Meet the Newest Member of the AAGO Team AAGO Membership Manager, Heather Alzate, CAM, CAPS We are delighted to welcome Heather Alzate as our new Membership Manager. In her new role, Heather will oversee all association member relations, including, but not limited to, engagement, dues, member retention, cultivation, and communications.

An industry veteran, Heather brings with her a trove of operational knowledge and currently holds her Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) designations and is NAAEI Faculty.

Industry Background Like many, Heather stumbled into the industry, taking a job as a leasing professional in 2006. A few weeks into the job, she was hooked. "And the rest is history, really," she said. In her previous role, Heather was a senior property manager with PRG Real Estate Management where she was tasked with overseeing and revitalizing two apartment communities.

Association Involvement Heather is one of our long-time (and beloved!) volunteer leaders. Throughout the years, she has volunteered her time with the association in various facades, serving as chair and vice-chair of several committees, class instructor, and two terms on the AAGO Board of Directors.

Broadly speaking, a political action committee (PAC) is a group formed by an industry or an issue-oriented organization that raises funds to support campaigns of candidates that align with an industry's or organization's priorities.

Federal PACs, like the National Apartment Association Political Action Committee (NAAPAC), are governed by the rules of the Federal Election Commission and state PACs, like the Florida Apartment Association's Apartment Political Action Committee (APAC), are governed by state campaign finance law.

(1.) Jaw Holdings v Hassock and Henry Broward County Where service of eviction complaint on tenants was made by substitute service on the person who was not co-resident or family member of tenants, there was no proper service and any judgment for possession was void.

(2.) Perez v Rodriguez Miami-Dade County Even though fifteen-day notice to vacate met the requirements of Fla. Stat.

Section 83.57(3), the notice was defective because it failed to comply with the county ordinance requirement of 30 days notice.

(3.) Ramirez v Nunez Miami-Dade County Same holding as Perez above.

(4.) Redwood Apartments v Gradys Polk County In a public housing lease, the landlord’s non-renewal notice that alleged damage caused by carelessness, misuse, or neglect on part of the tenant or tenant's family or visitors was not specific enough for the tenant to defend and didn’t provide the tenant with a meeting to discuss the notice.

(5.) Downtown East Apartments v Baileys Duval County Tenants’ failure to deposit rent into court registry or file motion to determine the amount of rent meant that landlord was entitled to possession in a nonpayment eviction. The tenant mentioned that he was unemployed due to various “infections” but failed to name-check Covid.

(6.) Paradigm v Robinson Alachua County Trial court lacks jurisdiction to enforce the terms of the settlement agreement that was entered into by the landlord and tenant to resolve eviction where the agreement was not offered to the court for approval or future enforcement.

Additionally, the landlord waived the right to evict by accepting the first rent payment due under the agreement.

(7.) Narine and Hassan v Griffins Lake County 83.60(2) requiring the tenant to deposit rent in the court’s registry doesn’t apply to a holdover tenant eviction.

(8.) Lombardi v Howarth Paso County Claims that trial court erred in entering the final judgment of eviction for failing to pay rent into court registry without an evidentiary hearing on tenant’s counterclaim alleging that rent-to-own agreement gave tenant legal title to property could not be handled on appeal where the appeal wasn’t filed within 30 days of the rendition of the judgment.

(9.) Coopers v Smiths Hillsborough County Tenants occupying units on a month-to-month agreement were not “covered persons” under the CDC declaration on Covid related evictions.

(10.) SP OV Apartments v Thomas Duval County In a public housing eviction, the landlord was not entitled to proceed where suit was filed more than 45 days after the tenant’s noncompliance.

AAGO Legal FCC'S NEW RULING ON TELECOMMUNICATIONS IN MULTI-TENANT ENVIRONMENTS POWER TO THE TENANTS? The Federal Communications Commission (FCC) has long been eyeing ways to increase competition related to telecommunications services in so-called “Multiple Tenant Environments” (MTEs). The FCC has explained that MTEs are commercial or residential premises such as apartment buildings, condominiums, shopping malls, or cooperatives.

In 2017, the FCC sought public comment regarding promoting competition in this arena, and in 2019, it issued a notice of proposed rulemaking. Last year, in response to an executive order issued by President Biden, the FCC sought to refresh public comment on the matter.

On February 15, 2022, the FCC released its new ruling that telecommunications providers (called “multichannel video programming distributors” or MVPDs) may not enter into exclusive or graduated revenue-sharing arrangements with MTE owners.

Likewise, providers must disclose to MTE tenants the existence of an exclusive marketing arrangement. The FCC further clarified that its inside cable wiring rules prohibit sale-and-leaseback arrangements between MVPDs and residential MTE owners since they would effectively deny access to alternative providers.

AAGO Legal The new ruling applies to telecommunications providers as well as MVPDs, to the extent that previous rulings applied to such entities, i.e. the FCC is not expanding coverage to new entities. Further, the ruling applies not only to new contracts, but also existing ones.

Instagram is a great social media platform for apartment communities because it allows you to showcase the neighborhood, city, and visual elements of your property. That being said, expanding your reach and engagement on Instagram is much easier said than done. When it comes to social media, we pause to see something that really catches our eye. So, what should you be posting to stop your residents and prospects from aimless scrolling?

INSTAGRAM MARKETING TIPS FOR APARTMENTS Over 1 billion people use Instagram every month, and of those 1 billion people a significant percentage are the target demographic for many apartment communities nationwide. In fact, 71% of U.S. users between the ages 19-29 actively use Instagram, according to Pew Research.

Instagram mimics Facebook from the standpoint that our focus shifts back to resident engagement. It has a single function (picture- and video-sharing), which makes it highly visual and a great platform for conveying the personality of your resident community. Further, users have several formatting options for editing pictures or even videos. Driven by the freedom to format, as well as a quick- scrolling mobile platform, Instagram is among the most interactive social networks. From promoting your property amenities and luxury features to posting about community events and local happy hours, Instagram marketing offers plenty of ways to engage and inform your residents.

1. ONLY PUBLISH CLEAR, HIGH-QUALITY IMAGES AND VIDEO. Because Instagram is such a visual platform, how your feed looks, your profile image, and your daily posts and Stories matter almost as much as (if not more so) than your actual captions. Everything needs to have a consistent look and feel.

Consider what you want your aesthetic to be.

Do you want to have a luxurious feed? A bright white feed?

Do you want your images to mimic the overall color hue of your brand colors?

Set a strategy for this and work with a digital marketing agency, graphic designer, or social media specialist to create consistent filters to be used on all of your images.

Moreover, you should only use high-quality, clear images on your feed.

Nothing makes a resident hit the unfollow button quicker than fuzzy, cluttered, or unprofessional images.

When it comes to your everyday resident communications, consider how can you create visual interest. Are you opening the pool this weekend? Share an armchair view! Are you prepping for a resident event? Show them! Are there cupcakes in the lobby or amenities your residents are not taking advantage of? Make sure you’re sharing the imagery. Before you start, however, make sure you know what tone or personality you want to convey, and which property features you want to highlight.

3. DON’T FORGET ABOUT INSTAGRAM REELS. As one of Instagram’s newer features, Instagram Reels is quickly gaining ground. Reels allow users to create 15- to 60-second videos and share them on the app. The main benefit of Reels is an extended reach and brand awareness, as these are posted into an easily discoverable feed. Reels are featured on the Explore page, offering properties the ability to have their content seen by people beyond their followers.

Instagram has placed a strong emphasis on Reels in its latest algorithm, which means it’s generally easier to reach a wider audience with Reels versus static images. What does this all mean for your property? That it’s time to find a trending Reels sound and get creative with your content!

4. ENGAGE WITH YOUR RESIDENTS. With millennials and Gen Z as the most active user base on Instagram, multifamily properties should consider how they can use the platform to create opportunities for engagement and content creation. Inviting your residents to participate in an Instagram contest is perhaps the simplest way to do so. Create a call-to-action for your residents to submit pictures: “Share your poolside pictures this month for a chance to win a gift card!” Offer an incentive for participation. Establish a timeline.

This achieves a number of goals — people engage with your page, residents are creating content for you so you are not constantly looking for photos to snap, conversation and interest are sparked so people will continue to keep up with your page. It is a win all around. Keep in mind that when participants share pictures of your property on Instagram, those photos also appear on the newsfeed of their followers. A well-planned Instagram marketing contest has great potential to generate awareness of your property to relevant audiences. The Instagram platform presents several opportunities for marketing your multifamily property, you just have to think visually!

Make Instagram Your Second Leasing Office Instagram marketing is about more than just scheduling out some posts and letting them be.
