What areas are the hottest?

All of the Hwy. 30A corridor is hot right now with high end new construction homes for sale. The roads that lead to the beach from Hwy. 98 are seeing new development for neighborhood subdivisions as well.

Other hot properties include the older beach houses on Hwy. 30A that are mostly valued by location and size. These older homes are being purchased for renovation investment properties.

How competitive is the rental market?

With the aftermath of Hurricane Michael our market saw a dramatic increase in the number of long term rental requests. Long term rentals (6 months or more) are very hard to find and expensive. Smart investors are buying homes and condos here and converting them to long term rentals.

Your management fees are half of a vacation rental, and the tenants typically stay for a number of years.

Do you see areas that may be under valued?

Santa Rosa Beach is not a secret anymore and the property values reflect that. North of the bay towards Freeport and the West end of Panama City Beach are two areas that are close proximity to the Hwy. 30A corridor. You can still find properties that are a little under valued in those locations.

Are you seeing a lot of community/gov. restrictions on new construction and renovations?

Walton County has seen continuous growth over the last few years.

There are some restrictions along 30A regarding height. Nothing can be built higher than 50’, and in Grayton that goes down to 40’. There are restrictions on how much of your lot you can build on, but it can vary depending on location. Building on or near one of our coastal dune lakes is very restrictive. You can only build 40% of your lot, and that includes any impervious surface like driveways and pools. Anyone buying and planning to build needs to do some real due diligence before they buy.

As far as an investment property, what kind of return on investment should buyers expect?

The goal for most investors is to make a 10% gross return annually on the rental income. For example, if a home costs $1m, they would look to make $100k per year in rental income. Once you factor in management fees and cost of ownership, most investors will hope to net out around 7% annual return. There are some areas and properties that can exceed those numbers, but they are getting harder to find.

What advice would you give property owners who want to rent their place?

If they already own a home, interview several property management companies. Many have different structures that can impact the fee you pay. Most full service companies charge about 20% to book the property, clean between guests, and perform general maintenance. Major repairs and damage will cost more. If they are buying a property, they should also interview management companies. The biggest thing these buyers need to figure out is how much they intend to rent. Some homes are full time investment rentals, and some owners use them throughout the year.

You can’t go in buying a full time rental and look at it like you would your personal home. They will live completely differently. Have an open mind and think like a vacation renter, not like a resident.

Where do you see property values heading?

Values have been on the rise, but not at a point where it should scare anyone about the “bubble bursting”. The sharpest climb has been in the investment properties. Their values tend to follow the income. Rental rates and occupancy have risen over the last few years, and these values have gone up with them. Santa Rosa Beach market trends indicate an increase of $131,500 (30%) in median home sales over the past year. The average price per square foot for this same period rose to $316, up from $286.

What part of the country are buyers coming from?

We always see buyers from Birmingham, Atlanta, Nashville and Texas.

Lately we are seeing a good deal more buyers from northern states who have historically bought in South Florida. Our property values are much better here than in areas like Naples or Miami. It is also easier to get to our area than it has been in the past. The new airport in Panama City, and the addition of flights into Destin has really helped.

My Friend is Addicted to Plastic Surgery. >>> My friend is addicted to plastic surgery, facial treatments and anything else she can have done to her. I’m by no means against cosmetic surgeries and improvements, but our entire family feels it’s gone too far. It’s no longer natural looking. How do I address this with her?

She’s your friend, so you could just tell her.

Maybe you don’t have to let her know how other people feel, but focus on the trust she has in you as her friend. If you have pictures documenting the drastic difference, showing her these might be an option. However, she could have body dysmorphia which would prevent her from seeing the same picture you see regardless of how many examples you provide. Body dysmorphic disorder (BDD) is when someone is obsessed with the idea that their body or appearance is “severely” flawed in some way. They feel exceptional measures must be taken to hide or fix this part of their body. The person’s flaw is imagined when they are delusional. If the flaw is actual, it is severely exaggerated.

The person’s dysmorphic thoughts are pervasive and interrupt normal patterns of thinking. These thoughts may occupy several hours a day or even consume most of their day.

Have you asked her “why” she continues to feel she needs surgical/cosmetic improvements? It might be an opportunity for you to hear how she actually feels. You might be able to determine if her “obsession” with changing her appearance is BDD or an addiction. This could provide great insight into what she is going through emotionally which could be an opportunity for you to encourage her to see a mental health professional or gather family and friends for an intervention.

Be prepared for her to express some intense anger and/or become very defensive. No one likes to be confronted on something they do not feel is a problem, especially when they feel it is actually improving them in some way.

DEBUNKING FITNESS MYTHS MYTH 1: THE ‘CORRECT’ AMOUNT OF PROTEIN If you Google ‘how much protein do I need a day?’, you’re likely to see old science that was probably propagated by protein manufactures. The most widely accepted myth is we need 1g of protein per 1lb of body weight. MYTH! For growth and maintenance, on average, you need 0.8g of protein for 1lb of lean body mass (aka muscle).

MYTH 2: “I’LL SLEEP WHEN I’M DEAD.” The people who say this are killing themselves. 7-8 hours of sleep is needed to maintain metabolic efficiency, decrease inflammation, and water retention. Sleepdeprived side affects include low energy, moodiness, and decreased mental clarity.

Can you avoid the pitfalls for a while, especially when you’re younger? Sure.

Just know that no one is immune and the side effects will catch up with you.

MYTH 3: STAYING CONSISTENT IS PURELY MENTAL. While it’s true your mind is half the battle, the other half is doing something you enjoy. When you enjoy something, you want to do it! Disregard trendiness and try classes until you find a workout that challenges you, and also makes you want to come back. When you find that, sign up.

You’re more likely to grab the fruit and nuts you packed in your lunch box than go to the vending machine.... you just have to pack the lunchbox!”

Can This Little Bottle Really Do All That?

CBD is all the rage and being touted for it’s ability to help almost everything. We asked John Parker of Near to Me CBD to seperate the fact from the fiction from the yet-to-be-determined.

WHAT EXACTLY IS CBD? Isn’t marijuana still illegal in Alabama?

While CBD, or cannabidiol, does come from marijuana plants, don’t get it confused with its trip-inducing friend THC, or tetrahydrocannabinol. Unlike THC, CBD is derived from hemp, doesn’t get you high, and is legal to sell and use in Alabama thanks to the Farm Bill which passed in December of 2018.

But can it really do all that? Parker of Near to Me CBD says that while most of his customers are 50 years of age or older using the products to treat anxiety, minor pain, and difficulty sleeping; he has also seen a great response from those with Crohn’s Disease and Rhuematoid Arthritis. Since there are very few clinical studies on the uses of CBD it is important to always consult a doctor about using CBD. When CBD “newbies” come into the store, John along with his partner Jessica Hunter can be a wealth of information on the CBD basics. And there is a lot to learn! The CBD retail world is basically a new frontier, sometimes making it difficult to find quality products. While Parker encourages customers to do their own research, he says it is important for products to be third-party tested and that the hemp is from a reliable source. “Kentucky, Oregon, Colorado, and North Carolina are places we feel comfortable with sourcing our products,” says Parker.

CBD is riding a wave of popularity and can be found as a calming add-in at coffee, smoothie, and ice cream shops around town. There is even a shop that exclusively sells CBD products in Five Points South that opened this May. At Near To Me CBD you can find anything from tinctures, vaping oils, lip balm, and even CBD products for pets. The Levite Jewish Community Center is a family-oriented recreational facility that prides itself on being a welcoming place to people of all faiths, ages, and backgrounds. As a United Way nonprofit agency, the LJCC impacts more than 140,000 residents of the Birmingham community annually.

The Fitness and Wellness program at the LJCC is home to an 8000 sq. ft fitness center, equipped with the latest Life Fitness and Cybex cross training machines; as well as a large stretching area, free weights, rowers, and more.

Our Group Fitness program is one of the most diverse in Birmingham, and we offer more than 50 live group fitness classes a week.

Additionally, we offer a selection of premium classes such as Barre and Core Suspend, at a lower price than any fitness boutique in the Birmingham area.

What does the LJCC have that no one else offers in Birmingham?

VIRTUAL CLASSES

This past January, we opened Birmingham’s first Les Mills Virtual Studio. The Virtual Studio gives members the opportunity to take group fitness classes when live classes are not offered. Classes can be taken at almost any time of the day, and are perfect for anyone with a crazy schedule. Virtual classes are also a great way for a first-timer to try a class or a veteran to try something new.

How does the Fitness and Wellness programming go beyond exercise?

At the LJCC, we believe that exercise is more than physical fitness. It is about engaging in meaningful experiences of mind, body and soul, and promoting healthy longevity. We provide specialty classes as well as onboarding programs for seniors. We recently introduced our Performance Stretch program which offers an onsite athletic trainer provided by the LJCC, and our nationally recognized physical therapy partners.

We know the J has a great fitness program, what else does the J offer to the community?

The LJCC goes far beyond fitness.

Our Camp LJCC and Cohn Early Childhood Learning Center are both long standing traditions in the Birmingham community and pride themselves on their reputation. Our programs are open to the community and often centered on simple Jewish values such as community, and l’dor v’dor, which loosely translates to “generation to generation”. The Jewish Food and Culture Festival, on September 8, will invite the entire community to experience Jewish flavors, and culture, while showcasing our amazing facilities. The LJCC offers everything from swim lessons, to child care, to family fun and more.

MUSEUM BALL The 62nd Annual Museum Ball challenged tradition and interrupted the norm with the snap, crack, and explosion of color that makes Pop Art. Neon lights and fuchsia flowers transformed the Museum with bold designs by Hot House Design Studio. Alabama native and culinary host Chef Mac Russell of Shindigs Catering and Whistling Table delivered a menu that made the senses go “Pop!” Guests finished the evening with dancing under the stars to a live performance from Universal Crush. 3 pointers for selling your current home ... and finding the next one.

1. Get Right on Price. It’s very easy to over price your home. Spending too much time on the Internet can walk you down that path quickly. Leaving,“wiggle room” or “room to negotiate” is detrimental to your sale and only helps other sellers in the area.

2. Clutter Less, Show More. I use the “Half & Half”

rule. Look at flat surfaces of your home and remove half of the items. Next, remove half of those items. Same goes for pillows, clothes, pictures and books. You want to show the space of your home and allow the buyer to imagine their belongings in it; not how many figurines you can fit on a hallway table.

AERO JOE PILATES, EST. 2012, was created from a

strong desire to build a studio with a clear mission to carry the teachings of method founder Joseph “Joe” Pilates forward in a mindful way, all in tandem with a big picture vision for passing along the authentic work as a respected centre for continuing education for teachers.

Our name is a light hearted nod to a common tenant of Pilates: to always, “Go up before down...,” or “Go up and forward.” We are resisting gravity’s forces on the body in different movement planes in space throughout our Pilates classes. Our name also serves to honor Joe Pilates’ as the founder, the root of our methodology.

Different people come to Pilates for different reasons. We have fun together in sessions, but at the heart of it, our teachers are seriously at work to impart meaningful change for our clients, building true mind-body awareness of thorough practice over time.

We are client-focused. Many of our clients have been practicing with us for the life of the business or longer, and meaningful relationships have developed.

Our lead instructors specialize in rehabilitative Pilates and healing chronic pain. Uniquely, due to experience, we personalize to the individual even in the context of group training, artfully modify exercises when needed to address specific injuries or imbalances. Our total body workouts are intense but mindful.

Thereby, providing the full corrective benefits of Joe Pilates’ original method, chief amongst them promoting a strong, supple spine.

We offer 5 - 6 person small group classes with expert movement educators insuring our students are aligned, successful, and safe.

Owner / Instructor Alison Page is a graduate of Cara Reeser’s Heritage Training® Masters Level Post-Graduate Studies Program in the lineage of Pilates Elder, Kathleen Stanford Grant. The staff is helmed by Page and others with education from the most prestigious Pilates training institutions in the country, namely The Pilates Center of Boulder, CO. All of our teachers are highlyvetted with comprehensive training on the entire Pilates system as founder Joe Pilates’ designed.
