Welcome Welcome to the 2026 Minis Rugby Festival It is fantastic to see so many players, coaches, parents and supporters joining us today. We are delighted to welcome clubs from across the area for what we hope will be a brilliant day of rugby, friendship and, most importantly, fun. Mini rugby is about so much more than what happens on the pitch. It gives young players the opportunity to develop confidence, make friends, learn to be part of a team and enjoy everything that is special about our game. At Amersham & Chiltern, we are proud to promote the RFU’s TREDS values — Teamwork, Respect, Enjoyment, Discipline and Sportsmanship. Those values apply to all of us: players, coaches, referees, parents and spectators. As adults, we have an important role to play in setting the example. So, whatever happens on the pitch today, please remember: These are kids. This is a game. The coaches are volunteers. The referees are human. This is not the Six Nations! Today would simply not be possible without an enormous amount of work behind the scenes. A huge thank you to everyone who has given their time to organise the festival, prepare the grounds, coordinate the teams, referee matches, marshal cars, serve food and help throughout the day. Events like this are only possible because of our fantastic volunteers. Well done to the Under 12’s led by Russell Town for organising the event and to Fiona Lawrence, our fixture secretary, and also to Ruth Brockett – thank you everyone. We are also extremely fortunate to have the support of so many local businesses and sponsors. Their contribution plays an important part in helping us provide rugby for hundreds of young players. In particular, I would like to thank Savills Amersham, our principal festival sponsor, for their continued support. Many of you will have heard that the Club has secured planning permission for a new artificial pitch, four covered padel courts, general pitch improvements and an extension to our clubhouse. Work is starting imminently and is a hugely important turning point in the clubs future. I would like to personally thank all those who have been involved in the process including the many individuals and clubs who wrote to support the application. Finally, to every young player taking part today: play hard, support your teammates, respect your opponents and enjoy every minute. Whether you win, lose or draw, if you leave the club today with a smile on your face and looking forward to playing rugby again next Sunday, then the festival has done its job. What does the rest of the year have in store for the property market? With the summer holidays now firmly in the rear-view mirror, many of us have settled back into our usual daily routines. The same can be said for the property market. While July and August witnessed an expected lull, we are now experiencing similar levels of activity to earlier in the year. Prime Minister Andy Burnham has also seemingly ruled out any potential reforms of property taxation in this
month’s budget, which should cause less disruption. However, with a commitment to increase defence spending adding to the pressures on the public purse, the housing market is expected to remain sensitive.
Cautious demand Although annual house price growth stood at 1.6% at the end of August according to Nationwide, the ONS reported that underlying inflation stood at 2.9%. That means the average UK house price is still gently coming down on an inflation-adjusted basis. Deals are also taking more time to progress, with a particular delay between offer accepted and exchange. This lack of urgency is the opposite of the pandemic-era mini boom, when strong competition drove rapid decision-making. Today’s buyers are more selective, more price conscious and more willing to wait.
Demand remains, but buyers are taking a more considered approach. Resilient performance Areas with strong connectivity and established local demand have been among the more resilient performers, supported by lifestyle, schooling and transport needs rather than discretionary moves. Whilst buyers remain cautious, they are taking advantage of current market conditions. At the top end, we’re seeing pragmatism among sellers and enough resolve among purchasers to keep the prime market ticking over also. Although demand is undoubtedly more measured, realistically priced, wellmaintained homes continue to sell well. History tells us there is every prospect of a short burst of activity immediately before the budget. But until buyers and sellers have greater clarity on the PM’s direction of travel, caution is expected to persist. For now, the strongest markets are likely to be those underpinned by needs-based demand, scarcity of stock and realistic pricing.

Festival Rules
1. RFU Age Grade Rugby Rules of Play will apply for all age groups. 2. The referee’s decision is final on all matters on the field of play. 3. Any player sent off may not be replaced during the match and may not participate in any further games in this Festival. 4. In the event of a clash of colours, the team named second on the match fixture list will be required to play in a change of strip or in bibs. 5
It is essential that all players are wearing RFU recognised safe studs. It is recommended that players in U7 and U8 age groups have gum shields. For age groups U9 to U12 the wearing of a gum shield is compulsory. Referees will be asked to check studs and gum shields before every match.
6. Each match will consist of two halves with a short break at half-time. The length of each half will be agreed during the referee briefing sessions.
7. In accordance with RFU guidelines, no extra time or sudden death will be played in any match. 8. Fly-hacking, hand-offs and high tackles are not permitted at any age. 9. Any player suffering a head knock or neck injury must be immediately removed from play and checked by their first aiders and assessed on their ability to continue playing, in accordance with the RFU Concussion Protocols.
