lthough it may not be a buyer’s market right now with low inventory of homes available for purchase, it is the perfect time to think about refinancing your current mortgage.

“The housing market has really bounced back, along with prices, but there just isn’t as much to choose from,” said Woody Woodfin, regional mortgage sales manager in Birmingham for Progress Bank.

“I keep hearing from real estate agents that people are hesitant to put their houses on the market because they are unsure as to what they can find for their move-up house.”

Woodfin says that mortgage rates are almost a whole point lower than this time last year, so if someone decides to not sell their house but want to remain in their home, then they should consider refinancing your current loan. “I advise my clients to think about taking their current 30-year mortgage and moving it to a 15-year fixed rate mortgage,” he said. “You can often get something in the low three percent range, keeping your payment about the same and cutting 10 years off the term of the loan.” Woodfin also says that it’s a great time to remodel a home as well. “Using a lender like Progress Bank can help you finance any improvements you’d like to make to your house,” he said. “And that can increase the value of your home for resale.”

In addition, with mortgage rates as low as they are, there isn’t a reason to use an adjustable rate product right now. “If you have an adjustable rate mortgage, there is no better time than the present to refinance,” Woodfin explained. “Call a local lender and ask them to run some numbers for you if you’re ready to refinance. Lenders will do that free of charge.”

Whether you are in the market to refinance your current house or to buy a new home, the best place to start is with a local lender.

After 35 years in the mortgage industry, Woodfin says that finding a lender you can trust, like Progress Bank, is key in knowing how much house you can afford. “The most important piece of advice I give my clients is to get pre-approved for a mortgage before they fall in love with their dream home,” he said. “There is nothing worse than finding a home you want and then realizing you can’t qualify for the loan to get it.”

With the Fed expected to drop rates again this month and maybe again before the end of the year, forward-looking markets have already fallen to fresh lows in anticipation of the new Fed paradigm.

For homeowners who may want to wait to see if they can get an even lower rate, Woodfin says he has witnessed people losing out in the end by employing that strategy. “I’ve seen people nitpick about an eighth of a percent and lose a lot of money,” he said. “Don’t worry about that and go ahead and lock in your rate as soon as possible.” There are no guarantees as to how long the Fed will keep rates this low, so Woodfin suggests making a move now. “As a home buyer, it means maybe getting that four-bedroom house instead of a three bedroom or moving into a more desirable school district,” Woodfin said. “Or it means cutting down the number of years you will be paying off your loan, saving you tremendous amounts of money over the life of the loan.”

So go ahead…refinance your loan or go out and see what is available in today’s market. The rates will have you saying, “There’s no place like home.”

The Politics of My Child’s Athletic Teams >>> There is so much politics involved in my child’s sports’ teams. Certain elementary schools and their parents have an advantage in who makes the team. Too many parents are totally obsessed with their child’s inclusion, and they will run you and your child over if you get in their way. It’s creating friction with me and the other parents. And it’s creating a situation of emotions and hurt feelings with my child. I’m friends with some of the parents, but they are so competitive and pushy about their children, I simply can’t take it. How do I handle the situation with my child when she doesn’t make the team, and how do I avoid the constant annoyance from the other parents?

Helping your children learn how to be a “good sport” is extremely important in their development. I believe it is important to teach your children how to win and lose with integrity. It is very easy for parents to want to blame “politics” on their child’s inability to make a sports team. I am not saying this isn’t what’s actually happening, I just think we shouldn’t use this as the reason we tell our children they didn’t make the team. Help them to understand the process of sports’ tryouts.

Help them to accept the loss with grace and dignity while still being able to encourage their classmates who do make the team.

If there are options other than school teams, such as recreational leagues, you might consider encouraging your child to join a different league so they are guaranteed to be included. This gives them the opportunity to improve their skills for future tryouts. It also gives you the opportunity

to meet other parents with children participating in that particular sport who might have a different attitude. Unfortunately, “annoying team parents” is something you can only truly avoid when your children aren’t participating in sports. There are always going to be parents who get far too excited, angry, or loud when it comes to their child’s participation or even just the score of the game.

Model the attitude and behavior you appreciate when you are the one on the sidelines. This teaches valuable lessons to not only your children but also to the other parents watching. Also, if you are given the opportunity to be a coach or an assistant coach, you might consider taking it. It would offer you a platform for modeling appropriate behavior for parents who have children playing sports!

3 pointers for selling your current home ... and finding the next one.

1. Get Right on Price. It’s very easy to over price your home. Spending too much time on the Internet can walk you down that path quickly. Leaving,“wiggle room” or “room to negotiate” is detrimental to your sale and only helps other sellers in the area.

2. Clutter Less, Show More. I use the “Half & Half”

rule. Look at flat surfaces of your home and remove half of the items. Next, remove half of those items. Same goes for pillows, clothes, pictures and books. Seems like kids are getting braces at younger ages than ever before. What’s the best age to visit the orthodontist?

We find that the kids that get the best results have been followed from a younger age- say 7 and older. The VAST majority of the time, no actual treatment is needed until most or all of the baby teeth have fallen out around age 12 on average. For some, early intervention is necessary to avoid or limit more challenging treatment in the future.

What do you enjoy most about your practice?

The people .... plain and simple. We have a great team that I’m proud of.

It’s also a blast to take care of so many patients of different backgrounds and ages. We are honored to care for so many of them. Also the community- we pride ourselves on giving back to the community in every way possible.

BACK TO SCHOOL WINES There are few occasions a year which are poignant in their demonstration of the passage of time.

We look forward to spring when pitchers and catchers report to spring training. Summer isn’t really summer until school is out and someone opens their pool. Lastly, we don’t think about fall until back to school shopping causes us to consider an autumnal wardrobe. As the schools and teachers bring back the calmness of routine, so may getting your weekly wine stocks sorted facilitate a routine unto itself. While you might not be as excited about Back to School as Thornton Melon, we did find a few wines that are *almost* as incredible as a Triple Lindy.

Liberty School Cabernet Savignon Can’t afford Caymus every night? Try quaffing Liberty School Cabernet as a fantastic “Tuesday Night Wine.” The Hopes are the family behind Liberty School. They worked with, learned from, and taught a few things to the Wagner Family famous for Caymus. This stunning deal was named after the original one room schoolhouse, and the center of the community, in Paso Robles. Delicious, consistent, and over-delivers. Can’t ask for more.

Educated Guess Cabernet Sauvignon Ever get a multiple choice question and can’t quite figure it out? You think you kinda know but aren’t certain. So you make an… Educated Guess. Well, that is the dirty secret behind the art and science of winemaking. This Napa Cabernet, priced under $25, is a great example of knowing enough to make it all come out well. There is definite science in winemaking, but there is also art and nuance. The folks at Educated Guess have nailed all the controlled variables, and they do a great job with the hand Mother Nature deals them.

L’Ecole Merlot As we get older we can appreciate different things. Merlot is not evil. Well made Merlot is delicious. This is well made, and this is delicious. L’Ecole, or “the school” in French, is an incredibly important and well-regarded Washington winery. As only the third winery in Walla Walla they have the experience to weather storms and fads. Another lesson: the longer days and increased sunlight hours in Washington (higher latitude) facilitate more balanced ripeness in the grapes. This is arguably the best place in the USA for Merlot.

Lots of sun, warm enough. Mother Nature is kind.

Atlántida Blanco One of the best things about learning is discovering something that you’ve never known anything about, at all. This wine from Alberto Orte is one of the most exciting white wines we have come across in the past few years. A mere 186 six-packs were produced, and that ain’t much. Made from Vijiriega, a nearly extinct indigenous variety in Jerez, Atlántida Blanco is a history project, a wine that tells the story of a time in winemaking history that is long past. Intensely expressive of the terroir of Cádiz and completely unique, Atlántida Blanco is a reach back in time.

>>> Try this with grilled seafood and cry softly when the bottle is gone. Gnash your teeth when you realize you can’t get more.

>>> Try this with a simple herb-encrusted grill pork tenderloin. Merlot and pork are both wonderful and underappreciated.
