It is so important to check to see if your primary care provider and any specialists you see are in network. Finally, I would recommend checking on the prescription drug coverage. Some plans have amazing coverage that will save you a lot of money while others will actually cost you more. Sometimes it is just a few dollars and other times it can be a few hundred dollars. Are We Headed Towards a Housing Bubble? Offered by: Jan Hepp-Struck, Hepp Realty

a nutshell, no. According to Lawrence Yun, Chief Economist of NAR, “We are not headed towards a bubble. The inflation rate may go a little higher, but home prices will continue increasing and the market will remain strong.” So, what ARE the factors that indicate there’s no need for concern about a housing bubble? Low Percentage of Mortgages in Default: The employment landscape and median income level in the Denver metro area combined with more stringent mortgage requirements has resulted in a very low number of short sales over the past twelve months. Home Flipping is Way Down: There will always be some instances of this, but in general, and especially in the Denver metro area, there is not enough inventory, much less properties with low enough price points, to allow for profitable flipping. Mortgages Payments Lower than Rent: With the continued historically low mortgage rates and extremely limited rental inventory, it’s still generally less expensive to buy than rent. Demand Still Outpacing New Construction: The high cost of land and building materials combined with a lack of development opportunities and stringent building restrictions across a majority of the Denver metro area means we have a far greater demand for new builds than we do inventory. Home Prices vs. Wages: The job market in the Denver metro area is strong, but we do have a disparity when it comes to affordable housing. While this is a red flag, it’s only an indicator when all other factors are present. Price Appreciation Outpacing Rate of Inflation: There’s no denying that home values in our area are outpacing the national rate of inflation, and this is a problem. But that said, this alone is not enough to create a housing bubble. Yes, it’s been a crazy market the past year (or more) and by all indicators will continue through the end of this year and most likely beyond that. 2019, after almost 20 years since the last time I set foot on Lima, Peru, I had a chance to revisit some of my old neighborhoods, friends, and family. One of my obligatory visits was to go see my Sensei, my Karate teacher since I was a toddler. Luis Chiock Wong, the son of Chinese immigrants, started training in Kung Fu as a young boy in the Chinese community. Later learning Judo and Karate, then teaching Karate for several decades, integrating the Peruvian National Karate Team in the 70’s as a competitor, and as its coach in the 80’s. Seeing my Sensei again, gave me an amazing feeling of fulfillment and of gratitude for all that this man has done for me. It was a great visit where I got to ask him about his start in Karate training, his experiences, and to finally ask him, why did he stop training and teaching… Which may be the subject of a future article. The word Sensei, which means “teacher”, literally translates as “the one who has come before”. The Japanese use it to refer to school teachers, lawyers, doctors, and other figures of authority. For Martial Artists though, Sensei means much more. I always saw my Sensei as a mentor, someone who always had my best interest at heart. He could be strict and demanding, and he never celebrated mediocrity. Some would even consider the things he would do, say (or not say), as harsh, but it was all with a purpose. To forge strong willed individuals, resilient, and driven. While instilling a strong sense of fairness and honor within the student. Seeing him again after so many years, and me, now being a Sensei to a new generation of Karate-ka, I wondered if he fully realized the impact he has had on people he will never meet in a far away country. How many young Karate students, without knowing it, owe him a debt of gratitude for what he taught me. In the same way, I may never know who and how my teaching and mentoring will touch over the years. I only hope that it continues to flow and multiply through many generations. But this is not just for the Martial Arts, if you have something to offer, knowledge and experience in any subject, you may just as well be a Sensei in your own right. You have been there before, and that experience can help others who will come after you. Do not let your light die with you, in this generation, let it be carried forward by those who now come, and will come after you. You may never know the amazing impact you may have on future generations, but they will. And in them, your memory, and your light, will live on. Dedicated to my Sensei, Luis Chiock Wong

An Early Season for Bronchiolitis Offered by: Dawn Dycus, M.D.-Brighton Pediatrics, P.C.

uring fall, winter, and early spring, many infants and toddlers will develop an illness known as bronchiolitis. The bronchiolitis season has started early in 2021, likely related to the lifting of mask mandates and stay-athome orders, along with a reduction in social distancing. Bronchiolitis is an infection that develops in the smaller airways of the lungs. It causes inflammation, swelling, and mucus production in the small airways. This can decrease or block airflow, resulting in wheezing, flaring the nostrils, grunting, or a tugging inward of the chest wall muscles with breathing. Children with bronchiolitis may breathe heavier than usual or have noisy breathing, like they have mucus or phlegm in their chest. Bronchiolitis often starts like a cold (with runny nose or congestion, cough, fever) and then the breathing symptoms worsen over the next 4-5 days. Breathing difficulties typically develop between days 3-5 of illness. After day 5, symptoms will start to gradually improve, resolving completely after 10-14 days. Bronchiolitis is caused by multiple different viruses, including a virus known as RSV. Because this type of illness is viral, antibiotics will not resolve the illness any faster. Treatment is supportive, including rest, humidifier use, steam showers, nasal saline, suctioning the nose, and giving Tylenol (or ibuprofen in infants over 6 months old) as needed for fever or discomfort. Children with bronchiolitis should be seen urgently if they develop wheezing, breathing difficulties, signs of dehydration, or fever of 104 F or higher. In some cases, admission to the hospital is needed for increased support through this illness. If you have concerns that your child has bronchiolitis, please contact your doctor’s office.

or the last year and a half we have seen significant economic changes that have impacted all of us in our daily lives. The price of fuel, housing, vehicles, and pretty much everything has gone up. There are numerous reasons why this is happening. One happens to be related to shortages of computer chips and other parts that make up many of the products we use. The hearing industry has also been impacted by economic changes as components for some accessories and even some vital components have become difficult or impossible to get. So far, the greatest impact has been on assistive listening devices and other accessories that work in conjunction with hearing aids to improve communication. Global shortages of components have directly impacted every hearing aid manufacturer and indirectly every hearing aid provider in some capacity. In addition to technology related shortages, we have also experienced price increase in many supplies we use including gloves and cleaners. Currently, we are paying 4 to 5 times as much for gloves than we did prior to the pandemic. Even with these increased costs of doing business, we have managed to avoid raising prices at any point during the pandemic. If you are considering treating your hearing loss for the first time, or are in need of improved technology or replacement hearing devices, now is a good time, before prices inevitably go up. Even during these uncertain times, we have been able to help every individual who chose to hear better and will continue to do so.
