BEAUTY TIPS
DIVINE COMPLEXIONS
Mineral Makeup By Beauty Expert Christine Lewy
W
hen it comes to makeup, maybe you love it, or maybe it’s more of a love-hate relationship. Maybe you wear it to cover up blemishes, and then end up getting more blemishes and wearing even more makeup to cover up your worsening skin. It’s a horrible cycle. Here’s a couple important facts to keep in mind: The type of makeup you wear can be the difference between good skin and bad. Also, if you’re wearing good-for-your-skin makeup everyday, there will be no need to “take a break” from wearing it.
There are two types of makeup: Comedogenic and NonComedogenic. Non-Comedogenic basically means that the makeup will not go into your pores. We like this kind. This means your skin can breathe and function normally, so there’s less chance of breakouts from wearing makeup. Comedogenic is the opposite. It fills into your pores and doesn’t allow the skin to breathe. Why even make comedogenic makeup? Well this type of makeup is usually used for professionals and photography as it “sinks in” and creates a flawless finish that reflects light well for photos. That is great for photography and special occasions, and I’ve used it for wedding makeup for years, along with the healthy makeup. What has ended up happening, however, is that these professional level

makeup lines that are supposed to only be used occasionally (like for your wedding day) are being used as everyday makeup and causing horrible skin problems in the process. Another reason comedogenic makeup exists is that it’s cheaper for manufacturers to make. Let’s say you’re wearing comedogenic makeup (and most likely you don’t even know it!) and go to bed without washing your face. Normally, your skin regenerates at night and expels toxins to the surface, but if you have a pore clogging makeup on, now your skin can’t do its duty. The next morning, you might see breakouts or even pink/red irritated skin. Do this over and over and I guarantee your skin will start to suffer and not look it’s best. Pro Tip: Your skin ages 7x’s faster if you do not wash your face at night! Now let’s say you want to use makeup that is good for your skin - aka Non-Comedogenic. Maybe you didn’t even know there are better options out there! Well just because you chose a makeup line that is non-comedogenic doesn’t mean it will necessarily be good for your skin or even look good on, especially in photos. Healthy, good for your skin makeup that actually works and photographs well is actually a hard combination to find! But they are out there and there are plenty of great makeup lines. At my spa we’ve chosen GloSkinBeauty, a non-comedogenic mineral makeup line that is free of all the stuff your skin doesn’t need and full of the things it does, like antioxidants and nourishing botanicals. “Mineral makeup” just means that the makeup is made from minerals, and you’ll want to choose a makeup line that finely mills the minerals or it won’t give your skin that flawless finish. Pro Tip: not all mineral makeup lines are good for your skin. Some mineral makeup lines will advertise that they are natural but really have additives in the minerals that cause irritation. Check before you purchase! Have questions about the makeup you’re currently using or other questions about mineral makeup? Email info@DivineComplexions.com.

Lux Sucre Desserts

hese days, there are a thousand-and-one reality shows on TV showcasing the artistry of high quality cake baking and decorating, but when you look around the Portland Metropolitan area, there don’t seem to be many bakeries that specialize in it. That’s why it’s so exciting to discover that we actually do have just such a place right here in Wilsonville! Lux Sucre Desserts is our very own local bakery which is not only more than capable of competing at the highest level when it comes to amazing baked goods and pastries, but is also locally owned and operated!
was where her heart truly resided, so she persevered, graduated, and roughly 8 years ago, founded Lux Sucre Desserts.
Chanelle Walters is the wonderful wizard behind the bakery curtain. Like so many of us, she started off on an entirely different career path before finding her true purpose. She had always enjoyed baking, but it wasn’t until she started getting requests from friends and family that she began to think of it as more than just a hobby. Her day job didn’t inspire her, so she took the cue from friends and family and focused more intently on the possibility of going professional. Out of necessity, she continued at her previous job while taking on as many side jobs baking for birthdays and weddings as she could, while also putting herself through school at the Oregon Culinary Institute. It was exhausting, but certainly worth it. Ultimately she discovered that this 8 • WILSONVILLE LIVING MAGAZINE • SEPTEMBER 2021
What’s truly impressive about Chanelle is how shrewdly and intelligently she has handled herself throughout this whole process. She never bit off more than she could chew; she held onto her day job until it was clear that this endeavor could sustain her; she started small, sharing a kitchen and work space while she honed her craft and learned the ropes, and steadily the business grew! Along the way, she met Brandon Walters, the man who is now her husband. Like Chanelle, he didn’t start off on this path, but he did have experience in business and as Lux Sucre Desserts expanded, he came on board. They are a dynamic duo, running the business together; her behind the counter and him behind the computer! And still the business grew. Once it was clear they had outgrown their original shared space, they searched for a solo retail location where they could really spread their wings, eventually finding their current space in Charbonneau.
Once again, Chanelle (and Brandon) made intelligent choices: purchasing only the most crucial equipment and only as they could afford it, building things up slowly and organically as sales warranted. She and Brandon and their folks even painted and decorated the place themselves. And so the business grew!
Cakes, Cupcakes, Cake Pops, Smash Cakes, Wedding Cakes, Cinnamon Rolls, Sweet Rolls, Cookies, Macarons, Tartlets… the list goes on. Decadent, rich, and delicious, each item is made with the utmost care and commitment to excellence. They are a butter-based bakery and make everything from scratch… and I mean everything! Hop online and check out their website to see for yourself. You can order everything there (and pre-ordering is highly encouraged), but be warned! Your mouth will be watering by the time you’re finished.
Gorgeous, intricately designed cakes are the major product, of course, but one of the things that really sets Lux Sucre apart from the pack is that they also do so much more! Chanelle was actually at the cutting edge of a trend which is just now becoming the norm, and that is offering “dessert tables.” These have become a huge trend in the wedding scene, and it involves so much more than just a cake. You have a cake, but you also have an entire spread with a variety of other desserts to choose from, all incredible, all made on site!
based out of McMinnville, and the tea comes from Jasmine Pearl Tea Co. based out of Portland. They can do any kind of espresso-based coffee drink you like and they typically have upwards of at least 16 flavors of loose-leaf tea available which they brew fresh on the spot. Lux Sucre truly is a local gem, owned and operated by local people who love and support the local community. They pride themselves on working with local school districts and cat-rescue missions (Meow Village especially) on various fundraising events. Come enjoy Happy Hour on Sundays from noon-3:00pm (or until supplies run out), when everything in the case is just $2! It’s a terrific way to meet the people behind the counter and to get a taste of their amazing desserts. Support Local and visit Lux Sucre today!
You can also go in to visit them in person, have a seat on their comfortable patio and enjoy a nice cup of coffee or tea. They support and have partnered with local companies for both: the coffee comes from Flag & Wire Coffee Co.
Lux Sucre Desserts is located at 31840 SW Charbonneau Drive, Suite H, just south of the Willamette in Charbonneau. Consultations are by appointment only. Call 503-694-2321 or visit luxsucre.com for more information.

SUBARU
By Dennis McNabb, Active Media Contributing Writer
Subaru. They’ll treat you so well that you’ll be ruined for any other dealerships for the rest of your life! It all began in 2007 when Dave Jachter and his team opened the very first “One Person, One Price, No Bull!” dealership in the Portland area. There was literally no other franchise store of its kind anywhere else in the Northwest. What was so unique? Dave had witnessed all of the negativity in the industry that we’re so familiar with, and he decided to take a different approach.

uying a new vehicle should be one of the most fun and exciting experiences in our lives. It’s one of the most expensive and prized possessions we own. For some of us, it’s an extension of who we are. Rebuilt hotrods, hi-tech street machines, familyfriendly SUVs, and eco-friendly electric cars; like the clothes we wear, the vehicles we drive are an external representation of who we are. It’s unfortunate, then, that the buying experience has a history of being so difficult and negative for most people. Often, by the time you’re finished, you’re not even totally sure how much you paid, what you agreed to, or if you’re really happy with the purchase! Well, I’m incredibly happy to report that this no longer has to be the case. All dealerships are absolutely not created equal. The exceptional few really stand out above the rest, and one of those is located right here in town! So the next time you’re looking to buy a vehicle, and you’re dreading the experience because of what you’ve encountered in the past, pay a visit to Wilsonville 14 • WILSONVILLE LIVING MAGAZINE • SEPTEMBER 2021
Rather than having a big sales team (with “closers” and high-pressure people) situated between the guest and the vehicle they were interested in purchasing, he placed the sales team on the side of the guest. In other words, he asked the question, “How would we (the sales people) feel in these situations, if we were in the guests’ shoes?” The answer to
that question changed the entire way they ran the business. Gone were the “passoffs”, gone were the ridiculous pricing schemes, and gone were the lengthy wait times while a dozen people ran around the office working their “magic” while you sat in the lobby feeling more and more manipulated. In its place, they devised a new kind of sales professional and a new process: One Person, One Price. When they say “One Person,” they mean just that: guests deal with only one highly-trained sales professional (or “Guest Advocate” as they more aptly refer to them). No more backand-forth, no more being passed-off to the next person. Your advocate spends the time to get to know you, your needs and desires, then presents all of the available options for all phases of the process. They advocate for you, the guest, by providing 100% transparency upfront. There is no more guessing and no more digging to get the information you want/need. “One Price” also means exactly what it says. Guests want “the” price, not “a” price. Instead of playing the price game with customers, they provide what’s requested: the lowest price they can afford to give, period. From day one, every new and used vehicle has one price listed in the window; the lowest price. There’s no haggling, no “let me run the numbers and see what I can do.” There is simply one price, so you can better understand your options up front. In developing their new process, they also found that guests requested better information on how much their tradeins were worth and why. They wanted to know what their best rates were for financing based on their credit histories. They wanted to know how much accessories were, and service agreements and maintenance plans, and they wanted to have the pricing information listed on the dealership’s website; something no other dealerships were doing at the time. Dave and his team took all of this feedback and incorporated it into their customer-centric model of service. Customers responded, and the dealership won a whole slew of awards! Fast forward to 2016, and leadership at Subaru was so impressed with what Dave and his team were doing that they approached him to take the lead
in opening and running a Subaru dealership in Wilsonville. Not long after that Wilsonville Subaru became a reality, and they run everything there under the exact same guidelines and motto Dave developed all those years ago: One Person, One Price, No Bull.
Ron Owens was part of Dave’s team and he was chosen to captain the new ship as General and Executive Manager of Wilsonville Subaru. Ron is legitimately one of the kindest, sincerest, and most community-focused people I’ve had the pleasure of meeting. It’s telling that during our interview, he never once spoke about sales or numbers or even cars. He spoke about his team of wonderful employees, whom none of this would be possible without, and his undying gratitude for the community he serves. Ron is absolutely sincere when he says that making the sale is unequivocally not their priority. They have to make sales to stay in business, of course, but more importantly, they want to help people have a great experience finding the right car, at the right time, without any hassle. They want to make customers for life. He would rather have
a customer come in and hang out, get to know the staff and peruse the vehicles without buying, than feel pressured to purchase something before they are ready. Dave’s number one rule for his model of business is this: Do the right thing. At Wilsonville Subaru, they live by that rule and it shows. They just won the top customer service/community award for Subaru in 2020! They are also extremely proud of the work they have been able to do with local charities through the Subaru Share The Love Event, including Victory Academy (Oregon’s only dedicated year-round private school serving Oregon’s children and teens affected with Autism) and Make-A-Wish Oregon. Every summer they have had kids from the Victory Academy participate in their Work Experience program at the dealership and they have loved every minute of being able to help these kids and give back to the community. With customer-centric focus, uncompromising standards, and a strong commitment to the community they serve, Wilsonville Subaru represents the ideal of what an auto dealership should be. The next time you look for a new vehicle, make sure Wilsonville Subaru is your first stop. You will never need or want to go to another dealership again! Wilsonville Subaru is located at 9200 SW Bailey Street, just off I-5 in Wilsonville, near the Fred Meyer Shopping Center. Call them at 503-946-9203 or visit wilsonvillesubaru.com for more information.

WE CELEBRATE THE
AUTUMNAL EQUINOX The Autumnal Equinox ushers in a change of season. It is observed annually when the sun can be seen directly overhead along the equator. The day marks the end of summer and beginning of fall in the Northern Hemisphere. The autumn equinox is one of two days when all points on Earth except the polar regions see the sunrise and set at due east and due west. With few exceptions, all latitudes see almost precisely 12 hours of daylight and 12 of darkness. While the United States marks the official end of summer at Labor Day, the seasons mark time differently. Trees and animals behave differently based on the amount of sunlight they receive. By the time the equinox arrives, the leaves in many parts of the country have already begun to change. The air at night is crisper. People’s minds begin to think about warmer clothes and preparing their homes for winter. Apples, pumpkins, and root vegetables ripen in the orchards and gardens. On cool evenings, long walks along the trails under the canopies of gold, umber, violet and crimson keep us warm. Reprinted courtesy of NationaldaysCalendar.com

RECIPE
Healthy Berry Oatmeal Muffins Back-to-school season might have many of us scrambling to get back into the routine of normal life. Don’t forget to have healthy breakfast and snack options to easily grab on your way out the door. These healthy berry oatmeal muffins are filled with nutritious whole ingredients, and are so tasty that the kids will be begging for more! INGREDIENTS
2 ¼ C Rolled Oats 1 tsp Baking Powder ½ tsp Baking Soda 1 tsp Ground Cinnamon ¼ tsp Salt
2 Large Eggs ¾ C Plain Greek Yogurt 1/3 C Almond or Cashew Butter 1/3 C Pure Maple Syrup
1 tsp Vanilla Extract ½ tsp Almond Extract (optional) 1 C Mixed Berries, Fresh or Frozen
DIRECTIONS
1. Preheat the oven to 425°F. Lightly grease a muffin tin with non-stick cooking spray, set aside. 2. In a food processor, pulse about 1/3 cup of the oats into a flour-like consistency. Pour the oat flour into a large mixing bowl along with the remaining oats, baking powder, baking soda, cinnamon, and salt. Set aside. 3. In a medium-sized mixing bowl, whisk the eggs until the yolks and whites are fully combined. Whisk in the Greek yogurt, almond butter, maple syrup, vanilla extract and almond extract (if using) until smooth. 4. Slowly stir the dry ingredients into the wet until just combined. Fold in about ¾ of the berries. 5. Divide the batter evenly into the prepared pan. This will fill each tin almost to the top. Top each muffin with the remaining berries. 6. Bake for 5 minutes. Without opening the oven, reduce the heat to 350°F and bake for another 15-20 minutes, or until the edges of the muffins are golden brown and the tops are set. Remove from the oven. 7. Allow the muffins to cool for 5-10 minutes in the muffin tin before carefully transferring them to a cooling rack. Cool completely before storing. *recipe reprinted from macrostax.com

BUSINESS SPOTLIGHT
PEAK PERFORMANCE ROOFING
B
eing a homeowner here in the Northwest means sharing a common challenge with our neighbors: roof integrity. Despite even our most concerted efforts to the contrary, roofs don’t last forever. They are continuously exposed to the elements, bombarded with extreme temperatures, heavy rains, moss, debris, and the occasional falling tree branch. The conditions we experience here require that we take action, and sooner rather than later! If you’re one of those people with a leaky roof, and you’ve been patching, tarping, and plugging it with everything you could find in an attempt to extend its lifespan, don’t procrastinate another day before consulting a professional - the lifespan of your entire home could depend on it! We’ve all had negative experiences with contractors, and big jobs like this always bring concerns over cost, but let me set your mind at ease and introduce you to Peak Performance Roofing. Founded by brothers, Aaron and Carson Puppo, this local, family-owned and operated business is the answer to your roofing woes! With over 13 years of combined experience in the business, these brothers know exactly what they are doing. They’ve also hired and developed the 2 best crews in the business. They use the highest quality products, provide installation that is second to none, and leave the worksite (your home and yard) looking immaculate, as if they had never even been there! While their focus is primarily on residential replacement jobs, they are experts and can do any kind of roof work required: repair, replacement, maintenance, residential, commercial, etc. They have a wide variety of shingle styles to choose from, like the common Architectural shingle or the higher-end Presidential shingle. They also have a wide variety of warranty options, ranging from a 12-year guarantee to a 50-year “Lifetime roof ” guarantee. Talk about peace of mind!

Aaron & Carson Puppo are Wilsonville natives, and they’re passionate about the work they do and the community they reside in. They’ve grown up here, and their families live and work here. Being a local business owner with established roots, Aaron is extremely protective of the family’s name and reputation. When you hire Peak Performance to take care of your roofing needs, you are getting just that - the peak of roofing performance! You are receiving the same quality of work (or better) than you’d get from a larger, national corporation, but with the dedicated and personalized service you only receive from smaller, local and family-owned operations. You can rest assured because Aaron, Carson and their team do exactly what they say they are going to do. Premium roofing, expert installation, and affordably competitive prices - it just doesn’t get any better than that! They are also highly active in the community; the whole family has a history of volunteering and philanthropic work, particularly with Catalyst (A Christian organization much like Habitat for Humanity). Spanish speaking clients can also rest easy, as Aaron is bi-lingual. Call them today for a free estimate and take the first step toward preserving your roof, your home, and your sanity! Call Peak Performance Roofing at 503-975-3546 to schedule a free estimate, or visit peakperformanceroof.com for more information.

ARTS & CULTURE
THE ARTWORK OF
JR Slattum By Dennis McNabb, Active Media Contributing Writer
S
ome have suggested that art is a window into the soul. Local artist and philosopher J.R. Slattum would argue that art is not a window; it’s not merely a reflection of what resides in the mind of the artist. Instead, it’s a doorway, one which accesses not only the mind of the artist but also the universal mind. Once opened, the artist is free to enter, explore, and bring back souvenirs; universal nuggets of wisdom which, with a proper commitment to the creative process, can be expressed and related to others in a visual form. J.R.’s art is just that - a visual representation of his ongoing journeys within. As quoted from his bio page, “The mind is a universe. Ideas are alive. These [referring to his paintings] are the travels.” J.R. is one of the most interesting people you’ll ever meet. Incredibly thoughtful, introspective, and intellectual, he’s the kind of person whose mind never rests. You can tell that he is always thinking, contemplating some deep spiritual or philosophical conundrum, trying to work something out. But as it is in life, so it is in art. That’s his process. He told me he spends upwards of 200 hours planning a piece. It starts with a session (or multiple sessions) of doodling, streamof-consciousness type drawing, letting the doodles go where they want to go. He “listens” and pays attention without forcing it until something begins to crystalize. Inevitably, an image appears, something channeled through his subconscious, something that inspires him conceptually, and then it’s just a matter of discovering how best to represent the idea on canvas. His work is rich in tone, vibrant in color, and fascinating in concept. The pieces are not overly complex or detailed in their presentation, but they are all the more striking in their simplicity. There is warmth and depth in the imagery that stops you in your tracks. You can’t help but get sucked into his alternate universe; a universe which is simultaneously alien and all too familiar to our own. As he explains so eloquently, J.R.’s pieces are “visual philosophy,” and thankfully he has invited us all along for the journey. This is something J.R. was born to do. As a child, he loved drawing and wanted nothing more than to be an artist when he grew up. As it tends to happen with so many of us, however, he “learned” 26 • WILSONVILLE LIVING MAGAZINE • SEPTEMBER 2021
to be more pragmatic with age, and eventually abandoned art altogether. Dark times followed. It wasn’t until he had a near-death experience of sorts that he came to realize that art was his true calling. He reprioritized and made a commitment, and he turned the darkest period of his life, what could have potentially been his end, into a triumphant return to bliss. And he made it a career in the process! Beautiful, bold, and profound, the work of J.R. Slattum sweeps you off your feet to worlds far away… but closer than you might think. Find his work online at JRSLATTUM.com or on Instagram, or come out to Portland Saturday Market and meet the man himself. Let him take you on a journey of the senses and perhaps even into the realm of self-discovery!

WE D SHO FO
BELTRAN PROPERTIES GROUP
I
SETTING THE LOCAL REAL ESTATE BAR HIGH By Dennis McNabb, Active Media Contributing Writer
t doesn’t necessarily feel like it, given the ongoing higher-thannormal temperatures, but summer is winding down. In the real estate market, that typically means a slow down in activity. People start hunkering in, focusing on family and preparing for the holidays. They don’t necessarily want to be dealing with a big move. But if the pandemic has taught us anything in the last year, it’s that words like “typical” and “normal” no longer apply. This year, the cyclical nature of the industry has almost completely gone by the wayside. Month in and month out, the real estate market has continued to operate at unprecedented levels, and there are no signs of it stopping! Interest rates and inventory are remaining low, while demand and value are remaining high. But the waters are
choppy. Navigating them at a time like this requires expertise. Thankfully, we have the best in the business and our trusted friends, Jaimy and Sherine Beltran of Beltran Properties, to rely on. Jaimy stated that the Portland Metropolitan Area is now in the 5th month of sitting at under 1 month of inventory, and in the 14th month of sitting at under 2 months of inventory, which is unprecedented! What that means to you and I is that, conceptually, at the current rate of “time on the market” (the average length of time a home is on the market before it’s sold), the Portland area will “run out” of houses available for sale in 1 month. Obviously, that’s not something that’s likely to happen in actuality; people
30 • WILSONVILLE LIVING MAGAZINE • SEPTEMBER 2021
are always selling and new homes are always being built. So realistically there are always going to be homes available to buy, but tracking these kinds of statistics is important. They indicate trends and allow shrewd real estate agents, like the Beltrans, to assist buyers and sellers in formulating and accepting only the most competitive offers. What the numbers indicate is that it is still a fantastic time to both buy and/ or sell a home! If you are selling, you are still likely going to get multiple offers, higher-than-asking-price offers, and you’re likely to sell much more quickly than in a “normal” market. If you are buying, you may be paying a higher price up front, but with such low interest rates, you’re still paying less in the long run! For months, there
has been the expectation that the market was going to slow. There were even a few signs that perhaps it was starting to, but ultimately, it has not and the numbers don’t lie!
need the team at Beltran Properties to use their expertise to guide you through the process. If you have concerns because your plan is to move out of state, the Beltran team has affiliates all across the country. Don’t think that just because their office is local, they can’t help you buy or sell in other states!
Speaking just a little more on numbers, Jaimy stated that the average “time on the market” (how long it takes for a house to sell) right now is only 21 days! In July, it was only 20 days. As a point of reference, last July, we were at 42 days! Availability was roughly the same at just a little over 1 month of inventory, but the average time to sell a home has been cut in half since then! There are several possible reasons for this current phenomenon: the absorption rate is higher than expected (meaning as new homes have become available, there are more people snatching them up than was forecast); we are still seeing the effects of the breakdown in the supply chain due to COVID (making it very difficult and expensive for builders to get appliances and lumber); there is significant inflation due to COVID (which is stalling many construction development projects and placing them into a holding pattern); and interest rates continue to hover at incredibly low levels (which sustains the buyer’s market). Even though values (prices) are high, so is affordability because you pay far less in interest over the long haul. The long and short of it is that this is incredible news for people wanting to enter the market. If you’ve been considering it but were hesitant, do not hesitate any longer. Now is the time!
just need someone who can help you put together the most competitive offer to clinch the deal. That’s why it’s so important, once again, to have a seasoned agent in your corner. Someone with extensive experience in all types of markets. Someone with an excellent reputation who can work with other agents and professionals in the industry, but who also has their own network of skilled experts who can assist with all of the ancillary transactions (lenders, handymen, landscapers, etc.). You need someone like Jaimy Beltran.
Make no mistake, this is not the time to attempt entering the market on your own. While you may still sell your home for a decent price, you very well could be leaving money on Now, truthfully, it is a difficult market if the table. And when you’re buying, you don’t know what you’re doing. You it’s quite possible you may find can get top dollar for your home but you yourself floundering in a sea of offers; need someone who can promote it and find losing out to more aggressive ones, you the right buyers. While buying may be or beating out the competition but more challenging due to low inventory, the paying more than was necessary. At home of your dreams is still out there! You the current level of competition, you
Jaimy is such an incredible agent, and what he and Sherine have built here together is nothing short of extraordinary. They have set the bar for the entire local industry, and they consistently and continuously raise it. I have the honor and pleasure of speaking regularly with them for the purpose of these articles, and they never cease to impress me. Not only are they genuinely the kindest people you’ll ever meet, they are also true advocates for their clients.
