The productivity conversation is missing something Al Davis, Senior National Accounts Manager at Nilfisk, explores why continuity of service and strong partnerships play an important role in sustaining productivity.

It will come as no surprise that productivity remains one of the biggest challenges facing facilities management and contract cleaning. Labour pressures continue to affect service delivery, operational costs remain high and customers increasingly expect more for less. As a result, facilities managers are looking for ways to improve efficiency while maintaining service standards.

Technology features heavily in that conversation. Automation is being adopted across a range of environments, helping teams reduce the time spent on repetitive tasks and allowing resources to be deployed elsewhere. The benefits are clear, but technology is only one part of the productivity conversation. What often receives less attention is what happens after a machine arrives on site.

Productivity depends on continuity Equipment can only contribute to productivity when it is available and working as expected. When a machine is out of service, the effects can be felt across the wider operation. Cleaning schedules need to be adjusted, and attention is diverted away from planned work.

The disruption created by downtime is often underestimated.

Even when a machine is returned to service quickly, the effects can linger across an operation.

Time is spent adapting schedules and reorganising work, making it harder to maintain productivity.

This is why continuity of service 4

deserves greater attention in the productivity conversation.

Organisations invest significant effort in selecting equipment that is right for their operations, but productivity can be quickly affected when equipment becomes unavailable. Keeping machines operating effectively plays an important role in reducing disruption and maintaining performance over time. Achieving that consistency is often supported by a strong partnership between customer and manufacturer, with ongoing service and technical expertise helping to keep operations running smoothly.

Supporting the people behind productivity Autonomous cleaning equipment can deliver significant benefits when introduced appropriately. However, technology does not remove the need for skilled and experienced operatives. Cleaning remains a people-led service, and productivity is influenced by how effectively teams are able to work alongside the equipment available to them.

Introducing new technology often changes established ways of working, which is why training remains an important consideration.

Organisations need to ensure operatives are comfortable using new equipment and understand how it fits into the wider operation. The benefits of automation are much easier to achieve when teams have the confidence to use it effectively.

The experience held within cleaning teams also continues to have real value. Experienced

operatives understand the standards expected within a site and can quickly identify when something is not working as it should. At a time when many employers continue to face recruitment challenges, retaining that knowledge is becoming increasingly important.

Keeping productivity on track As automation becomes more common, the productivity gains it delivers increasingly depend on equipment remaining available when it is needed. When machines become unavailable, disruption can quickly be felt across an operation and expected efficiencies can be difficult to maintain.

For facilities managers, productivity depends on work being completed as planned. Continuity of service, supported by strong partnerships with manufacturers, helps create that consistency and sustain productivity over time.

Selecting the right equipment is only part of the productivity equation. Long-term performance depends on the relationship that follows, with ongoing support helping organisations keep equipment working as expected and reducing the operational impact when issues do occur.

That continuity allows facilities managers to focus on delivering consistent service rather than reacting to unnecessary disruption.

NHS Cost Improvement Programmes – Why They Don’t Apply To Outsourced FM This is a plea to NHS Trusts considering FM procurement exercises.

A cursory search of search engines will show you that NHS Cost Improvement Programmes (CIPs) are “strategic plans adopted by Trusts to reduce expenditure, generate income and increase overall efficiency”.

Of course, this is a simple and worthy aspiration… ensuring the highest proportion of the NHS’ purse is dedicated to providing the highest quality healthcare outcomes for patients has to be a good idea. Nobody, or certainly nobody I’ve ever met, would say this is an incorrect focus for Trusts.

So, although the strategic intent of the initiative is not in question, the application and delivery of it – and the genuine application of strategic rationale – often can be.

It is still common for CIPs to find their way into NHS FM procurement commercial structures – presumably under the notion of “if these cost reductions are enforced on us, we need to enforce them on our supply chain”.

The result… please provide me a price for delivering these services in this environment and, even when nothing changes to either of those inputs, reduce your price in the second year of the contract.

How and, I suppose, why, would service providers do that?

The outsourced healthcare FM market is enormously mature.

That is to say that many Trusts have outsourced their FM services for a considerable amount of time and through a number of iterations of contract with different suppliers. Given the remaining fundamental principle that FM is delivered by people, it is difficult (impossible) to see how different 6

iterations of contract, let alone different contract years within the same contract, can identify and realise increasing efficiency.

The result is, generally, one of two things. Either they increase their price from the outset on the basis that a reduction in subsequent years gets them back to where they would have started.

Or the service providers suck it up, reduce their price in year two (and again in subsequent years) and in doing so their profitability.

Both approaches cause problems. In the first, the Trust has got exactly the opposite of what they implemented the measure for… a higher cost initial service. In the second approach, standards will likely reduce. Either because the service provider will have to lose resource from the contract or because their profit margins are reduced and management focus on the contract reduces and changes.

FM providers are less likely to go with the first of these approaches as they are simply less likely to win the bid. In the second, the

“partnership” is likely to be headed for failure either because service standards slip or because interest in the contract does. Either way it leads to a less than transparent contract relationship and that can’t be good for anyone.

Of course, all this ignores the fundamental point of the original procurement process. They will have achieved the “best” price that their quality criteria demands.

The importance the Trust places on the cost element of the bid is reflected in the evaluation criteria and the market test to find the right price point at that stage.

For the sake of the credibility and sustainable future of outsourced FM in the healthcare sector, set the business case up properly to establish the strategic rationale for the procurement, make sure everyone knows what it’s going to deliver and, whatever you do, please avoid passing CIPs to service providers as mandated commercial terms of contracts. CHSA Excellence Awards 2026: Celebrating the Industry’s Best The Cleaning & Hygiene Suppliers Association (CHSA) has proudly announced the winners of the 2026 CHSA Excellence Awards, recognising outstanding achievement, innovation, and commitment across the cleaning and hygiene industry.

He worked tirelessly to create and develop the CHSA’s Accreditation Schemes and in doing so transformed standards in the industry. He also mentored many individuals in the industry, recognising their talent and supporting their progress.

The winners were revealed at the CHSA’s annual Gala Ball on Thursday 18 June at VOCO St John’s, Solihull, in front of leading industry professionals.

CHSA members were invited to nominate their candidates for the awards, the final selection being made by a panel of industry leaders comprising Stephen Harrison, Jo Long, Mike Revell and David Garcia. The panel members were recused from the category relevant to their business.

Kodaa and HID mobile wallet gains momentum for building access as landmark 101 Collins Street tower proves the model Building access through mobile wallet enables a frictionless user experience by taking processing requests, approvals, updates and revocations from days to minutes HID, a global leader in trusted identity and access control solutions and Kodaa, a leading Australian digital consultancy, today announced that Melbourne’s iconic 101 Collins Street tower is emerging as a live example of how mobile credentials are moving from pilot projects to everyday building operations – with thousands of tenants and visitors now accessing one of the city’s most prestigious commercial towers through their mobile wallet, without the need for a physical card.

The Collins Street building is setting a new benchmark for commercial buildings after deploying HID Mobile Access at scale across entry points, elevators, lockers, and end-of-trip facilities.

The deployment, delivered

Steve Katanas, Head of ANZ for HID Physical Access Control Solutions said the shift from plastic cards to mobile credentials is one of the most significant changes the industry has seen in decades.

“There’s often a perceived trade-off between security and convenience, but mobile access solutions remove that compromise entirely by combining strong identity and device-level security, which sets a new benchmark for workplace access control.”

Kodaa founder, Seth Khouri, said the results confirmed the growing demand for mobile wallet access to secure buildings.

“A year on, we’re supporting thousands of active users, and the feedback is overwhelmingly positive. People don’twant to go back. Also, the project didn’t require a full infrastructure overhaul. The integrated solution is built to work with existing systems and HID ensures modernisation without disruption, making the transition low risk and the results immediate.”

The 101 Collins Street deployment has reshaped the way teams manage access administration, with access requests, approvals, updates,

and revocations now handled digitally through a central portal.

The cafe, managed by Heritage Portfolio is a popular destination for visitors, set in a light and spacious area.

Space Solutions led the design and refurbishment of the café, to modernise the space while preserving the historic character 16

of the building. The aim was also to create an improved user experience in a multi-purpose space that could easily host casual day-time visitors, serve as a destination for small groups and meetings, and transform at night to host larger gatherings and events.

The open-plan café had ongoing noise issues that needed to be addressed, requiring innovative solutions to control sound without compromising aesthetic. As a listed building,

securing a ceiling solution directly to the soffit was not permitted.

The acoustic rafts were made up of three Zentia Sonify Tilt canopy rafts, delivering on both aesthetic and functional requirements.

The Sonify rafts are rated Class A in sound absorption and were chosen for their ability to control reverberation and noise levels in the café’s open-plan layout.

The rafts were specified in a mixture of YE3 (pale yellow), RE5 (soft red), and WH1 (white).

To comply with the building’s listed status, a primary Unistrut structure was used to suspend the grid system sufficiently, ensuring that no alterations were made to the soffit.

The installation, carried out by 2T Joiners Ltd, was completed in January 2025. The Sonify Tilt canopy rafts have improved the acoustic quality of the space while maintaining the design’s artistic integrity. The rafts provide better sound management, ensuring a more pleasant experience for the café’s customers.

Historic Whitby Abbey facilities benefit from lift modernisation

One of England’s most famous historic monasteries, Grade I Whitby Abbey, has invested in a lift modernisation

by Stannah to offer reliable step-free access to visitors.

Originally founded in AD 657 and occupied by the Anglian community, Whitby Abbey was later rebuilt as a Benedictine monastery. Today, the 7thcentury ruins remain a popular heritage landmark in North Yorkshire, now housing an award-winning visitor centre repurposed from a 17thcentury banqueting hall.

Whitby Abbey House Visitor Centre, developed in the early 2000s beside the abbey ruins, includes a souvenir shop, museum and café. The passenger lift is located on the ground floor, providing access to the museum and exhibition area on the first floor.

Due to the age of the existing lift, modernisation work was needed to maintain smooth and reliable operations for visitors who require step-free access.

Whitby Abbey is managed and maintained by English Heritage, who issued a tender for the lift works. Following a rigorous tendering process, Stannah, acting as the lift supplier, worked with Cundall consultants to determine the best approach for this modernisation project.

The challenge Whitby Abbey attracts over 150,000 visitors each year, so keeping the visitor centre open was important to fulfil the customer experience. The shop’s closure was kept to a minimum to ensure the safe transportation of equipment and initial start of works. This also allowed the on18

site team to establish a safety perimeter, prioritising visitor safety.

Following this, the shop remained open for the duration of the project.

As this was the only functioning lift in the building, it was important to complete the modernisation as quickly as possible to avoid long disruptions to shop operations and visitors.

The solution Working collaboratively with Cundall, lift modernisation was proposed in place of full replacement, a recommendation supported by Stannah Lifts to achieve a costeffective outcome with minimal impact on daytoday operations.

By upgrading key mechanical and control components, the lift’s reliability, performance and longterm serviceability are improved while shortening installation time and minimising downtime.

operation, and a borehole ram to provide safer and smoother travel.

A new stainless steel car operating panel (COP) and landing push stations were installed to improve passenger usability, accessibility and lift reliability.

The installation of a variable voltage variable frequency (VVVF) electronic drive improves ride comfort by delivering smoother acceleration and deceleration, reducing any jerking movements and mechanical wear, while also improving energy efficiency.

The shaft lighting was also upgraded to LED to improve visibility for engineers during future maintenance work.

New vinyl flooring was chosen to enhance the interior appearance while providing a durable, hardwearing, and easy-to-maintain surface suitable for high-traffic use.

The modernisation package covered all major components, offering a practical solution that optimised performance and restored reliability.

Results The lift modernisation was completed within five weeks.

Overall, these modernisation upgrades successfully enhanced the lift’s reliability, operational efficiency, ride comfort, safety and energy performance, while reducing the risk of breakdowns frequently associated with ageing components.

The new stainless steel COP, updated indicators and vinyl car flooring also modernised the appearance of the lift car, providing a more durable, accessible, and user-friendly experience for passengers.

Upgraded lift components, such as the VVVF drive, help to deliver a smoother ride while also reducing operating costs by more efficient motor control and reduced energy consumption.

Maintaining outdoor spaces requires far more understanding of the environment, climate and external conditions than just planning to a strict calendar.

Effective management of external environments requires organisations to recognise two key realities: our seasonal patterns have fundamentally changed, and the regimented culture of internal FM cannot simply be exported outdoors.

As we start to look ahead to autumn and winter, keeping these realities in mind is key to successfully managing your outdoor estate and ensures the most productive relationship with your contractors.

The shrinking calendar: From four seasons to two Historically, grounds maintenance followed a predictable, bell-shaped curve linked to “growth degree days” – a metric widely used in farming and horticulture that links the expected pace of plant growth to likely temperatures and external factors. There was a slow tail-off in autumn, a dormant winter, a gradual spring reawakening, and a plateau of active growth in the summer. Today, we’re seeing that predictable curve being replaced by erratic, “up down up down” weather cycles and prolonged stagnation in external environments.

In other words, we have effectively transitioned from a climate of four seasons to just two; autumn and spring have shrunk, while summer and winter have expanded. This volatility is making traditional horticultural calendars increasingly obsolete. As an example, you might experience a 22-degree week followed immediately by an 20

unseasonal frost, causing early-blooming plants like daffodils to emerge in February only to be wiped out by snow in April.

Because of these extended growing periods, the traditional spring downtime we once used to prep borders no longer exists; grounds maintenance teams are now constantly battling active growth at all times, all while dealing with day-to-day requirements of external FM management.

Looking ahead to this winter, we can anticipate a particularly volatile period. The World Meteorological Organisation has warned that the next phase of the world’s periodic El Niño weather pattern could be one of the strongest on record, with the Met Office predicting this could produce a milder start and colder end to the British winter. At the best of times, unsettled seasons have become the rule – this year could be even more erratic.

The culture clash: Internal vs. external FM mindsets This volatility presents a unique challenge to the world of FM, where it collides head on with a culture that is highly regimented and standards driven: One of the biggest hurdles in modern grounds maintenance is overcoming the traditional internal FM mindset that’s often guided by industry standards such as SFG20

that dictate strict service frequencies – for both statutory and non-statutory compliance (i.e. if a schedule dictates that emergency lights must be checked on a Tuesday, they are checked on a Tuesday, regardless of the weather or any external factors).

The fundamental error many FMs make is assuming the outside operates just like the inside. You simply can’t manage a living, external landscape with the same templated, standards-based mindset used to maintain a boiler tagged with an asset number. Outdoors, teams are dealing with growing, living organisms and highly variable conditions. Meanwhile, aside from wear and tear, indoor assets pretty much stay as you’ve left them.

Even inert outdoor assets like bike racks or pavements (which will probably not have a useful asset tag connecting them to an orderly digitised management platform) will require a dynamic approach as they’ll be interacting with natural detritus like leaves and moss or with subsurface roots and drainage systems. Outdoor Estate Maintenance Embracing agility for winter preparation This disconnect can be especially evident when planning for winter.

We’ll often have clients ask for exact dates for when grass cutting will cease or when specific winter tasks will begin. However, external maintenance must be dictated by natural conditions, not fixed calendar dates.

Given the breakdown of the neat four-season pattern, a truly effective winter preparation strategy must rely more on natural triggers. Let’s look at a few key events and aspects to consider: • The First Frost and Leaf Fall: Everything goes dormant when the first frost hits.

Deciduous trees react by dropping their leaves, making leaf collection the primary task that guides teams into winter.

In ideal conditions, clearing leaves by Christmas creates a “blank canvas” so that hard winter works can commence without obstruction. This is a case in point regarding unpredictability, we can often find ourselves still clearing leaves into the New Year.

• Reactive Site Management: Because weather is so unpredictable, ground teams must operate with an agile mindset. They may arrive on-site with a predetermined checklist of tasks, but that list changes the moment they step out of the van and assess the live conditions and receive on site client requests that supersede the planned requirements. If November is unusually hot, teams can still actively spray weeds because the plants are still growing and capable of absorbing the treatment.

• Timing Specialist Winter Works: Certain maintenance jobs cannot be deferred until the depths of winter – but even so, it’s the specific conditions that matter. For example, linewww.bfmmagazine.co.uk

marking and permanent pothole repairs should be completed before harsher conditions set in and often the timings are determined by the products being used. Manufacturer specifications, guarantees and aftercare requirements often prevent laying these materials in freezing or wet conditions.

This means that an FM provider can’t simply schedule these repairs during a hard frost without risking immediate failure or limiting the lifespan of the repair. Other tasks, like jet washing bus shelters or road sweeping, are better avoided in sub-zero temperatures to avoid leaving hazardous frozen pools of water creating unnecessary further issues on site.

As our seasons become more extreme and unpredictable, rigid maintenance schedules are even less appropriate in outdoor FM. To successfully manage and prepare external environments for winter, clients and FM providers must shift away from the regimented internal mindset.

However, doing so can feel risky – especially when discipline and order can be key to managing budgets and contractor activity.

An agile mindset that delegates more decision-making powers to outdoor FM experts can seem like losing control. Squaring this circle demands another mindset shift. It means trusting your grounds teams

and contractors to step away from the “turn up and do” approach to acting with the right level of flexibility and autonomy to properly deliver year-round care of sites – all while keeping visibility and accountability.

In other areas of business, there’s an ethos of “trust, but verify”.

This can be applied to grounds maintenance too: Adopting this approach means working with trusted, dependable partners that have the right depth of horticultural and outdoor maintenance experience and that also have robust reporting and communication processes to ensure transparency and effective budget oversight.

Could Poor Supplier Carbon Data Increase Your Cost of Debt?

Why Scope 3 emissions are moving from the sustainability report to the lender’s risk model. They are difficult to measure, complex to manage and often sit outside an organisation’s direct control.

As a result, many organisations still treat Scope 3 reporting as a compliance exercise, one that needs improving over time, rather than a priority today.

That mindset may be about to change.

A growing number of lenders are incorporating ESG performance into lending decisions, and supply chain emissions data is becoming part of the conversation. What was once a sustainability reporting challenge is rapidly evolving into a financing issue. Organisations that lack visibility of their Scope 3 emissions may find themselves facing more difficult discussions with investors, lenders and procurement teams in the years ahead.

The emissions challenge hiding in plain sight.

Most organisations are surprised when they calculate their first comprehensive Scope 3 footprint According to the Carbon Trust, Scope 3 emissions often account for between 70% and 90% of an organisation’s total carbon footprint.

More often, banks and investors are being asked to account for financed emissions. To meet their own sustainability reporting obligations, they require credible information from borrowers on both direct operational emissions and material supply chain impacts.

Under the GHG Protocol, financed emissions reporting can include emissions associated with lending portfolios, making access to robust borrower data more important.

Recent research suggests that 73% of UK mid-market lenders now have a formal ESG lending strategy, while 81% expect ESG performance to play a more important role in lending decisions over the next five years.

Redefining the Hybrid Approach FUSION serves as an alternative for new builds and gas-to-electric retrofits. Rather than relying on a single large, expensive heat source, it harnesses a hybrid architecture.

By offsetting primary heating with a low-carbon alternative, it reduces grid demand, driving savings superior to both gas and standard direct electric systems.

At the heart of the FUSION TW/ TWplus is the integration of an ADV-W series air source heat pump (ASHP) and the ARDENT electric boiler. These units work in tandem with a 750-litre ATST twin-coil cylinder to create a highly efficient indirect water heater. The TWplus incorporates an additional backup immersion for assured operation with no single point of failure.

HVAC is the drop-off in efficiency when heat pumps are forced to work at high temperatures. To reach required flow temperatures (+55°C), heat pumps need to work harder, drawing more energy and increasing costs. Adveco’s heat pumps maintain high seasonal efficiency while delivering a continuous 60°C output. This ensures a consistent pre-heat, allowing the top-up heating to easily reach the +65°C required for legionella protection.

Furthermore, the use of R32 refrigerant reflects a commitment to safety and the environment, whilst enabling use of a single monobloc outdoor form factor which is lower cost to purchase, install and operate. Supporting the ASHP is the ARDENT electric boiler. Unlike traditional immersion systems prone to limescale, the ARDENT operates in a sealed ‘primary loop’ configuration. By recirculating a finite amount of water through a heat exchanger, it eliminates scale issues, extending the unit’s lifespan and reducing maintenance callouts. New enhancements, including a larger primary heating coil within the cylinder means even greater power, up to 24 kW, is now available from ARDENT in the same compact 400 and 580 litre form factors. In such an iteration it is possible to meet instantaneous draw off demands of up to 225 litres or maintain continuous flow rates of up to 855 litres/hour for the most demanding applications.

The greatest risk in a hybrid system is ‘contention,’ where two sources work against each other. FUSION excels through smart control which deploy intelligent climate curves, adjusting water temperatures based on external conditions (-20°C to +43°C).

The system maximises the heat pump’s contribution -

potentially covering 70% of total heat requirements – before blending in the ARDENT boiler. For the FM, the system ‘thinks’ for itself, managing stepped power control to reduce start-up current. With an included GSM module, fault notifications are sent via BMS or text, allowing for remote management.

Tangible Savings

FUSION’s adoption is driven by verified data. Compared to direct electric DHW systems, FUSION delivers an average carbon saving of 36.3%. The figures are even more striking when moving away from gas, delivering an average of 60.8% carbon savings, with some variants reaching 67.86%.

For organisations with specific goals, the base TW variant can even deploy solar thermal pre-heat.

Adveco’s controls ‘cheat’ the system in favour of solar input, providing an ultra-low-carbon solution with a minimal rooftop footprint.

Perhaps the most compelling argument is the cost-to-performance ratio. Currently, high-temperature heat pump specifications can be prohibitively expensive; Adveco has demonstrated that a centralised FUSION system can match these specs for a tenth of the cost. By offering 25 pre-sized TW variants, FUSION removes the need for bespoke engineering, providing an off-the-shelf, ready-to-go system that reduces installation downtime. Powering the Future: Farnham Leisure Centre’s move to low-carbon energy We are excited to announce a major upgrade to Farnham Leisure Centre’s heating system, replacing ageing gas boilers that have reached the end of their useful life with a new energy efficient Net Zero Pod® system in partnership with principal contractor, Leisure Energy.

The existing boilers have become increasingly inefficient and costly to maintain, with rising running costs. Continuing to rely on this system would have required significant ongoing investment while locking the centre into higher carbon emissions for years to come.

Following a detailed energy audit, a range of energy efficiency improvements were identified.

The replacement of the existing boilers with air source heat pumps was highlighted as the most effective long-term solution.

The new system – Leisure Energy’s Net Zero Pod® – is an external packaged plant room incorporating advanced air source heat pump technology. The project has recently reached a major milestone with both the Net Zero Pod® and fan decks now being in place. When the installation is fully complete, it will significantly improve energy efficiency while reducing the centre’s carbon emissions by an estimated 134 tonnes of CO₂e per year.

While the project represents a major capital investment, it is expected to deliver long-term savings through lower running and maintenance costs. It will also help future-proof the facility, offering better value for money than continuing to operate outdated gas infrastructure.

Farnham Leisure Centre currently accounts for around 9% of Waverley Borough Council’s total carbon emissions and was identified as a priority project in the Council’s Carbon Neutrality Action Plan (2024). The total cost of the scheme is approximately £2.1 million, with £1.875 million secured through external funding, including government grants. The remaining balance will be funded

by Waverley Borough Council.

KoolDuct Installed on Net Zero Carbon Office – Island, Manchester

Phenolic ductwork fabricated from The Kingspan KoolDuct System has been installed as part of Island, a 100,000 sq ft. office development in central Manchester, which has been designed to leading standards, including NABERS 5* and BREEAM ‘Excellent’, and to achieve net zero operational carbon performance.

The Kingspan KoolDuct System was fabricated and installed by EcoDuct on the property, which is situated on John Dalton Street in the heart of the city. The development has been designed by architects Cartwright Pickard, and is a joint venture partnership between HBD, part of Henry Boot, and Greater Manchester Pension Fund (GMPF). In addition to a range of Grade A office spaces, the 10-storey building also features a rooftop terrace, break-out spaces and a wellness room. The Island is smart technology-enabled, with its building management system linking to sensors throughout the office and displaying live energy performance data to occupants via screens across the building.

In addition to targeting net-zero operational carbon, the project team also looked to integrate healthy building principles in its design. To achieve both these aims, they settled on a highly airtight design — with leakage rates better than 3.0 m3/(hr.m2) — using central air handling units (AHUs) to provide ventilation.

These units help to filter the city centre air to maintain internal air quality, feature variable speed drives to reduce energy demand and use heat from outgoing air to warm incoming fresh air. To further support air quality within the office space, 32

CO2 sensors have been placed throughout the building. These link to the AHUs via the building management system, allowing fan speeds to be modulated in targeted areas based on occupancy and air quality data.

EcoDuct fabricated all fan coil ductwork within the building from the Kingspan KoolDuct System to further limit energy demand.

with aluminium foil facings and a rigid thermoset phenolic insulation core. This pre-insulated design avoids the need for a separate lagging stage and can weigh up to 70% less than ductwork constructed from galvanised sheet steel and then insulated with mineral fibre. This allowed EcoDuct to rapidly fabricate and install the insulated ductwork in long-lengths with a single Building & Facilities Management

Sustainability operation. As the phenolic boards can be easily modified with hand tools, EcoDuct were easily able to modify the runs where required – avoiding potential delays from design alterations.

Alongside these practical benefits, testing has also shown that air-leakage rates from The KoolDuct System can be reduced to a fraction of those of conventional galvanised steel ductwork. This airtight design should help to lower energy demand for the Island by allowing system fans to operate at a lower rate than might otherwise have been needed.

The use of The KoolDuct System supported the project’s aim of achieving a BREEAM “Excellent” rating. Alongside supporting energy-efficient operation, ductwork fabricated from The KoolDuct System can also contribute to projects achieving credits under Mat
