ASK AN EXPERT

Is Birmingham a good place to buy for younger, first-time homebuyers?

According to a recent survey, the average age of homeowners in Birmingham is 38.8, putting it solidly in the middle, ranking 53 out of 100 cities. The city is desirable for younger homeowners thanks to a robust job market, community amenities and a great climate. The most important thing for first-time homebuyers to remember is to get pre-approved for a mortgage before finding that dream home. Many younger buyers can feel intimidated by the process and think that home ownership is probably out of reach. A partner like Progress Bank can walk you through the process, help you see all your options and see your dreams come to fruition.

Ask Dr. Misty

Mind, Body & Heart Wellnes

Is My Husband Using Dating Apps for Hook-Ups? Writer, Speaker, Radio & Television Contributor, Dr. Misty Smith is the Founder and Managing Director of the Birmingham, Alabama based Mind, Body & Heart Wellness Clinic. She is an ASSECT Nationally recognized Certified Sex Therapist (CST), as well as a Licensed Professional Counselor (LPC) of more than 15 years, who focuses on assisting individuals and couples to achieve their optimal emotional, relational, and sexual health through a results-oriented counseling process tailored to the needs of the individual or couple. In addition to being ASSECT Certified, Dr. Misty has a PhD in Counselor Education from Mississippi State University and her EdS in Counseling from the University of Alabama. She can be reached by email at mistysmithphd@mbhwellnessclinic.com or mbhwellnessclinic.com.

>>> My husband has gotten emails from dating sites, and he claims they’re spam. I’m concerned that when he travels for work, and I don’t hear from him, he’s using these dating sites for hookups. Is this common, and most importantly, how can I find out? Getting dating site emails does not mean he has logged into them, but it also doesn’t mean he hasn’t. Many sites have disclosures we sign without thinking which allow them to sell and/or share information with other sites and/or companies. A bigger concern might be that you are thinking about this possibility in the first place. What has given you the impression that you should distrust him? These issues with lack of trust usually stem because something has happened in this or another relationship in the past or because of someone’s own insecurities and self-esteem issues. If it is directly related to something in THIS marriage, you might consider seeing a marriage counselor just to work on healing within the relationship between the two of you. If this has to do with a past relationship or you, you could always see a counselor to address insecurities or past hurts/traumas. Keep in mind, there are many “spyware” items to get information off of phones and computers. There are also a number of private investigators within this area. Just be prepared! You may find information you aren’t ready to handle.

>>> I know a guy who’s married, and has kids, but is clearly gay. It’s a free country and I don’t care. But he hits on me in an uncomfortable way. I now look to avoid places where I think I may run into him. It’s frustrating because he’s closeted and no one knows he’s gay, so I feel like I can’t talk to anyone about it. I would be interested to know the reason you feel you are clear on HIS sexuality. Is he just being overly friendly, or is he making overt moves on you? If his “hitting on you” is uncomfortable, this is no different than if he were a woman making you uncomfortable. Avoidance is typically not the answer to a problem. Do life the way you typically would. The next time you encounter him and he tries hitting on you, pull him aside. Point out what is creating uncomfortable feelings within you. Let him explain his actions. Explain to him that you would appreciate him backing off of you. Let him know his interest isn’t reciprocated. If the behavior continues, maybe tell him your conscience will require you to disclose this behavior to his wife, if he cannot respect your requests. If you’d like to ask Dr. Misty an anonymous question, please write info@abouttown.io

Home for the Holidays by: Callie Hill Goldstar Branch Manager and Loan Originator

As wonderful as these ideas sound, however, they are often costly and typically fall outside one’s budget. The good news is that Gold Star Mortgage can help finance these dream improvements. We’ve helped many clients easily complete such projects using a loan program that allows financing up to 97.5% of the home’s projected value AFTER the renovations are complete. If your current home is where your heart is, there are numerous ways Gold Star can help make it more functional and appealing.

THE HOLIDAYS WILL FIND us once again gathering with family and friends, hosting holiday parties, and sharing countless special moments. Many of us will welcome out of town guests and children home on Winter Break. Home is especially important this time of year; it’s the stage where time-honored traditions play out and memories are made that last a lifetime. During this hectic season, we often realize our growing families and changing lifestyle may require a change in the place we call home. We may feel we don’t have adequate space or amenities we need for optimum entertainment or for our families to comfortably enjoy one another. Perhaps we’ve also lost our sense of pride in a home that has begun to feel outdated. Our home is where our lives unfold, and it should enable us to make the most of our holidays and life experiences in general.

For example, traditions such as where we display the Christmas tree, where decorations are hung, or how many people we’re able to entertain are all affected by the space we have available. Although it may be painfully obvious that more space is in order, the deep sentimental attachment we have to our homes may prevent us from moving. This may be the first home you’ve shared with your spouse, where you first brought your child home from the hospital and raised your family, or where you’ve spent countless hours with dear friends. The thought of leaving may tug at your heartstrings more than a desire for change. When moving is out of the question, many issues may be remedied simply by making renovations and improvements. Renovating flooring, light fixtures, kitchens and bathrooms can make all in the difference in both functionality and the pride we feel regarding our home. Expanding an outdoor living space with a deck, second kitchen, or additional heat source can enable us to accommodate a greater number of guests. We may have an unfinished bonus room or basement that, if improved, could add to our enjoyment as well as significantly increase our home’s market value.

On the other hand, you may be willing to relocate for the improvements you seek. If there is no place to accommodate the 12’ Christmas tree you’ve always wanted, and your family has outgrown your current living space, sometimes the best solution is to begin making memories in a new home. If that’s the case, there really is no time like the present to start thinking more seriously about exactly what you need in order to find the home that’s absolutely perfect for you. According to top real estate agent Penny Miller with RE/MAX Advantage South, “There are definitely benefits to putting your home on the market around the holidays and during the winter months. You’ll have less competition, more serious buyers, and a quicker sale process overall. Plus, homes and neighborhoods look their best decked out for the holiday season.” With interest rates still historically low, waiting may simply mean you’re inviting a larger monthly payment down the road. As we know, rates have been on the rise for over a year with additional increases predicted as we move into 2019. You should also know that Gold Star’s unique FastPass Approval can help win the home you want and reach the closing table in record time. FastPass is backed by complete underwriting of the loan file with only property-related conditions remaining such as the appraisal and clear title. Real estate agents and sellers recognize that a FastPass Approval is comparable to a cash offer, and this provides a huge competitive edge in the marketplace.

Whether you are considering sprucing up your current home or starting afresh, we would love to help you make your dream home, your home for the holidays.

GOOD

TASTE

Taylor Dye, wine manager at the PIGGLY WIGGLY IN CRESTLINE, recommends some of her favorite suggestions.

HOLIDAY GIFT GUIDE

>>> Finding yourself stressed about gifts for that special someone, relative, or coworker? A bottle of wine is always my go-to: it is a gift that is easily shared with others, and may give your recipient an opportunity to enjoy a wine they’ve been eyeing or are even unfamiliar with.We have plenty of options available no matter your budget, but below are some of my favorite picks that are specially priced for the holiday season.

donnay, this wine is made from grapes coming from the cooler areas of Southern Napa Valley, where the family has been growing grapes for 30 years. This cool spot in Coombsville yields high acidity and fresh tropical fruits, perfectly foiled by a rich, buttercream finish. If your recipient is one to eye the top-shelf Chardonnays longingly, this is the perfect pick.

Graham’s 20 year Tawny Port

Laurent Perrier Brut Rosé $79.99. I’ve always considered Rose Champagne to be my “desert island” pick, and after you try this one, you will be convinced of why. Pop this and be greeted with harmoniously integrated flavors of wild red berries, zesty orange peel, and toasted almonds. Champagne is a good choice for recipients whose wine preference you’re unsure of: it is extremely versatile in food pairing – from light appetizers to red meat – and gives them a wine to toast with when the occasion arises.

Goldeneye Pinot Noir $45.99. Often we think of heavier reds in the cooler months, but this Anderson Valley Pinot Noir from Duckhorn is the perfect Pinot for gifting in the winter: it is a gripping style with mouth-coating flavors of cranberries and black cherries, supported by flavors of wood smoke and mushrooms. Paired with a dish such as coq-au-vin, it makes the perfect cold night in. ABOUT

Far Niente Chardonnay $64.99. A benchmark for California Char-

$62.99. Every year I like to treat myself in the winter to a nice bottle of dessert wine, and this 20 year Tawny port from Graham’s is a favorite. Think grilled pecans, orange marmalade, figs and roasted coffee. It is rich and smooth with just a touch of sweetness, perfect for an after-dinner drink. An advantage of gifting port is that the recipient can hold on to it longer, as port will last at least a month after being opened.

Frank Family Cabernet Sauvignon $52.99. A nice bottle of Cabernet is always a go-to in the colder months when you need something warming or the perfect pairing for that hearty dish you’re making for dinner. This is one of my favorite Napa Cabernets for gifting because it provides all of the rich dark fruit, espresso and sweet spice you want from a Cabernet of its caliber, with velvety tannins that make it instantly drinkable upon opening.
