Our specialist team are on-hand throughout your move. Whether that’s supporting with the sale of your own property, liaising with estate agents, or making arrangements for moving-in day, we are here to help.

Our Moving Made Easy Service is designed to be just that - efficient, simple and without too much fuss. But more importantly, we find out what’s best for you. How you want to buy your new home and sell your current property, how much support you need to make the move and, the best bit, settling in and enjoying your new lifestyle.

Your new home awaits After the excitement of choosing your new apartment and arranging your deposit, it’s now time for us to plan your move together.

On the following pages you can read through our moving packages and the incentives we offer. We’re on hand to help explain and find the best solution for you. Whichever way you decide to move, we offer all our new Homeowners plenty of personal touches, which we know make a big difference. Our complimentary service includes:

Professional moving advisor A free two-hour consultation with a professional moving advisor. They visit your home at a time that suits you. They explain the whole moving process and will identify key areas to focus on, such as decluttering or planning moving logistics.

Administration service To help you with arranging change of utilities, removals and change of address cards, a dedicated member of our team will be assigned specifically to help you.

Handyman service A free Handyman service for eight hours to fit curtain poles and hang pictures, to make your new apartment feel like home right from the start.

Complimentary lunch A delicious lunch for up to four people in our table service restaurant the day you move in.

Supported Sale If you have a house to sell and prefer to advertise it on the open market, we can help speed up that process with our Supported Sale Service, leaving you with peace of mind that the sale is being managed throughout.

As part of this option, Adlington will: Pay estate agent fees* Adlington will cover the estate agent fees for properties up to the value of £500,000, and part fund the fee for properties over this value, up to a maximum value of £800,000.

To apply for the Supported Sale Service, you will need to sign up for this service at point of reservation and agree the sales price one week after the valuations have been presented to you.

Contribute to legal and removal costs* Adlington will contribute £2,500 towards your legal and removal costs, to be agreed and deducted from the sale price at point of reservation.

Here’s how it works in five easy steps: You select the Adlington apartment of your choice and make a reservation.

We arrange valuations on your current home from independent estate agents in your local area.

We present you with these valuations.

We agree a valuation with you and you instruct the estate agent to market your home.

You conduct the viewings on your property as agreed with your estate agent and once a buyer is found, accept an offer on your property.

*TERMS AND CONDITIONS APPLY •

Adlington will cover estate agent fees, providing that an offer is accepted by you within six weeks of being on the market, for properties up to £500,000. For properties over £500,000 and up to a maximum of £800,000, a contribution of 0.5% + VAT of the sale price will be required to be paid by you.

Quick Move If you have funds readily available, and don’t need to sell your current property, you could qualify for our Quick Move Service. Designed for cash buyers who want to move quickly with the bonus of an agreed discount and contribution to legal and removal fees.

You select your own solicitor and removal company, or we can provide details of local solicitors who will be familiar with our retirement community.

We agree a target date to move in, this could be as little as two weeks.

Priority PX Our Priority PX service is the complete moving package, where we include part exchange, so you don’t have to worry about anything, including finding a buyer for your current home.

The best part about Priority PX is that you have no chain to worry about, a guaranteed buyer and no estate agent fees to pay. It’s a fast and easy process, so that you can move into your new home as soon as possible.

As part of this service, Adlington will:

Contribute to the part exchange offer* Adlington will contribute to the part exchange offer with an agreed discount at the time that you accept the offer and as part of finalising your reservation.

Together with our trusted partner we will assist with every aspect of the move in five easy steps: You select the apartment of your choice and Adlington will hold this apartment for you.

We arrange our part exchange partner to provide valuations on your current home.

We present you with the best offer from these valuations.

You accept the part exchange offer on your current home.

Reserve your chosen apartment and move in just eight weeks.

The part exchange offer must be agreed and accepted within one week after receiving and is subject to survey.

Decluttering and downsizing Moving home and downsizing can be daunting, that’s why we have partnered with The Senior Move Partnership to take the hassle and worry away. The whole moving process can be taken care of, leaving you to look forward to settling into your new home.

We offer all our customers a free twohour consultation with a professional moving advisor. We will set up an initial consultation and they can work with you to create a bespoke plan of support based on personal needs.

Many of our customers take advantage of our free two-hour consultation, some also choose to engage further with The Senior Move Partnership and discuss the options they can provide.*

How The Senior Move Partnership may further help you: Prepare the existing home for the move such as helping sort and downsize belongings.

Preparing inventories of all belongings detailing their destination point (auction, new home, family etc).

Prepare the new home such as arranging for new curtains to be made.

Unpack and set up your new apartment – specialist unpacking throughout as required.

*Any additional hours of support from TSMP will be at a cost to you.

Moving in day and settling in your new home Once legal completion has taken place your sales team will provide you with the keys to your new apartment and fob to access the building.

A warm welcome Upon arrival the sales and management team will welcome you to your new home and ensure you have everything you need. The sales team will guide you through a short home demonstration, or if you prefer a full home demonstration can be arranged at a later date.

Free Handyman service Our complimentary Handyman service is available for eight hours to fit curtain poles and hang pictures, to make your new apartment feel like home right from the start. You can book this through the sales team at a time to suit.

Welcome hamper Moving into your new home is a special moment. That’s why you’ll find a thoughtfully prepared welcome hamper with our compliments, including a bottle of champagne, condiments and personalised stationery. To help you celebrate your move with friends and family we will also include a complimentary lunch voucher for four people in the restaurant.

Enjoy your complimentary lunch Whilst the removal team begin to take your belongings to your new apartment you can take a break to relax and enjoy a delicious welcome lunch in the restaurant with our compliments (for up to four people).

Or, if you prefer your own privacy we can arrange for a cold platter of sandwiches to be delivered to your apartment – leaving you to enjoy the first night in your new home.

The management team While moving-in is the end of the homebuying process, it’s good to know that you’re still in safe hands. The sales team will still be on hand to assist with helping you settle into your new home. The friendly management team will make a visit on your move-in day to introduce themselves and will be the best team to speak to after your move as they are responsible for the daily operations of the building and services.
