The rental situation in the Greater Region of Perth (including Mandurah) is not going to get better any time soon. That’s the opinion of REIWA CEO Cath Hart, who suggests market conditions indicated more increases are likely.
“Strong demand is maintaining pressure on the market, with rental listings falling below 1,700 at the end of the month,” she said. “They dropped below 1,500 for two weeks around Christmas and New Year but other than that they are at their lowest levels for over a decade. “While members are reporting a lot of activity from Eastern States buyers and builders are reporting increasing completions, supply can’t keep up with demand,” she added.
Some of the rent rises for suburbs in the past year are in the order of 50%, which is simply unheard of in my time in real estate.
On a positive note, there continues to be strong demand from homebuyers who see the sheer value for money that can be found within the
Mandurah region. On the ground, our sales teams are reporting increased foot traffic at home opens, which tends to happen at this time of year and is likely to crank up in the coming months.
Interestingly, the town of Waroona, which is part of the Peel Region, and falls under our catchment, has emerged as one of the hot spots in Australia for young people chasing affordable housing.
