FLYBOY BREWERY AND PUB

P
ortland is known, among other things, for our significant contribution to the booming craft beer industry. Nicknamed “beervana,” we are home to just under 70 breweries - more than any other city in the world! That said, living out in the suburbs, we don’t typically have as many choices. We’re typically relegated to big box stores and homogenized chains. Of course, there are always exceptions. Once in a while, luck shines on us enough to deliver a bright, shiny star like FlyBoy Brewery and Pub, just a short drive north in Tigard. Initially founded in 2014 by craft brewer Mark Becker, the business began as a taphouse in Lake Oswego. Mark had actually started home brewing as far back as the 1980s, before it was a common hobby, and even before it was a flourishing business that anyone might pursue. He just had a sincere love of beer and a courageous DIY spirit. From those early days, it became a dream of his to eventually open his own brewery and pub. After a successful and fulfilling career with Les Schwab, he was fortunate enough to be able to retire early and make his dreams come true. The opportunity presented itself and he seized on it. The taphouse was the first step towards his ultimate goal, but it was a tentative one. Especially in a city that has so many options, you
never really know if people are going to respond to your unique tastes. Luckily for Mark, and for us, people responded with great enthusiasm, and the taphouse is still thriving in Lake Oswego. To fully realize his vision, however, he needed to take the next step and open a full pub, and in 2017 it happened. Originally, the pub location was planned to be in an airplane hangar in Aurora. Mark has always been fascinated by aviation; both his and his wife’s grandfather were pilots, so there was a mutual interest going back generations on both sides of the family. The hangar was a perfect fit, hence the name, FlyBoy Brewery. Unfortunately for Aurora, the location fell through, but their loss was Tigard’s gain! All of their signature beers are brewed on site, and unlike many of their competitors, they do not standardize hops or malts across varieties. They actually pick and choose different types specifically to complement the different styles of beer. Great care is taken to find the exact right balance for every unique flavor. Again, Mark has been doing this for 40 years, so he’s perfected his recipes after much trial and error. Although all of their brews have gained a fanbase, their signature and most popular is the Pilot’s Peach, a peach pale ale with pure Georgia Peach extract used in the recipe. Mark’s been brewing that one since 1989. Another long-time favorite is their Fighting Redtails, an Imperial IPA

with an ABV of 9% that he’s been making for over 20 years. Both are smooth and balanced, with great flavor and no bitterness! If those don’t pique your interest though, there are over 30 beers on tap to satisfy any tastes. If you prefer wine, they’ve also partnered with Eola Hills Winery out of Salem to serve 3 unique wines exclusive to FlyBoy Brewery: a Pinot Noir, a Pinot Gris, and a Chardonnay. For those of you with gluten concerns, don’t fret! They also carry a delicious FlyBoy cider and at least one brand of gluten free beer to provide options. Believe it or not, the hype isn’t all about the beer! The food is fantastic as well, and it’s definitely an elevated dining experience over your typical brew pub. While they do serve a lot of food that is common to the industry (burgers, sandwiches, pizza, etc.), the menu is much larger than you’ll find at most taphouses, and Mark has taken great pains to use only the highest quality ingredients and serve dishes which are fresh. Their meat, in particular, is hand-picked by Mark himself to maintain his strict standards of quality. The mozzarella they use on their pizzas comes from rich, creamy, high-end buffalo milk and is made in Italy. Favorites on the menu include the Hells Angel Chicken Sandwich (with savory chicken, grilled pineapple, Swiss, bacon, house slaw, and house-made Hells Angel Aioli sauce), their Big Spring Steak Sandwich (with hand-picked New York strip steak, Hells Angel Aioli, grilled onions, and bleu cheese crumbles), and their steak pizza. Everything is delicious though, so you can’t go wrong. They even have a wide variety of salads, wraps, and vegan options. Mark
stated that, while a lot of restaurants were serving limited menus during the shutdowns, they simply were unable to do so because all of their items are popular! They don’t have one slow seller out of the whole menu. Family owned and operated by a local Oregonian with a dream… could you ask for a better small business to support? Do yourself a favor and treat the whole family to a night out at FlyBoy. This is a family-friendly restaurant, not a bar, so bring the kids and bring your appetites. W
ilsonville Dental Group has been serving the Wilsonville community and providing the finest in family, cosmetic, and implant dentistry since 1986. Dr. Thomas E. Clark is the current owner and a second generation dentist practicing alongside his father, the original owner and founder of the practice, Dr. Terrence Clark. Thomas has been in or around the dental industry all of his life. Driven to excel in all of his endeavors, he graduated from Brigham Young University with academic honors in Business Management (with an emphasis in entrepreneurship). His lifelong dream had always been to run his own business, and while working part-time with his father while still attending college, Thomas was able to glean enough from the experience to know that dentistry was the avenue he would pursue. He went on to graduate with both academic

and clinical honors from Oregon Health & Science University. Dr. Thomas didn’t immediately take over the practice from his father, but was selected for a competitive general practice residency at the Portland VA Medical Center. This experience was important for not only allowing him to give so much back to the veterans who’d served our country, but also for expanding his education with advanced surgical and restorative training. In 2011, he started his own practice and shortly thereafter, in 2013, purchased Wilsonville Dental Group from his father. Dr. Thomas is uncompromising in his quality of care, carefully listening to every patient’s specific needs and helping them to achieve optimal dental health. He carries on his father’s legacy of serving the community with compassion, integrity, and excellence. He has great passion for the work he does, and a sincere desire to provide the best and most comprehensive care available in the industry.
With that in mind, and in their efforts to keep patients from having to solicit additional care from other specialists (often a time-consuming and logistical nightmare) both father and son have gone the extra mile to gain additional training and certification in all levels of dental treatment. No job is too big or too small; from root canals to implants, extractions, bone grafting, and even gum surgery, they do it all! And they do every step in-house so you don’t ever have to go anywhere else. Along with all of their training and expertise, they have also equipped the practice with the most state-of-the-art equipment: Digital X-Ray machines, a Cone Beam CT Scanner, a Digital Impression scanner (in lieu of those uncomfortable metal trays of the past)... every piece of machinery you could possibly need for your dental health is here.
Serving any and all customers from ages 1 to100, Wilsonville dental seeks to make you as comfortable as possible during your visit. F rench ToasT c asserole
Mothers’ Day is almost here! Whether dad and the kids want to serve mom a wonderful breakfast in bed, or make a treat to drop off for grandma to enjoy, this easy and delicious french toast casserole will make sure her special day gets off to a great start! INGREDIENTS 6 large eggs 1 2/3 C whole milk 1 C heavy cream 3/4 C packed brown sugar 1 tsp ground cinnamon 1 tsp pure vanilla extract 1/2 tsp kosher salt
1 loaf white bread, preferably day-old 1/2 C sliced almonds (optional) 1/2 C powdered sugar, for serving (optional) Fresh berries, for serving (optional)
DIRECTIONS 1. In a large bowl, whisk together eggs, milk, heavy cream, sugar, cinnamon, vanilla, and salt. 2. Dunk each bread slice in the egg mixture for 4 seconds, flipping once, then arrange them in a 9”-x13” baking dish in an even layer, each slice slightly overlapping the last. Pour any remaining egg mixture over bread. Cover and refrigerate, 2 hours, or up to overnight. 3. Preheat oven to 375°. Sprinkle almonds over French toast if using, and bake until the tops of the bread are golden and crunchy, about 40 minutes. 4. Let cool for 10 minutes, then serve topped with powdered sugar and berries. *reprinted from delish.com

MEET THE ARTIST Nate Marcel By David Bates
F
orest Grove artist Nate Marcel is one of those people who started drawing as a kid and never stopped. “There’s always been a lot of encouragement,” said Nate. His grandfather and mother were also artists, and upon discovering and collecting comics as an adolescent, he started drawing his own comics and sharing with friends. He attended South Eugene High School in the 1980s and found there was a demand for his work: posters advertising theater productions at the school. Nate has been drawing and painting professionally since 1995, even before he decided to get formal training. He studied art at Portland State University where he received a Bachelor’s Degree in drawing, painting, and printmaking in 2001 and an MFA two years later. Since 2004, he has been an adjunct drawing instructor at Portland Community College (his “day job”) while also working as a freelance illustrator for private clients, companies and collectors. He’s also currently teaching classes for the classic role playing game, Dungeons & Dragons. Visitors to his website are greeted by fantastical, other-worldly visions. His clients have included the tabletop role playing game Dungeon World, Khepera Publishing, the creator of Atlantis: the Second Age and other games. Also Dungeon Crawl Classics, for whom he just finished some work for the “gonzo super science & sorcery post-apocalyptic setting” of Umerica. He also illustrated The Clay that Woke for game designer Paul Czege.

He works in a variety of media - acrylic, oil, pencil and mixed media. You can get a sense of his eclectic output on his website, where you’ll find monsters, giants, insectoid creatures and imaginary worlds, but also more traditional paintings: pastoral landscapes and farm scenes, flora and bowls of fruit. He also has a personal passion project, Westessexford, an ongoing comic he’s worked on since 2009 that takes place in an extraordinarily detailed imaginary city. Given that Nate’s day job is teaching art, he obviously has thoughts about young people considering an art career. “I think there are more opportunities actually to get your art seen, but certainly I think the biggest piece I see younger people missing is learning the fundamentals and putting the effort in with the hard work earlier rather than learning twenty years later that you need to do it,” he said. Nate’s wife Emily is an artist and muralist who teaches art at Beaverton High School and is active in Forest Grove’s arts scene. “My wife has been a huge influence and has been a big piece of an environment to be creative in,” he said. “We both help each other in this way.” You can see more of Nate’s work through his website at www.natemarcel.com and his blog at nates-notes.blogspot.com/or support him at www.patreon.com/Nate. A
s we move into Spring, the real estate market typically begins heating up. If you’ve been following our regular articles each month however, you’ll not only be familiar with Jaimy and Sherine Beltran of Beltran Properties Group at eXp Realty, you’ll also be aware that over the past several months, the market has never cooled. Record low inventories and consistently low interest rates have kept things moving at an amazingly brisk pace, but this market is not for the faint of heart. It’s not for the inexperienced. Having the right agent with close ties to the community, an established network of industry professionals at their disposal, and a track record of success, is paramount to navigating these choppy waters. The team at Beltran Properties are all of that and more. You are the captain, but they are your compass, your rudder, and your sail. As noted in our last article, the Beltrans have been out on the front lines throughout, advocating for their clients, and creatively applying any and all methods available to accommodate each client’s specific needs. There are no structured plug-and-play techniques that can be replicated in this kind of market. Every client presents new challenges and new opportunities to find solutions. No two are the same, and this is where an inexperienced agent may stumble. Specifically, there are some special tools being utilized to manage the market right now that not all agents are familiar with. Not only are the Beltrans employing these tools themselves when appropriate, but they are so well-versed in the application of said tools, that they know how to protect their clients against negative effects when used by other agents.
As an example, one tool many agents have been employing in recent months is called a “bully offer”. Negative connotation aside, it’s an effective method for speeding up the selling process when that is a client’s priority. When the seller puts the house on the market (which, when working with the Beltran Team generally happens on a Wednesday), there is typically a grace period of about 5 days before they start looking at accepting any offers. However, a very serious buyer can come in as soon as day 1 with a strong offer—a bully offer—that is designed to beat out any subsequent offers right off the bat. There are no guarantees, of course, that a better offer won’t follow, but that’s the gamble. It’s an effective tool for both the buyer and seller to secure a good offer on a sped-up timeline. Then, it’s just up to the buyer (working in tandem with their agent) to decide if the offer is acceptable. If it is, the house can be sold almost before it gets on the market! However, knowing how this process works, and how to manage it properly, is key to successfully making the right sale. The value of working with the Beltran Team is that they are such highly-respected experts in the field and they have such a vast well of knowledge to help you through this process. Another tool currently being used is called an escalation clause. This method was very common back in the early 2000’s but then went out of favor for a time and was replaced by another method known as Highest and Best. With the market so hot right now, the escalation clause is having a bit of a resurgence in popularity and both methods are being used. The highest and best is fairly self-explanatory. Each buyer submits their best and highest offer and the seller chooses which one

put it out for $399 and the buzz was so hot, they got so many offers, they ended up selling for $470!
works for them. Price is not the only factor. Terms are just as significant in this scenario. The escalation clause is similar but slightly more complex. In this situation, a buyer puts an offer in on a house but to protect themselves from overpaying, they start with a tentative lesser offer, and then include a 2nd (higher) offer, any number of incrementally higher offers, and a final maximum offer. Each incrementally higher offer is only submitted to the seller if a competing buyer beats their previous lower offer. In this respect, a buyer can still secure a property for no more than what they are willing to pay and more importantly, no more than they have to pay. One last tool being used by many agents today is called selling “off market”. Because there are so many buyers waiting for homes right now, agents are trying to put in offers on properties before they even officially go on the market. What they might say is something to the effect that they have a buyer ready and waiting in the wings to buy today, and they’ll put in a solid offer to purchase the house before anyone
else even has a chance to make any competing offers. For the right sellers, particularly people who are up against a time constraint, this can be an effective method. However, in such a competitive market, Jaimy stated that in most circumstances, he would advise against it. Again, it pays to have the Beltrans working on your behalf!
Statistically, March of 2021 saw a lower percentage of cash sales on homes than in 2018. People think they have to have cash to secure a property right now, but that is not the case! The terms of the offer are just as important as the dollar amount. In times like this, it’s imperative to have a champ in your corner. If you’re in the market, there’s no one who beats Team Beltran. Jaimy relayed a story of one client who because of a serious illness was having to sell her property and on a short time schedule. Jaimy was able to secure 2 offers within a matter of days, one with an escalation clause. Because Jaimy was so adept at using the clause, he was able to secure the maximum offer from the buyer (skipping the lower escalations) even without a competing bid from the other buyer. He was upfront and transparent every step of the way, but he knew how to navigate the process. The buyer and seller were both ecstatic! Another seller had a heavy fixer in Wilsonville and wanted to price their house in the low 400’s. Jaimy suggested putting it on the market for less to garner attention. The seller agreed to
