Cities are major centers of culture, commerce, and a diverse social sphere. However, in part due to the globalization of trade routes and manufacturing processes, factories and the trades are no longer a significant part of a city’s identity and culture.

Site conditions dictated that we work with a height difference of 10’-0� between SE 11th and SE 12th Streets. The site is located on the border between residential and commercial zoning where the fabric of the city blends together. This site context influences the development of a building that responds to the commercial, industrial and residential characteristics of the location.

Site Massing The boat manufacturing facility anchors the corner of SE 12th and Morrison Streets. The initial design concept showcased the manufacturing and inner structure of the building while simultaneously opening the interior spaces to more daylight. The edge of the floor pulls back from the street front - allowing daylight into the spaces below.

Community Workshop

Corner of 12th and Morrison Streets The housing units wanted to be lifted and pulled back from the noise and traffic of Morrison Street.

The four story housing section includes plenty of community space, a movie night/meeting area, three different unit sizes, and a rooftop balcony garden. The exterior of the housing units take elements from other areas of the building in order to unify the facade along its entire length.

The Earth’s climate is changing – for better or for worse. While coastal communities will experience sea level rise and major flooding events, towns in the center of the country will see longer growing seasons and warmer winters.

The Pacific Northwest will most likely encounter longer dry seasons with fewer, but more intense winter storms. Warmer regional temperatures mean more precipitation in the form of liquid water and less snow pack. Therefore, the number and intensity of flooding events will increase year to year. Of course, the future is uncertain and the only thing we can prepare for is change.

SITE ANALYSIS Leaburg Dam: • Dams disrupt and block downstream passage of wood material and reduce the downstream ƐĞĚŝŵĞŶƚ ƐƵƉƉůLJ ĞƐƉĞĐŝĂůůLJ ĚƵƌŝŶŐ ŇŽŽĚŝŶŐ events.

• Contributes to a loss of 70 miles of upstream habitat for young Chinook Salmon which spend ƚŚĞ ĮƌƐƚ Ϯ LJĞĂƌƐ ŽĨ ƚŚĞŝƌ ůŝǀĞƐ ŝŶ ƚŚĞ ƌŝǀĞƌ ƐLJƐƚĞŵ͘ • Produces 13,500 kW per year for use in local ĐŽŵŵƵŶŝƟĞƐ͘

Concept Sketch Our site at the Leaburg Fish Hatchery and adjacent dam is within the 100- and 200-year floodplain as designated by FEMA. With the knowledge that flooding events will increase, this project attempts to anticipate and react to an uncertain future through the application of resilient design.

Influenced by Paul Rudoplh’s Florida Houses, the design places the structural steel girders at the bottom of the building envelope creating a low center of gravity and air space for future ballast while maintaining an open and flexible floor space above for exhibitions.
