seems like 2022 has literally flown by! It’s hard to believe we’re already into September and the opportunity it brings to experience a number of seasonal changes. From the hot sunny summer, we change into slightly cooler weather and the warm feeling Fall colors bring with the changing leaves. Schedules change as the kids are back to school and constantly busy with after school activities. Football season begins and weekends are busy with favorite team’s game celebrations. While activities ramp up, there is a feeling of a Fall season cloak around us that says Welcome Home!

While putting together this issue, there was a realization of many new businesses opening their doors in the Brighton community. We’ve highlighted a number of them throughout the magazine and urge you to stop by and see what’s happening in your community. was at a nutrition conference years ago when the presenter was asked a question from one of the doctors in the audience regarding the company’s Omega 3 Fish Oil products. The question was challenging the dosage levels of EPA and DHA stating they were too low. The presenter paused for a moment and then stated what he does know is that God put those specific levels in the Tuna fish and if it’s good enough for the fish then it’s good enough for the person that gets nutrients from the fish. This statement was followed by some laughter, but reinforced the amazing power behind supplements made from whole food sources.

There are thousands of nutritional supplements out there and most, unfortunately, are not high quality or reliable. I’ve been a knitter/crocheter for 15+ years and in 2019 was invited to a fibereista group held at Janie Akerlands home where she raises Alpacas, Cashmere goats and a beautiful Angora rabbit for fiber to spin into yarn. One day we had a fun lesson on making goat milk soap. I had so much fun that I went home and made more for myself and even taught my daughter and sister in law how to make it.

It went from that to the idea of selling it to friends and family then to the idea of “I could make all sorts of luxurious bath products with goats milk!”

I started doing my homework on other products and got into making goat milk bath bombs that I call “goat bombs”! and wonderful goat milk body butter. After talking to several people about it, I was asked if I had a website and of course I had to get on that right away haha! I started my website in October of 2019 and after a few years decided I needed a store to carry all my products. Here I am today with a store front. I have some other ladies who have brought in their beautiful items as well that are not made with goats milk, however they’re just as wonderful! Come visit and I hope to see you soon!

ith all the new development in our area, chances are good that you are looking at one of the new communities. Purchasing a brand-new home that no one has ever lived in is exciting, but it can come with surprises that can sometimes throw a damper on the joy.

While new builds are all different depending upon the builder, price-point, type of community/development, etc., there ARE standards in new home construction that form the baseline for what’s included, and what is NOT included, when you purchase your home. But beyond that, depending upon the type of home you are purchasing—whether a semi-custom build, or one that is already built—there will be costs over and above the purchase price. The only question is to what extent.

Most homes in this price range are going to start with “builder-grade” (lower cost/less desirable) interior options for carpeting, vinyl flooring, paint (often one-color flat paint throughout), cabinetry, countertops, backsplashes, electrical outlets, lighting, and faucets. They may or may not include an appliance package, but if it does, they often don’t include a refrigerator or washer and dryer. In terms of the outside, if a back patio is not part of the actual home structure, then it’s very possible that your home could come with nothing more than a small cement pad at your back door. Whether or not your new build comes with any sort of fencing or landscaping is going to depend upon the type of community and whether those amenities are required by the governing HOA. From that baseline, new construction sometimes offers the ability to upgrade as part of the build—for a cost, but if not, you will be on your own once you’ve closed. The long and short is that even if you are purchasing a new construction home in a community that’s got great marketing and makes it all sound so simple, it’s best to have a realtor in your corner helping you navigate through the process, so you aren’t surprised once the contract is signed. I’ll get into more detail over the next few articles.

When should you adjust your investment mix?

T

here are no shortcuts to investment success — you need to establish a long-term strategy and stick with it. This means you’ll want to create an investment mix based on your goals, risk tolerance and time horizon — and then regularly review it to ensure it’s still meeting your needs.

In fact, investing for the long term doesn’t necessarily mean you should lock your investments in forever. Throughout your life, you’ll likely need to make some changes.

Of course, everyone’s situation is different and there’s no prescribed formula of when and how you should adjust your investments. But some possibilities may be worth considering.

For example, a few years before you retire, you may want to reevaluate your risk exposure and consider moving part of your portfolio into a more conservative position. When you were decades away from retiring, you may have felt more comfortable with a more aggressive positioning because you had time to bounce back from any market downturns. But as you near retirement, it may make sense to lower your risk level. And as part of a move toward a more conservative approach, you also may want to evaluate the cash positions in your portfolio. When the market has gone through a decline, as has been the case in 2022, you may not want to tap into your portfolio to meet short-term and emergency needs, so having sufficient cash on hand is important. Keep in mind, though, that having too much cash on the sidelines may affect your ability to reach your long-term goals.

Even if you decide to adopt a more conservative investment position before you retire, though, you may still benefit from some growthoriented investments in your portfolio to help you keep ahead of — or at least keep pace with — inflation. As you know, inflation has surged in 2022, but even when it’s relatively mild, it can still significantly erode your purchasing power over time.

Changes in your own goals or circumstances may also lead you to modify your investment mix. You might decide to retire earlier or later than you originally planned. You might even change your plans for the type of retirement you want, choosing to work part time for a few years.

Your family situation may change — perhaps you have another child for whom you’d like to save and invest for college. Any of these events could lead you to review your portfolio to find new opportunities or to adjust your risk level — or both.

You might wonder if you should also consider changing your investment mix in response to external forces, such as higher interest rates or a rise in inflation, as we’ve seen this year. It’s certainly true that these types of events can affect parts of your portfolio, but it may not be advisable to react by shuffling your investment mix. After all, nobody can really predict how long these forces will keep their momentum — it’s quite possible, for instance, that inflation will have subsided noticeably within a year. But more important, you should make investment moves based on the factors we’ve already discussed: your goals, risk tolerance, time horizon and individual circumstances.

By reviewing your portfolio regularly, possibly with the assistance of a financial professional, you can help ensure your investment mix will always be appropriate for your needs and goals.

ome weeks ago I once again participated in a Youtube video with my daughter for her YouTube channel – “Angela Rose.” I take part in some of her videos simply because I enjoy the time we spend together, but also because maybe someone can benefit from some of the things we discuss.

It is always amusing to read the comments a few weeks later. Most of them are positive, but there are always the “haters,” people whose job is to find an issue with something you did, something you said, how you said it, or how you looked while saying it. But my daughter knows, as well as I do, that it comes with the territory. Anyone who does something outside of the norm will encounter the professional critic.

This made me think about how many people actually quit or are discouraged from doing something positive, worthwhile or daring because they are afraid of the criticism and ridicule that will inevitably follow. However, I was also reminded of Theodore Roosevelt when he talked about the “Man in the Arena.” A reflection on those who dare to “get in the fight”, and those whose apparent job is to criticize them when they happen to stumble.

I think that this reflection is more important than ever, especially with today’s social media jungle. So much so that I added a framed copy of that speech to both of our Karate schools for our students to read and understand that they will be surely criticized and mocked if they try, and worse, if they fail at something. But it is in participating, in the trying, and even in the failing, that one ultimately succeeds. If you are not criticized, you aren’t doing enough, so embrace the haters, because their arrival signifies that you are moving forward. Keep going.

you’re about to turn 65, or you are already 65 or older, you are very familiar with the marketing efforts of various insurance brokers and companies.

You will have a flood of mailers targeting you to call or respond in some way to an unknown sender.

I have clients who call me regularly because of questions that these mailers and commercials raise.

The most common questions I get are about extra benefits and getting money back. I am hoping that in this brief article, I can bring some clarity to these advertisements and hopefully help you feel at ease with your current coverage.

If you are on a Medicare Advantage Plan, you have some or all of the extra benefits these commercials are referring to. The Medicare Advantage Plans are famous for providing benefits like dental, hearing, and vision coverage. They also might add in fitness programs for free gym memberships or in home fitness kits.

In addition to these extra services that you don’t get on Medicare alone, some will offer you credits to order over-the-counter items each quarter.

If you are not on a Medicare Advantage Plan, you may feel like you’re missing out on all the “free stuff ”. Here is my advice. You should choose a Medicare Insurance plan based on the type of medical coverage you want and not on all the added “fluff ”. If you need to be able to see doctors in two different states and those MDs take Original Medicare, then you might be best served with a Medicare Supplement. And of course there are other situations that would cause a Medicare Supplement to make more sense, like regular medical appointments, treatments, and procedures.

Each of you is unique and each person looks at medical coverage differently.

ill and Jane’s daughter had struggled since the accident. She was only 13 when it happened, but it was clear she would be disabled for the balance of her life. Now 23, she is dependant upon government assistance for her survival and medical care.

Bill and Jane thought they did not need estate planning. Why not just put everything in joint tenancy, because “it is simple and may avoid probate.” Thinking about their disabled daughter, they sought guidance from a counseling-oriented attorney who took time to learn more about them, their estate, and their goals. As a result, the inheritance can pay for things the government programs do not cover, providing additional comfort to their daughter.

afe Sleeping is important for prevention of Sudden Infant Death Syndrome (SIDS) and Sudden Unexpected Infant Death (SUID).

Safe sleeping involves positioning infants on their backs for sleep and sleeping in their own sleep space with no other people. A crib, bassinet, or portable play yard with a firm, flat mattress and a fitted sheet are best.

Infants should not sleep on a couch or armchair or in a seating device (such as a swing or car safety seat except when riding in a car). Loose blankets, pillows, stuffed toys, bumpers, and other soft items should be kept out of the sleep space.

Babies who sleep on their backs are much less likely to die suddenly and unexpectedly compared to babies who sleep on their stomachs or on their sides.

Even babies with reflux should sleep on their backs. A baby’s gag reflex will provide protection if reflux occurs. What about the difficult sleeper? Talk to your pediatrician about safe sleeping options for the baby who does not prefer back sleeping.

Once a baby can roll over onto its stomach, they are old enough to protect their airway. At this age, they should be placed on their back at bedtime, but do not need to be turned back over if they roll on their own. The sleep area should still be free of any objects that could block airflow in any way.

Remember, the SIDS rate has dropped by 60% since safe sleeping measures have been implemented. Let’s keep all of our precious babies safe through exercising safe sleeping practices!

he Internet can be a wonderful place, filled with endless possibilities for learning and exploration. However, it also contains a lot of inappropriate and unreliable information, making it a place that can also be unsafe for children.

There are some guidelines that parents can follow to make sure their children stay safe but also have a fun experience on the Internet.

It is important to keep the following in mind about the Internet: • Online information is usually not private • People online are not always who they say they are • Anyone can post information online This means you cannot trust everything you read on the Internet. People can also unintentionally find material on the Internet that is offensive, pornographic, violent, or racist.

Because of this, it is good to set some rules for your children when using the Internet. This will protect them as much as possible and teach them what to do if they encounter anything improper. Make sure your children know these rules and that they are important for their safety: • NEVER give out personal information • NEVER share passwords • NEVER meet someone you only know from the Internet in real life (unless a parent says it is OK) • NEVER respond to messages that make you feel uncomfortable or hurt your feelings (ignore them and tell an adult about them instead) It is also important to teach children good Internet behavior, which means not to send mean messages, post information that can make someone look bad, or post other people’s information as their own. Limiting time on the Internet to 1-2 hours a day will also keep it from interfering with other healthy activities, like playing outside or spending time with friends.

However, recent events have introduced a very important topic that I have received so many questions about, that I felt it was more important to address that issue instead.

During the past week, everyone has been asking me what the impact on my business will be with the Over-the-Counter (OTC) Hearing Aid legislation that was just passed and announced, and is set to go into effect later this year. After attending a webinar on the subject, experts who have studied the two hundred page document are still not sure what is going to happen

as the legislation is specific on few things and general on most things. The legislation will continue to allow the FDA to regulate prescription hearing aids as is currently does, but adds a new category of hearing aids that can be purchased without a prescription.

With prescription hearing aids, before devices can be purchased, an individual must have a complete audiometric evaluation, or hearing test. In addition to determining the hearing thresholds in each ear, this evaluation includes checking for blockages in the ear canal, abnormalities of the outer and middle ear, and other red flags indicating a number of illnesses and diseases. The most important piece of equipment used for testing, an audiometer, is required to be calibrated and certified annually. A licensed audiologist or hearing aid dispenser must divulge any abnormalities or red-flags to the patient so they could seek additional medical or surgical treatment prior to getting hearing aids. A completed hearing evaluation is valid for six months during which time a hearing aid could be purchased using the test and its results.

A licensed professional uses the test results along with numerous other specifics related to the patient’s physical ear canal characteristics, physical abilities and lifestyle to make a recommendation as to the best device or devices for the individual. Different styles and levels of hearing aid technology are available to ensure proper coupling of sound and optimal performance.

Devices that have more bands for adjusting and fine tuning cost more, and provide for a more accurate fit and better ability to adapt to background noise and varied listening environments.

Once purchased (or during a demonstration prior to purchase), hearing aids are programmed using the specifics from the patient’s audiogram to accurately address the hearing loss of the individual. Following the initial fitting, a number of follow-up appointments ensue where fitting and programming adjustments are made to maximize the performance of the device for the patient’s unique situation.

The new category of hearing aids, referred to as Over-the-Counter (OTC) Hearing Aids, can now be legally sold by companies and individuals who are not required to have a license to do so, whereas prescription devices can still only be sold by licensed individuals. The only requirements to purchase OTC devices are first, that they are to only be purchased and used by individuals over the age of 18, and second, the individual self-diagnoses themselves with a mild or moderate hearing loss. No hearing test is needed, and a seller cannot require a person to have a valid hearing test in order to sell them the devices.

Since the legislation does not change the current process for the majority of individuals who should be wearing hearing aids, it remains to be seen how this legislation will ultimately impact Blue Ribbon Hearing & Tinnitus Center. My opinion is that the new OTC devices will be more akin to the mail order or online devices that are currently sold as PSAPs, or Personal Sound Amplification Products. However, since most people wait until their hearing loss has passed the mild-to-moderate range addressed in the bill, we will continue to test and treat hearing loss as we have in the past. In addition, since a significant number of individuals have a temporary hearing loss caused by a buildup of wax or foreign material, we will continue to examine ear canals and remove wax on a regular basis.

he City of Brighton will again be hosting its popular large disposal and electronic recycling drop-off programs Trash Bash and Eco Event & Recycling for Brighton residents this fall. Trash Bash will be held on Friday and Saturday, September 23 and 24 from 9 a.m. - 5 p.m. at the Brighton Wastewater Treatment Facility (325 N. Kuner Road, Brighton Street entrance) and Eco Event & Recycling will be on Saturday, Sept. 24 at City Hall (500 South 4th Avenue, south entrance from Jessup Street) from 9 a.m. - 1 p.m.

The city will provide Trash Bash pick-up service for large item disposal for the elderly or those with special needs on Wednesday and Thursday, Sept. 21 and 22. To request a pick-up, please call 303-6552087.

At Eco Event & Recycling, e-recycling (i.e. electrical equipment, laptops, cell phones) and secure document/paper shredding (with a suggested donation of $5) will be made available.

Investors who put their money in only one type of asset (such as stocks) are at an increased risk for loss of principal due to a lack of variety in their portfolio.

Mantra #3: I Will Rebalance My Portfolio on a Regular Basis Over time, market changes can lead to shifts in your portfolio’s asset allocation. For example, you may have started with a 75/25 stock fund-to-bond fund split, but changes in the market caused stocks to now account for 85% of your portfolio’s value. That’s why it’s important to periodically check your asset allocation to see if it aligns with your current strategy and risk tolerance. Keep in mind, you may also want to rebalance to a more aggressive or conservative allocation should your tolerance for risk change due to where you are in life or how close you are to retirement.

If you’ve been discouraged about buying a home because the housing market is too competitive, you’ll like the latest 2022 forecast update from Realtor.com.

Inflation, higher home prices, and higher mortgage rates are impacting affordability, which caused many homebuyers to move to the sidelines. In April 2022, existing home sales dropped 2.4% from March, and 5.9% year-over-year, partly due to mortgage interest rates crossing 5% for the first time in decades. Meanwhile, home prices in April rose 14.8%.

Home sellers are responding by putting more homes on the market in an effort to cash in before prices possibly begin to fall. Active listings, or homes listed for sale, are anticipated to grow 15% year-over-year in the second half of 2022. Home builders are stepping up production, too by about 5%, so buyers will have more inventory to choose from. Home sellers will have to become more competitive, which will invite wait-andsee homebuyers back into the market. Housing sales volume for 2022 should be the second highest in 15 years, even though a decline of 6.7% from 2021 is anticipated.

With the unemployment rate near 50-year lows, wage growth should rise 3.8%, and flexibility to work remotely, even out of state, will continue. First quarter data showed that 40.5% of Realtor.com® home shoppers viewed listings located outside of their current state, up from 33.4% in 2020.

That said, affordability will remain an issue for many homebuyers as home sales prices rise 6.6% and mortgage rates reach 5.5% by the end of the year.
