Amenity Space

• A large proportion of the site is landscaped and vegetation is prioritised for a net gain of biodiversity from the current site conditions. Residents will also be able to utilise landscaping in the adjacent Adlington community.

• External mobility scooter store provided.

Planning History

• The site is allocated for residential development in the adopted development plan.

• The site previously had an Outline Planning application for houses which the Council resolved to approved.

• More recently it has been used as parking & storage area.

The Sidings

Layout of the Building

• The building has been set back from North Warton Street in order to maintain the existing pattern of development.

• Equally, separation distances to the properties to the north on West Cliffe, west on Wharf Street, and adjacent Adlington development, have been kept as high as possible, to maintain the amenity of our neighbours.

Car parking and servicing

• 13 spaces to be provided, including 2 dedicated disabled bays.

• All parking spaces will be provided with an EV charge point.

• A bin store is provided in proximity to the site entrance with a turning head provided for servicing vehicles.

Site Access

• Vehicle access to the car park to be provided from West Cliffe. This is in the same location as the current storage site access, and will not affect traffic to the main car park of The Sidings.

• A pedestrian footpath will link the proposed new building to The Sidings community and gardens. The communal facilities in The Sidings will be available to future residents.
