I hope everyone had a great 2024 and is looking forward to this new year in 2025. Below, you’ll see what the housing market did last year. It has changed significantly from 2020 to 2023. I’m noticing properties sitting on the market a little longer than they did back then, with many more price reductions

It’s crucial to price your property correctly to stay ahead of the market while keeping an eye on the competition What you don’t want to do is price it too high and then end up chasing the market down. It’s important to compare your property to similar houses in the area you’re competing with and ensure your pricing doesn’t inadvertently help them sell faster—instead, it should help you get the best price for your home.

I’ve seen some properties this year receive multiple offers because they were priced ahead of the market. On the other hand, I’ve also seen properties get only one offer after weeks or even months on the market. What we’re experiencing now is a return to the way things used to be before COVID, with seasonality once again playing a role in our market.
