NEW CONSTRUCTION CONTRACTS

New construction contracts can be different than the standard state of Maine Purchase and Sale. Each builder or company can require their own standard construction contract. Be sure to review the contract details carefully. These contracts tend to be longer and packed with information.

ALLOWANCES

Some new construction builds will provide you with an allowance to select your own lighting, flooring, fixtures, or appliances. Keep in mind that every new construction contract is different and this is something that you will want to ask about. If you are given an allowance, you may be able to order your selections through the builder. If not, you will need to order and deliver your selections to the build site for them to be installed.

TEST FOR RADON

Radon is a naturally-occurring radioactive gas that can cause health problems if consumed continuously over time. If you are interested in testing for Radon in the air and water, you must arrange contractor to test the property. Radon tests are not typically covered by or completed by the builder. Ask your agent about recommended Radon mitigation contractors.

TEST WATER QUALITY

If you are interested in testing the quality of water at your new property, you must arrange for a contractor to test the water quality at the home. This is not something that is typically covered by or completed by the builder or company you are purchasing from. Your agent can help recommend local companies and contractors.

WALK THROUGH & PUNCH LIST

Before closing, you are allowed to walk through the property and inspect all of the work completed. At this time, you will want to check for any damage, incomplete projects, any items that do not meet standards set by the builder, or anything else that does not meet your expectations.

Keep in mind that anything you selected for lighting, flooring, fixtures, or appliances should be listed in the contract. Should the items in the home not match the agreed selections, you have the right to ask for them to be fixed.

Any items that need to be completed or repaired will be added to your “Punch List”. This list is then conveyed to the builder for them to complete.
