THINGS TO DO IN WILSONVILLE
WILSONVILLE’S WONDERFUL WALKING TRAILS words and images by Courtney Smith
B
irds chirping, children playing, and adventures awaiting! Here’s a list of the top three parks and walking areas in Wilsonville that will make you get lost in nature - just minutes away from your house in any neighborhood.
Rated Wilsonville’s #1 park from Yelp and Wilsonville Parks and Recreation, Wilsonville Memorial Park is a large municipal park that was established in 1969. This 126acre park is the largest and oldest in the city. Located off Wilsonville Wilsonville Memorial Park Road east of I-5, the park includes a plaza with water features, athletic fields and courts, walking trails, a skate park, picnic areas, a dog park, and playground equipment. There are walking trails that go every direction and you can even access the Willamette River where there is a public boat dock. A beautiful place to enjoy our lovely summer weather! Take the family for a bike ride along the first five miles of the Ice Age Tonquin Trail at Graham Oaks Nature Park. You will discover Pileated woodpeckers, Red-Legged frogs, Meadow Checkermallow flowers, Western Graham Oaks Nature Park gray squirrels, and Northern Harrier birds. At Graham Oaks, enjoy a relaxing ride through the
new and restored prairie on a wide, paved trail. This is a great place for bird watching, picnics, and fresh air for all ages. There are several wonderful trails to wander and enjoy at Graham Oaks, however, don’t forget to make a note that dogs and bikes are not permitted on all of the trails, and plan accordingly for your visit. (Someday, the Ice Age Tonquin Trail will stretch for 22 miles, from the banks of the Willamette in Wilsonville through Sherwood and Tualatin, all the way to Cook Park in Tigard. Check with Metro for more information on the plans and progress of this trail.) Finally, nestled in the Villebois community you’ll find Tranquil Park, the modest nature park with a gravel path. This park provides a walking trail that is great for letting children run loose and burn off energy or Tranquil Park evening strolls before sunset. Tranquil Park is the smallest out of the three, but according to Huff Post, simply stepping out into nature (even a small patch of it) will boost your immune system and increases happiness. Whether you are an avid runner, power walker, or just looking to relax on a park bench, Wilsonville has a trail calling your name! For more information, maps, and options throughout the area visit Wilsonville’s Parks and Recreation website.

REAL ESTATE
Let’s Talk Transactions B
uying or selling a home is a huge undertaking. Since it’s not something most people do very often, many people may not know what to expect. As your local real estate team, it is our responsibility to ensure our clients are privy to each piece of the operation, from start to finish. Here’s what goes on behind the scenes after an offer is accepted and a contract is signed by buyers and sellers ~ let the transaction process begin!
1. Paperwork Checkpoint! If we’re representing the
buyer, we receive paperwork, typically via email, from the listing agent with all signatures in place. We review the documents and make sure all the signatures are in the right spots, and nothing is missing. If we are representing the seller, we would send the accepted offer paperwork to the buyer’s agent. And we confirm all the dates and figures are accurate.
remedy the defects they found (or provide closing cost credits to cover the repairs). Sellers may agree to all of the buyer’s requests, offer a modified solution, or decline to make any amends. In response, the buyer can to continue to negotiate, accept the seller’s position, or walk away. All of this is done in writing.
2. Escrow Begins! We send paperwork to title/escrow, and to 9. Appraise The Value: Lender orders the appraisal for the our administrative team and the listing agent to get escrow opened and all parties on the same page for important dates and timelines.
3. Disclose, Disclose, Disclose! The buyer reviews and signs off on the seller’s disclosures. These disclosures vary based on property type, but often include things like known defects, prior improvements or repairs, and potential environmental hazards. Sellers may see making disclosures as beneficial to themselves, and believe that buyers will build these pre-disclosed facts into the contract price, but this is not always the case.
4. Due Diligence: We schedule inspections if we
represent the buyer, as soon as possible, depending on the home inspector’s schedule. If we represent the seller, we’ll ensure all housekeeping items are taken care of, such as confirming approved smoke detectors and carbon monoxide detectors are installed, water heater straps are mounted, etc. (things we know will be required for the appraisal). The buyer has a set amount of days in which they may conduct inspections and communicate any problems found to the seller.
5. Earnestly Seek Earnest Money! We make sure
earnest money is turned in on time and get receipts from the title company for our clients.
6. More Due Diligence! Review preliminary title report, address any issues the title company may have.
7. Inspect What You Expect! Perform home inspections – this can consist of a general home inspection, radon testing, well testing, sewer scope, and more.
8. Negotiate Repairs: If the buyer finds anything
disagreeable in the home inspection report, they can report them to the seller and terminate the contract (and provide any relevant inspection reports upon seller’s request), or they can ask the seller to 8 • WILSONVILLE LIVING MAGAZINE - JULY 2019
property. We receive final loan approval from the lender after the appraisal report is received.
10. Final Review!: Review all information and remove any contingencies.
11. At the Signing Table: Signing for your home - Final loan documents are sent from the lender to the title company, and a settlement statement is reviewed by the buyers and sellers. You’ll sign for the home a day or two before actual closing, and we prefer to attend all our clients’ signings with them. This is not the movies; you don’t get the keys at that moment.
12. Buyers’ Funds: Loan documents are signed by all parties, any monies owed are paid by the buyer.
13. Closing, then Keys! Closing happens when the title
company has received the money and the deed is recorded with the county. Then we deliver keys to our buyers or to the other agent for our sellers.
As you can see, buying and selling a home is a series of many small decisions. Learning the process can eliminate unnecessary stress, and help you approach each step with confidence, especially with a team of professionals to help guide you every step of the way! THE COWBOY COOK MEET THE CHEF

G
rowing up on a family owned ranch and showing horses, renowned Cowboy Cook Jeff Tracy tells us his story about how cooking became such an important part of his life. Inspired from his mom and aunt, Jeff grew fond of marrying flavors and making delicious creations. Now it’s your time to connect with Chef Jeff and learn to love flavor and bring people together by cooking this recipe:
Skirt Steak Kabobs
Jeff Tracy, Cowboy Cook
Chef Jeff connected early on with Graham Kerr from The Galloping Gourmet TV Show, one of the first food television stars. In Jeff’s youth as early as age 12, he remembers his aunt and him watching Graham’s show, then going to the store and trying out recipes with their own spin on the dishes. Some turned out amazing and others not so great, but through trial and error Jeff grew and became inspired, later on writing a cook book! Cooking was not only a way for Chef Jeff to unwind, but truly to connect with everyone that he was around. Chef Jeff wouldn’t just create the normal recipe, he would always question it and make it better. His different style of cooking would change that classic mac n cheese into something much better!

Prepare to be excited and entertained! There is no chance of boredom at this event, which offers an enormous variety of activities. Among these you’ll find several inflatable bouncy attractions, rock climbing, a mechanical bull, roving entertainers, face painters, a stage filled with hours of dance and music, over 100 interactive booths that provide free games and prizes, and even a petting zoo! There are also wide variety of different food & refreshment vendors to satisfy your taste buds. Creative fun has been a staple of Fun in the Park from its beginning. Patient volunteers provide the makings and guidance for a variety of crafts. Experienced attendees of Fun in the Park have learned the convenience of having a tote bag at the ready to collect crafts and prizes along the way. The Main Stage will feature an opening ceremony by Civil Air Patrol, followed by energetic dance and music performances, and even a martial arts demonstration!
Walk around and stop by one of the 11 body art booths to get your face painted or find another way of “dolling” up for the day of fun! Then burn off some energy by bouncing around at one of the 12 inflatable attractions, see if you can master the mechanical bull, or climb to new heights at the rock wall. For those less physically inclined, challenge yourself with some good old fun and games. From the simple and familiar attractions like bingo and cake walking, to the exciting chance to test your piloting skills in a flight simulator, everyone is sure to find an activity to stimulate and thrill! Most of the experiences at Fun in the Park are free, including enjoying the tantalizing aromas from the dozens of food and snack vendors. However, cash will be required to satisfy your cravings, so come prepared!
History
Fun in the Park has been named the Best Community Event in Wilsonville and the Best Outdoor Experience in recent Chamber of Commerce polling. In 2006, the second to last year of our membership in the Oregon Festival and Events Association, Fun in the Park was cited as Oregon’s “Best Festival” with a budget under $150,000 (though the annual Fun in the Park budget is actually under $50,000). This event is 100% locally funded through a 501(c)(4) non-profit organization that will be celebrating their 19th year. This event dates back to the 1970’s when it was the pioneer-focused Boones Ferry Days. Fun in the Park as we know it today was born in 2001 at a time of city contention over water treatment, siting of a women’s prison, election recalls, city hall and library issues, etc. Could the community come together to embrace a lighthearted, competition-free, all-kids-are-equal gathering? Fun in the Park has won a substantial “YES” from many quarters while accommodating over 120,000 visitors the last 18 years.
“When it comes to fun, Wilsonville scores big the first Saturday of August. On behalf of our grateful organizing committee, THANK YOU generous sponsors, creative fun providers, and smiling volunteers for providing a FREE, wholesome and delightful Fun in the Park festival” – Anonymous Fun in the Park is organized by a community that builds this event to impact our future, and you could be a part of it. If you are interested in becoming a volunteer you can go to their website www.funinthepark.com or email them at fitp.wilsonville@gmail.com.

Understanding How Your Customers Think Any business can take its client relationships to the next level. By leveraging the customer experience, small business owners can find insights into what pushes a customer to into buying, and even into returning.
What Drives Customers to Make Purchases?
I
f you want to build lasting, meaningful relationships with your customers, it’s important to pay attention to their needs. Improve your business by focusing on your client’s story, and that can help you understand what drives them. You’re also able to build empathy for your clients by interacting with them regularly, and that feedback can help you create a strategy for retention. To win repeat buyers and build brand loyalty, you’ve got to be able to anticipate customers’ practical and emotional desires and respond to them. That means seeking out as many points of contact as possible to really appreciate your customer’s buying behavior.
How Small Business Owners Leverage the Customer Experience
“Think about the journey as a cycle of interactions,” says David Saef, former executive vice president of strategy for Global Experience Specialists, Inc. “The more often you talk to and observe your customers, the greater your capacity for truly understanding their concerns.”
Saef p rovides a fivestep strategy to learn what drives your consumers’ buying behavior: Step One: Look to social media for customer satisfaction details. You might find groups of clients in online spaces such as LinkedIn, Facebook, or Twitter. By knowing where to find your customers, you’re in a position to observe and adapt and potentially improve your business. Or, if your customers have a professional space or common hobby, you can join them in the real world for a face-to-face. “Where are they gathering and talking, and how can you participate in that conversation in a relevant and meaningful way?” Saef asks. Step Two: Observe customers in their native space. Create an opportunity to watch your customers using your product. “Being in the moment of your product or service is so important,” Saef says. If you have a digital product, you can use analytical tools to see how people are using it. If possible, try to physically visit clients in their office to get a better sense of their purchase behavior
18 • WILSONVILLE LIVING MAGAZINE - JULY 2019
Step Three: Drive product design through customer feedback. Focus on “design thinking” which allows you to let the goals of the customer drive your product development. One way to use design thinking is by conducting empathy interviews. You’ll gain a better understanding of not just how customers use your product, but how they feel about it. You may find insights on the customer journey that help you to understand why your product works, and where it falls short. The Institute of Design at Stanford advises entrepreneurs to encourage customers to tell stories and always ask “Why?” With this information, you gain a better understanding of your customer’s needs. “You need to connect more with the emotional perspective,” Saef says. Step Four: Go to trade shows and industry events. Trade shows and other events are a great space to find and meet existing and potential customers, but it’s not enough to just be a passive participant. “It’s important for small business ownership to take advantage of the full ecosystem of that conference,” says Saef. That means calling people up before you arrive, connecting with them during free time, organizing a focus group for your product and following up after the event to solidify your rapport. Step Five: Improve your product by hosting events for customers and clients. When you host your own event, you can reap the benefits of a trade show while controlling the entire experience and keeping the focus on your own business. “At your own corporate event you’re creating the circumstances to really provide an immersive customer journey,” Saef says. Gaining insight into your customers’ buying behavior is a never-ending quest. Try hosting a holiday party or other event. You’ll be able to leverage the information you discover about your clients to improve your marketing or the products you offer. As you’re refining your marketing approach, remember to check in with Kyle to review your business policy. With the coverage you need to thrive, you’ll find more peace of mind to truly pursue your business goals.

BUILDING BUSINESS-BUILDING COMMUNITY On June 26th, our local SMART (South Metro Area Regional Transit) hosted a celebration of its 30th anniversary of operation. Besides recognizing thirty years of exceptional transit service to Wilsonville, there was also a special preview of two brand new electric buses that will soon begin service. We would like to give a big shout out to our dedicated SMART staff, lead by transit director Dwight Brashear, for paving the way to lower emissions and lower maintenance costs with electric buses. The Federal Transit Administration awarded SMART a $1.45 million grant (only one of 51 grants made nationwide), which enabled the City of Wilsonville to make the investment in these new buses, and it is a recognition of the excellent reputation SMART has locally, regionally, and nationally.
Councilor, Charlotte Lehan, who in their speeches both gave credit to the Chamber for being the instigator back in 1989 to ask the City to break away from TriMet and form its own transit system. (Trivia alert: What was the original name of SMART? It was WART, Wilsonville Area Rapid Transit. Kudos to City officials who decided to change the name!)
Most SMART riders—and probably even most residents—are not aware that businesses in Wilsonville pay for approximately 82% ($5 million of the $6.2 million) of the revenue needed to operate SMART. The only way passengers are able to ride for free on SMART is due to Wilsonville companies large and small and the jobs they create. If you’re a SMART rider or a believer that having great transit in our City helps make us a great place to live and work, I’d ask you please to consider telling a local Wilsonville business: thank you (today and for 30 years) for writing those payroll tax checks every quarter so we can all enjoy the benefits of SMART. Have a safe and happy 4th of July! Sincerely, Kevin Ferrasci O’Malley, CEO Wilsonville Chamber of Commerce
On behalf of the Wilsonville Chamber, we’d also like to thank former SMART transit director Cynthia Thompson and current City

INSURANCE
Treat yourself. In our ever-busy lives, it can be hard to find time just for ourselves. But when you’re on your staycation, the time is all yours! Go ahead and take that bubble bath, learn a new hobby or read the book that’s been collecting dust on your shelf. It’s the perfect time to disconnect and focus on yourself. Order in. Leave the cooking for the professionals for an evening and order in a luxury or guilty-pleasure meal. Even if your favorite restaurant won’t deliver your prime rib dinner, there are plenty of meal delivery services that can get your food to you in a snap.
The Art of Staycationing Article Supplied By Kyle Bunch
W
hen it comes time to take a vacation, you can choose to jet off to more exciting places — a luxurious stay at the beach, an adventure in the big city or a trip to a country you’ve never been to before. Although it’s easy to see the appeal of these new experiences, we’ve got a suggestion for you! How about a staycation? That’s right — a vacation you take without hopping on a plane, taking the train or enduring a long car ride. It may seem like a silly waste of vacation days, but it’s actually a great way to get caught up, relax and get a fresh perspective on your life. Not to mention staycations are far more affordable than venturing out of town. And avoiding airport security lines and weekend traffic? That’s just an added bonus. Intrigued? Go for it and make the most of your staycation with these fun-filled activities.
Staycationing at Home
By definition, staycationing means taking a vacation without ever leaving your home. Here are some ways you can enjoy your time off and treat yourself without ever leaving your property: Camp out. Pop a tent in your backyard and set the scene with all the camping essentials — think s’more’s supplies, an acoustic guitar for fireside singalongs and a deck of cards. Plus, if bad weather shows up, you’ve got an easy retreat to the comfort of your home. Watch a flick. Plan a themed movie night and select films that’ll bring you hours of entertainment. And don’t forget to stock up on your favorite theatre snacks! Rent or stream films with similar themes, actors or directors and have an all-day movie marathon. Want to make it even more fun? Do it on a weekday. You’re on vacation, after all! Reconnect with a friend. Take this time to ring someone far away to chat. No agenda, just time to catch up and escape from the normal distractions that usually sidetrack or prevent the conversation. They’ll be glad you took the time to call.
Staycationing in Your Town or City
When you’re on a staycation, you don’t have to avoid your front door and stick to your couch. Enjoying the city or town you live in gives you a chance to enjoy some of its best offerings — things you probably see every day but simply haven’t taken the time to enjoy. Here’s what to do: Explore. Try a new restaurant, picnic at a new park or visit a museum you’ve never been to. Expand your horizons and you’ll enjoy something that might’ve been in front of your face the entire time! Plus, spending money in your hometown is great for your local economy. Book a room. Odds are your town or a city nearby has a luxury hotel, but since your house is just minutes away, you’ve probably never thought to say there. Why not spring for a fancy room with great views and room service? We all deserved to be pampered from time to time. Pair your hotel stay with a night on the town and you’ll feel like you’re in the big city! Enjoy nature. Whether you live in an apartment with a patio or a countryside home with an expansive yard, we can all find little ways to soak up some sun and breathe in fresh air. Simply set out a lawn chair or go on a hike to local landmarks. You don’t need to head to the mountains or camp at a national park to enjoy nature’s beauty — you’d be surprised at just how refreshing it is to enjoy your surroundings.
Staycationing Tips
Now that you’ve got your staycation planned, use these tips to avoid distractions, enjoy the time off and make the most of your well-deserved break from the real world: Turn off the phone. Even if you don’t completely power it down, at least put it on silent and avoid looking at it every couple of minutes. It feels good to disconnect and get rid of the constant checking of text messages, social media and weather updates. Don’t check your work or personal email. You’re on vacation! Whatever your coworker, Aunt Mary or neighbor Bob are sending you can wait until you’re back on the clock. Avoid work of any kind. No doing the dishes. Don’t mow the lawn. Seriously, it can wait! Take this time to relax and enjoy your family. Leave the stressful activities where they belong — far away from your holiday. No matter how you choose to spend your hard-earned days off, remember to skip the rigorous itinerary and allow yourself the chance to unwind and reboot. There’s something truly powerful about slowing down to appreciate your life just as it is, no bells and whistles. And the savings come with perks, too. Happy staycationing! PAINTING PASSION
Happy Art Ceramic Studio by Courtney Smith | photos by Carly Carpenter
Are you looking for a hands-on, creativity-inspiring, family-friendly activity that everyone can enjoy this summer? Look no further than the Happy Art Ceramic Studio, located in the Wilsonville Town Center shopping complex. Owner Tracy Bischoff says the goal is “to give my customers a place to come in, relax, paint with their friends, family, or by themselves and feel free to create their style of art.” She recollects on her 25year career in childcare, and her passion for all varieties of artistic creation: “I have always enjoyed art of all kinds, crafts, jewelry, gardening, quilts... however painting has always been therapeutic for me, and my daughter and I would always call it our Happy Place.” Ceramic painting is an art form that is especially close to Tracy’s heart: “My mother was an amazing artist, and I still have the ceramic nativity scene she painted the year I was born. I now sell the same set, which is a wonderful tribute to her and her legacy.” Tracy says that much consideration went into the decision to open a studio in Wilsonville. The goal was to be accessible to as many customers as possible, and the prime location just off I5 allows them to serve customers all around the area, from Oregon City and Lake Oswego, to Newberg and Woodburn. “I have always loved the family feel I’ve gotten when in Wilsonville,” Tracy says. “I felt a warm greeting from everyone who stepped into my studio as soon as it opened. Everyone was so excited to have a ceramic shop in the town. I have so many regular customers, of all ages, and several of them consider it their Happy Place now, which warms my heart beyond words.” Happy Art makes it a priority to give back to the Wilsonville community by sponsoring as many school events as they can.

Happy Art Ceramics will be celebrating their 3rd anniversary in September of this year. If you haven’t yet stopped in to indulge your creative side, now’s the time! No need for experience or to bring your own supplies; everything is provided and included in the price. The studio offers Walk-in painting anytime, as well as hosting events for birthday parties, baby and bridal showers, work and team-building events, children’s classes and summer camps, and more. They also feature several seasonal event nights throughout the year, such as “Harry Potter Night,” “Christmas Ornament Night,” “Daddy-Daughter Paint Night,” and adult oriented “Sip & Paint” nights. One final tip from Tracy on how to connect with the Wilsonville community: “Look into the community activities listed online or in the local papers. Visit the many parks with your family, the library, concerts in the park, and soon you’ll be meeting a lot of fun and amazing people.
