Early signs the rental market may be coming off the boil!

Hi everyone,

We’ve known for some time how tough it is for people trying to find a long-term rental property in our local market, let alone being able to pay the ever-rising weekly rent. But in the opinion of REIWA CEO Cath Hart, there are early signs the rental market may be coming off the boil (more of this in a moment).

In the most recent data from REIWA, the median house price hit a record $580 per week at the end of June, up from $550 in December. The median unit price also set a new record, and rose from $475 at the end of last year to $525 in June.

However, REIWA CEO Cath Hart has highlighted additional data that suggests there is good news on the horizon for tenants, particularly around supply. “Rental listings have been over 2,000 since the first week in June. While this is still 6% lower than in June 2022, it’s a big improvement on the past few months when it was about 20% lower year-onyear,” said Ms Hart.

“Building completions are playing a role in the increasing listings. Our members are reporting more tenants moving out into their long-awaited new homes and this is freeing up supply,” added Ms Hart. More landlords are playing their part too. “We are seeing an increase in requests for additional occupants as tenants seek to split the rising rent costs, as well as address the difficulty of finding property in current tight conditions,” added Ms Hart.

Then there are interstate property investors who are looking with a keen eye to the west. “Our members are reporting strong interest from Eastern States investors who see the value in Perth prices and strong rental yields. If the current trends continue, we expect to see an easing in the vacancy rate in the coming months.”
