Welcome
Welcome to the Minis Rugby Festival at Amersham & Chiltern RFC.
We are delighted that so many great clubs could join us for what is an exciting time for Amersham & Chiltern. Many of you may have seen the plans for improvements to the grounds and clubhouse, including a new artificial pitch along with padel courts. I hope that with the continued support of members, the local community and our friends here today from other clubs we will succeed in our goal.
Good luck to all the visiting teams and we hope you have a thoroughly enjoyable festival this year, let’s hope the weather has also been good to us. Amersham & Chiltern RFC and I must say that it has been such a rewarding time, seeing so many young children grow and develop their skills both on and off the pitch. One of the key areas that we focus on is the embodiment of TREDS: Teamwork, Respect, Enjoyment, Discipline and Sportsmanship.
This applies to everyone involved in rugby, from the players to the coaches, to the parents, the spectators and all the volunteers that allow us to run events like this. We need to remember that we are setting the example by which the children will set their own standards. So, I would like to reiterate the words many of us found on a board at A&C when we first joined the club and still live on the Club walls today:
• These are kids
• This is a game
• The coaches are volunteers
• The referees are human
• This is not the 6 Nations!
I must also say a huge thanks to all of those that have helped with the organisation of the festival, which simply wouldn’t happen without the enormous amount of time and effort they have put in. Well done to the Under 12s age group led by Rob Gaskell, our fixtures guru Fiona Lawrence, all ably assisted and supported by Jennie Cahill and Ruth Brockett.
We are also very grateful for the sheer number of sponsors that continue to support us and recognise the importance of rugby within the local community. A special thank you, once again, this year to Savills who is our main sponsor for the festival.
Enjoy the day, respect each other and have some fun!

Amersham housing market remains resilient
Mike Lillitou, head of office at Savills Amersham, discusses the local property landscape
Over the last few weeks there has been a series of possible tax changes floated in the media that could potentially impact the property market should they come into force following this year’s Autumn Budget.
Replacing Stamp Duty with an annual tax on properties valued over £500,000 and charging capital gains tax on properties worth over £1.5m appear to have caught most attention.
Crucially, at the time of writing, nothing has been agreed and it’s still unclear how – and most importantly, if – these ideas will translate into actual policy.
Speak to the experts

Whether you’re thinking of buying or selling, seeking independent tax advice on how any potential changes could impact your finances is absolutely essential.
Understanding the property landscape is also important.
At Savills we have an industry-leading research team that provide regular updates on the housing market, allowing our clients to keep up to date with latest developments.

Strong local performance
At the start of the year both buyers and sellers were willing to take a longer term view on market conditions –unlocking pent up demand that resulted in stronger levels of local activity.
The impact from the introduction of VAT on private school fees has also been keenly felt, with buyers driven towards those areas with the best performing grammar schools.
Amersham and its surrounding towns and villages are well placed to benefit from this shift.
More recently, the market has proved a little more challenging due to concerns over the UK economy and wider geopolitical issues.
But competitively priced, wellpresented homes continue to generate

strong offers, with properties between £750,000 and £2million in highest demand.
As usual, we have seen most interest from buyers relocating from London and surrounding areas, alongside those families already living locally who are looking for their next move.
Market outlook
Further cuts to interest rates and loosened mortgage criteria should help ease some market concerns – but fears over the proposed overhaul of stamp duty and other property taxes mooted for November’s Autum Budget have the potential to knock confidence.
Consequently, the property outlook is likely to be finely balanced for the rest of this year and early 2026.
Sensible pricing will remain key, while a degree of compromise will also be needed from both buyers and sellers.
