Hi everyone,
Our local real estate market continues to perform exceptionally well. In July, Perth’s median house price rose to a new high of $560,000. This figure was 0.9% higher than June and 4.7% higher than a year ago.
To be fair, the Greater Perth market has been moving in a positive direction for some time, but without creating much fanfare. Interestingly, the previous peak was $545,000, and this was set way back in 2014.
The new peak is a significant milestone for our local market. I dare say, if the same thing was happening in the Sydney or Melbourne property markets we’d never hear the end of it. It’d be splashed all over our national newspapers. But I digress.
Earlier this week, REIWA CEO Cath Hart made the following observations. “The median house price has been rising steadily all year’” she said. “While massive hikes make great headlines, moderate increases are better for the market. This allows sellers
to achieve capital growth over time, while ensuring home ownership remains relatively affordable and attainable.”
“While the Perth median house price has reached a new high of $560,000, there are 99 suburbs that have a median house price below this, so there are definitely affordable options for buyers,” Ms Hart added. Buried in the data is the performance of Wannanup that was ranked as the top performing suburb for house price growth in July (up 2.4% to $599,000). This comes on top of the news that the Reserve Bank of Australia (RBA) has decided to keep the official cash rate at 4.1%, which will come as a huge relief to thousands of homeowners across the country.
