

RBA keeps the official cash rate on
hold at 4.1%

It’s the news homeowners across Australia never get tired of hearing. This week, newly appointed RBA Governor Michelle Bullock, announced that the RBA Board has decided to keep interest rates on hold at 4.1%. October’s pause marks the fourth month in a row the RBA has kept interest rates on hold, with the central bank citing the need to see more data before changing the nation’s cash rate. In other words, homeowners with a big chunky mortgage aren’t out of the woods just yet.
In her maiden monetary statement, Bullock said the RBA was closely watching the rate of inflation in Australia, and that more rate hikes may be necessary. "Some further tightening of monetary policy may be required to ensure that inflation returns to target in a reasonable timeframe, but that will continue to depend upon the data and the evolving assessment of risks," she said. "In making its decisions, the Board will continue to pay close attention to developments in the global economy, trends in household spending, and the outlook for
inflation and the labour market.”
You might think that with interest rates rising by 4% since May 2022, the steam might be coming out of the housing market. But that’s not true. As a matter of fact, house prices are on track to hit a new record high. Head of research Eliza Owens said Australia's housing market was only 1% below the previous high in April 2022.
The September quarter saw Adelaide record the highest capital gain at 4.3%, followed by Brisbane at 3.9%, and Perth at 3.6%. Interestingly, there are many experts suggesting the Greater Perth region’s comparatively low buy-in prices (which includes Mandurah) not only lessen the impact of higher interest rates, but they will also attract both local and interstate investors. Asking rents will turn Perth into the only city with positive cash flow opportunities and this will be followed by a substantial lift in housing prices, as investors and home buyers compete to purchase properties.
