“We are proudly West Australian and the clients we act for are all predominantly based in Perth or Western Australia, so we are very familiar with the market that we live and work in,” Craig Butler, VPG Property Managing Director, says. VPG property look after regional clients and property portfolios, as well. “We know ADAWA dentists are far and wide,” David says. “We are far reaching, with a significant footprint in the southwest, mid-west and the north-west.” Craig says the VPG Property team do not tend to promote themselves, with many of their appointments or instructions coming from wordof-mouth recommendations, demonstrating the significant value they place on having a good relationship with their clients. “Our company continues to grow because of the successes we have for our clients,” he says. “The feedback our tenants give our property managers is also great recognition for the relationship we have with our tenants. “Testament to our business, comparably to properties under management, we do not have a great deal available of vacancy for lease,” he adds. “Therefore, this is a great indication demonstrating the effort we go to ensure our buildings are always fully let for our clients.”
Value for dentists
VPG Property is able to offer valuable advice. “We know there are a lot of dentists out there that are very time poor, so we can add value by potentially renegotiating a rental outcome for them,” David says. “If we are in discussions with a landlord, we can come in and act for them in the capacity of an expert to get the best outcome on their rental negotiation and their terms.” David adds that typically, once dentists move in, they are not in the business of moving out quickly because of the capital cost of infrastructure. “Recently we had a dentist come to us who wanted to buy his premises, but he didn’t know how to go about the process. I helped by saying, ‘Let’s work out roughly how much it is worth, and then let’s enter into some discussions with the landlord on potentially acquiring this asset.’” Craig says property can be quite complex, so they navigate the waters for their clients. “For example, if a dentist wants to be in a particular location and wants to buy a property, there might be rezoning or change of use issues,” he explains. “They might buy a property and not be aware that it may not be zoned for you to operate a dental practice. “Because of our familiarity with the market, we can advise them on how to buy the property and what to do to get the right property to suit their requirements. We can assist with setting the property up with the correct lease in place, dealing with council, with reviewing plans, assisting with the fit-out plans, and engaging with contractors.” VPG Property not only act for landlords, but also tenants. “When negotiating a lease, it is important for the dentist to understand what kind of incentives they might be able to attract, because no doubt they will be there for a reasonable term,” David adds. “We want to negotiate the best outcome for them and to work out what their obligations are at the very end. There are a lot of hidden traps when looking to secure premises as well, especially on the negotiating on the lease side of things, so it’s important to have a good understanding of what they are signing. “For all our clients, the takeaway is adding value for them and acting in their best interests to get the best outcome, and we are really motivated to achieve that.” VPG Property is offering an initial property consult at no charge to ADAWA members.
