House prices on track to achieve low to moderate growth in!

Resilience has been the overarching theme for WA real estate in 2023. According to REIWA’s 2023 property market quarterly update, house prices in WA are still on track to achieve low to moderate growth in 2023.

Remarkably, on the back of 12 interest rate rises in just over a year, demand for housing in Perth (and Mandurah) has NEVER been stronger. This, by the way, is not hyperbole, or simply a crusty real estate agent principal who is gilding the lilly (far from it). The statistics comes straight from independent experts at REIWA, which shows the median selling time for property in the Greater Perth Region was a mere 10 days in June. That’s a record since REIWA began keeping data back in 1998.

Looking at local house prices, we can see there’s been modest growth. “Perth’s annual median house price has increased 1.5% to $552,000 since the end of 2022,” said REIWA CEO Cath Hart. “Demand for housing is strong and is supported by population growth. This is expected

to continue, with WA recording a 2.3% increase in its population over the year to December 2022, and forecast to grow another 1.8% in 2023-24,” Ms Hart added.

Although the market has shown resilience to interest rate changes, Ms Hart said they had still had some impact. “We have certainly seen a decrease in sales activity in the sub$500,000 price bracket. But while sales activity has decreased at the lower end of the market, it is the cheaper suburbs that are recording the quickest selling times, suggesting affordability is important to buyers who are acting quickly when they spot an opportunity offering good value.” Of course, when it comes to affordability, value for money, and lifestyle options, Mandurah ticks all those boxes, and more.
