially when compared to data from 2011. According to the ABS, the City of Greater Shepparton has had 19 high-density buildings established in the region within the last five years alone, raising the total number of high-density buildings from 8 in 2011 to 27 in 2016. In 2016, analysis of the types of dwellings in the City of Greater Shepparton Region showed that the total proportion of unoccupied dwellings in the region was down to 9.2 percent, which is almost half the regional Victoria average of 16.1 percent.

HUGE BLOCKS AVAILABLE… Gagliardi Scott Real Estate director, Rocky Gagliardi says the half-acre blocks at Providence Field are selling fast. Photo: Katelyn Morse.
Room to move in high quality new estate I t’s not very often that a boutique residential estate comes to Shepparton’s north with huge lots and plenty of room to move. Providence Field is a new estate nearby to St Luke’s Primary School, Goulburn Valley Grammar, Shepparton’s sports precinct, shopping centre, GV Health and is just a few minutes drive from the CBD. With wide lined streets, connectivity to services, half-acre blocks and many high quality details and finishing touches, it’s no surprise that this new estate is highly sought after, with Stage 1 titles released and homes about to be built and Stage 2 already about half sold and titles
expected in July. The entrance to Providence Fields features stunning sculptures utilising the locally iconic Dethridge wheel, giving a sense of community and beauty from the moment you drive in. Gagliardi Scott Real Estate director, Rocky Gagliardi said, “For those interested in a boutique lifestyle with peaceful breathing room, then this estate is it”. “There are very few places in Shepparton’s north where you can buy a half-acre block in an enclosed estate like this, such that it almost feels like a gated community” To enquire about Providence Fields
and other great packages available, call Gagliardi Scott Real Estate on 5831 1800 or visit www.gagliardiscott.com.au
Give your home a makeover this winter W
ITH winter settling in, most of us will be retreating indoors and out of the cold, dreary weather. This makes it the perfect time to freshen up your home, even if it’s as simple as painting a feature wall or adding some new décor to brighten up the space to escape the winter blues. Introducing rich pops of colour is an easy way to create a new look and can be done with accent cushions, throw rugs, or a statement piece of furniture or artwork. You could go that extra step and spend a rainy weekend painting a bold colour on the wall to really transform a space. Hallways are often forgotten when wanting to freshen up the home but can be used to set the mood and style for the rest of the house as it’s often the first thing you walk into. Creating an inviting and warm space in the hallway could be as easy as new lighting or artwork on the walls. Revitalising your home can easily be done one room at a time, which makes for a perfect weekend project to start during the winter season. The Adviser, House & Land – June 2019 – Page 5
Save a tank load WHEN building your new home, don’t discount the importance of water storage. Incorporating a tank into your property’s plans from the outset can not only save you a lot of money but could save you using tens of thousands of litres of water per year. From helping the environment, to financial relief, the benefits of installing a water tank are endless. Having a rainwater tank is a great way to beat any imposed water restrictions and if you choose to install one in your home, you can still enjoy the simple benefits like washing your car, doing the laundry, and washing the dishes, all with the added bonuses of saving money and water. The average Australian household uses approximately 240,000 litres of water a year and up to 40 percent of this water use can be replaced with rainwater from a tank, which can save more than 40,000 litres of water usage per household each year. If you are thinking of having one installed in your home, there are a lot of top water tanks suppliers that you can choose from, all of which will hold a fine line of tanks ranging from slimline tanks, underground tanks and so much more. From a small town house’s plumbing system to a large rural property irrigation system, there is a tank to suit every need and because water is a precious resource and we should do our best to use it wisely.

BOASTING over 1.8 million customers, Afterpay has rapidly become one of the largest ‘buy now, pay later’ schemes in Australia. Afterpay is an interest-free payment where customers get their purchase instantly and pay off the amount fortnightly. There is no need for proof of income, customers just need a debit card and enough money for the first instalment. Sounds almost too good to be true, right? There are risks, of course. Afterpay (and other buy now, pay later schemes such as ZipPay) are technically credit liabilities. If you have trouble meeting the payments and late fees appear on your account, this can affect your ability to borrow large sums of money, like when attempting to take out a home loan. As the money comes out in multiple payments rather than one single payment, a lender could also consider these as ongoing monthly living expenses that need to be factored in for loan servicing purposes. In the current lending environment where lenders are reviewing everything with a finetooth comb, you need to be aware that all your payments, big and small, may be queried.

Caring for your
carpet WORK BOOTS and runners are not friends of carpet as their abrasive soles can cause damage. Office chairs can also be damaging without protection mats. WHEN SMALL BALLS of fibre appear on your carpet, simply use a vacuum with a revolving brush head or carefully snip it off with scissors. HAIR DYES, shoe polish, paints, caustic chemicals such as bleach, insecticides, plant food, and iodine are some examples of substances that can stain or discolour your carpet. A QUALITY UPRIGHT VACUUM CLEANER with an adjustable beater Page 12 – The Adviser, House & Land – June 2019
bar for different carpet heights is recommended for maintaining your carpet. CARPETS SHOULD ALSO BE VACUUMED once a week, with higher traffic areas such as the living room twice a week. CLEAN THE CARPET when the colour starts looking dull. If you wait until the carpet is dirty, cleaning it will be much more difficult, take much longer and cost more. IF YOU GET TO A STAIN IMMEDIATELY, there’s a better chance that you can remove it. A lot of stains can be removed simply by using ordinary tap water.

Simplified communication helps achieve quality service

ocally owned and operated building company, Link Building Systems delivers specialised and select work to the region with a focus on exceptional customer service. Managing directors, Andy George and Cameron Wood have 23 years of combined experience between them in a variety of fields. “From the very first call, we believe that good communication is key to successfully completing the project with the best interest of all parties,” Andy George said, “And we will take the time to properly talk to our clients in simple terms, allowing lots of care and time when making these huge decisions.” Andy commenced his apprenticeship at age 21, specialising in foundational work, underpinning, structural movement and repairs. During this time, Andy understood the need for producing quality work to make home foundations last. As an apprentice around Beechworth and Wangaratta, Cameron Wood developed his skills completing various restorations and carpentry on unique heritage homes. Later, Cameron would get his building licences for both Victoria and New South Wales, meaning Link Building Systems has the ability to cover a wider area.

Keep warm this winter NOTHING beats entering your home to the warmth of a wood heater. It is best to choose a certified wood heater with a low emission level and high efficiency rating. The lower the emission level, the less carbon your wood heater emits into the atmosphere and the less impact it has on the environment. The higher the efficiency, the less wood is needed to generate heat to your home. TOP TIPS FOR SAFE AND EFFICIENT USE OF WOOD HEATERS: • Make sure your wood heater complies with Australian regulations by checking it has a compliance plate and a current certificate of compliance.
Page 16 – The Adviser, House & Land – June 2019
• Use a qualified professional to install your heater correctly and in line with the Australian Standard • Get your wood heater serviced once a year in spring or early summer • Use kindling wood, paper and firelighters to get the fire started • Add larger pieces of wood only after a hot bed of coals has been established • Don’t close the air supply completely overnight to avoid a lot of smoke • A wood heater burns better with three or four smaller logs rather than one or two large ones • Insulate your home and close doors and curtains to conserve heat
EXCITING FUTURE FOR CAVALIER HOMES… Cavalier Homes director Jason McHugh, contract administrator, Courtney McHugh and director Scott McHugh. Photo: Katelyn Morse.
Local firm builds on strong foundations for Australia wide expansion A passion for building is in the blood of Cavalier Homes directors, Scott and Jason McHugh. Their father Bob - who worked building spec houses around the region from the mid 1960s and retired in 2015 - introduced Scott and Jason to the skills of carpentry and building. Bob remained involved in the business right through to retirement, extending his enthusiasm for construction on to his two sons. “We spent a lot of school holidays on building sites,” Scott McHugh said, “And it was from those experiences that we’ve developed a true passion for our work.” Scott commenced his carpentry apprenticeship at age 18, working alongside Bob in completing spec houses and occasional order homes for clients. The McHugh family moved to Melbourne in the late 1980s where they continued to work as a team in the building industry. While in Melbourne Jason completed his apprenticeship with a major project builder, completing around 200 homes yearly, which has turned out to prove valuable experience for Cavalier Homes, with its big plans to expand. Utilising the skills they’d learned in their respective roles in the city, the family moved back to Shepparton and started McHugh Builders. The trio went from strength to strength specialising in high quality renovations, McHugh Builders was, at the time, one of the largest renovating builders in Shepparton. Jason explained, “We’ve learned a lot about the simple elements that make a business run smoothly: trust people to do their job properly and direct them in a straightforward manner. You’ve also just got to be passionate about the work you do in order to produce the best quality.” Scott chimed in, “Good business is all about good relationships with clients, suppliers and subcontractors.” In 2002, McHugh Builders became Cavalier Homes and the first Goulburn Valley display home was opened in Waranga Drive, Kialla that same year. Locally, Cavalier Homes currently employs 28 in their Goulburn Valley office. Many of those employed are long-standing members with over 10 years of service to the business. The number of local subcontractors employed by Cavalier Homes at any given time is quite often in excess of 100. The successful family business became the franchisor for Cavalier Homes Australia New Zealand in 2013 along with Cavalier Homes Albury Wodonga. In late 2016 the Cavalier Homes Head office for Australia and New Zealand moved and now operates next to the Goulburn Valley franchise office in Kialla. The business continues to expand throughout Australia and New Zealand markets, with four local employees in the Kialla office and eight franchises open nationally and another seven opening soon. “The company had a whole new approach with a new structure, new branding and marketing to ensure strong growth well into the future,” Scott said. Although Bob has retired, there continues to be two generations involved in the Cavalier Homes brand, with Jason’s daughter Courtney joining the team almost 8 years ago as a contract administrator, assisting with client colour selection and administration tasks. With Cavalier Homes benefitting from strong foundations it laid in recent years and combining strong national buying power as a franchise network, it’s got to be one of the great business success stories to come from the Goulburn Valley.

Interestfree loans available with solar rebate FROM July 1 2019, solar PV rebates will again re-open, giving Victorians the option to install an eligible 4kW solar panel system for half price and pay the rest of the cost back over four years with an interest-free loan. As part of the Solar Homes program, a loan scheme will commence for solar PV systems for owner-occupiers, from July 1 2019. This will allow Victorians to access the benefits of renewable energy at potentially no up-front cost, depending on the choice of the system installed. If you are considering installing solar PV with a rebate and have not yet also applied to Solar Victoria, you will need to wait until applications re-open again on July 1. After this time, applicants must have received eligibility confirmation before
installing your system to be eligible to receive a rebate. The Solar Homes package is about giving Victorian households greater control over their household bills and will assist Victorians with budgeting for their cost of living. Households will only be eligible for one rebate under the program (i.e. a household that accesses a solar hot water rebate cannot claim a solar rebate). Renters will also be able to access an interest-free loan for a solar PV system with the solar for rental properties program, which begins in mid-2019. If you would like more information about the Solar Homes program or to see if you’re eligible, head to www. solar.vic.gov.au or call 1300 363 744.

N need of some new inspiration for your home? Why not bring out your inner interior designer by pulling your ideas and visions together just like the professionals do to create your very own a mood board. A mood board usually features a mixture of images, which attempt to communicate a design idea or
theme. For example, a French Provincial interior may have a few images of provincial interiors, colour inspiration and flooring and furnishing ideas. When put together, you’re able to imagine just what the space could look like, which is especially great for those of us who struggle to see a vision come together.
